I, along with my daughter and her husband and countless others, maybe hundreds and thousands in Oregon and Washington (and elsewhere), have been duped out of what is owed. After "investigating" this company, I believe their conduct is fraudulent and that they are engaging in unfair and deceptive business practices through their reward program. Just do the math-if my rewards over the length of the loan were 40 thousand dollars, and if 200 people had similar amounts, that is $8 million that they don't have to pay all the people they sold these loans and rewards programs to. It could be a PONZI scheme. Of course, they will tell you the Rewards Program is a separate entity. It may be legal, but that is going to be a weak defense, because if they benefit from the program, which they can't disclaim responsibility for when it fails! By the way, the Rewards Program is in the same building as Direct Mortgage's corporate office! Besides, all the Rewards Documents include the Director's Mortgage Logo! I requested this information over six weeks ago from Direct Reward Representative, Jennifer Easton, regarding the DR business entity, the jurisdiction in which the company is incorporated, and the name and contact details of their registered agent, and I have not heard anything to date! As others have mentioned, my loan was sold to a servicer within days of my loan closing. A company that has thousands of complaints! I encourage all people to file complaints with the appropriate state regulators: DFR Consumer Complaint Form (Oregon) Federal-Consumerfinance.org Oregon Attorney General's Office Do a review on Google as well! For some, if not all of you, complaints can be filed against Directors Mortgage and Direct Home Rewards! May the Force Be With You

They sell a mortgage with the Rewards program as part of the incentive to use their services. They then transfer the loan away to another mortgage company and then the Rewards program is not paid as per the original agreement. Jennifer Easton, a representative from their organization, does not return inquiries. Their response is equivalent of me saying, "sorry you haven't been paid, but my debit card to pay my mortgage is a separate entity from me, therefore, you will need to take it up with them. This is NOT satisfactory and I am not the only customer to complain about this. Reviews are rampant with negative experiences. This is illegal practices. Original Review 9/11/25: This company touts a rewards program that does not exist. Be weary! There is no one to speak to at the rewards program when rewards payments aren't made. AVOID!!!!

The design and build process went fairly well and we got pretty much what we asked for. The small details are what we didn't know to ask about and things you think are obvious are not. For example, 2 outlets in the master bath instead of one. We made a change before plans were approved, and were told it couldn't be done. Our Realtor helped us with that one and we got the change at an added cost. I would highly recommend using your own realtor to help guide you and not let you get pushed around. I also recommend using your own mortgage broker. The recommended one would have cost us more than the discount. The build team was pretty good. Amanda was truly amazing and Stonebridge is lucky to have her. Eric was frustrating. I'd ask questions and he'd say he would check with the builder. Really, that's you!!! When it came time to close and do the walkthrough, we got delayed a few days and needed to close before our interest rate lock expired. Give yourself plenty of time to get all the walkthrough items completed before you sign. Take your time and look at everything! If it's cosmetic, they won't fix it at the 90 day. We had paint touch up done at walkthrough, it was very obvious in one place and were told it would fade in. Nope and they almost didn't paint the entire wall at 90 day. I know this may seem a bit nit picky, but it's a brand new house and it should be right. So, get it done before you sign the paperwork. The 90 day went fairly well. It does take time to schedule the work and you do have to keep on top of it. One of the repair guys did say to me that Stone Bridge is really one of the better builders out there and that does give me confidence that I do have a good house. It was a learning process doing a new build. I've learned some lessons and know things that I'd add next time. Given my experience, I would be comfortable buying another Stone Bridge built house.

    We have been extremely disappointed with our experience with Stone Bridge Homes NW, particularly…read morewith the workmanship in our home and the way our concerns were handled after significant water damage was discovered. We purchased our home in Wilsonville, Oregon, and this July marked just three years since our purchase. Our shower developed a leak that resulted in moisture beneath the shower, a saturated subfloor, and mold. As the area was opened up and further investigated, we obtained additional evidence indicating the problem originated from the shower pan and/or the original shower installation rather than normal homeowner maintenance. What was especially concerning was Stone Bridge's response when they came to inspect the issue. Their "warranty inspection" included throwing a glass of water against the shower glass as part of determining whether they were responsible. Considering the extent of the moisture damage underneath the shower, we did not believe this was an adequate investigation into the actual source of the leak. Stone Bridge knew our home was outside its standard warranty period when they came to the house, yet they still asked us to provide additional photographs, documentation, reports, and information. After we gathered further evidence, their position ultimately came back to the warranty period rather than addressing what we, along with two separate licensed and bonded contractors who have inspected the damage, believe the evidence shows about the original shower pan and installation. We wanted to work directly with Stone Bridge Homes NW and gave them the opportunity to investigate and address the problem. Unfortunately, after the response we received from Stone Bridge and their decision not to take ownership of the issue, we are now having to pursue other avenues, including the Oregon Construction Contractors Board, the Better Business Bureau, and legal assistance, in order to get this matter resolved.

Requests for any needed repairs were addressed quickly, communication was good and Behzad was very kind. We lived at this property through the pandemic and when our businesses were forced to close with no notice, he worked with us to be able to manage rent during that time, for which we were so grateful. We would have continued our relationship for years to come, but the owners decided to sell. When we moved out, our full deposit was returned. We would rent with Behzad again, should the opportunity arise. My husband and I highly recommend Zad Realty!

I feel very fortunate to have had the opportunity to rent a home from him. 1. He will actually return your calls and talk with you! 2. He will answer all of your questions. 3. He will respond to your emails. We walked through the home together at the time to sign the lease and he told me where the flaws were and to write them down. When I had an issue with the rental, he did not ignore it and worked with me to resolve the issue. He cares about the condition of the properties and wants to keep them maintained. Basically, just having the opportunity to talk and establish a relationship with the person you are renting your home from feels very nice - like the old days. I told Behzad that thanks to him I will continue to have faith in humanity and that there are nice property managers and nice people who care, still out there in the world! :) Thank you Behzad!

    I found our buying agent, Brian Migliaccio, through the nation-wide lender (of the property I owed…read morein CA) who had a relocation connection with Hasson. While my relationship with the lender went down the drain during the pre-approval process, we began to develop a relationship with Brian already so we decided to go with him, out of three researched/recommended realtor options we could have gone with. We had a great experience with Brian and after two bids on two different properties, the second seller went w our bid which Brian strategically helped us with. The first bid fell through due to that seller's inability to resolve an inspection of significant changes... in the end, where we ended up is sooo much better! Furthermore, he seemed to communicate well with the selling agent and our loan broker, as everyone was on the same page during escrow. Brian was awesome and very communicative of the buying process here in OR. There are some minor differences from CA that we're new to me... how a buyer can get an offer accepted but have buyers remorse (or similar) and come out of contract in 12 (or so) days! That's rough for sellers imo. Brian had worthwhile recommendations for contractors, inspectors, and local food/activity options. He was personable, honest, clear to explain the process and our options, and prompt with communication and his schedule. I felt he had a good gut-sense on the two selling realtors, and gave us his professional opinion of each bid and the feedback we got from the seller's agent - this is invaluable to me. Out of three property purchases I've gone through in my adult life so far, Brian was by far the best buying agent I've ever worked with. I would (and have) recommend him and would use him again, if we move again (hopefully not anytime soon - packing stuff sux!!) Also, Alyssa at Hasson helped us get the support we needed to relocate up here from the Bay Area. She provided details on the different levels of service we could use and made it clear on the process. While I did think the relocation would have been more hands-off for us initially, in the end it was probably better for us to deal with the moving company and auto transport vendors first hand, rather than have an middle-person/coordinate for us. All-in-all Hasson was a great resource for us in so many ways for us to voluntary relocate to the area (we were not sponsored by our employers). Buying property is a stressful life event as it is, but I felt we were taken care of and respected. Thanks so much, Brian and Alyssa!!

She helped me find a condo and later sell that same condo…read more She has great people she works with-- the stager made the condo look so good I almost didn't want to sell it! And the photographer captured the beauty of the condo and the surrounding area. And that was all included in the commission! She also helped my ex-husband find his home and helped my son and daughter-in-law sell their home in Southwest Portland and find their new home in Sherwood. I highly recommend Sophia.
