RUN!!!!! Do not live here!! Possibly one of the worst experiences I've ever had with an apartment complex. From water coming through the ceiling, and through the floor, to mold!! Their fix for that? Just slap some new paint on it!! We had water issues the entire duration of our lease & truly they never did anything to fix the issues. Then after move out try to charge an absurd amount for normal wear & tear!! No one in the office ever knows what's going on they are oblivious! Don't move here . Quality of apartments aren't luxury. If you consider crickets, leaky roofs, and dog piss/feces in the elevator luxury this is the place for you. They will scam you out of your security deposit . I got my apartment professionally cleaned and they are trying to charge me over $200 to replace the carpet for a stain they allegedly found underneath. DISPUTE IT EVERYTIME. They will also try to overcharge you when it's time to renew so make sure you negotiate your lease price to reflect market value. I am approaching the end of my lease, and I wanted to share my full experience. When I was first was viewing this apartment, what attracted me was the friendly community, and laid back and welcoming staff. No one was upright, and everyone treated you like a friendly neighbor. The building is very modern, and the residents are super diverse. I love how all of the staff are super approachable and helpful. Every time I have an issue, it is addressed in a timely manner. If I could give this a negative 5 stars I would. Stay as far away from this dump as you can , unless of course you like dog feces, dog urine in hallways and mailroom, and let me not forget to mention cockroach infestations . We moved in July 15th and moved out Aug 3rd. It was a living nightmare to say the least. When we viewed the property we did not see any of the things I mentioned above, probably because the day we had our tour they had their corporate visit and the property had to "look" clean. They sell this as an "luxury apartment " lol what a big lie. It's the furthest thing from luxury. We were let out of our lease because I explained that I suffer from a chronic auto immune disease and my husband is a disabled veteran and the unit was so infested with roaches in the middle of a pandemic; that they knew it would take time to get it under control. In which by the way they took no urgent action on it when we lived there so I highly doubt they took any further action to get it under control when we left. We were told by Kallyn the property manager ( which you should also not believe a single word she says ; as they have been all lies thus far) , we would not be charged for the 3 days that we stayed over in August due to the inconvenience, as well as the hardship of being able to find a three bedroom apartment in Austin in the dead of summer. However, this was not the case, we received our security deposit refund check with a deduction of the three days we stayed over. We have put out thousands of our hard earned dollars to get us in and out of that unit and these people ( Tipton Group) have taken no accountability for their actions. Do yourself a favor and find another place to live that will bring you peace and where you can deal with people who have some morals. read more

Since Farmhouse switched management from Roscoe Properties to Tipton Group, this complex has gone downhill so much. Staff here are incredibly unprofessional in their communication with residents, there's dog shit EVERYWHERE, amenities are NOT up kept / broken equipment never replaced (and they charge a new extra $15/mo for amenity upkeep), newer residents are not compliant with community rules, noise complaints are NEVER handled properly, and there's been a good number of domestic issues including police with newer residents. I used to love it here, but I recently put in my early release notice because I now feel uncomfortable and unsafe living here. This place is not "luxury." You're paying a good portion of money for an apartment that looks good on the outside but has multiple issues. Poor management being the biggest. During the winter freeze, not only did on site staff dip out EARLY on the first day we lost electricity, the Assistant Manager responded back to one of my emails so unprofessional and rude, telling me things like "why can't you just go shower at work?" while we were out of hot water for an entire month. New management is terrible, and I have felt incredibly disrespected as a resident here. read more

I have lived at farmhouse for over 4 years now. When I moved in everything was great. Staff was friendly and helpful. Then another company took over and everything went downhill. They got all new staff that were irritable and made me feel like a bother for asking them questions. Then they got the leasing manager that they have now, Austin. Austin has been the nicest and most welcoming leasing manager I've ever had. He's super helpful with any questions I have and always goes the extra mile. This was a great place to live from 2018-2020! It seemed to go downhill once Tipton took over, but I moved out that year.

DO NOT MOVE HERE! It's all a scam! They will show you the "nice" model apt and the clubhouse but it's all for show. Management, leasing reps, nor the residents care about this building and it's a shame. Let me tell you how it is from a real current residents perspective (myself). I'm not afraid to speak up and say everything that other people are too scared to put online. I moved in to my unit and the unit was dirty and had a smell to it! The shower was full of mold, YES MOLD! The cabinets are peeling, my appliances are all rusted and worn out, the carpet in the bedroom is cheap, the floor is covered in paint stains, cracks in the ceiling all over the unit, the water pressure is TERRIBLE, pest control is a complete JOKE, "valet trash" is a joke as well. People leave their trash in the hallway ALL WEEKEND from Friday til Sunday knowing they don't pick it up til Sunday and the office could care less. The hallways are dirty and nasty with trash all over, dead bugs and debris. The elevators are constantly dirty and it feels like you are riding the tower of terror and you feel like you are going to drop down without warning, the pool is consistently dirty, equipment in the gym doesn't work, no one picks up after their dog and there's dog waste sitting everywhere around the entire property, they send out petty text messages about weights being stolen from the gym and they'll enter units to try to find them, the landscaping is overgrown and dead around the entire property, the doors around the property don't close or latch properly leaving the building unsecured, the gates go down a few times a month and take WEEKS to fix. What's the point of a "gated and secured" building if the gates don't work and the doors don't close properly? The gates have and doors have been broken for going on 2 months now Have something wrong in your unit? Well be prepared to go back and forth with them and you'll be waiting forever for things to get fixed. Maintenance here is ABSOLUTELY HORRENDOUS and a complete joke! It took 3 weeks to get a ceiling fan replaced. My AC has been broken for 3 weeks now and they told me it'll be another 2+ weeks to fix. They gave me a portable one so now I'm confined to my 50 sqft bedroom since it has to be by a window. This entire property and management company is a complete joke! These things have been up to the leasing reps and management and they basically shrug their shoulders and say oh well we can't be here 24/7. All the photos are from when they first opened years ago! They can't fix issues in the building but can spend thousands of dollars to get a brand new website? Oh and don't forget to register your car with on their crappy car registration website or you will be towed! I can't wait until my lease is up! If it wasn't thousands of dollars to break the lease I would have done it already. I highly doubt that I'm the only one that has issues here. Again DO NOT MOVE HERE!!! read more

This place is a joke, they say it's smoke free but every place smells like weed. Staircase number 5 has had a strong dog urid smell for over 2 weeks and in this hot weather it gets even worse and no one cleans it up. I moved here in February of 2021 right after the storms. My first unit was above construction due to the storms and all of the units being destroyed. It was highway facing and awful. I had a group of people I had been working with who were fine and at the very least answered the phones. I switched apartments in April and it's been fine. A completely new team has taken over. They always have the door locked they do not answer the phone and the new manager Callyn is horrible. She is rude and has hung up on me. She has absolutely no skill in handling people and should definitely not be in this role to deal with people and their homes. She comes off as completely passive agressive. The building is fine but management is atrocious do not move here! Wish I could give this team 0 stars. read more

I was asked twice to update this review by management. I am doing so because of their request. Today was my move-out day. After regional management reviewed my timeline of events that transpired, an offer was made to back-date my Notice to Vacate, and allow an early exit of my lease (by 21 days) without a reletting fee. I agreed to the offer extended. Since that time, I had not heard from management. It was not until I reached out by phone this Monday after emailing over the weekend that local management realized I was moving out. I met with the new temporary manager, Callyn, Monday afternoon who went over my updated rent ledger, and agreed to both walk the unit with me and provide a note in writing that I would not be charged for wall re-painting or floor damage as a result of the storm damage. Our conversation was pleasant and cordial and I finished up my move-out. Move-out day came, and at 11am I expected Callyn to visit for the walk-through of the unit. She did not come. I went down to the office at noon, and it was clear that her demeanor and overall responsiveness to me was dismissive and evasive. Callyn stated she would not write anything without a walk-through first. This was not what was agreed to the day before, but I asked to have her join me for the walk-through so we could finalize this move-out. She refused. She stated maintenance could do a walk-through. This again was not what was agreed to the day before; she herself offered to walk the unit so that I would feel comfortable with final charges. I am not sure what changed between our conversation at 4pm on Monday and our encounter the following day at Noon on Tuesday, but I can tell you it was as if I was dealing with a completely different individual. Thankfully, David, the current assistant manager, stepped in and offered to help. He ended up walking the unit with me, and while he was not able to provide a notice in writing, he did help complete my final account statement and noted no additional charges would occur. I want to point out that through most of the interactions I've had with apartment management, David has been the one individual there to either take action or follow-up on action items when they were passed on to him. I get the sense that David had a big workload to manage during the Winter Storms, the pandemic, and late payment challenges with tenants. In our interactions, I never felt that David was dismissive of me or my concerns, and if anything, I believe he would have done more for the property and its tenants if he had the chance. It is my understanding that David has been given an offer to be a property manager elsewhere. I wish him well with his career and certainly am grateful for him stepping in where others either would not or simply refused to do so. In factoring my entire experience at Farmhouse, I still regrettably cannot in good conscience recommend this property as a place to live. It's a shame, because the property is quite nice and is a unique mid-rise in this area of Austin. However, a property is really only as good as the property management. With David now leaving, and with the ongoing issues with integrity, communication, and follow-through of Tipton Group leaders, I am concerned that everyday frustrations such as dog poop and general upkeep of the property may only slip further. I also have ongoing concerns about the property moving forward, like after effects from water leaks, and the fire sprinkler system that was still not in service on my last day as a resident. I think these are all real points of concern that have merit and aren't "too much to ask for," and I sincerely hope Tipton leadership will try harder to do better. Doing right by your residents doesn't mean doing everything for them; but it does mean listening and following through when you say you will. I appreciate regional management for stepping in to allow me the opportunity to vacate the property earlier than the lease end date. And thanks to David for simply listening and trying where he could to accommodate both the resident and the property management. It's been a long journey, and I'm sure my sigh of relief in parting ways was mutual for Tipton staff. I regret that we couldn't find our footing to work together, but hope that this experience will be taken in stride to improve for the next resident who has genuine issues or concerns that they need addressed. If I could give this place zero stars I 100% would. I moved here initially in October 2019 and lived in a 1 bedroom apartment for a year. During the span of that year I experienced severe headaches, body aches, chest pain and coughing spells followed by the production of phlegm and sputum. I didn't know where these symptoms were originating from and chalked all of them up to allergies or the flu at one point. I decided to sign another lease with them for a two bedroom apartment and as soon as I moved into it I could tell there was MOLD in the apartment. There was also a washer that leaked, a leak under the sink that never got properly fixed and they took 11 DAYS to do a single work order. The girl named April that works at the front is extremely unpleasant to speak to. Every time I would call she would try to correct me in any way, shape or form instead of being helpful. She has a know-it-all attitude that doesn't really mesh well when trying to speak about mature issues and address them. I had the apartment tested for mold and sure enough, there is MOLD all over this apartment. The apartment number is 431. I had to go back and forth with their regional manager to get a refund for the expense of 685 I had to spend out of my hard earned money in order to cover the inspection costs. I got sick for two weeks and could hardly get out of bed and was coughing up phlegm so thick it was hard for me to take in breaths. I was tested for CORONA and STREP and both tests came back negative. It was the mold and I am 1000% sure of it. Their maintenance man here named Don put up my TVS for me and I tipped him 50 dollars on top of the 50 he charged me which was a month and a half ago. He came to my apartment today to hand me my refund check and tried to weasel his way out of taking the blame for blatantly disregarding the leaks, the mold in the HVAC system, the changing of the filter, etc. He instead proceeded to have a yelling match with me in the hallway where all of the residents could hear. I'm a pretty calm person, but this is absolutely NOT OK. I would never in my life want to move here again or ever be associated with this hell hole ever again. Only move here if you want to step in constant dog shit, have severe health problems and be bullied and yelled at constantly by an incompetent apartment staff that will only make sure your life is more difficult to live rather than easy. DO NOT. JUST WALK AWAY. read more

My experience here has not been great & my review on Google keeps getting deleted. First off, the complex tries to be dog friendly but it is not. There are only 5 dog waste stations on the whole property. I am sure that is part of the reason the property is littered with dog poop. There's a dog park but its just one big unkempt field, loaded with fleas. There's no shade & one hot metal bench to sit on. The building is built SO WEIRD! There's no rhyme or reason to the design of the building. Walking inside is a huge maze & nothing is consistent. You would think there would be an elevator at the end of the hallway but there isn't. You have to make 2 left turns & a right turn down a half hallway & hope to find an elevator tucked in the nook. Good luck! Hope your dog doesn't pee in the hallway trying to find a way out! The complex is under staff. Only 1 maintenance person and no porter. So you have to wait weeks for any repairs & the property is just dirty. I noticed a 3rd party cleaning company comes in every other week to wipe down the office, mail room, & elevators. The elevators are really filthy & you have to wait 2 weeks before they're cleaned. Someone or something defacated in the hallway on the 3rd floor 3 months ago and the stain is still there despite a cleaning company that came into pressure wash the hallways. At least that is what was told to me via text from the leasing office. I think they missed the 3rd floor. These apartments are so pricey. I will say that the units themselves are very nice but with the price we are paying, it would be nice to have covered parking with assigned spaces. It costs $30 a month to rent a parking space here. What!! And it isn't guaranteed that the space will be close to your apartment & because only a few spots are covered, it is also not guaranteed to have a covered parking spot. I pay $1300 a month to live here, is a covered parking spot too much to ask? I've come home late before, after 10pm, and couldn't find a parking space. Every spot was taken. I had to park at the next door apartment complex & walk along I35 in the dark to get home to the Farmhouse. Just ridiculous. Ive tried to reach the leasing office several times and get no answers. Although since Farmhouse has been taken over by Tipton Group, the office staff has gotten a tad bit better about answering the phones and emails. They still need work though. I could go on and on but to sum it up living at the Farmhouse; the end of my lease term cannot get here soon enough! read more

If there was a negative star review, I would give that. But since there isn't I guess I'll give one star. The management is rude, immature, unprofessional. Tonight for example, my carbon monoxide or fire alarm was going off every five minutes. I called and left a message on the emergency number and my dogs were terrified, but I had a dinner to go to. I just got home it is 11:50 PM and it is still going off. This, the extraordinary bills, the trash service refusing to actually pick up your trash despite the fact that I pay almost $40 a month for it, the weekly bloody elevators, the dirty hallways, their complete and ability to respond to any kind of email in a professional manner all of it is a nightmare. Their dog park fence has been broken for 1.5 years, So you can't let your dog loose without it running onto the freeway. Asked if my brother could stay for a month and they were going to charge $60 of rent for it. Don't rent here. Waste of money, no one picks up the dog poop, aggressive dogs with owners that don't know what they're doing. The gym has next to nothing in it and I'd you can't get to your mail in a couple days you get charged for the locker. I could go on. read more

I couldn't possibly say enough about the incredible experience we've had since we moved in a few months ago! It's a fairly new community so everything is nice and updated. Staff: everyone has been fantastic (special shout-out to the incredible maintenance staff, Don and John, who keep this place running!) Juliet, David, and April in the office have gone above and beyond to make everyone feel at home, especially during such an unprecedented time. Their jobs can't be easy right now, but they've all bent over backwards to make life as happy and smooth as possible for all the residents. Apartments: the insides are gorgeous; sleek and modern throughout with unique light fixtures, enormous kitchens and closets, and the largest, best bathtub I've ever been in! My favorite part has to be the AC though - as a non-native Texan, the summer heat kills me. I'm on the 3rd floor and have my AC set warmer than I ever have in my life because of how well it runs. And the eco-friendly Nest thermostat is a lifesaver! I haven't experienced many of the amenities with everything going on (I'm trying to distance), but I can't wait to try them out once things settle - especially the sky deck! It looks beautiful. So excited to call Farmhouse home for years to come! read more

If I could rate this zero stars I would honestly. I have lived in farmhouse for a year and 3 months and its been a disaster. Aesthetically, this apartment complex looks like a dream, peel back the facade and its absolutely horrid. My first night living in my new apartment, there was a domestic violence event right next to me. I could hear a lady crying out in the staircase. I went to help her, there was fresh blood on the doorway (which is still there a huge streak, look at door 5 second story and you'll see it) and blood outside my door. This was the first indication of "what the hell did I get myself into". Then it went into dog feces and throw up staying in the hallways for weeks, broken glass and insulation staying in the hallways past when maintenance was working. Calling the leasing office to inform them that their hallways are disgusting and them arguing with me that they are clean and none of these messes existed. During the snow storm I tried to be an understanding resident and went 3 1/2 weeks without warm water. This complex has changed management companies 3 times since I lived here each becoming progressively worse. This complex can rent out food trucks to visit but cannot even answer a residents call. I had tried to contact the leasing office to RENEW my lease and it took me 2 weeks of calling once a day to reach someone, then was never sent the contract. Started calling again and took me going to their LOCKED leasing office waiting for David to appear to speak about my lease. He didn't even know it was up, I never received a notice, or a notice that he was upping my rent (illegal and voids contract). I've contacted their management group, but the apple doesn't fall far from the tree because they cannot answer a phone either. Now 1 day away from my lease ending I have yet to get written confirmation that my leave notice is accepted. Calling 50 times in one day to be answered once. This is a nightmare. I don't want a BS comment below my review saying "sorry we didn't meet your exceptions" I want someone to actually manage this apartment, treat your renters better. read more

I can't wrap up my experience with a pretty bow. I really can't. If you're interested in having nearly $100-150 in hidden fees, come to farmhouse. I signed a lease to pay $1241 for a one bedroom. I felt almost forced out when our rent was raised to $1600. Because of the random fees it's impossible to expect someone to afford a one bedroom at almost $1800 after all the fees set in. All to be treated like a college student at a dorm. We got texts ALL the time about other peoples issues that have nothing to do with us. Instead of using cameras our looking at the pet owners in each area of the complex they decide to text that they're gonna make our dogs do dna testing on our own dime so they know who left what behind. Come on, I get it's the residents issue but that's so inappropriate. Issue it for incoming residents, email those with pets that the policy will be changing soon, use the cameras and MOVE ON. We also got obnoxious texts constantly telling us about their over priced food trucks. Many times with missing links or broken links to the menu. Just put a flyer! I thought the texts were emergency only not to yell at people for parking mistakes and make vague threats about security officers, none of which did I ever see. They also don't upkeep amenities since they outsource work. The sky lounge was down for months they said they'd email about it, nothing. I was supposed to rent it for a birthday party. Yes, rent because they charge you a ridiculous fee to reserve it which should be refundable if no damage is done but no. You get a room with a nice view and a tv that they won't connect to cable or internet so you're left to your own devices. The point being the experience here is what you make it. Turn the text option OFF, try and limit your apartment to one car or spend $35 a month so you're guaranteed a parking spot, try and wear a mask always when leaving the apartment because you never know when you'll walk into dog waste, and get your own maintenance done unless you want your broken tub to flood an entire night like mine did because they refused to treat it as an emergency and it ruined anything on the floor in my closet including Vera Bradley bags, a box of memories and ugg boots which all got wet and smelled moldy. And a water damaged floor. Oh and if they do come fix it make sure you can actually open a patio door or window (ours were sealed shut, extreme safety hazard!) so the resurfacing job doesn't smell the entire place up making you so sick you can't cook, eat or even see in the apartment and you go to bed with burning eyes crying with a migraine. So much of my horrible experience I kept inside because NO ONE THERE LISTENS OR CARES! Cockroaches, defective appliances, noise concerns. No one in the office changed much of anything it's like they bring in temps to just sign people up for this hell hole. I will mention we did get to know David in the beginning but I've been dealing with Austin about absurd move out charges after not getting a walkthrough and they've shown no proof of damage after me asking repeatedly so now I'm obviously fuming. Shady business people, crappy form living on the side of the highway and overall a horrible experience. read more

I wanted to Write a Review not just on the Apartment Complex but the two people in particular. These two people always went above and beyond to help any and every situation. Their names are David and April. I want to start on David because we went through a really rough experience by someone driving into out living room/Apartment with their car and he was the ONLY ONE that reached out and followed up to see if we were comfortable and taken care of until our wall and apartment was back to 100%. It was a really rough time but he is the only reason we got through it. If you are ever needing to speak with someone In the office I always would recommend calling David. Also what else is amazing is that I no longer live here because of my job but recently sent a package over to this old address and April and David are going above and beyond to help me get that back so it isn't sent back. I may not have a the best experience the time I lived their but April and David Made it worth it. Also they are now under New Management which I still have a friend that lives there and he has stated that service request are done with in a day or so and that this management company has it all together. But my Opinion this place wouldn't be the same without David and April. I recommend booking an appointment to tour the complex. :) read more
