I almost lost my dream house because of Wells Fargo.
My mortgage representative was not knowledgeable about Wells Fargo Home Mortgage products, nor did she understand the process for escalated underwriting review. For 20 days, she told me everything was under control and "100%" (her words, not mine) we were going to get the loan. Then, two days before we were about to close, she told me the loan application had been escalated to national underwriting review and rejected.
The reason for the escalation was insufficient reserves (we had 11 months and needed 12). When we learned we had been rejected, we agreed to put the extra month in via gift, but were told that we needed to come up with an additional $300,000 because "the house needed repairs".
None of this was explained to me at the outset nor was it (to my understanding) part of the standard underwriting guidelines. Wells applied an ad-hoc and capricious additional requirement on me at the 11th hour and there was nothing I could do to meet that requirement. Nor could I possibly find another lender who could close on the original timing. When I asked my Wells rep what to do next, she said "well you can try another bank." Helpful. Hadn't thought about that.
It cost me over $10,000 in late fees, penalties and lost rent to save my purchase, all a direct result of the Wells Fargo rep's incompetence. Throughout the process, she never picked up the phone when I called, nor did she call me back when I left messages. I understand that she may have been confused with what was happening with my application but she should have gotten on the phone and said that to me rather than leaving me completely in the dark without a plan B.
