So I lived here for a year. I lived in building one. The garbage truck went by every morning at about 7:15 AM! The beeping was loud and continuous for about 15 minutes. The parking garage is awful. I had to head on collision. It is very narrow and people go really fast in the garage. Be careful on 2222. It's a race track. Also, you hear any loud cars in the garage(motorcycles and loud mufflers)! Fire alarm when off early am several times! Weird. Maintenance was great. Especially John!!!! When I moved out, my apartment was immaculate. They kept my deposit and sent me a picture of a carpet that was not mine. They also charged me for basic wear and tear. read more

We spent almost an hour with the part time agent looking at the unit we liked. We made a decision and were really to sign a lease. When we returned to the office we were told that it had just been leased. We had not seen anyone else viewing the unit. This happened before we renewed our lease in the Domain Overture. Leaving an updated review as I wrap up 2.5 years at Lavella. This has genuinely been one of my favorite places I've lived. If you're someone who values quiet, views, and being surrounded by nature--but still wants a modern, upscale apartment--Lavella hits a really rare balance. The setting is hard to beat. You're on top of a hill, backed up against a nature preserve, and if you're in one of the right units (buildings 2 or 3, facing south or east), the views are incredible. Sunrises, storms, sunsets--you see all of it unfold across miles of trees and hills. It honestly feels like you're somewhere way off-grid, even though you're only 25 minutes from downtown Austin. The apartment itself (renovated unit) has held up well. Layout made sense, everything worked the way it should, and I never had major issues with noise. The shared spaces are solid--especially the gym and pool--and the overall feel of the place is upscale without trying too hard. Sydney and Andrew on the leasing team have been great to work with, consistently helpful and responsive the whole time I've been here. If you have a dog, there's enough space to walk them and explore a bit, though I will say some of the walking paths definitely need to be cleaned up (especially the busted plastic, construction debris). It's not a huge issue, just something I always noticed. And yes, being this close to nature means the occasional wildlife sighting--crickets, scorpions, snakes, a tarantula here and there, the usual Texas hill country stuff. Nothing that ever caused me a problem, just part of the setting. Use common sense and keep an eye out and you'll be perfectly fine. The location itself is peaceful and tucked away, but that does mean you'll need to drive for most things. There's a small market nearby, but otherwise you're looking at 10 minutes to get to stores, restaurants, etc. Personally, the tradeoff was worth it for the quiet and the scenery. All in all, this is a great spot if you're looking for a bit more space, calm, and beauty than the average apartment setup. I'd definitely recommend aiming for a south or east-facing unit if you can. Definitely wouldn't roll the dice here. Maybe you'll get an experience and a unit where everything is great, maybe you won't. In all likelihood you'll need something from management at some point (like a 5 minute reprieve from the baby elephants above you, or a solution to the roach issue, or a look-see into the mold on your walls that keep getting painted over). And when that happens, do not expect empathy, solutions, assistance, kindness, or anything synonymous with positive outcomes. Good luck :) read more

Furniture was stolen out of my apartment when we were moving out. Ac leaked constantly, garbage disposal never worked, freezer leaked, washing machine never drained, mold in the pipes. I've cleaned the toilet and mold or black debris would appear within hours. Electric billings were stupid. Mold in my closet and requested a test and it was ignored we tested with a moisture meter. No lighting in parking garages. Pool closed for 3 months in the middle of summer. Constantly changing package policy. Mail area Is dark and disgusting, no lighting and a bunch of broken package boxes. Smells from neighboring apartments leak through the walls food, smoke, etc. Pretty views but terrible noise pollution from 2222. People speed through parking garages. Crazy fees when you move out. Not to mention no lights in some areas of the garage. read more

This was a terrible place to live. They bring you in based on the views but who cares. You can go to a park and a hill to see a view. The apartment had tons of problems and I put in around fifteen maintenance requests the first 30 days. The first I day moved in when turned on the bathroom water faucet it had a terrible type foul smell that I could not get out of my head for awhile any time I ran the water. The apartment was so unsettling I transferred to another apartment and was charged a $500 transfer fee due to the only reason transferring was all the problems. Then right before I was going to transfer no one at the leasing office knew my exact new rent amount even though I discussed this in detail. There was a new manager when I moved in and I think within 6 months he was already gone. The water in the whole building would be cut off at times for maintenance work, the parking garage is really tight and small and the key pad to get in the pole would be down on the ground many times looking ghetto. The elevator in building one would always smell too. It's an old worn out property and needs a lot of things fixed and repaired not just a quick maintenance patch up. The fees here are also over $300 per month which to have so many problems made no sense. read more

I would strongly caution anyone considering Lavella. The property is scenic, but the management is poorly run and dismissive of tenant concerns. My dog was bitten by a rattlesnake just outside our building, and walkways were poorly lit. Instead of taking responsibility, management pointed out that Lavella is near a nature preserve -- essentially blaming me for walking my leashed dog in their common area at night. Maintenance was consistently unreliable -- including a kitchen sink that went unrepaired for over a week, even after multiple work orders. When I gave proper 30-day notice due to safety concerns, I was told I'd be released from my lease. Yet nearly $5,000 in charges were quietly posted to my account, including full rent for days I wasn't there and a cleaning fee for damage caused by their own maintenance failures. They later adjusted the amount without explanation, but the overall handling of every issue -- from wildlife to repairs to billing -- was marked by blame-shifting and disorganization. The property may look nice, but if anything serious goes wrong, don't expect accountability. I regret renting here. read more

- Damaged Door. After first arriving/retrieving my keys to move in, I found my apt front door badly damaged along the left/opening edge, above and along the lock/bolt and door handle. It looked as tho a crowbar was used to pry open the door. This damage was not mentioned by the leasing office, and when I informed them, they responded as if they were completely unaware. This damage was never fixed during my 2 yrs of tenancy. - Non-Working AC & Destroyed Window Blind. For the first few wks following move-in in July, my AC did not work (would not turn on). Upon finding my AC not working, I immediately requested maintenance support. Unfortunately, w/out providing me any notice or option to schedule, maintenance proceeded to enter and work in my apt while I was not home. In doing so, they destroyed my bedroom window blind; the blind needed to be replaced. It looked as tho someone had fallen on/into it; it was broken, bent, and entire shades and pieces of shades on the floor, and the mess just left there. The AC remained non-working for ~ 3 wks. - Unclean. Throughout the first few mos of my tenancy, I found evidence my apt had not been thoroughly cleaned prior to my move-in. The master bath shower head was crusted w/ mold and mineral deposit; mold and grime was present btwn shower tiles, in shower door crevices, and in shower floor corners; the inside and outside balcony door edges and crevices were filthy with grime; grease splatter on cabinets and microwave; slimly grime on fridge handles and exterior; adhesive on master bathroom floor. - Feces & Unleashed. Throughout my tenancy, no noticeable enforcement of the policies stating dog owners must clean-up after and leash their dogs. Always dog feces in the grassy areas around the buildings, and no regular pick-up/cleaning by maintenance staff. Thus, if residents neglected to clean-up after their dogs, feces remained on the ground. - Feces in Stairwells. Every 1-2 wks I observed dog feces in the stairwells. One instance when the feces was particularly disgusting, I reported the mess to maintenance; the result was what appeared to have been a scrapping of some [not all] of the feces w/ a tool/material, which left smeared feces on the stairwell ground. It was observably certain they did not use a cleaning solution or even only water. - Unkempt Stairwells. The stairwell entries, exits, and landings were always filthy; never cleaned that I could tell; strewn w/ trash (bottles, cigarettes, used dog waste bags), insect carcasses, bird droppings, dead birds, dirt, dust, plant debris, all of which remained for months or YEARS (some pieces of trash were present when I moved in, and present when I moved out). - Abandoned Vehicle. About a yr into my tenancy, I noticed a seemingly abandoned truck in the parking garage; 1 flat tire, covered in grime and dust, and full of junk on the inside and in the truck-bed. A couple mos after my initial observation, I reported the vehicle to the leasing office but no change. The truck was still present; unmoved, untouched, when I moved out a yr later. - Dumpsters Blocking Fire Lanes & Overflowing. Multiple trash/recycling dumpsters for bldgs 2 and 3 remained blocking fire lanes for the duration of my tenancy. Multiple dumpsters were always overflowing; however, some dumpsters were regularly empty. A reconfig of dumpster placement is necessary. - Trashcans Overflowing. The trashcans at the mailbox ctr were always overflowing; often overflowing onto the ground. They seemed rarely emptied. - Vehicles Long-Term Parked at Mailbox Ctr. At the mailbox ctr are 2 parking spots for micro-term parking while one retrieves one's mail. However, sometimes a person parked and left their vehicle in one of these spots for a day to a few days, to WKS; i.e. wks w/out moving their vehicle, which was strange and somewhat eerie. Of course, no action taken by the property staff. - Lies. A couple mos before my second-yr lease was due to end, I called the leasing office to schedule a renewal signing. I was told I could not renew my lease because allegedly I previously told the leasing office I "did not want to renew", so a lease of my apt was signed by a new person, beginning after my lease ended. My jaw hit the floor; this was completely untrue. I told her I am active military; she could not have cared less. She was egregiously deceitful and manipulative; talking in circles, gaslighting; attempting to make me believe I did something wrong, and losing my apt was my fault. She took no responsibility or expressed a drop of apology. Repeatedly she said "you notified us you were not renewing" and "there is nothing we can do for you". It was insane and disgusting. And of course, my security deposit was never returned, for which there was no legitimate reason. read more

Property- Pros: beautiful views/renovated units. Available parking. Friendly people. 2 stunning agility dog parks, 2 scenic pools. The walk up the driveway is similar to views and stamina required of Hill of Life. Renovated units are clean, airy, and have lots of storage. Cons: Lots of dog poop in dog parks. Dog parks do not have a second interior gate, so when door opens it is possible for dog to run out to street. Leasing experience: Pros- on move in day I realized the unit I was supposed to move into was too small for my belongings. Dani met this challenge with poise and resourcefulness. Her response - "sit down and let's find you an option that works best for you." This included her suggesting nearby storage and spending hours touring available units. I opted for a bigger unit (and so happy I did!). Dani's kindness, patience, and resourcefulness is a huge reason I did not break the lease at WLV and stay in my previous apartment complex. Well - also the amazing views and gorgeous apartment. I did not have the one month free promotion applied to my original apartment and Dani applied the credit immediately. Dani made this experience as seamless as possible - all while she juggled incoming leasing/maintenance traffic. She should zero frustrations. I have never been treated with this level of understanding and kindness from a leasing agent. read more

Parking woes: some garage spaces are very wide (96") while others in the same row are so tight (88") it's sometimes hard to open the car door to exit your vehile. Metal cages around supports make the spaces even smaller. Certain areas of the garage flood and do not drain for days. The incoming/outgoing lanes are not spaced properly making the right turn into the complex from 2222 dangerous since the traffic behind is traveling 55 - 70 mph and you must dramaticlly slow down to might the sharp right turn. If any of the lanes are narrow, it should be the OUTGOING right turn which requires a yeild and thus easy entry into traffic. The "lip" at the bottom of the bridge is a tire wrecker, it's not significant looking but feels like your jumping a curb, very hard on low (sedan-type) cars. Lastly, bldg 1 constantly has cars going out the in (to avoid having to make a tight turn, easier to go into the oncoming lane) As the picture shows (site would not support the video), this creates near collisions on a daily basis. The median could be sized differently to accomodate an easier exit. All of these issues could be corrected. read more

I lived there for a year. Was not impressed with management or location. The units were poorly maintained. I cut my foot on whatever flooring wasn't installed correctly. There was paint splatter all over the floor when I moved in. That hill is a nightmare and you would think a property that high up would have a slight view of something, yet there you are, all the way up there with a view of nothing. Parking garage gate was always broken and the neighbors there were all squares. It's pretty but don't be fooled by the shiny cover. That place was crap. read more

Parking is a joke, the extra fees are a joke, the rent raises are a joke... poop everywhere, trash everywhere, fire alarms always going off (so often I started sleeping with clothes on not even joking) constant car break ins, vehicles being stolen, packages stolen, mail not being delivered for months, just don't even waste you're time here! Under the new ownership of Willow wick, this place has really been a difference. Maintenance staff is on top of everything, the ladies in the office are all very responsive and nice when you need help. The views are unbeatable, and for the price, it's hard to beat based in west Austin. Highly Reccomend Update: changed from 5 to 1 star. we lived here for almost two years and moved out. Went through 3 sets of management, many of whom did not care about many except what seemed like money. Everything was always under construction, lacking is all amenities. For about 6 months the front gate to building 2 didn't work leading to many break ins. Pools hardly worked and when they did they'd eventually break. They were supposed to be redone when we left, not sure if they were or not. Dog poop was literally everywhere, the trash was a massive issue and gross, often overflowing into the garage and dumped everywhere. Dog poop was never picked up even from the trash causing it to overflow from bags. The mail center near the road was constantly broken into and mail stolen. Also, there are some strange men here. My girlfriend was somewhat stalked by a resident who tried to get her alone twice in order to talk to her and even at one point followed her. Overall what turned really nice went downhill fast. We were lucky to get one of the first renovated apartments on the top floor in building 2. It was very nice, but hearing from other residents we knew theirs were sub-par and put together like glue. We liked it here for a while but ultimately had to leave due to the negative experiences. BE AWARE of the additional fees. When we stayed this was about $375 EXTRA ON TOP of the base rent. We were at almost $2000 for a 1 bedroom which ultimately led to us leaving. read more

Valerie immediately asked for a broom to clean the lint that had escaped. She and Enriquo did a great job. Lived here for about a year, and that was more than enough. Our water got shut off constantly, cabinets broke all the time, mold in the shower, leaks behind the wall, etc. I could understand all of this, as this is something that is common in old apartments and can be fixed. What I cannot be ok with, is the fact that 60+ days post move-out, the office still cannot give me any information as to where my security deposit is. They've given me the amount of what they owe, but they can't say where the funds are or when they will be paid out. I have called 10 separate times, and get the same "I'm not sure, I can't help you." This is completely unacceptable and unprofessional. read more

Horrible management didn't notify me about utility charges after you move out nor did they send it to the forwarding address called over 10 times because they never answer the phone I had to find out from a collection agency that I owe so I called west lake and all they can say is I Don't know there favorite words so for lack of management they ruined my perfect Credit score. Do Not Live Here Not only is the current management rude as all hell, they refuse to fix or adress any of the issues. In November 2021 to fix a plumbing issue with the apartment below me they put a hole in my shower. Cutting tile away. They did not fix it. Ever. Multiple requests. Multiple conversations with management and matienence who said they needed management approval. A staff member told me 'just use the other bathroom', insinuated I was stupid, and insisted they fixed the issue when no one ever even showed up and accused me of lying when I told her it wasn't. My shower was virtually unusable for six months and the apartment complex denied or refused to fix the issue they created. My bill was not prorated for the loss of use of one of my bathrooms either for the six months. I continued to contact the front office at least once a month for this issue but no change was ever brought. I could not force these people to do their fucking jobs. On top of this the new management consistently posts bills late , I was getting charged for March utilities when I ended my lease in June. They nickle and dime every expense. My water bill was 200$ One month for a two bedroom apartment where one bathroom was unuseable. The complex refused to alter my bill and when matienence came to my apartment they found no issue. At one point they even lost my notice of ending my lease which I provided months early because I was entirely sick of their bullshit. Also luxury apartment is bullshit. At one point the door Fucking fell off one of the bedrooms, the oven broke, the ac broke, the oven broke again, both the washer and dryer broke, the trim is falling off, etc. Dog shit everywhere. Hallways. Stairs. Everywhere. Along with that there are break ins to cars CONSTANTLY. The apartment next door to mine was raided by police and management denied it happened and was completely unaware while I had to deal with the screaming for hours. The management is the definition of rude and incompetent, never had I had a worse experience in my entire life. I will be filling a complaint with the parent company as well. read more

Seeing all the negative reviews here I felt compelled to share my experience. I have lived here for 4 years in Building 3 without any significant issues. I have seen the management staff change several times over. It's luck of the draw with the management. There was a period of time where maintenance got really bad here. I think that's where most of these negative reviews come from. And yeah it was really bad such as dog poop in the walkways for weeks, overflowing trash, etc. But lately the recent group has been on top of their game and catching up where the last group was slacking. One of the major pains was the trash/recycle dumpsters were too small. Finally they have been replaced and there's plenty of space now. For anyone considering moving here for the view, you won't regret it. There's a lot of us here who have lived here for several years. PROS View is incredible Good floorplan Quiet and peaceful No bugs (living on the 4th floor I never have to deal with bugs) Parking is never an issue Convenience store and restaurants across the street Close enough to everything you need, yet far away enough to feel like you're living in the country CONS My unit is probably due for an upgrade Seems like every 6-12 months the management staff changes read more

All the spaces on the property are too tight; getting in and out of the building 1 garage is a nightmare because of the tight turns. The weight sensor to open the gate to get out was installed on the left side instead of the right - who does that? The garage spaces are too small, especially considering many of the residents drive oversized vehicles. When I locked myself out of my apartment, the after-hours maintenance never called me back. For such a large complex, there is no safety patrol to call when I hear my neighbors arguing and slamming doors at 2 am. The floor plans are tiny and not well-maintained: paint and grout are cracked and dingy, my tub stays on the shower setting because the faucet is stuck in the up position, the washer and dryer are basic models from a decade ago. We couldn't use our mailboxes for 3 months because someone broke into them and they weren't replaced right away, so we could only get our mail by going to the office during business hours. read more

I have been a tenant at West Lake Vistas for almost 2 years now and we originally had a very bad experience but in the last 3-4 months they have come under new management and the people who run it now are very attentive and on it I feel bad because they came into a shit hole after how bad the last management had handled it and the new management is doing a great job at navigating through that and they definitely deserve much better than the 2 star rating the previous management had rightfully deserved! read more
