After paying for years our…read moreHOA dues, in the middle of last year they started adding late fees, and not because we do not pay our dues, but because they keep claiming we are late in sending checks to them. In addition, this accounting company does not have a BBB rating, which raises concerns regarding its business practices. Despite our timely remittance of payments by mail in accordance with our association's governing documents and established billing procedures, late fees have been assessed to our account. Multiple requests for clarification and resolution have gone unanswered or unresolved. Here are some of the issues: * Checks mailed in a timely manner were not consistently deposited. * Certain checks were deposited prior to the dates written on them. * Other checks mailed in the same envelope were never deposited or accounted for. * Late fees appear to have resulted from internal processing failures rather than any delinquency on our part. When these discrepancies were brought to the company's attention, we were told they "may assist in tracking" uncashed checks. This response is inadequate and inconsistent with generally accepted accounting practices. Once payment has been properly tendered, responsibility for accurate receipt, processing, and posting rests with the accounting agent--not the homeowner. It is also concerning that these issues coincide with the promotion of the company's online payment portal, which imposes additional transaction fees, instead of the traditionally accepted mail-in payment method. This pattern raises questions about administrative practices and internal controls. We have made multiple attempts to resolve this matter. Although a representative indicated that a billing specialist would follow up, no meaningful communication or resolution has occurred.

Interactions at times felt combative rather than collaborative, which made routine matters harder to resolve than they should have been. Because my mother was an older homeowner navigating these issues largely on her own for many years, the situation created unnecessary stress for her. After reading the great reviews and my conversation with Ben and finally meeting him at the property. I decided to have them manage my property. Within 2 days of Icon Realty having the property in their listings, it was rented on day 2 (two). Ben, At Icon Realty has truly been professional and responsive thought the whole process. I believe that Icon Realty was involved in hacking my bank account. I leased an apartment in the heart of las olas/Fort Lauderdale from December 2016, from Atlantic loft llc. I agreed to pay a 2 month security deposit of $2400 as well as first, last and security (pretty standard) got my key, etcétera. After 2 different companies handling our property, ICON Realty came in January 2020 and revamped property by implementing a ***online payment service ***** aka , a way to get into your bank account. I questioned who this is and why I had to use this system to pay, not only to be replied with "It is our new system and you have to use it, you must pay rent this way or consult your attorney" As I went ahead and used it but decided to not renew my upcoming ending lease of 3/30/20. I emailed, texted and explain that I would not be renewing the lease because not only I don't trust the payment system, I had a very difficult time communicating with Benjamin (who by the way runs the whole thing). He ignored all my calls and the ones he replied, he did very rudely. I promptly moved out on schedule and handed him the keys along with my original lease agreement. He took the keys and said that He did not have a refund and I would need to wait 30 days to receive one on the mail. Now 30 days later. My bank account has been HACKED and bank investigated the multiple charges leading back to that January rent payment. I have been getting random withdrawals from different wiring entities totaling over 1k so far. Due to covid19, I can not yet file a claim in court. And the reason I am writing this is to WARN tenants and landlords about companies like this! I am attaching the refund check I just received. What a joke! See you in court.

They charge $100 if there's a pile of trash in front of the trash compactor when you have no way of getting to it. Your neighbors pile several families into one condo and no one stops them. It would be a great place with better management... except the prices are too high. F this place! Update: wow after reading everyone's unanimous 1 star reviews mainly talking about parking and towing I think this place should be investigated or there should be a class action suit against them for taking advantage. Maybe someone's getting a kick back from the towing company. Do you know what they do? The towing company takes your car as quickly as possible away from the parking spot to set the harness somewhere else so you don't see it and try to stop them. I actually did find them and they still made me pay $200 to just unhook my car!!!!! What a scam! I would love for there to be consequences for this abuse. People pay a lot of money to live in this community. They should need be having their cars towed so many times. They're suspiciously trigger happy when it comes to that. Plus they shouldn't even be allowed to tow for just backing in to your own spot! That's ridiculous. But, they shouldn't be towing so frequently at all. It's a racket. Something must be done to stop this BS.

The amount of vehicles towed weekly and monthly is outrageous, i lived with my aunt here temporarily for a few months and they once towed my car with no reason or explanation, had to pay almost $200 to get it out all the way in HOLLYWOOD plus the uber there, my car hadn't been parked in a guest spot overnight or over 24hrs. The association's hours are so short bc they know everyone would be complaining 24/7 as that same day other neighbors got their car towed. most residents are forced to park guest by how limited the spots per townhouse are, ur lucky if u get 2 spots. My family always had issues since their apt is one if the oldest ones there, some including, pipes bursting (flooding the whole 1st floor), heater not working, garbage sink disposal not working and kitchen not heating up correctly + many more issues. All of these issues would take at least 1-2 weeks if not more to be fixed or even reviewed. The amount of times i would wait 1hr+ in my car for a guest spot to open up was seriously detrimental to my mental health, sometimes i had to call a friend at 1-3am to see if i could crash at their house for the night bc of not being able to find parking and fear of getting towed. Instead of fixing all these issues and trying to help the community they raised the rent... Why raise the rent if they're not gonna add more parking spots? why raise the rent if they're gonna take just as long to fix issues? why tow so many cars and not give out a VALID reason??! This place really was holding me back in so many ways, I didnt realize it until i finally left, probably one of the happiest days of my life, i seriously get triggered every time i think about that place. Probably one of the reasons why you can't find them on google reviews and only other websites like yelp. If i could give them -10/5 stars i would. Anyone i know that is ever looking into moving there i make sure i save them of that BIG mistake. If you only have 1 vehicle in your household and would still consider moving, best of luck if u ever plan on having guests over.
