Blue Sage was there to help set things up and prepare and maintain the rentals which provided a huge relief for me. When I do make it to WA to visit, Kathryn is always receptive to meeting to discuss how they are doing, ways to improve the properties not only for me but for the vacationers and long-term tenants. Communication is outstanding. Blue Sage is ALL about communication! In fact, the entire team especially Kathryn and her staff are in constant contact. If I need something fixed they are on it. If I have to send something to a property and it needs to be assembled and brought over, they're on it. If I have questions on any of the financial side of things, it does not fall on deaf ears. Our communications have always included a sense of humor and are always pleasant. I wouldn't deal with a company any other way. In reading my reviews, I know my short-term rental guests have been very satisfied with their communication if an issue came up. In fact, just recently with the big snowstorm, the Blue Sage team was out there shoveling snow for the guests so they could either come or go easily and safely. On a side note, I usually keep quiet in these snake pits but for the individual who seems to think the PPP loans have something to do with tenants paying their rents... You really need to do your research because one has nothing to do with the other. How did you feel about the baseball and football hall of fame receiving all that welfare, taxpayer money. None of this is appropriate. Bottom line, I'm very happy with Blue Sage and will continue to partner with them with my current and future properties.

    I've never had a worse experience with a property management company. They've been responsible for…read moregetting us the 3 worst tenants that we've ever had. One tenant that they approved for us used our property as a flop house for his employees. It was obvious to me that that was the renters intention but the lease agreement was already signed so we were stuck with them for a year. They lied to us repeatedly and then trashed our house that had just been redone. The next one was a business property rental. They would honor the terms of their lease agreement signed and vetted by Landmark. They ruined our floor by leaving water running and didn't tell us it was happening until it was too late to dry it out. They cut the door jam of our property to get a refrigerator in. Their lease said they were responsible but nothing came of it so now we're left with a ruined floor, replacing the door jam to our building and taking out the Jerry rigged electrical along with a complete paint job. And currently we're cleaning out a house that Landmark also vetted the tenants for us. We drove by the property and noticed a dog and contacted Landmark. They did follow up with the tenants, and yes they did have a dog but nothing was done by them about it. They kept the dog in the garage and now we're starting to clean it up. We're hoping muriatic acid will get the stench out but we're not sure. The house is also trashed. We're going to need at least 1 dumpster to get rid all the garbage they've left behind. These are the 3 worst tenants we've ever had and all were vetted for us by Landmark. Additionally we've paid them a monthly management fee to "manage" our property? Just shameful. One star is the least that can be given. This management company has cost us thousands of dollars.

Their landlord has destroyed our property (twin house) and we hear every tenant footstep all day and night. It is like the tenants are living in our house too. It's absolutely insane and their landlord won't fix the problem that he created, even though our physical health is suffering. We can only sleep when they sleep and all of their tenants have different hours, so we can only sleep for 4-5 hours a night before being rudely awoken by LOUD footsteps. Their answer? We won't help. You can ask the tenants to put in a rug. Well, a rug won't help either -- you destroyed our walls, you idiots.

We were desperate for a home to rent that…read moretook a cat after selling our house and looking for another to buy, so we settled for one of their properties. The house wreaked of the 2 pack a day habit the previous owner had and when we mentioned it Katherine brushed it off. After moving in we mentioned it again and were told to use an ozonator, but that we would have to leave the house for a couple of days (while still paying rent). After a few months Katherine made an appointment to inspect the house with the owner. I was in the house a couple of hours before the appointment and noticed someone trying to come in. I opened the door and Katherine had her key in the lock. I reminded her of the appointment time and she said she was just making sure the key worked. If they don't have a working key, how can they manage a property in the event of emergency? My guess is she didn't know I was home and wanted to snoop before the owner was with her. They expect places to be spotless at move-out with windows, filters, etc, or they charge $50 an hour cleaning. I busted my hump cleaning the windows that weren't clean when I moved in and smoke film that wasn't cleaned before my move-in. I had to clean tons of grease type stuff from the heat pump filters. The point is they expect you to clean spotless, or charge cleaning fee, but rent it to you dirty. When I voiced my concern over the mess they left, they only said that I didn't write that on my move-in sheet. It's THEIR job to make sure things are as they expect them at move-out, when you move-in. I wasn't charged cleaning fee, fortunately. Next complaint is that we broke our 12 month lease 3 months early because we found a home. We paid our penalty and rent until it was rented to others. The problem is they didn't let us know that new tenants had moved in. We found out from the neighbor. I contacted them expressing concern over not being informed of someone moving in. I asked for a breakdown of what money we should expect back with deposit and lease break fee I was told they have 21 days to do that and that a check would be in a mail. I told her I just want to see what to expect in writing and she got upset with me and said Katherine would have to do that and she wasn't around and literally HUNG UP on me. I called back and left a message that I would be contacting our legal services if I didn't get the basic info I was requesting. Guess what? No call back, but did get my disposition letter shortly after. The basic of this is to warn renters that unless you are going to be homeless, go with someone else. They treat you like garbage, even if you're a good tenant all around. Based on reviews, they save their energy and service to appease the owners so they have houses to make money on.

I've had a housekeeper for over a year and gave her the list of cleaning they expected. I asked to do a walk through after moving out, which they refused to do. My housekeeper did an exemplary cleaning job and yet they allegedly had to hire Clean by Carly to come in and clean. A 875 Sq ft one bedroom house that was empty and clean allegedly took 6 hours at $40 an hour to clean! Not a chance it took that long. My housekeeper is willing to testify in court as to the condition of the house, should I choose to go that route. They also hired a carpet cleaner, the same one they REQUIRED me to use earlier in the year. He allegedly said there was dog urine on the carpet and it required 2 ozone treatments. My dogs NEVER urinated in the house. My housekeeper will also testify to that. STAY CLEAR OF ANY PROPERTY THEY RENT! They are jerks when you ask them questions, they accuse you of things that are not your issues, and they keep your money. Additional issue the FHA had to step in on: I have 2 emotional support dogs. When I was renting, they had a form which was ILLEGAL, for my doctor to sign saying she would testify in court if it became necessary, that my dogs were emotional support animals! I was told by the FHA that they had issues in the past with Landmark and they had just re-educated them but would go in and re-educate them again. These people think they're above reproach. The property owner had left all kinds of trash and property and this was only removed after we checked the Washington landlord tenants laws and could quote , the violation. Part of our deposit was kept for something for which we weren't responsible. This house is on Dutch Dr and if you're considering renting from this company DM me for all the problems, any infestation, poorly balanced HVAC, uneven floors, etc.

We gave them notice when we were looking to buy a home at the end of our rental lease, trying to time buying a home around our lease timeline as best we could. When our year lease was up they would not allow month to month, knowing we were about to close on a home. Made us sign 6 months, even though we only needed another month and a few weeks until we closed. They will expect you to move out the EXACT day the lease is up. No extended week, no breaking the lease early, No leeway. We cleaned the house with actual q-Tips, every base board, every light switch, every cabinet and crevice and they still charged us over $550 for cleaning fees PLUS $2,650 for breaking the lease, even though we told them so much in advance, we were only extremely transparent and kind. Not to mention when the AC broke, we had to fix it, when spiders were in the house, they told us to call an exterminator. They didn't manage the property AT ALL. We spent so much of our own money maintaining the house. We have never been more disappointed in a company EVER. My husband is a 100% disabled veteran and he spent a week in bed after cleaning this house, mowing the lawn weekly and taking care of the home like it was as his own. If you're interest in renting, go to another property management company on the island. One with humanity.

The only way to get anything done is through an app. A few days ago I caught the property manager in the building (rare) and introduced myself (he sent a surrogate when I first looked at the unit - a neighbor who creeped me out. I explained my windows leak and my electric bills were outrageous. To their credit, they got someone to schedule a repair right away and told me Monday (today). I said that works - only because I requested the day off work already to recover from the eight hour drive from my mother's funeral. I waited all morning and no repair man. I called the repairman and got no response. Then I received an email saying it was scheduled for TOMORROW, even though I have a voicemail saying it was today. I explained I HAVE to be present during the repair because I have an elderly cat that will get lost if he gets out. Because they're removing the windows at ground level this is a likely scenario. If you rent from Westlake Associates Inc, just know you exist only to enrich THEM. Your schedule, your life means nothing to them. They honestly treat people like commodities. I'm super irritated I may have to lose money and take another day off work to get this necessary repair done. They likely don't want to pay someone extra to come out on a weekend even though these landlords are all millionaires. What can Westlake Associates do to improve? Return phone calls, have effective communication with their maintenance crew and relay information to their tenants. Also, they will need to pay someone to clean up the "humanure"around the building because I am DONE doing it for them. There's new human poop around the building every month.
