HUGE shout out to Property Manager Adriana for being genuinely interested and truly caring for the wellbeing of the residents here at WG. I've been here with WG for the last 5+ years now. I just recently upgraded from a 1 Bed/1 Bath unit to a 2 Bed/1 bath unit in the same property due to girlfriend moving in and just needing more space overall. I can't believe the dramatic upgrade in amenities to the unit itself which has already blown me away. Small things like a deep stainless steel sink in the kitchen, to a toilet with a super-flusher similar to airplane toilets LOL! To the upgraded kitchen and bathroom counter tops! Everything in the new unit is brand new and was a very welcome addition to what my previous unit had. I am positive that they will be upgrading that unit to have similar ammenities before a new tenant moves in, so don't worry prospective residents. This property is really wonderful! Conveniently located next to the freeway (without all the noise you may expect). The neighbors are pretty quiet and keep to themselves. Not much partyers or rowdy residents. It's pet-friendly to both dogs and cats! The pools are great and recently upgraded outdoor lounge furniture! The parking it just right (just be sure to have your overnight pass on your car if you have guests staying because the tow truck companies can strike at any time overnight.) The maintenance team is really quick with their turnaround time, usually same-day attention, if not within 24 hours of you making your request. The entire team led by Hector are really nice, personable and usually really quick with addressing whatever issues you may be having. Big shout out to them! But most of all, having been here for a total of 3 property managers, with the previous manager being the complete opposite in regards to the way Adriana addresses and handles most issues. The previous manager never really cared or showed much empathy towards residents if there were any issues, and tended to site Arnel policy as reasons for them to accommodate/not accommodate your requests. Again, the previous manager just carried herself in a way that said she really didn't care about the residents or community. The opposite is true with Adriana. Since she's taken over the reigns, I've heard nothing but great feedback from my friends and neighbors here in the community. My girlfriend and my interactions with Adriana have been really pleasant each time because we both genuinely feel like she cares and wants the best for us. I remember her being actually excited for me to upgrade to the new unit because of all the upgrades the unit had versus my old one. That really did make me and my girlfriend feel like we were actually special. Even though rent has always been high in this OC market, I'd say rent is at least on par with the market. If you are considering any new apartments in the local area, you will not be disappointed coming to Wimbledon Glen. Thank you Adriana and the rest of the team for your incredible work! Moved in and immediately found roaches. Called on Friday as soon as they opened and was told I would have to wait to talk to the property manager on Sunday and that nothing could be done until the following Thursday because that is the only day the bug guy . Then I spoke with the property manager who said they will try to get someone out early next week and that apparently they do not have any roach issues here which I find impossible to believe considering I have never had a roach problem or even a single roach in any place I've lived and roaches don't just randomly show up. I then emailed the property manager again asking for some more information and then called and was told that I need to calm down and the manager even said to me that she was being hostile towards me!! I'm so sorry if my roach issue and my anxiety over roaches in my apartment I just moved into is too much for the manager to deal with, however that is what a manager is there for, to manage the property and tenant issues. Also I think anyone would be upset if they moved into an infested apartment. My "roach free" apartment got sprayed 2 weeks ago after I had to move all my stuff out and back in, still seeing roaches daily. They had to come and spray again. In the meantime I'm having to live in constant anxiety over the roaches and avoiding the kitchen since I can't cook or eat without one appearing. Management will not allow me out of my lease despite the ongoing infestation impacting my peace of mind. read more

We've been living at the Wimbledon Glen Apartments for going on three years now, and one of the biggest reasons we've had such a positive experience is Adriana. From our first look at the apartments until now she has been absolutely amazing. Adriana is always friendly, approachable, and incredibly knowledgeable. Whenever we are in need of maintenance. ​I'm finally finishing up my search for my first apartment, and honestly, it has been one of the most stressful experiences trying to find the right location. I've looked at so many places, but I think I've finally stumbled upon the perfect spot here. ​The first thing I noticed was how well-maintained the entire property is. The walkways are clear, the pool area is spotless, and you can tell the units are actually taken care of, which isn't always the case with other places I toured. I love this apartment complex so much, you never have to worry about not feeling safe and everything is nice and updated. The property manager Adrianna always makes sure that concerns get addressed promptly and goes above and beyond to keep everyone happy. We have lived here for a while and wanted to upgrade into a two bedroom and she made the process so easy and stress free. The maintenance crew is also amazing, they are on site and will come fix whatever is needed pretty quickly, they also help with stuff that most places wouldn't. It has really been awesome to find somewhere that feels like home. I really appreciate seeing all the constant improvements being made from re doing both pool areas, to speed bumps being repainted to making sure all of the sidewalks are pressure washed. It's been difficult to find a place that fit my family, including my golden retriever. What I like about Wimbledon is they allow you to make your apartment your home without some of the crazy restrictions at other properties. The grounds are always maintained. It's clean. Pet friendly and the on-site maintenance crew is fantastic at addressing any issues that come up. A special shout out to the apartment manager, Adrianna Krajenbrink, who is always friendly, polite and responsive. Good when you see the manager walking the property and interacting with tenants...making sure everything is good. Also, I've come to know several tenants since I've been here for two years... Lived here for 3 years and we enjoyed living there all 3 years. Its always been peaceful, neighbors are friendly and if you want to keep to yourself, that's perfectly fine too. One of the best things about this apartment is that it's close to a lot of things from malls, freeways, so many food options and grocery stores. I felt spoiled because living here was so convenient. Speaking of convenient, everything is layout where you have access to everything from trash, mail, pool, and laundry at a reasonable distance. I didn't know how important that was until I moved out. Especially locations to take out the trash. There is an abundance. I know. First world problems, I get it. Boo hoo I have to walk 8 minutes to take out my trash now vs 2 minutes max. But it really makes a difference when you have to take the trash out every 3 days. I also want to give a big shoutout Casey! I actually had to moved due to work relocation. Finding someone to replace your lease can be a nightmare. I had a hard time with mine (not the apartments fault, more like the individual that wanted to take over) but Casey was here for my partner and I ever step of the way. She was soo soo patient! It was my first time going through the process, and she walked me through each step. She also was very welcoming with any questions I had. Nice to know the leasing office staff takes care of their residence, even when they're moving out. Can't really say more about my experience living here but if I could move back I would. I lived in this location from 2021-2023 at 1132. Recently moved away to Washington. What I loved: + Very helpful and friendly staff always willing to take a call, with responsive maintenance requests. They were even able to help set up our washing and dryer machines when we purchased some. Casey in particular was always very helpful, although several other staff members were very helpful as well! I don't think I ever had a negative experience with staff ever! + Exterior is maintained often, with beautiful walking areas for dogs and people alike. + Minimal noise complaints for most of my time there. The only times I ever dealt with any problems was when the nearby roads were under construction (which is, of course, outside of their control). + There is a degree of safety thanks to locked gates and walls, and staff are pretty good about keeping people out. + Spacious apartments (we had a two bedroom double story) that seemed well maintained with great internet access. Probably the most generous square footage to rent cost in the area (at the time we initially purchased the apartment). + Amenities are nice: Two Pools on opposite ends of the complex, with hot tubs and lounging areas. Also, two or three card-fed laundry buildings outside if you don't have or don't want a unit. + Several units have a garage - an actual garage! Ours had one with outside storage spaces as well. + Located next to two major malls and the Metro Pointe Theatre and Outdoor mall, as well as having several great fast food establishments nearby via Harbor Blvd. Very easy access to the 405 from several different directions, making your commute easier (I recommend you take S Coast Dr to get on 405, as the turn on Fairview was always very busy in the mornings) + Very fair move out process with no real hangups. Areas for Improvement: - I wish the managing company would invest a tiny bit more money into upgrading a few things on the property. For example, the laundry machines use card readers, which is great - but I had a few times where the card readers were simply not getting service, and there is seemingly no backup in case this happens to the machines. This is why we eventually purchased our own machines. - I would've also loved to see some sort of ease of access for Doordash/Ubereats/etc. They'd often be unable to get into the gate, and if they did, they'd almost ALWAYS get lost no matter how detailed my directions are. I think signage would go a long way to helping with this. - Be sure to make it emphatically clear whether or not your unit comes with certain amenities! Due to a miscommunication, we thought we were getting a fridge we did not get, and had to rent one for the duration of our stay. Overall: I loved this apartment complex. Would highly recommend them to anyone interested in living in the area of Costa Mesa. read more

First off Casey is a liar. She stacks lies on lies and needs her mouth washed out with soap. Bugs bugs bugs. Neighbors that are drunk and loud. Leaf blowers everyday at 7am and on fridays the lawnmowers. Staff never respond to messages and they nickel and dime you on everything including utilities most places pay for. So as much as I like the location, it's not compatible with the fair market value they think it is, it is not. Overpriced for the location as it is and I still have 6 months on my lease I'm thinking about just taking the penalties and moving out. It doesn't get better here. The constant early morning cleaning that wakes everyone still doesn't clean the place. See my photos. From the start, they've gone out of their way to make sure the processing was as smooth as possible and Casey, the leasing manager, is such a sweetheart and is incredibly accommodating. I have news for Arnel, Julianne Argyros and her employees. If you want tenants to write nice reviews, treat them fairly. Abide by the law when it comes to returning security deposits and maintaining the property. Don't just put lipstick on a pig. Listen to what is wrong at the properties and FIX it. The Irvine company doesn't have bad reviews because they are tenant-centric and provide the value to tenants. PART 1 I would NOT recommend Wimbledon Glen to you or anyone I care about. My review goes as follows: 1. ARNEL RESIDENTIAL I highly suggest that anybody remotely interested in leasing at Wimbledon Glen (or their sister properties) conduct research on their management company ARNEL RESIDENTIAL, which has 1.9 stars on Google. Many reviews discuss the unethical practices they engage in regarding security deposits and more. I did not learn about the $1.15 million settlement stating that, "Arnel Management Co. has agreed to settle allegations it illegally withheld security deposits" until we were moving out. 2. SECURITY DEPOSITS During the move out process, we were advised by Casey Phu and Adrianna Krajenbrink to not bother cleaning the unit because a portion of our security deposit would be withheld from us, and be used to pay for "professional cleaning" no matter how well we cleaned the unit. Under California law, it is illegal to withhold a renters security deposit if they return the unit in the same condition in which it was received, and if the renter displays a reasonable effort to clean the unit. 3. MOVE OUT INSPECTION In California, renters have a right to an initial inspection prior to their final inspection. When attempting to schedule our initial inspection, Casey Phu and Adrianna Krajenbrink behaved as if they were unaware of what an initial inspection was, and acted as if it were an unusual request; they were reluctant to conduct an initial inspection, but we insisted citing that it is our legal right and most importantly, an initial inspection allows renters the opportunity to address any issues prior to the final inspection that may lead to deductions in our security deposit. When Casey was conducting the initial inspection, I advised her that California law requires the property manager to provide renters with an itemized list of possible deductions based on the initial inspection. Despite this, Casey did not want to provide an itemized list, and claimed that I was being " difficult" and that no other renters had ever been as difficult as me. ****Following the law does not make someone difficult, especially when they are in a position to be taken advantage of by a company that has a proven track record of allegedly illegally withholding security deposits.**** After this discourse, Casey did emailed me advising that I address an additional cleaning area. 4. WEAR AND TEAR; CARPET If you have any pets, according to the information shared with me by Casey Phu during our final inspection, their protocol is to rip up the carpet and check for stains underneath, despite there being no visible stains on the surface. If there are ANY stains present UNDERNEATH the carpet, despite not knowing the substance which caused the stain, they will charge you for a carpet replacement (not a carpet cleaning). Old vintage apartments. Exterior needs work with rotten wood paint chipping, broken gutter, squirrel infestation, molding smell and always leaking after rain. Parking is always full and laundry machines broken when needed. Price of rent increase is not worth what this community offers. My Wife and I moved into our first apartment together here and we had an amazing experience. Words can not describe how accomodating and quick the staff here are! Casey is unlike any other property manager I've experienced, she knows customer service and truly cares for her residents. The maintenance team always go above and beyond for our requests and most of the times does things without us asking! (Clean spiderwebs, spray garages, etc on a weekly basis). My Fiance and I have lived here for 3 years. Moved here to save up a little money to eventually buy a place, but did not expect to deal with such an extreme lack of professionalism when it came to property management. I have seen a large turn over rate in who was working at the leasing office when we first lived here to now, so I can't base this review on our first years impression because most of the management I dealt with were helpful and kind. Throughout the years of living here we have had multiple maintenance issues, which for the most part is expected now and again, but way more than we've had in our previous Irvine Co. apartment just down the street. Rotting/molded wood upon move in, constant plumbing issues, at one point they came to fix a leak and repainted a portion of our ceiling and didnt properly cover our furniture and left paint stains on our dining table. If you have a balcony on the second floor, good luck trying to keep it clean with all the trees shedding leaves it's a daily chore just sweeping them up and trying not getting them on your neighbors below. Water pressure is subpar and as other reviews have mentioned, you cant use the sinks, dishwasher or washing machine while showering or it will either turn very cold or scalding hot. As far as security, the gate should not make you feel safe. We have had people knock on our door at 3:45 am asking for a cigarette and "a glass of water" when we were pretty positive they were just casing out the apt to see if we were home.. Feeling unsafe in my own place is just one of the many reasons we have decided to leave. My Fiance has gotten home late from work and seen multiple people dumpster diving in the trashes and we've had items stolen from our porch. I have also seen rats along the parameters our unit over a dozen times. Don't bother thinking your car is safe with a parking permit. Both of our cars have been wrongfully towed within the years over a handful of times. **please take a moment to read** Recently with the COVID-19 outbreak my car was towed while parked in a designated residential spot, with a permit visibly showing, and the Tow Company tried to say not only did I not have a permit but that my registration was expired! Took photos of my vehicle once I picked it up from the tow yard to show proof, and was assured by Arnell that my vehicle would not be towed again. The next morning I came out to see it was towed AGAIN! I have confirmed with another neighbor that they have witnessed WEST COAST METRO (the security co) getting kickbacks from the Tow n Mo company as they call in vehicles to get towed. Since the leasing office has been closed due to the recent outbreak, the property management has neglected to respond within a timely manner and when they do, MATT is highly aggressive, as stated in countless reviews here on Yelp, or just completely unresponsive. My car was in the tow yard for 2 days and finally we just paid and got it out because I couldn't keep taking ubers to and from work/grocery store etc. I was shocked at such a lack of consideration during these difficult times from Arnell. I understand if the office had to close, but at least get back to your tenants in a timely manner, especially when their vehicle is wrongfully towed! If you are even considering moving to an Arnell property, I would highly suggest that you find another option. Not worth the neglect and headache it will eventually cause you down the line. The quality of living is not what it seems when taking the tours, I began to realize how outdated and cheaply built these units are. Not worth the price and although we are on the far opposite side of the ongoing construction, it is still within earshot and I feel terrible for the tenants that live closer to it, especially the ones that signed their lease before it took place. My husband and I got married about a year ago and this was our first apartment together and I cannot rave enough about how much we loved it!! Casey was the most welcoming person and made sure that we had everything we needed and always stopped to say hello when were walking around the complex. Maintenance would come immediately if there were any issues that needed to be fixed/replaced and the apartments were kept in really great shape.
