In my opinion, she presents herself as though she personally drives the entire process, even though she appears to operate with a large team of agents and support staff. That may work for some sellers, but from my perspective it makes the service feel more like a high-volume operation than a personally attentive real estate practice. I have also observed multiple listings that, in my opinion, appeared significantly overpriced and then sat on the market until substantial price reductions were made. In one instance, a property was taken off the market and then relisted at approximately $500,000 less. Even after that reduction, I still believed the property was overpriced based on my own review of the market. My biggest concern is the way she has handled buyer interest at prices below her asking price. When I expressed interest at what I believed was a more realistic price, her responses felt defensive, dismissive, and personally offended rather than professional. Instead of simply asking for the offer to be submitted and allowing the seller to evaluate it, she characterized the interest as "lowballing." When asked to support the listing price with comparable sales, she did not provide any meaningful comparable evidence. Most recently, after I reached out to see whether a potential offer could work, her immediate response was to ask who my Realtor was. When I told her, she replied, "How come she's not doing her job?" I found that response rude, arrogant, and unprofessional. In my opinion, a listing agent should not treat a buyer's pricing opinion as a personal insult, nor should she appear to shut down buyer interest before the seller has had a fair opportunity to consider it. To be clear, this review is based on my personal experience and opinions. I am not claiming to know what discussions occurred privately between the agent and her seller. However, as a prospective buyer, I was left with the impression that she was more focused on defending her list price and protecting her ego than encouraging a serious negotiation. Based on my experience, I would caution buyers and sellers to ask direct questions, request actual comparable sales data, and make sure all offers and buyer interest are being handled professionally and transparently.

We initially wanted a single family home, because we really wanted a garage, and she encouraged us to look anyways. SFH were more expensive with less room inside and no neighbors with connecting walls. She understood our needs and found us a town home that had a garage and was at the end of the building, so we only have one neighbor with connecting walls. The neighbor is just one guy, who is almost never home and when he is is super quiet. We've met him a few times in the less than a month that we've been here. He's also really nice. I know you can't always pick your neighbors, but Theresa really understood that we are a quiet couple who like our home to be equally as quite, jets excluded, and said she knew this would be a good fit because we match very well with the neighbors. It means a lot that she would look out more for us and our wants and needs that she did her bottom line. The tenants who stayed here before us kind of messed up the place, and she did an amazing job making sure everything was in clean and working order. Noticing the repair and work orders needed to get this place back in good condition, I know that the cost was just over what she actually made from renting to the young couple over the 6 month lease, but as a responsible property manager she did what she had to do. I can respect that completely. My husband and I are planning to buy a house by the end of our lease, and in the event that we have to move, we have already decided that she is going to be the property manager if we decide to rent versus selling.

We paid the same fees as we would have with Redfin, but received an experience that was far worse. Our realtor listed our old home and purchased a new home with us. About midway through the process, I started referring to her as the "designated fee collector" in the transactions. To begin, she had no idea what the market was doing in our area. She told us to list the home for $20,000 below what our identical neighbors house had just sold for two weeks prior. We listed it for the amount we thought it could sell for and received a full price offer. She promised that a professional photographer would take pictures for the listing. When she posted it, it had cell phone pictures she had taken on a walkthrough with my wife before the house was cleaned or staged. I am not sure sure how many online buyers looked at those first photos but I was sure that was why it took longer to sell. When we complained, she hired a photographer to retake them, but our experience looking for a new home was the damage was done to the market in the first few days of the listing as people quickly de-selected the house from their search feeds. When we did receive an offer, it was one bumble after another. The agent clearly had zero negotiation training and after we made a counter offer, she sent us back an agreement saying they had accepted. When I looked at the agreement, they rejected our counter offer completely. Once we made it through the process, the deal fell apart a few weeks later because the purchaser had a lien from the federal government. I then found out that our agent had known this was a problem for several days but failed to mention it to us. We had set up early in the process to have a rent-back agreement with the new owners while our new home was being built. While in escrow, our agent called at three times and asked when we thought we would be out of the house because the purchasers wanted to know. I repeatedly asked why that was an issue since we had agreement allowing us to rent it back for up to a month? We later found out that our agent had told the new owners (according to them) that we would be out of the house the day our new home closed. The agent never went to any of the walkthroughs for our new home, gave us a referral to a mortgage company that was not competitive, and did not give any updates once the contracts were signed.
