I know Matt is an amazing guy. He was kind to me, charming and I could tell he really did want to help. However, his bosses and the management were not as kind, and ultimately, Matt was dishonest himself. He did not forewarn me of the old sleazy realtor trick, "THE BAIT AND SWITCH." Matt made me think I had a chance at an apartment, which I did not. I wanted to put an application for an apartment right away as I know how competitive it is to get good places. Matt told me I had to see the place in person, which I did. I then also had to come another day to hand in my application in person (Why I could not do it electronically and save myself a 2 hour commute, I do not know, but I did this right away). Matt called me later saying "Good News! The management wants an interview." So I canceled all my plans run over there the next day in person on a weekday to do this interview. The management (probably a 30 year old kid) ask me a bunch of questions, kind of condescendingly - asking if I will be able to afford the rent. Meanwhile, they have all my financial information, so why they could not determine this on their own, I do not know. At the end of this bizarre interview, they inform me that the apartment I was applying for is NO LONGER AVAILABLE, however, they do have another TINY STUDIO and would I like to see. Thank goodness, I was in a situation where I was not incredibly desperate, so I was able to say no. But I feel bad for any other folks in difficult situations, who would need to take the bait and switch. Just as nice as Matt is, he did not forewarn me that the apartment I was interviewing for was not available. He was dishonest. Also, why do none of their flats have refrigerators? This is the very least a landlord can provide is a fridge, perhaps this should have been the warning. NYers are shelling out so much for rent, and we can't even get a basic appliance. I really wanted to love Werba and especially Matt, but I was tricked by Matt and was just misled. I'm glad I finally found another flat in Bed Stuy with a more honest realtor. It's realty companies like Werba that give NYC apartment searching kind of hell. Edit: werba your response is lackluster. I realize that apartment searching in NYC is competitive. But don't do a bait and switch on me. Don't make me go to an interview for an apartment that is no longer available (and not inform me until the end of my interview.) change your business practices and do not do this on any other future potential customers. read more

Unfortunately my experience with Werba was not good. I have requested a tour on Streeteasy for the apartment. And I have received a call at 10:30 pm from Matt. It felt a bit pushy and aggresive, but I believed that he was trying to help. Next day I saw the apartment. Sonia and Matt were nice, I know their intentions are good. But the process was pushy and not that transparent. Because in NY apartment hunt can be so intense, it's easy to miss certain things while checking out the unit. It initially felt nice. I didn't want to waste time so I applied. Then I got approved. I went to apartment with checks to sign and get the key. I wanted to take my time and read the contract. But Matt was being pushy again and saying "we should sign it, it's all default usual stuff." This was a red flag but I trusted him and I signed. On 1st day of the month came to place, and after spending an hour, I realized there were problems; the unit is above a restaurant, one of the rooms is shaking a lot because of ventilation. Both sides of the unit has windows; one is the front the other one is the back of the restaurant. Pretty much impossible to open windows because of the smell. Then I understood why was that rush about... When I told about these to landlord she said she cant do anything about them, and also pointed out that previous tenants also complaint about smell. Of course nobody told me before. But she was nice enough to give me half of the deposit after my notice So 1st day I gave my 30 day notice, didn't spend a single night. I told to Matt about the issues, he said he will look for alternative units, maybe he wont take brokers fee for the next apartment (if anything comes up) but nothing happened. I was ghosted. Lost quite a lot of money. No any kind of compensation. In short; I take responsibility, I should have been more cautious. I understand it is a business. But I also feel that I have been taken advantage by Werba, because of trust and naiveness. Would I work with them again ? No . Would I recommend them to others ? No read more

Put down a deposit and gave all my personal information for an apartment with them. They brought me in for an interview. I took off work to do the interview. It went very well and they said that as long as my credit is good I'll be approved. My credit is excellent and they still denied me. I left two voicemails to find out why and they won't call me back. As a tenant of there's for many years I can say stay away. It's a fight every winter with this company to provide adequate heat for there apartment. Management will tell you to call them, and then do nothing about maintance situations. Apartment is in bad need of Asbestos removal and other improves that the company and owners fail to do. Additionally Management pressures tenants to not call 311, or email them In a transparent attempt to not have a paper trail for these issues. However a call to 311 seems to be the only thing that works. Recent acquired by another management company, I can not see how this will get any better. Stay away from these folks. read more

I found Sonia who helped me get my first apartment at 613 Grandview Ave. I went for a viewing in 2021 which had a super long line thank goodness it was warm outside, many people didn't like that it was a 4 floor walk up and that you had to buy your own refrigerator (red flag) but I didn't mind it, I had a good paying job and a lot of money saved. I thought it was weird that I had to buy my own refrigerator and it was always at the back of my mind. The first apartment I viewed I was in the process of filling out paperwork for but the management gave it to someone else without Sonia knowing but she kept me in mind and kept sending me apartments within my budget. A few months passed and ironically the same layout I seen in person was available on the 3rd floor, I went to see it in person and shortly after it was mine. Sonia was amazing with helping me, but I moved out after only 2 years of living there because of the amount that my rent was increasing by. After I made 1 year my rent was increased by $100 per month which I thought was a lot because I was thinking maybe it would only increase like $20-30 but I signed to stay another year assuming that the next year's increase wouldn't be as much. Once I ended my second year they tried to increase my rent another $270 a month, which was only a nicely laid out studio (if you search the address 613 Grandview Ave and find apt 4L it's the same exact layout of apt 3L), in my opinion was not worth $1,795 a month so I left after 2 years of living there. I was on a "rental agreement" and not a lease so please be aware when accepting an offer from this management office or any management office while in your apartment search, apparently with lease signings your rent cannot increase as much. I'm not sure if it was that specific building but I noticed people moving frequently but when I seen the rent increases I quickly learned why alongside other issues this old building has, if you can just save your money so you can own an apartment or condo it'll pay off in the long run. :) read more

Actually, I didn't have enough time to test that because I walked in and in about 10 minutes was shown an apt that could not have been more perfect for me and my girlfriend. After reading the reviews on yelp, I really wanted to give these people the benefit of the doubt but it didn't work that way. When I first called, they transferred me to an agent named Maria. She took down my name and number and told me she would contact me if she had any apartments available. I told her I had a dog and two cats, which she indicated made it more difficult for me to find an apt. Fine. They didn't judge the poor credit we have and that was great. After a week, I called again to see if she had found anything. She didn't remember who I was or what I wanted (2 bedroom, pet friendly, 1200 range in Ridgewood). She asked me to call again after the 10th to see what would be available in the building they manage (pet friendly). I called on the 10th and again she didn't know who I was (the frustration was building), then she told me to call every weekend to find out if she had an apartment for me. I said "you want me to call you every weekend to find me an apartment?" She noticed my frustration and jotted down my number. Like I said, I wanted to give them the benefit of the doubt. I called the receptionist back and asked to have her change the agent I would work with...here comes Matt. Great, here is the guy the reviews spoke about. I felt he would help me find an apartment. Matt was quick, he would find me an apartment by that weekend. I told him I was going away for the weekend. I didn't know he would be that quick. I called on Monday after I returned to ask if he had found anything (he didn't call me by the weekend like he said but I thought that maybe the fact that I said I was going on vacation changed that). He said yes, he had a 2 bedroom apartment available in a pet friendly building by the forest avenue 'M' train station. Could I meet him there tonight? Yes! My husband and I went to see the apt, got there on time, where was Matt? I called him again, waited for the actual time that he had indicated, and he sounded confused. I had to remind him who I was and where we were meeting. He arrived late. In the meantime, a neighbor tells us not to lean against the fence because there are big rats in the neighborhood the size of cats. Finally gets there and shows us the apartment that is missing a refrigerator. He explained that not many tenants take care of it so they want you to buy your own. No problem for us. The bathroom was tiny and I didn't really love the apartment but when he said it was $1195 it made it a little more bearable. He kept pressing for us to fill out the application and take the apt. We decided we would apply for it because the price was nice. We went to his office and signed the application and paid the $145 application fee. We heard from Matt the next day and he asked if we could stop by the office to have an interview with the management company. My husband and I both work and it was really difficult for us to get there until after work. We arranged a 6PM meeting. The guy we met with asked us the same questions Matt had asked the day before and took about 5 minutes to meet with him. They said we would hear from them again the next day to let us know if we were approved for the apt. Next day came and Matt said the receptionist wasn't there and it would have to wait another day. Fine. Matt calls me the day the receptionist is in and tells me that we have been approved for the apt. He wants me to come in "today" at 4PM or the next day at 10AM. I explained that this was late notice and it's difficult for us to get out of work early. We need money to pay the rent, you know. Was there any way we could meet after 6PM or that weekend? Matt hesitated and said he didn't know. Asked if we could be there by 5PM again "today." He wanted me to bring documentation of proof of vaccinations for our pets and the money order. Sent me the paper work and asked that I fill it out immediately. I told him it was really difficult for me to get a money order because of the late notice, by now it's 3:30PM, and my husband would need to leave work immediately and I would need to leave as well and scramble to get all the paperwork. He kept insisting. Finally, I told him we would be there by 5PM. Oh, he also said if I couldn't get the money order that I should just bring cash. $4,000 in cash??? I'm not doing that. It's ridiculous. The account we have is a military account and I couldn't get the money order in time. My husband had arrived at the place, where the receptionist told him if he didn't have the money there was no lease.She was incredibly rude to my husband and treated us like we were bums who didn't have money to pay for the rent. On my way there, I ask Matt if I could write a check and then wait for it to clear in order to get the keys. He said no, it had to be money order or cash. We were unable to sign the lease and they said the apt might be put back on the market. I told him I didn't even want the apt anymore, then he changed his tone. Take your time, it will be here. RACIST AND UNPROFESSIONAL! My husband and I bring in 65k/yr and were looking a for 2bdr in Ridgewood. I called and spoke to a lady she asked me my name (my name sounds ethic) and no one called me back. When I told her my name I actually heard her say "oh". Needless to say no one called my back. I waited about a week because I saw they had more listings that we could afford and wanted and called back and I used my boyfriends last name which is Italian and sure enough they transferred me right to an agent they agent took all of my info and said she would call some homeowners and set up showings for us 3 days went by and no one called back. Who turns down money? They would have gotten their pointless overly priced realtor fee upfront as my husband and I have 6k to go down on an apartment. Get your stuff together Werba. Don't use this place if you are not the same race as them and if you have to beg them to take your money to help you find a place. read more

Buying a house is a frustrating, complex and exceptionally arduous process. The entire event is littered with an assortment of unscrupulous individuals offering terrible advice and pushing an array of horrendously overpriced wrecks in the hope of making a fast buck. At a point of despair when my home purchase was looking like a non-starter, I was fortunate enough to find Weba Realty. A magnificent turnaround of events followed the result of which was the purchase of my first house. A deal I imagined impossible and one that would never of occurred had it not been for the hard work and dedication of Gabi Kapp and her team. In Gabi I found an honest, decisive real estate broker. She is knowledgeable, focused and exceptionally courteous. A true, experienced professional who stood out from her peers. She made a complex and confusing process simple and relatively stress free. I felt extremely confident relying on her which gave me much needed time to concentrate on sorting out the many other aspects of the purchase: the mortgage broker, banks, lawyers etc. I would also like to acknowledge a hard working member of her team, Matt Duraliev. Matt worked tirelessly to ensure the house purchase went smoothly. In a difficult and lengthy mortgage process, Matt was always available to gather required information, take photographs, gain access to the house, etc etc. He helped me with an endless list of requests of the bank, no matter how big or small and at whatever time of day.
