Please read the countless negative reviews on this platform about Directors Mortgage and their Reward Program. I, along with my daughter and her husband and countless others, maybe hundreds and thousands in Oregon and Washington (and elsewhere), have been duped out of what is owed. After "investigating" this company, I believe their conduct is fraudulent and that they are engaging in unfair and deceptive business practices through their reward program. Just do the math-if my rewards over the length of the loan were 40 thousand dollars, and if 200 people had similar amounts, that is $8 million that they don't have to pay all the people they sold these loans and rewards programs to. It could be a PONZI scheme. Of course, they will tell you the Rewards Program is a separate entity. It may be legal, but that is going to be a weak defense, because if they benefit from the program, which they can't disclaim responsibility for when it fails! By the way, the Rewards Program is in the same building as Direct Mortgage's corporate office! Besides, all the Rewards Documents include the Director's Mortgage Logo! I requested this information over six weeks ago from Direct Reward Representative, Jennifer Easton, regarding the DR business entity, the jurisdiction in which the company is incorporated, and the name and contact details of their registered agent, and I have not heard anything to date! This company cannot be trusted. They sold us on a lower rate through a "rewards program," but left out the fact that that rewards program was paid from a different company (even if they use the same name and color scheme as director's Mortgage). And this "shadow company" doesn't have an official address that I can find, meaning they can't be held accountable for not following their own rules. This process has cost me over $1500, and hours upon hours of time. I will NEVER use DM again, nor will I ever accept a rewards program as part of a loan. I have no idea what this company has done with my banking data, either, which is another huge red flag. I trusted someone at DM as a family friend, and they have gone radio silent as well. They sell a mortgage with the Rewards program as part of the incentive to use their services. They then transfer the loan away to another mortgage company and then the Rewards program is not paid as per the original agreement. Jennifer Easton, a representative from their organization, does not return inquiries. Their response is equivalent of me saying, "sorry you haven't been paid, but my debit card to pay my mortgage is a separate entity from me, therefore, you will need to take it up with them. Total scam. Somehow these bros have figured out a way to legally "bait and switch". Like other reviewers, I selected Directors over a competitor due to the "Rewards" benefit. After two years, the terms of eligibility for "Rewards" were drastically changed. $5k in a non-interest bearing account in 2025? What? You know that stuff we call fine print? Well, they have it and they use it. I got a mortgage through them about three years ago, has a rewards program. They make it sound tied to the mortgage, but it is not, completely independent. They say you can get a better equivalent rate, and you may, but they don't factor in that they change the awards program anytime they want, and that rate you bought into is now no longer as advertised. The unfortunate fact of the matter is the law may actually be on the consumers side, but it would be far too expensive, if it was a leg to stand on. Do not do a rewards program. And do not get a mortgage through directors. They are garbage. Consider the fact that you are stuck with them until you refinance. DO NOT USE DIRECTORS MORTGAGE! UNETHICAL AND DECEPTIVE PRACTICES! They will lie and deceive you, steal your money, and take zero accountability! They operate an unethical, immoral, and borderline illegal business. I would never recommend this company to anyone, ever! Do not use Directors Mortgage or ever work with Austin Irwin and the Irwin team! Unfortunately, we did not see all the terrible reviews until it was too late. Other reviews say that Directors Mortgage uses an illegal bait-and-switch scam, and that is 1000% true - that's exactly what happened to us! Please let this be a warning to all future homebuyers - DO NOT USE DIRECTORS MORTGAGE!! We had the absolute worst experience with Austin Irwin, and the Irwin team. To say it was a nightmare would be an understatement. We were lied to and deceived throughout the whole process. Their communication was beyond awful, especially in the most critical times. We were completely ignored for days at a time, our concerns and frustrations were never acknowledged, and no one made any attempt to rectify their mistakes or take one ounce of accountability whatsoever. We lost THOUSANDS of dollars, had to give up our temporary rate buy down, and had the absolute WORST home buying experience. When we voiced our concerns about the closing costs being at the top of our budget and tried to lock in our rate two weeks into escrow, Austin Irwin assured us that there was no way the costs would increase. His professional recommendation was to NOT lock in our rate. He convinced us to trust him and said he would make sure he locked it in later while trying to save us money in the process. Our closing costs ended up increasing by over $6k in our final estimate! We had to come up with our own solutions and gave up our temporary rate buy down in order to still purchase the property. Directors didn't send the final documents to escrow until the NIGHT BEFORE closing day. Austin had also miscalculated our prepaid interest, so we ended up paying an extra $2k on closing day. Austin Irwin's incompetence, lies, deception and false promises ended up costing us thousands more to close on our house. He took zero accountability for his actions and mistakes, showed no remorse, and never once acknowledged nor apologized for stealing our money. When we were sent the final estimate that was $6k over our budget, one week before closing, we were completely ignored by Austin and his team for FOUR DAYS. Then, Austin lied directly to us, giving us the excuse that he was out of town with no service. BUT we saw him posting on Instagram the whole time, golfing and smoking cigars. So please enjoy the attached picture of our loan officer enjoying his cigar and golfing, while we were desperately trying to get ahold of him. He couldn't care less and then lied about it. And again, he took zero accountability. To make a long story short, they gave me the full terms of my mortgage, I put down earnest money and after that they came back to me telling me I hadn't locked in my rate meaning I had to come up with an extra thousand bucks. If my rates weren't locked, then why the heck would I put earnest money down!? They took advantage of the situation knowing I would cough up an extra thousand bucks rather than lose 3k in earnest funds. I now see the horrible rating this company has on Yelp, I wish I had taken my time to look into Directors before my horrid experience. The lowest rating I can place here could not even come close to the amount of frustration and disrespect I felt after dealing with their representative and this company. I recently applied for my first mortgage, and I was referred to Tyler Hyashi. This is a first time purchase, and I had some areas of the process that required special attention. When my partner and I initially met with Tyler, we laid out everything that we felt needed to be addressed and considered. We asked questions, and listened to what he had to say. After that meeting, we were waiting on my accountant for some documents and this took a few weeks. In that time we reached out to Tyler a couple of times, both times with questions. Tyler's responses became short, and his communication essentially ceased and gave us the feeling we were burdening him with those questions. Once I finished the application and sent all the necessary forms to Tyler, he did a hard inquiry (which was to be expected) and pulled my credit. We were rather excited and ready to start the process of looking for a new home. Tyler had informed us the type of loan we would need would require a 25% down payment. That in itself isn't the issue. The problem is that Tyler did not communicate his companies ability to work with what we needed. Our initial meeting Tyler never gave us any indication that this loan would be the only option. Nor did he indicate this during the prior weeks, or at the initial meeting. If we had known they require 25% down from the start, we would have shook his hand and walked away. Tyler chose not to do that. Instead he damaged my credit with a hard inquiry, on a loan we wouldn't agree to the terms. Tyler knew from the initial meeting that we had a specific amount for the down payment, and that was not going to be enough for what we were looking at purchasing. Tyler Hyashi mislead us the entire time since our initial first meeting. His gimmick is to set up a in person meeting with you so you feel comfortable enough to trust him and his company. The truth is he is sizing you up and judging you, whether you are good enough to work with him and his company. He never wanted to work with us in the first place. If this is the type of shrewd/deceptive workers that represents Directors it does not say much about them what so ever. This entire experience was supposed to be many things, what we received was horrible. I hope anyone intending to do business with this company looks into the complaints about their employees practices. I would not take a loan from them if it was my only choice. Thankfully, it's not. While I can't speak to Director's Mortgage overall I can speak to the unprofessional behavior Austin Irwin. He started off enthusiastically and was willing to work with me online or in person. After some foot dragging in my part I decided to meet with Austin to get the ball rolling. He told me days he had available but the time I chose for the first day he said was not available. Over the weekend he emailed me asking if we were still meeting. Once again I sent a time and a little information. He responded saying he would need more information, which I knew but he didn't confirm the time. I emailed him twice asking if the time was good. No response. Since I am in Vancouver and he is in Lake Oswego I wanted confirmation before driving down there. I called the office and was told he would be in but they would relay my message to him. I called his cell phone and left a message. No response. Meanwhile, the time we were supposed to meet passed. I understand things come up. Or perhaps he thought it wasn't worth his trouble, I don't know, but it is easy to say I can't make it or whatever rather than leaving me hanging for a couple of days. I went with Evergreen Lending in Vancouver and was approved in a day. Half the time I was left hanging by Austin Irwin. read more

Directors used an illegal "Bait and Switch" tactic which caused great distress to me and my three young children. We were approved for refinance and new purchase loans and after going into contract for our new home, renting our current house out and going to a hotel for a few weeks before closing on the new home I was called a week before closing and told they couldn't offer me the 3.5% original loan, but they could get me a 9% loan which I could refinance three months later. This meant more closing costs in their pockets. Nothing in my income or credit had changed and we were left homeless after I refused to sign the high interest loan, they were trying to force on me by taking advantage of the fact that we were in a hotel with no home. For months I struggled to find permanent housing and Directors refused to take responsibility and did not help in anyway even though they were at fault and knew we were left homeless. Every opportunity I'm able to I always share my story with other home buyers to warn them of this company which has led me to other clients who have been wronged by this company but have not left online reviews. First of all, Tony Jones called out of no where, after we talked to a realtor. They were in such a hurry to get us to do a home mortgage with them that they gave us such a very high interest rate. And at the very end, i get this letter wanting our feed back on all the experience we had ( which wasen't good) to get a card from the owner Mark H. with a whole whopping $5.00 gift card from Starbucks... I have had the WORST experience with Directors Mortgage. Not only did they not provide me with a 'Good Faith' estimate, they promised the fee's would be 'minimal', which was NOT the case!!!! My mortgage guy is getting over 3k of my money, when I could have gone to a bank for free. The lady who needed all my information was very pushy, unprofessional and clearly could not spell in any of her emails. Not to mention, they lost my information and I had to provide it for them 2x. Very unhappy with their service Unprofessional, impersonal, worst mortgage company my husband and I have ever worked with. Lender would not communicate with us, handed us off to several assistants, have had several extensions on closing date because pre-approval was not done correctly. Communication was done through our realtor to find out that the mortgage company did not do their job in getting our employment verification and that they waited until the last minute to get this corrected. My loan was delayed because I was told my IRS form needed to be wet signed. I was called weeks before and told I needed to get this done and have the email correspondence including a 'thank you' after I said I had uploaded my hand signed copy... this then mysteriously disappeared and I was stuck with only two weekdays to move out (had to use vacation time at work) because closing was delayed 6 days. It was confirmed received on directors end via email weeks before I had to provide it again. Also, I was told that I would receive my appraisal fee back to me after closing however I was NOT told it had to be placed on a debit card and not a credit card to receive a refund. Although when I called to provide my card information there was no mention that I would need to use a debit card if it was to be refunded. Karen however told me that she tells everyone about this and I must have not remembered. I paid very close attention throughout the loan process to make sure everything went as expected and would have 100% remembered hearing about using a debit card to receive a refund. $525 this cost me and the closest I got to an apology was a 'im sorry BUT'. No sincere apology is ever followed by but. Both times nobody at directors would admit fault and placed the blame on me basically sighting ignorance on my part. This is not a way to treat customers. Many colleagues at work are starting to look into purchasing their first house and I am sad to say I will not be able to recommend directors after this experience especially since there was no attempt to make anything right or even provide a sincere apology, mistakes happen. My real estate agent asked for directors to do something when she saw how frustrated I was after everything and was basically told that I was wrong because it was my fault. Apparently it was my fault for choosing directors. One more item of note, I was sent unencrypted PDF documents via email multiple times containing PII including my social security number. Information like this should never be transmitted insecurely. Then I was asked to fill out another PDF and send it via email with my credit card number including CVV. The CVV number is never to be written down and only to be entered at the time of the actual transaction. These are sizable PCI violations and can lead to a compromise of your identity or stolen credit card information. read more

I had called other lenders who claimed to be "VA Loan Specialist" only to be told how a VA Loan was not worth the work that it required and to be pointed to a far more costly program. Nathan and Mike at Directors Mortgage were different from the start. They helped to identify areas that could be a problem for me and helped me set realistic goals of how much house I could afford. They worked hard and helped me work with the VA. Their hard work paid off. My application was approved and funded in a very short escrow period. Their honesty and genuine desire to help me utilize the VA Loan that we have earned was reassuring. They did not mind my constant calls asking what was next and generally held my hand throughout the process. I love the home that Directors Mortgage helped me buy and plan to be here a very long time. I was doing mortgage with other company I came to him because of rates and closing costs. After revision his cost was double of other company. I had the worst EXPERIENCE with 3 people at DIRECTORS MORTGAGE which were all part of the same team. I was looking for a place when the interest rate was at 3.2% or so. I was told by 3 different people, Tom Clark, Austin Irwin, & Mark Irwin that was pre approved for a FHA loan and gave me lots of hope. The 1st conversation with Austin felt good, the second conversation felt forced and I felt like I was bothering him from what he was doing. I say this because there was a lot of banging of something in the back round and you could hear that he was walking around. I got the same experience with Mark Irwin minus the back round noise. When I talked to Tom I asked him to lock me into the low interest rate since I was not finding what I liked in a home. His response to me was - " THE INTEREST RATE IS NOT IMPORTANT, WE DON'T NEED TO LOCK YOU INTO THIS INTEREST RATE" . Well now the interest rate is really high. I kept getting the run around from the so called IRWIN team and got really discouraged and this was a horrible horrible experience for a first time home buyer. I was soooo discouraged I called off my home search and continue to pay over $2k rent instead of paying this to a mortgage. I DON'T RECOMMEND THIS COMPANY TO ANYONE. They will waste your time! I'm sure there are lots of other lenders that are not bad. before I get the courage to tackle this again I will be doing lots of back round search on the company I decide to go with and looking at reviews. Absolutely use any other company to get a mortgage. I wish 0 stars was an option. This company is just trying to make money without any regard for its clients. They have several 1 star reviews for a reason, take it as a warning. They very quickly pre-approved us for our home, then disappeared. They were basically unreachable for any questions or updates, by phone or email. They reached out again 2 days before our closing date asking us to resend ALL of the documents we sent for the pre-approval again, because they had lost the previous ones. If you've applied for a mortgage before you know this is a long list of documents that takes a lot of time to gather and send over. After this, they pushed our closing date back FOUR TIMES (over a month.) then said that we couldn't be approved anymore. But instead of just saying that, they made ridiculous requests, like fully paying off our 2 leased cars MSRP value in cash and then we would qualify. To their surprise, we did that and they still did not approve us and we lost the home we had fell in love with. Using a different company, we were able to get a better home with a lower rate and had a much, much better experience and closed on our original closing day. Director's Mortgage work is very sloppy and they caused me so much stress I lost a lot of weight and sleep. Do yourself a favor and choose a company that has respect for its clients!! read more

We had a really bad experience refinancing with them. It all sounded good at first, but after we shelled out hundreds for an appraisal everything changed. At first they said we wouldn't need PMI, then later they said we did. Then they said we wouldn't owe a thing at closing only to call the morning of, saying we needed to bring a check for $1600. And then to top it off, we were half way through signing papers and they informed us they hadn't secured any PMI. An hour later they magically did for well over the original quote. I cannot warn you with enough fervor to STAY AWAY from this broker. I have worked with Dawn Carter for several months attempting to procure a mortgage. They lost several important documents, insisted on an overpriced appraiser and did not inform us as to the necessity of keeping copies of cancelled checks that were deposited into our accounts. They out and out lied on more than one occasion and had such a poor relationship with their own underwriters, that we had a list of 19 different items in addition to the documents that we had already provided them. I also had a really terrible experience. Based on my full and honest disclosures of my situation and finances, my broker assured me that I was fully qualified for an FHA loan. However, there were some requirements that I did not, and could not possibly meet before moving. If I had known this early, I would not have gotten myself in a situation where I had a binding contract and had expended travel, earnest money and appraisal fees. I was told of some problems late in the game, but that they could be resolved. I did what I was told and was then told the problems were resolved due to these actions by me. However, it turned out they were not resolved, and on THE DAY I was supposed to close, I was told I was not qualified for the loan. I was moving from out of state in less than two weeks, and this essentially left me homeless, with a binding contract I could not fulfill, and a $3500 debt (assuming the seller did not sue me, which would make it even more). Also, while house hunting, I had repeatedly expressed concerns about interest rates rising and my mortgage broker acknowledged that they would rise in December due to profit taking on Wall Street but that she would wait to lock until I had a house picked out. I had a binding contract by late November, but she did not lock me as I thought she had. Rates shot up dramatically, just as she predicted So, I had a significantly higher rate than if she had locked when I had a binding contract. . Ultimately, there was nothing that DM could do about the interest rate, but they did find a way to get the loan pushed through at the last second, within a week of me moving- but only after I successfully rebutted a manager's accusations that I was lying by producing emails to and from the broker that proved what I was saying. I appreciate their efforts to make the loan happen, but never received an apology of any sort. Also, the broker I used is no longer there, so I don't know if that would help. read more

I can't give a 1 star rating because, having never obtained a mortgage before I have nothing to compare it to. Perhaps it is industry practice to over-promise and under-deliver. The staff I worked with were nice and polite. However, they were very hard to get a hold of and didn't return my messages until I practically begged them to keep me in the loop. At first it felt like I was sending my documents into a black hole and it wasn't until I informed them (via a text message that felt like throwing a coin into a wishing well) that I was inexperienced and anxious that the broker's assistant started returning my calls and texts. I'm willing to concede that I was maybe a little higher maintenance than some of their other clients. My credit wasn't the best so maybe that had something to do with this feeling that I'm less than a valued customer; I jumped through a lot of hoops, paid a lot of stuff off, wrote lots of explanations and did it all as quickly as I possibly could. I worked really hard to make this happen, while their attitude seemed to lack the same level of urgency that I felt. At $800 for a 1500 square foot home, the cost of the home appraisal was way more than twice the national average as stated in Homeadvisor.com and it took more than a week to get the first appraisal report back; there were some discrepancies, and now it's still taking forever for a new appraisal report, but that isn't necessarily the fault of Directors. They told me that my closing date would be around the 15th. Then they said it would be around the 23rd. It's the 29th with no end in sight. I've been packed since the 15th and have had to reschedule movers twice because they keep giving me closing dates and then failing to meet their own timelines. I don't know how much of this is the fault of Directors but it definitely seems like they aren't very good at communication. I feel like I'm getting jerked around. read more

The people collecting information from me were polite and as patient as possible, which has to be hard because I'm hard to pin down for any information. I would recommend them. read more

So far the people at Directors in Hood River have made the loan experience amazing. Before when I 1st tried to buy my dream home in the Columbia Gorge LendingTree and Quicken were very aggressive and said "oh yeah we can close on that house". After nearly three months of waiting for an appraiser the Sellers of our dream home no longer wanted to sell to us. They even took the home off the market. By going local people said we might have a better experience. Pathfinder Reality suggested we check out Directors Mortgage in Hood River. What a great city btw! Anyway after signing the Sales agreement and when our Appraisal was picked up it was like only 3 weeks. Jeff Sarce and Jessica made this happen. They have been helpful in the loan process, since this is my 1st time buying! My mom will be so proud. In any case the lesson here is; one Mr Mark J Hanna has a great culture, amazing talent at Directors, and the Internet is not always better. I have had a really bad experience refinancing. I had originally financed my house with Steven in the Mark Hanna section. He did a good job on my finance and I sent him customers. Then I went to refinance my house. It took him a couple of weeks to just get me a rate quote. Then I asked for a better deal and it took him part of the afternoon to get some other options for me. I picked one of the options and told him lets work on getting it going and he told me he would send me a list of what I had to do to get it going to underwriting. I waited a week and nothing. The next week I emailed him and didn't get a response so I called. He told me he would try to get it to me by the end of the week, but my rate would be locked. At the middle of the week he said he was going on a sales quota trip with the company to Mexico and would get back to me when he returned. When he returned I sent an email to remind him. Nothing. Then I called and he promised once again to get back to me on Monday of the next week. On Wednesday of that week I emailed him and got a bounce back email that he was out of the office for the remainder of the week. I was worried that maybe he had some family emergency or something drastic since he was being such a flake this time. I sent him an email and said I hoped everything was OK with him and give me a call when he got back. I called later in the week and asked to talk with someone else and the receptionist told me he was at a seminar. I'm so disappointed in Directors Mortgage that I wouldn't refer anyone there again. We are currently going through a purchase, that was to take 3 weeks...we are now on the 3rd month of trying to get through this nightmare. I have purchased several investment properties over the years and never have had such a disorganized Mortgage broker. He does not remember what has and has not been done to complete the loan...asks me questions, he should have the answers to...info that should be in the file. I resend (fax/email) the same documents. He makes transparent excuses for why this keeps dragging on. Our realtor says this is the worst Mortgage co he has had to deal with, I have to agree. read more
