I would have given a 5 star rating if they didn't allow for smokers who are allowed to smoke IN their own units, the smell travels through the vents.

Glad to finally be out of there…read more I was a resident for 7 years and the only reason I stayed that long was because I had the "Locked-in for life" promotion that kept my rent from increasing with each renewal. Which is something I had to remind them of every time I renewed my lease because they tried to circumvent the promotion each year and illegally increase my rent. The property is small and boasts a ridiculous trail around the area that's rendered completely useless by the inordinate amount of geese droppings that litter every inch of the area. The geese have free reign over the complex and Darby/Sexton doesn't seem to care about cleaning the area. The complex has one entrance at 21st and High School, so if that intersection is closed due to a traffic accident or inclement weather, you're screwed. The complex only has one dumpster, so every week (sometimes days before it's emptied), it would overflow and bags of garbage would be left piled all along the side of the dumpster and overflow onto Ferrari Place. (If you have a unit next to the dumpster, be prepared not to be able to have your windows and/or patio/balcony open.) I had to call 911 on a routine basis because a neighbor never properly ventilated their apartment when cooking, causing the entire building's fire alarm to go off. The property apparently does not get run reports from emergency services as they never put out a notice telling the residents to not create a fire hazard in their units. So I guess make sure you have good renter's insurance if you move in here. There is no sense of management in the office at all. Or above them at Sexton, for that matter. I overheard employees complaining openly about the property manager (something about a dress code) in the presence of residents and prospective residents. Since I was primarily working from home, I was sharing a car with a relative and was told by the office that they couldn't issue a parking pass for it specifically because it was registered in my relative's name. For two years, anytime I had the car on the property, I had to get a guest pass for it every 3 days so it wouldn't be towed. There was NEVER any wiggle room on the 3 day limit despite the office knowing it was the only vehicle I had on the property. In my last year in Darby, someone from the office told me that I actually could get a parking pass for the car despite my name not being on the registration. I made sure to get the guest pass every three days because the complex has a contract with what must be the most aggressively predatory towing company in Indianapolis. I was unaware a friend didn't park in the guest area and his vehicle was towed within 2 hours of him being there. (To be fair, the predatory towing practices do come in handy when someone is murdered in the complex while soliciting someone for prostitution: https://www.wishtv.com/news/crime-watch-8/man-found-dead-in-vehicle-at-apartments-death-ruled-a-homicide/) Maintenance is a joke as well. In the summer, condensation would build up in the a/c unit in the apartment, causing a steady drip from the corner of the panel onto the carpet. This happened each year and each time it took multiple work orders to be fixed. Unrelated to that, I had a maintenance emergency after hours last year where my a/c wasn't working. It was 90 degrees, so I called the after hours number and ended up playing phone tag with the on-call maintenance staff because he refused to just come fix it. There was an issue with my phone rejecting private numbers calling me. So I left multiple voicemails with the after hours maintenance system explaining that his calls were not coming through and to just come fix my a/c. He didn't and I had to sleep in a 90 degree apartment. He then came over at 9am when the office opened and was able to fix the air conditioning in 5 minutes without even entering my unit. Why have on-call emergency maintenance if they aren't going to do their job? Speaking of not doing their jobs, the property decided not to renew my lease for an 8th year and DIDN'T BOTHER NOTIFYING ME. At all. The only reason I knew that my lease wasn't being renewed was because Tony in the office asked me if I "got the letter we sent last week regarding your lease" when I went to pick up another guest pass. When I said no and asked what it was, he wouldn't tell me and asked numerous times in a very condescending manner if I "was sure" I didn't get it. Yeah, I was positive I didn't get it because it was never delivered. He then said they'd reprint it and deliver it. Not that he could just print it off then and there or even tell me what it was referring to. Review continued in the images since I met the review cap, apparently...

Some apartments have gorgeous downtown views and the North end apartments have a full wall of windows. Love the washer/dryer located in the respectable size bedroom closets. Shades of gray are dominate throughout with wood vinyl flooring in the main living area, soft, plush carpet in the bedrooms with dark kitchen cabinetry and tile back-splashes and decorative lighting. Amenities include a gorgeous outdoor courtyard with a pool, grills, a hefty pergola all in a center courtyard protected from the street noise and I would think, some of the wind. The clubhouse is a nice spot to entertain with a kitchen, pool table, fireplace and comfortable seating all located next to the courtyard. The workout facility has several cardio machines, requires a key card to enter and a business center onsite. They also offer a 379 space parking structure with 40,000 sq. ft. of retail shopping and restaurants on the main level of Penrose On Mass. Located at the intersection of Massachusetts Avenue and N. Unfortunately, we are moving for this reason. I love the convenient downtown location and living above a Kroger is a huge perk. Apartments are clean and new - great size tub, nice kitchen and living area. The layout of the building is a huge downfall for me. You have to take separate elevators or walk through an entire floor out of your way in order to get to your apartment or to the lobby. This can be extremely frustrating especially if you are running late for work and just trying to get to your car quickly! Overall, I would recommend this place if you have the money. However, there are many cheaper options that are just as nice and give you more space for less! Unfortunately, it's hard to overlook that.
