Do not live here! I have nothing but bad experiences at this complex. First off, at move in nothing was cleaned. My apartment had dirt everywhere, uncleaned bathrooms, and un vacuumed floors. It also smelled highly of marijuana and body odor, which took months to get rid of. The WiFi never works. I run my TV, computer, and iPad off my own hotspot because the wifi never works!!! It is an absolute nightmare being a college student (especially when it goes out during an at home proctored exam). When I transferred units, I was charged nearly $200 in damage charges of things that were already there when I moved in (that I had taken note of on the move in checklist, which they "lost"). It was August when I submitted an appeal and followed up weekly. Still haven't gotten a refund or heard anything since September (it's now January). I had roommate issues and wanted to either get out of my lease or transfer units. One reason was out of concern for my own safety after someone was basically trying to break into our apartment (police were called). Wasn't able to and the person in the apartment who caused it had no reprocussion. It is impossible to get out of a lease here and to just communicate with staff. I ended up moving home and just paid rent. It seems like they don't even care about their residents. However, they seem to pick and choose who they like. I have seen them waive fees for some, I have seen them let people move units easy peasy, and I have seen them let residents get away with stuff for way too long. Everything is outdated and old. Our dishwasher broke and flooded our kitchen THREE times. First time they fixed it with DUCT TAPE. Second time they replaced a seal (didn't last long), and third time when it flooded AGAIN, they finally ordered a new one. Guess what... Took 2 weeks to hear back, just to learn they gave it to another unit and forgot about us. There is also a bug problem. No matter what, there are always gnats and flies all over the apartment. They also act like they are so strict about parking and parking passes, but it lasts a week. There are cars in guest parking that have been there MONTHS (flat tires and all) and haven't been towed. They claim guests are only to park there no more than 3-4 days. Which adds to the difficulty of guests abiding to the rules to find parking. Then they risk getting towed from resident parking without a pass, even though every single guest lot is full. The only staff I have had pleasant experiences with are the ones who are there when I pick up my packages. They always try to help, but management hasn't been the best. They are all very poor about communication as well. I could go on about how much this place sucks and would give it 0 stars if I could. Save yourself money and frustration and go somewhere else, even if the rates are low here (probably because it sucks). I am looking forward to moving out the second my lease ends, heck even sooner if I can. I'll probably add more if I can think of it. read more

This place is DISGUSTING. Do not live here. They lock on the buildings are broken/ turned off, they only keep the touring building's key working. If you tour here check out any other building once you're finished and you'll see. They also let my roommate and I move into a building with a known COCKROACH INFESTATION, and they won't do anything about it!!!! The managers are ridiculous and "not in" so they won't be confronted. Our building has been going back and forth with them for MONTHS trying to get them to fix it but all they've done is spray specific walls, so the bugs just migrate to other walls. This place is completely ridiculous. The wifi has also been out for weeks at a time since I've moved in. The unit was also disgusting when I moved in. I had to mop several times to get the water from black to gray, there were also pee stains in every room with carpet and the whole place smelled horrible. We have shampooed the carpets soo many times and the smell never went away. The cabinet doors don't shut even though we keep screwing the hinges tighter. The dryers also suck, you have to dry everything twice. read more

Due to the following issue, once you moved in there all about collecting money and not investing into the company, that includes the apartment complex security, for the apartments which include the building, and any other property issue that need to be handled, they turn down people whom I help brought help to bloom there business, bus issue that they was gonna discontinue and thought nobody would know until other brought into light. I have several issue in the year and half I have lived and resided in from inconstant staffing & managements, to even as safety of a home due to break ins, neighbors fighting after hours or simply other not pick up after them self with trash and dog shit everywhere. Or a person who's video recording and creep people out or following people who want to sign with the company. Other than that I'm sadly disgusted, disappointed and definitely angry with the company, I had reach out to the property management about my contract due to safety concerns and they've are absolutely refusing to correct the issues, include some other issue that I had mention. Not because of quality, cleanliness, kindness of employees, swiftness of repairs or respect for their tenants, because West Run has none of that. West Run stands at the top for having the most dishonest, exploitative and scummy billing system in all of Morgantown. West Run will waste no time in shaking you down for every last penny. They take the money that you could spend on food, clothing, and healthcare, just to makes as much money as possible. The rent may look good, but everything beyond that is horrible. The road is barely driveable, filled with potholes that can pop a tire or harm the car's body, and it often narrows to one lane. The rooms are barely held together and were utterly disgusting when I moved in. I had to clean pubic hair off my bathroom walls the first hour I was here. We went without water in the entire 16000 building for almost two weeks with zero recompense from West Run other than a pizza. It was only after so many people called to complain that they finally decided to give us a $100 gift card. The low level employees are often extremely kind and helpful. But all of the managers and higher ups, such as Hunter, are the most unpleasant people to talk to. They will manipulate you for their gain, they will make you feel like you're in the wrong, and most times never ever solve the issue in the first place. They make sure to flex their power over you when they can. West Run is not a good place to live, and is in fact the worst apartment complex in the city. I would give zero stars if I could. This place is dirty and unkept. The buildings rarely get cleaned. Maintenance will not answer work orders half the time and if they do they do not notify they are coming into your apartment they will just walk straight in. The employees at the leasing office do not communicate well and every time you need something they tell you something different than they did previously. There is also animal feces everywhere around the apartment and when maintenance mows the grass they will fling it all over the vehicles parked in the parking spots. If you do end up living here be sure to document anything and everything wrong with your apartment because they will charge you for it even if it was there before you got there. read more

The internet is a huge hassle and doesnt work right 99% of the time. They told us we could have anything removed that we didn't need. We removed the mattresses and then on our next months bill we had $150 storage charge. They expect us to pay to store property that belongs to them. There are so many hidden fees that are not on your lease. Then the water line busted in our apartment building we went 4+ days without water. On day 4 they brought us 2 jugs and 1 case of bottles to split with the apartment next door, WHAT??? Two 4 bedroom apartments are supposed to split 2 jugs and a case of water. As a lease applicant at West Run, I am very grateful to the management and especially the wonderful lease consultant McKenzie who I so fortunate to have assigned to me to guide my lease application. Because of my poor credit my lease was approved with conditions which McKenzie took her time, effort and kindness to explain to me. At first I felt humiliated that my poor credit was exposed to her and about the lease conditions I had to meet. But McKenzie reasoned with me, helped my overcome my embarrassment and reassured me she was there to help me and she did help me with her trusted advice to do the right thing. I trusted and valued McKenzie, realized she was there to help me and I accepted her good advice. Hopefully everyone at West Run will have a lease consultant like McKenzie! read more

All I was doing was filing out an application to see if I was approved and apparently they said I signed a lease which is a complete lie and they charged me a move out fee. No where in this application did it say that I was signing a lease. I never even looked at the apartments or visited the office and they never even saw me. They sent me a lease with no signature at all but proceeded to charge me a 300.00 move out fee. This place disgusts me and I know of a lot of people who have dealt with them who think the same. BEWARE: this place will try to take advantage of you and nickel and dime you for false charges. They also promise great promotions and do not deliver. The staff are friendly but have no idea how to help or solve any problems as this complex is owned by a larger out of state company. Neighbors are loud with no consequences and the security on the outside of the doors never worked. The location is not ideal either. The bus is fairly reliable since it is a city bus but the road the complex resides on is not meant for such traffic and many people have to abandon their cars and walk a far distance home in the winter months because of the road. I lived in west run my sophomore year of college. Due to the price, and signing bonus they offered plus all of the things they include I thought I was getting a great deal. However after living here for 9 months I have had to deal with west runs constant nagging about simple things such as leaving windows open in the breezeway, cigarette butts being tossed off the side balcony, and other small things that were never an issue anywhere else. Not to mention I now have a huge ant infestation in my room and my living room that I had to go out of pocket to buy poisoning for. Also, when I lived there I was sent emails from west run stating that people needed to slow down while driving through the complex. This was never a problem for me until 2 hooligans started driving two mini dirt bikes around the complex around 12pm on nicer days. Yeah I get it, it may be fun for them but for one, why am I getting emailed about speeding when these goons can do whatever they please on their mini bikes and for two, where is their noise complaint? All in all west run has nice sized bedrooms, closets, and bathrooms. The washer and dryer work quite well but in our apartment they didn't have the dryer connected to the wall so all the heat just came straight into our apartment. It was terrible. read more

I was in a time crunch and had to find a place in Morgantown on short notice, so I reluctantly took a sublease at West Run Apartments. In retrospect, living in my car would probably have been a better experience. The front desk is run by students who really couldn't care less about what you want. Simple requests were typically met with a rude no and attempts to speak to one of the few adults who work there were usually unsuccessful. I thought the nightmare was over when I moved out. But of course, they screwed up my security deposit, did not send me a complete itemized list of deductions, claimed later that I owed a fee and sent it to a creditor without any attempt to contact me first, and of course acted like I was bothering them when I called to resolve the situation. Their 'finance associate' Stephanie Vickers was perhaps the most eye rolling, incompetent liar that I have ever spoken to. In addition to being barely able to follow the conversation, she first claimed she could not comply with the law and send me an itemized list of deductions from my security deposit, only to do so moments later after being educated on the law. I've had better conversations with my curtains. All in all, a comical experience. Most of the property management groups in this town prey on a vagrant, student customer based, but West Run was far and away the worst experience I have ever had renting. read more

I lived in West Run for one year, and there were problems from the day I moved in. The lease clearly stated that apartments would be inspected and cleaned before new residents moved in, but that was clearly not true. My three roommates and I arrived on move-in day to find our apartment filthy with evidence, such as cat food and old clothing, that suggested no one from West Run had stepped foot in the apartment. We called the rental office and they told us that they would send someone right up. About an hour later, two employees arrived to clean the apartment but they did not even come prepared! They asked us for our gloves and cleaning products. However, they were very nice and very apologetic about the whole thing. Two days later, one of my roommates began to break out from what appeared to be bug bites. The rest of us began to find fleas in our clothes and in other things. We called the office to inform them and they sent out someone to inspect the apartment. Turns out the apartment was infested with fleas. We went through four to five treatments (3-4 weeks) before the problem was finally solved. The community assistants where very apologetic, but the higher up staff at West Run seemed to not care at all. The only good thing about West Run is the maintenance staff. They are the unsung heroes of this place: super friendly and going the extra mile to help you. Overall, the staff at West Run is nice but they have no idea how to solve problems. Noisy neighbors go unpunished. We even had neighbors that had an unauthorized router that knocked out our wifi for over a week! It took multiple calls and visits to the office before anything was done about it. The bus is somewhat unreliable, but that has more to with the city and Mountain Line than West Run itself. My point is to say that it's not worth it. West Run will pitch to you that are one of the cheapest places in Morgantown, which is true, but you get what you pay for. read more

This is the worst place for college students. They have very strick rules which I feel need to be reevaluated. They Nickel and dime you to death. For example. My son was told he could not turn in his keys early so he mailed them 3 days before they were due. That was on a Wednesday. They say they did not receive them till the following Monday. They charged him $100.00 a day late charge. Total bill just for a key $400.00. I would not recommend this place at all. Been here three years. The first year was excellent, however, since Peak Property has taken over its all gone downhill. My second year I was forced to live with a roach infestation for the better part of 5 months before they finally sent an exterminator to treat the entire building. Also had electric charges up to $80 which is unrealistically high considering that is $240 across the three of us. When questioned, they tell you to call the power company (which is useless). My third (and definitely last) year the maintinence service is terrible. Slow to respond and I've had to put several requests in for the same problem. Also their inability to deal with noise complaints is enough of a reason to look elsewhere for a place to live. On another note, they neglect potholes and West Run Road will take a massive toll on your vehicle. Overall, this place is getting worse by the month. Highly suggest avoiding signing a lease here. read more

I wish I had read the reviews on this place before allowing my son to rent here. On the outside it looks good...but the staff is not able to handle regular problems. There were ants that were difficult to get rid of. Though the rent seems cheap, they charge you for excessive electric even when you have not been there to use it. It also charges EACH room mate for excessive use rather than the unit as a whole and splitting it. We spent more here than ever expected and decided to purchase a townhome instead. I've been living at West Run since 2014, it's been pretty good. Maintenance is nice and usually fast to fix issues. The gym has enough equipment so that you don't need to go to the rec center and the pool is always fun. I also really appreciate the wine and cheese nights and free breakfast to go!
