After over 3 years of residency, my move-out was met with a persistent series of obstacles and predatory billing practices. The lack of professionalism started before I even moved. The office aggressively dodged my loan officer while I was trying to close on my new home. I eventually had to go to the office in person and put my loan processor on speakerphone because they lied about not having 'authorization'--which I had provided multiple times. Worse, they falsely claimed they had been in contact with my loan officer and that she was ignoring them. My loan officer confirmed this was a complete fabrication; they simply weren't responding. After I moved out on Dec 2nd, the bad faith continued. I requested a joint walkthrough--denied. I tried to return my keys in early Jan--they refused. They waited 50 days to 'inspect' the unit and are now keeping my $200 deposit plus billing me an additional $147.00 for cleaning and damages! I am a reasonable person and have no issue paying the fair, prorated cost for minor repairs I documented. I acknowledge a quarter-sized hole in one wall and a small iron mark on the carpet. However, I refuse to be overcharged for a full apartment renovation. They are charging: * $467.52 for carpet replacement (ignoring the 3+ years of use and Texas law regarding proration). * $105.70 for paint/wall 'repairs'--an outrageous charge for one small hole. * $147.00 for 'cleaning/damages' like a structural leak - which left the apartment moldy and 'roach activity' that didn't exist when I left. I have a time-stamped video from Jan 3rd showing the unit was in clean, well-maintained condition. They are ignoring the Texas Property Code and attempting to make me pay for an upgrade rather than fair repairs. I am now filing for treble damages in Bexar County Justice Court. She took the time to listen, showed real care and compassion, and never made the experience feel rushed or transactional. Her approach felt thoughtful and understanding, and it created such a comfortable, positive atmosphere throughout the tour. Even though I ultimately decided to stay at my current property due to a change in my circumstances, this had nothing to do with the community or the service; MAA Bulverde left a lasting impression, and Abby made the entire experience feel human, respectful, and uplifting. It was one of the warmest sales experiences I've had, and I truly appreciated her professionalism and heart. This place is pathetic they will attack your wallet at all cost. As far as living my building was roach infested. I told them right away and my response was "sorry". After reading reviews they've known about the issue for a while. Be prepared to pay every fee and avoid the property manger at all cost she treats her employees horribly, she is extremely rude. Verbally telling me as a nurse I should be able to email her during the business day even if I'm working (guess I thought my job was More important than it was) when I responded 1 business day late to her. FYI if your 60 day notice is late (from my experience) prepare for at least a 90% rent increase for ever day it's late. Read your contract too, if you were unaware your 60days was up then they did not properly inform you and you do not owe them that money. This is my honest review. I loved all the workers except for Diedra and the company as a whole is coming after your wallet and will take every cent they can in anyway they can.

My unit has no problems and had updated features when I moved in. The property is gated, has a courtesy officer who patrols regularly, and the neighbors are generally quiet. We have trash valet service that comes Sunday-Thursday and a secure mailroom to make it easy to get packages outside of office hours. The only complaint is that some pet owners do not clean up after their dogs despite the availability of dog poop bags and trash cans. The office staff is prompt about answering questions and very courteous, but a special shout out goes out to James, their head of maintenance. He always does a great job, has a positive attitude, and has set the bar high. All my maintenance requests are completed within 24 hours and always done correctly. I highly recommend this property.

The price…read morefor this place and the square footage you get is better than what other apartments are offering so I'm not discouraging people from moving in, but my experience has been a total mess. I'll start by saying the people who live here are so kind and helpful, and while some just mind their business, I have made some friends here. Some residents here don't pick up after their animals and the mosquitos and wasps nest are insane here too. I personally have no incidents to report of any car break-ins but they had to close the mailbox room after 8pm due to people breaking into the mailboxes, and for a while the gate would be broken majority of the time but the past few months it hasn't, consequently if it being broken the gate opens super slowly and you have to be basically almost touching the gate for the sensor to work. I can't say the same for all apartments here, but I had a mold problem on vents and some of my window's glasses weren't fully sealed, so mold grew there too. The carpet was obviously old and I don't think they replace the apartments carpets as frequently as required. The building could be made of glass, everything breaks or bends when you mess with them slightly, but i'm assuming it's this way so they can strip you of your deposit. Inspections this year were crazy and there was no communication between maintenance, the office, and what was said to their residents. They inspected our building over 6 times for various reasons and one time our apartment specifically due to "lack of cleanliness". They don't tell you this when you move in, but mentioned in the lease it does have it and written that it needs to be clean and don't really specify what is actually required. They mean that in it needs to be SPOTLESS and deep cleaned anytime there is an inspection or if maintenance comes to fix something in your apartment. Specifically, Yassy, the assistant manager, has come into my apartment and berated at me about how dirty my place was and has pressured maintenance in front of me to explain what was seen as "awful" in my apartment, but they couldn't give an answer. I have a cat, and she states she's allergic to cats, so when she went on a rant about how hard it was to breathe in my apartment I'm going to assume maybe it's because you're allergic and not that my place stinks. Yassy has reportedly done this to multiple people living in this complex and is known for having an uncaring and unkind attitude. They hired someone to take over for the lease agent position during my time here and I'm not sure how he treats people touring, but every time i've talked with him his immediate response is to talk to a manager. I can't tell if he's lazy or wasn't trained well, but he is making management's jobs a whole lot harder and wasting my time, considering it's rare you see them in the office and getting ahold of them on the phone is also a rare occurrence. Keep this all in mind when looking at this place because it may not be for you, especially if you have any kids or animals.

Do not recommend Villas at the Rim. Amenities here are constantly broken and management shows…read morelittle urgency to fix anything. The sauna doesn't get nearly as hot as it should (used to get to 185 degrees now only 145), the pool volleyball net has been broken since the middle of summer, and the cabanas were a mess the whole summer (cabana work wasn't complete until after the summer). The fire pit has been out of service since around February. Why didn't they fix the fire pit over the summer and do the cabanas in the winter? That would have been logical. Instead we had little shade over the summer and now it's getting cold and still no fire pit. These attached pictures show the ongoing neglect. Instead of prioritizing resident security or meaningful improvements, management spends their time obsessing over repainting parking lots, buildings, and replacing a cheap keyboard, meanwhile, multiple cars have been broken into and they refuse to install cameras above level 1 in the parking garage. Residents have made it clear that safety matters more than paint, but management doesn't seem to care. Some residents have reported too much attitude when complaining to the office. Multiple residents have reported roaches, but nothing was done, so they moved. The contractors they brought in for painting and power washing are damaging patios and make a mess, which shows management obviously went with the cheapest option, at residents' expense. There's no communication in the office - one person will tell you one thing, and another will say the opposite. For the amount of money paid here, it's unreasonable how many amenities are broken and how little urgency staff have to resolve them. You'd be better off paying less elsewhere with fewer amenities and save around $500 per month. Management should care about keeping their current residents and attracting new ones, and less about money.
