My wife and I lived in their historic Biltmore property (built in 1889!) for two years, and I have to say that Williams Properties was the best landlord I've ever had. It's a family business, they're conscientious, and they clearly love the neighborhood and their buildings. They've got full-time maintenance workers for all their neighborhood properties, so problems are always attended to quickly. I cannot say enough good things about Williams Properties--I wholeheartedly recommend them. I had heard so many horror stories about landlords in apartments that when we decided to sell our house and rent for a couple years until the market stabilized, I was not looking forward to the renting commitment. We came across many funky owners/managers who had scary leases, huge deposits and "cleaning fees"... Very simple, clear and concise lease. They even include that you MAY pound nails into the walls and leave the nail holes, as it's "normal" wear and tear. Other places we looked at say you have to do the patching/painting should you decide to hang up paintings, etc. or that you could NOT do so. Who wants to live with bare walls?? They are pet friendly, with all buildings allowing cats. The historic Lewis and Clark buildings allow dogs and cats. (very gorgeous buildings, by the way) The only fee associated with having pets is $100 for flea treatment of the place when you move out. My cat's flea free, but I was glad to know that there wouldn't be any flea eggs left behind from the previous tenant, so we're glad they use the precaution. Choice of lease terms; 6 months or one year. Once you satisfy the lease, you continue renting on a month-to-month basis which gives the flexibility and freedom to move any month thereafter. They have many cool historic properties and should you decide to move into another one of their buildings, you are released from your current lease then just sign a new one for the new place. T They are professional, friendly, helpful, prompt to make repairs, courteous and always notify you in advance if they need to access your unit. One Sunday, we noticed we weren't getting hot water, called them and they put a call out to one of their maintenance guys who was off duty, and he came within an hour of our call. Legally, they would have had 24 hours to repair it, but were we ever thankful to not have to forgo a shower for a day :-) They said they have a policy to always answer the phone, day or night, or return your call right away. They are way too nice. They do NOT rent to druggies/felons which is a major plus!!! And I should mention that each of their properties are in a great neighborhood (Stadium District/North Tacoma, all on Yakima Ave or within one block of Yakima), all within about 6 blocks of each other. Oh, and NO nasty old carpeting, in any of their buildings. Either old hardwoods or "wood-like" linoleum. Far and away the best landlord I've ever had. Dax and his team are kind and professional. Any issues that came up were dealt with promptly. I love that it is a family business. You can tell how much they care about the buildings and how much they care about their tenants. I was a recent transplant to the Seattle/Tacoma area, from Chicago. All of the apartments I looked at in Seattle were either scary, or ridiculously overpriced or had poor reviews online. I saw a listing on Craigslist from Williams Properties for a great looking apartment that looked appropriately priced. First impressions of the property and Dax (Williams) were very good, but I still had little idea what to expect when I signed a lease with Williams Properties. I am delighted to say that out of nearly 17 years of renting, Williams Properties was hands down the BEST experience I've had. The properties are beautifully landscaped, and meticulously maintained inside and out. I only had one need for maintenance while I lived in "The Foundry" building, and they had someone dispatched to fix it within a few hours of my email being sent (even though it was not an emergency or significant issue). From a paperwork perspective, the lease was a dream.. they don't penalize you for putting nails in walls, are very pet friendly, and all details are clearly spelled out, as well as discussed at the time you sign the lease. My appliances were all new (or new'ish but VERY clean and obviously well maintained). NO carpet, which I really liked (who wants to deal with surprises from past tenants or their pets). To put it simply, I loved my apartment.. it was beautiful, I had a great view of the fountain and tree lined courtyard, and spent months with the windows open because the weather was so beautiful. It pained me to move out when my lease expired (a temporary bout of unemployment forced me to move to a place a bit friendlier to my non existent budget), but I will definitely be keeping moving back to one of their buildings soon, and expect to remain with them so long as I live in Tacoma. Finally, everyone associated with Williams Properties was never anything less than very friendly, courteous, and professional. Many businesses could take a lesson from these guys.. a total class act! My only hope for them, is in the future, being able to pay rent online.. I am terrible about keeping track of my checkbook! read more

I rented a two bedroom one bath apartment from Williams Properties for 2 years, and my experience was stellar. Any time I had any issues with the apartment they were dealt with immediately. Dax (the landlord), was always extremely cheerful, professional, respectful, and fair. When some damage occurred during a party I threw, which was completely my fault, I felt totally comfortable coming to Dax and letting him know right away so that we could work together to get things back in good shape at MINIMAL expense to myself. Even all the workers who keep up the buildings and came to fix things in my apartment were fun, happy people. And at the end of the 2 years, I stood there in disbelief as my full deposit was refunded with a smile. We were sad to leave the Brentwood and the only reason was due to a job reassignment. We loved our two and a half years in this building and in the neighborhood. We rented a 1 bed/1 bath apartment at The Tuscany, and we loved it there! There is not one bad thing to be said about the property and the management was great. They were always available, whenever we needed to communicate and were totally responsive. The maintenance staff was always very nice and polite and the property very well maintained. Always pristine. It is such a shame we had to move out for personal reasons, but we definitely would move back into one of their properties if opportunity comes. Currently renting an apartment in the Brickworks building. All of the Williams properties demonstrate pride in ownership that I have rarely experienced with rental property. Renting the apartment: Dax Williams is a very detail-oriented professional, making the rental process easy & quick. Being a person who can't make up their mind I was back & forth between (2) units- Dax sent me pictures of both & his assessment of the similarities & differences and I could pick the one I liked best after seeing them. Living in the apartment: I am just getting ready to pay my rent 2 months into my lease and I could not be happier. My apartment is spacious & has a very unique vintage feel with modern upgrades (like a dishwasher & granite countertops). The maintenance team is terrific- if they come in they leave you a little note which is very much appreciated. If you have packages, they will accept them for you and even send you an email to drop them off at your place- that is like a concierge service for sure. My neighbors are great including the visiting cat that sleeps outside my kitchen window. Moving & starting a new job and finding a new place to live is stressful- working with Dax & Williams Properties was and continues to be a great experience. read more

What can I say about living here? Dax, the owner of Williams Properties, is a legend among legends. He and his team are superlative and unmatched in quality. The concern and care he has for his residents far exceeds what one would expect if you were paying 10x the cost. I lived in one of their apartments for 2 years, and everything was amazing. If anything ever needed fixing a technician would be over very quickly (within the day or next day). I was late on my rent one month because my credit card was stolen, and they were so patient with me, not charging a late fee. The grounds were kept really well by the staff, who were all very nice and friendly. Notices were always given way ahead of time if something was going to change or if fire alarms/water/power systems needed to be checked, it would always happen at a time most convenient to the residents. Communication was always very quick with Dax, he checks email very often and will get back to you within a few hours, even on weekends. If I ever have the opportunity to live in one of their properties again I will without a doubt! read more

Frankly, five stars doesn't feel like enough for Dax and his team. They are all professional, responsive, kind, and caring. It is clear they all take great pride in the properties and in their work. Plus, they always find a moment for a friendly hello and chat. They certainly go above and beyond to make sure we feel well cared for, which simply makes it a lovely place to live. For example, I had a problem with my stove the night before Thanksgiving. Dax responded immediately and Andrew came to look at the problem ... then brought an air fryer over from their office to me so I'd be able to cook on Thanksgiving. That level of concern exemplifies the extraordinary measures they take to make us feel at home. I have rented many apartments over the years, mostly in Seattle, and have had a range of experiences from "fine" to slumlord tweakers. Williams properties is by far the best management co. I've ever used. They are always available, communicate everything, and are totally responsive to tenants' needs. I lived in the Hampshire for a year before re-locating out of state. The building is charming (or just "old" if you aren't into vintage buildings), and I had no problems, other than the standard old building stuff. When I had issues with appliances or anything else, they were fixed immediately. I was able to have FedEx and UPS packages dropped off at their office, which was about the best perk ever, almost like having a concierge. I even got my full security deposit back, which is pretty much unheard of, with all of the hidden "change keys, clean blinds" fees that are usually taken out. If I ever live in Tacoma again, I will absolutely rent from Williams. read more

I absolutely loved living in one of the Yakima Ave properties! We had to move for my (now) husband's job relocation, otherwise I am confident we would still be there. The building was a beautiful 1921 brick building, the apartment was spacious. The little hallway which was inside the apartment itself gave the unit a feeling of spaciousness (yes I know I said that before but I cannot stress this enough- I felt like I was living in a home and not a closet) and the artchitectural features gave the place so much historical character, I really could not get enough of them. The neighbors (in the apartment building itself as well as nearby houses) I met were friendly when we saw each other, the laundry facilities were helpful- I appreciated not having to go to a laundromat for my washing. I loved having a storage locker in the basement for all those annoying but necessary spare boxes and seasonal items! Our current place does not have adequate onsite storage, so we have to rent an offsite unit to store our seasonal items, etc. I miss the Yakima apartment greatly! Dax and Frances are the Williams Properties people I dealt with. They were just so pleasant and helpful, I really could not ask for better landlords. When I had a problem with anything in the apartment, they were prompt to arrange for a maintenance person to come out and handle the issue. Their maintenance staff is also stellar, always on time, courteous, and also pleasant. They were also good about answering any questions if I had some, about what they were working on. There was no available parking for rent while I lived there, but I never had a problem finding a spot on the street within the area where I lived. I truly miss this place, and hope the residents who now live there are enjoying it as much as I did. The only thing I wasn't crazy about was the lack of convenient outlets in the living room. They were all on one wall, so I had to be creative with extension cords while being mindful of not overloading a socket. BUT: again, it is an old building so of course there are things to work around when converting apartments to modern-day residences. Not a total bummer, just a quirk I grew accustomed to! The view was killer. I was South West facing, so I had a view of the street, but the trees planted around the property were so beautiful, I enjoyed looking out the window at them, or the birds that would land on the branches. It was a great neighborhood, too. I loved being able to walk over to the grocery store, park, restaurants, and coffee shops in a safe neighborhood. read more

Not only are these buildings some of the most charming in Tacoma, Dax is the best landlord we have ever had. I don't have a single bad thing to say about this company. We needed to take an apt sight unseen as we were making a temporary move from another state. Dax went above and beyond to make sure we had all the information he could give us beforehand. He let us tour all the available apts our first day in town (even though we put down a deposit for certain one already) just to make sure we were getting the best one for us. During the year we were there, everything was always taken care of and maintenance attended to promptly. He was always professional, friendly, and helpful. Unlike so many landlords, he seems to give his tenants the benefit of the doubt and generally cares about the buildings. I wish we could take him with us to our new city. Rented an apartment in the Tuscany building for over two years. From start to finish my experience was nothing but excellent. My initial lease was for 12 months and then was month-to-month thereafter. There was a single modest 3% rent increase at 1.5 year mark. My entire security deposit was promptly refunded within 2 days after I moved out. Dax Williams is a true professional which is reflected in how well his properties are maintained. He is readily available should any issue arise. If I had not required a larger place due to growing family, I would have surely continued my lease with Williams Properties. I fell in love with my current apartment online, just from pictures, and signed a lease before even seeing it in person. Not only was it as good as the pictures made it seem, it was actually BIGGER and BETTER than I could have ever imagined. We are currently in the process of (attempting) to move to Seattle for my job, and I would never, ever sign a lease for a place upon seeing pictures only...way too many disappointments. But the Williams Properties, and the Biltmore in particular, does not disappoint in the least. This type of apartment building is rare - the buildings they own are definitely old, but incredibly well kept. Not to mention, they are actually updated. So many of the "historic" buildings I have visited in Seattle all have pretty historic looking appliances as well. Not this apartment. I have the charm, quirk, and beauty of a historic building and yet I have stainless steel appliances, an actual vanity in the bathroom, and a washer and dryer in my apartment. I know not all of the Williams Properties have these amenities, but for them to even be able to put this one forward impresses me greatly. Not only is the apartment beautiful and well kept and incredible and I never want to move, Dax & Frances are also the kindest and most wonderful landlords I could ever ask for. From beginning to end, they answered my one million questions about the place since I couldn't see it in person, were incredibly flexible with my move in, and have been nothing but helpful in our quest to (sadly) move out. I could call the office at any time if I had an emergency (which I did, when my washer overflowed because it had just been installed and the old pipes weren't quite right with it) and they would send someone out ASAP. I was also able to mail my furniture directly to their house, where they kept it until I finally finished my long drive from Texas to Tacoma. They are always willing to accept packages for you, and they go the extra mile in everything that they do. For example: we had ordered some meat online (that sounds weird typing it out now), and because we hadn't received an email telling us it had shipped, we didn't know when it would be arriving. Of course, the day it arrived was the day we left town for the weekend. Obviously this package was perishable, and it said so on the box. Both Dax and Frances reached out to me and I told them we were out of town and unfortunately we wouldn't be able to pick it up until Monday. After a long drive back from California, getting in at 3 in the morning, we were incredibly thankful to see that they had brought the package into our apartment, unpacked it, and put the meat in our freezer so it wouldn't go bad. What other landlords do you know that would do this?! They truly care about their residents and want to keep them happy. And just for the record, I had previously told them they are free to enter our apartment at any time if need be when we are not home - whether this be for a maintenance issue or...in this case, a perishable package issue. Fantastic to rent from! I loved my little sunny apartment and wouldn't have moved if I didn't have to. All of the buildings seemed to have their own unique charm and all were extremely well cared for. My apartment was a one-of-a-kind, perfect size for me, high ceilings, wood floors, and gorgeous windows. Anything I ever needed was taken care of more than promptly; from a new fridge when mine quit working to immediate plumbing assistance when my shower had a small leak. They even cleaned my bathtub with Soft Scrub when they had finished! Worth the money to live in this fantastic neighborhood. read more
