I recently toured an apartment Ashbridge at Exton, and unfortunately, my experience has been…read moreextremely disappointing. During our tour, the property manager, Morgan, clearly explained that the only upfront costs would be the application fee and a $300 fee upon approval. We specifically double-checked that we planned to move in May and asked if there would be any additional or hidden charges. We were assured that there would be no other fees besides the application fee and the $300 if approved. Based on that information, I went home and completed the application. I was approved almost immediately, and both the $300 fee and the $150 application fee were deducted from my account. However, shortly afterward, I received an email stating that I would now need to pay a full month's rent as a security deposit due to a "conditional fee." No proper explanation was provided. This was extremely surprising, especially since my credit score is excellent and my income is more than five times the base rent. This additional requirement was never disclosed during the tour, despite us directly asking about any extra charges. Feeling misled, I requested a refund as I no longer wished to proceed under these new terms. I was then informed that the application fee would not be refunded. I feel like my money was unfairly taken after being given incomplete information. I strongly advise future applicants to be very careful.

I absolutely HATE rodents specifically rats and mice. My mother and I have never seen any in our 6 years of living here but out of no where bunches of them are coming into our home, not to mention when i called maintenance about the problem I don't think they took me seriously. I have also had this problem ever since I moved here when my toilet gets super clogged every two months and I had to learn how to unclog it myself because the maintenance people obviously weren't doing a good job.

Do not rent here. The apartments are very overpriced, $1,645 being the cheapest and smallest apt…read moreyou can rent. None of the apts have central a/c or the ability to control the room temperature (heat is base board and is either on or off, no temperature settings.) I was without heat for 4 days in March of this year when temperatures dipped into the teens, so I did not pay rent for 4 days, and management still insists I owe it to them (the PA state law says I don't.) They were supposed to do a massive heating system overhaul in March 2020 but instead bought another property. Every and any bit of work they do is done as cheaply as possible. Our front doors stick because they painted right over the old paint without scraping or sanding. Contractors typically show up in unmarked white vans, and I once called the police because there was a young boy in the hallways ripping out old, dirty carpet from the stairwells without any protective clothing or filtered mask. The massive pot hole in the back parking lot was filled only with sand. The management decided to contract with Comcast, so you have no choice but to use Comcast for internet. My bill went from $40 to $60 to $100 in 2 years, and you have no leverage because they know it's the only service you can get. Walls are thin, you can hear everything in the hallways and your neighbors going to the bathroom and flushing the toilet. My bedroom window doesn't close all the way because it wasn't installed properly, the fan in the bathroom vents into the ceiling (black mold growing around it,) and they even turned down the water pressure after the start or Covid to keep the water bill down! They don't hire a lifeguard for the pool, and we don't know who does the chlorine checks, so few people swim it out of health concerns. Management is greedy, rude, and there have been at least 4 different assistant property managers since I moved in. You can rent a nicer place for less money in Media. The only redeeming quality is Shaun the maintenance guy, but once he's gone, you'll be out of luck. Go elsewhere for nearly $1,700/mo.

This year 2026, we've been slammed with 2 unusual snowstorms. The elevator is frequently out of service, which is a major inconvenience--especially for residents on upper floors. The keypads on the exterior doors are also unreliable, and on multiple occasions, I or other residents have been locked out of the building due to malfunctioning systems. Management is difficult to get in touch with, and communication is inconsistent at best. One of the most frustrating aspects of living here has been the lack of transparency around fees, especially during lease renewals. Charges are not always clearly broken down in the resident portal, and trying to get clarification often leads to unhelpful or dismissive responses. There are definitely better-managed and more reliable options in the area.

Our immediate neighbors have really made our time here enjoyable. In a condo community, they really make a difference. We never had trouble with management in all of the time we have lived here, no matter who was in charge. Within the last year, Sherri retired and Laura took over. For whatever we need, both were/are very responsive and helpful. If we call with an issue, we have always gotten a response within 24 hours. The guys who do the work around the complex are helpful and polite. Don't judge the units by the outside. Yes, they look like 70's ski resorts but you have to look past that because the interiors are what make the condos. Some sort of complex upkeep happens every year - painting, repaving, updating lighting, pool, etc. If you're interested in getting involved with other residents, they offer multiple activities throughout the year to connect with neighbors. You make of it what you want. If you're considering living in Summit House, it gets my recommendation.

The condos' exteriors are old looking and a lot of them are in need of renovation. The REAL problem with Summit House is Sherri, the office manager. She is single handledly running the community into the ground. She will NEVER fulfil a request. She gets snippy anytime you report a problem. Nothing is ever the association's fault. You will get charged for things that are not even referenced in the by-laws and your HOA will go up exponentially each year. It's something around 250/mth now I believe which is a joke bc they'll NEVER help you. I complained about bees once and was told maintenance came out with a tennis racket, swatted some and left their carcasses on the ground to scare away their bee friends. Can't make this stuff up. Once I was plowed into my parking spot by a snow plow. I couldn't get out for days. I had to rent a car. When I complained to Sherry I was told it was my fault for not parking in my car port. Not that it matters but the reason I wasn't parking in the car port - that I paid for - was that the door to the storage cabinet in the front was falling off the hinges and if it HAD fallen it would've fallen onto my car. Upon relaying this information, Sherry told me that I would be forced to give up my carport if I didn't use it. Even tho I PURCHASED the condo and the port was referenced and included in my closing docs. The final straw for me was when my neighbors deck began to leak from above and into my ceiling. As far as I was informed, Summit House takes care of the exterior/outside of the walls and my responsibility was within. When the neigh it's deck leaked it caused water damage into my bathroom. The whole ceiling needed to be ripped out. When I called to report the issue to Sherri I was told that it wasn't Summit House's responsibility. No reason given, of course, as this is actually NOT the law. But nonetheless, Sherri refused to do the right/legal thing and rather than deal with the hassle of a lawsuit, we paid for it ourselves. If I had it to do over again, I would run fast and far from Summit House and Sherri. There is no reason to have to deal with such aggregation and expense simply to live in a home you are paying for.
