Do not recommend Villas at the Rim. Amenities here are constantly broken and management shows little urgency to fix anything. The sauna doesn't get nearly as hot as it should (used to get to 185 degrees now only 145), the pool volleyball net has been broken since the middle of summer, and the cabanas were a mess the whole summer (cabana work wasn't complete until after the summer). The fire pit has been out of service since around February. Why didn't they fix the fire pit over the summer and do the cabanas in the winter? That would have been logical. Instead we had little shade over the summer and now it's getting cold and still no fire pit. These attached pictures show the ongoing neglect. Instead of prioritizing resident security or meaningful improvements, management spends their time obsessing over repainting parking lots, buildings, and replacing a cheap keyboard, meanwhile, multiple cars have been broken into and they refuse to install cameras above level 1 in the parking garage. Residents have made it clear that safety matters more than paint, but management doesn't seem to care. Some residents have reported too much attitude when complaining to the office. Multiple residents have reported roaches, but nothing was done, so they moved. The contractors they brought in for painting and power washing are damaging patios and make a mess, which shows management obviously went with the cheapest option, at residents' expense. There's no communication in the office - one person will tell you one thing, and another will say the opposite. For the amount of money paid here, it's unreasonable how many amenities are broken and how little urgency staff have to resolve them. You'd be better off paying less elsewhere with fewer amenities and save around $500 per month. Management should care about keeping their current residents and attracting new ones, and less about money. read more

Amenities are nice if and when they work. Seems like there is no sense of urgency to fix the amenities when things break. Fire place has been broken for 9-10 months with no signs of getting fixed. Still haven't repaired volleyball net in pool. Sauna still has a heater out. But hey, at least the lines in the garage get repainted every year! No priority to get cameras in the garage as my vehicle has been broken into 4 times. A $15 keyboard got stolen out of the business center and best believe they put cameras in there immediately. Resident retention should be of high priority along with new leases but hey, let's install solar panels instead so you can get your tax credit. read more

Six flags is down the street. A lot of restaurants nearby. There's a plaza next door with restaurants you could walk to. There's a parking garage in the complex for everyone's car. And there's garages in the parking garage. Gas powered bbq pits everywhere and they work. Luxury. I really just lived here for the basketball court. read more

Please don't waste your money. One I see their new tactic is to say I can't find you as a tenant in other bad reviews. Well, here is a copy of my renewal lease offer, and yes I am an actual tenant even if they try to say they cannot find my name, which is $2250.50 while they are offering my apartment 1303 for $1792 in January. This is because I truthfully wrote a bad review with pictures. If you want to get in an elevator and pool area with drunks and people smoking pot and when you report it to the supposed peace officer working and living in the building and he tells you there is not anything he can do since the office does not enforce any kind of punishment and he is wasting his time, then come lease with that knowledge. Also, I am told by a former employee that you will never get your deposit back no matter how nice you leave it since that is Management Support's unwritten policy. And know that the very unresponsive manager who says she gave me a timely lease renewal in response to my last review, which I asked for in early May and got a renewal on June 23rd for July 1st is a petty and lazy person, Scarlett. Now that the pandemic is "over" You can rent a house in this area for the same price and not deal with this drama. Save yourself the headache. and you can look for my previous reviews. They also used to offer compensation of some sort for a good review so don't trust those. The whole apartment shakes every day at approx. 2:57 pm from the blasts from the quarry. you can't enjoy the patios facing Vance Jackson since the dust from the quarry gets in everywhere. the train in and out of the quarry comes around 4 am with loud screeching metal wheels for sometimes over an hour. and Scarlett is always "walking" the property or can't be bothered, since her working hours seem to be 10 am - 4 pm and she is the manager when she is not at lunch or "busy." But if bad service, drunks, and potheads controlling the recreational areas and elevators; not getting any sleep, having an apartment full of dust, and throwing away a deposit is your thing, then please rent here. CONS: UNIVERSITY STUDENTS that live here are abhorrent and have no concern for the property, the facility, or the rules. They are frequently out at night in the summer loud and drunk or high which you can smell. If you call SAPD they will come and ticket them for noise violations in residential zoning. The university kids are also extremely demeaning to the staff (I've witnessed them purposefully making messes then telling the staff to clean it up because it's their job) and tend to be preoccupied driving in the parking garage (texting and driving down the middle of the garage). Very limited storage in the apartments. PROS: The staff is helpful and kind if you go in an express concerns The team keeps the facility clean. Maintenance is always fast to come check out and usually fix issues - within 24 hours. I have never used the "peace officer"but if you speak directly to the office team about issues- especially those that break community rules- they will help resolve them. Most of the neighbors are young professionals so it stays pretty quiet and they're friendly. Staff willing to help you with basic tasks after surgery like bringing packages up. Rent is reasonable. Walkable to the restaurants in the Rim. Trail head shortly up the road if you like to bike or go on walks. Pool and gym get cleaned frequently. Fewer university age students have been moving in and staying which is making the community much nicer. I've never had an issue with any families that live here and their small children. They're always polite and well behaved. Overall I'm happy with the complex and the way management handles things. I've never had an issue when I've gone in to raise a concern or ask for help. Just remember, they're there to help and it's best to talk to them sooner rather than later if you have an issue. read more

Stay far away. My girlfriend and I moved into Villas at the Rim in July of 2020. Two months ago. We recently moved to San Antonio for a job and to be closer to my girlfriends family. We rented an apartment at Villas at the Rim because the leasing office advertises themselves as a luxurious style complex and with there being a global pandemic we decided on a place we assumed would have higher standards of cleanliness. After we moved in I spent the entire month of July in Chicago and My girlfriend has been commuting back and forth to Del Rio to care for her mother. We have accumulated a lot of pictures that show why we are unwilling to keep our lease at Villas at the Rim. The pictures are only over about a 3 week period. When I spoke with the property manager, she advised me she had just gotten back from a 10 day vacation so it might be hard for her to get back to me quickly. I sent her the pictures we had accumulated of the lack of sanitation around the community and asked her to let us out of our lease because we'd prefer not to live around illegal narcotics and we expected a little more sanitation during a global pandemic. We were also advised to have brought up each instance to the leasing office when we saw them happening. We have a lot of personal things going on in our lives, we don't have time to manage an apartment complex as well. We decided to pay a little more rent to be comfortable in the little downtime that we do have. Apartment complexes shouldn't be able to hold you hostage in filth. The pictures that we have show trash filled hallways. Dog feces and urine in the parking garage in entry doorways. Dog feces on almost every area of landscape the property offers. Overfilled trash cans in pool areas. Dog feces right in front of our front and back doors. Empty Beer cans in the pool. And a bag of cocaine near the dog wash center. We don't feel safe health wise at this property. Definitely would not rent here. They refused to give us a phone number to corporate where we could voice our concerns for the lack of management. Surprise! Corporate doesn't care either. Update: the apartment complex has not taken any responsibility for the filth at this community. They have given us three different balances ($) for an early termination of our lease fee. Not only do they not care how their tenants live but they are thieves when you've finally had enough and decide to move out. read more

STAY AWAY! Do NOT think about moving here. If I could leave zero stars I would. This place is awful. They are known for MOLD and not being able to get into your OWN place. Management told the people I know there that the MOLD was dust. DUST! "What did they do to fix it?"... I'm glad you asked. They painted over it and called it a day. It's ridiculous and just laughable. The "management" team is so bad that they hired rent-a-cops to "guard" the front entrance from all the break in's they've had in their garage. People constantly creeping in and out of the residence that did not belong. I just moved in on 11/22. My entire experience from my first tour to my move in was effortless and pleasant. This is a brand new property and was the first one in the apartment I selected. The smell of new everything was exciting. This modernly designed property comes with a great selection of amenities making this a perfect place to call home. The elevators, hallways, and garage are clean and modern. The inside of the apartment is beautiful and my view is priceless! The amount of amenities are incredible and make it well worth calling Villas at the Rim home. I absoultely love the pool area with the gazebos and many BBQ pit areas that are first class, encased in beautiful stone settings. You can lounge in the wading section seated in a chase chair felling the water around you. The gym is state-of-the-art and made up of two sections. First a full workout area with treadmills, stairmasters, rowing machine, weights, weight lifting machines, TRX, boxing equipment, and more. The second room is a spin/yoga/pilates room that has the latest technology. Select a workout from the touch screen outside the room and then head in to enjoy a large screen TV that will guide you throug your workout. Don't get me started on the incredible hot tub; a MUST TRY for everyone. There is also a sauna, racketball, and indoor basketball. I haven't tried many of other amenities outside, but you can stay really busy. Oh, and if you are having guests over, take them down to the game room for an entertaining fun-filled afternoon or evening. I love the convinence of managing my account through the residient portal. I can pay my rent, put in service request and check the status of them, and stay updated with resident information. NOTE: For the section of paying rent, it is a free service when you use a checking account. Using a credit card does have a fee, but that is pretty common with a lot of businesses these days. I have had a great experience with using my checking account. The staff is incredible. Having lived in apartments all my life, I have been so impressed with the staff here. They are incredibly helpful, professional, and just awesome people. There is staff on duty 7 days a week at specific times, but I have also emailed them after hours and heard from them the next day when they arrive. It's been a great experience so far! I am glad to call Villas at the Rim home. I am so close to the shops at the Rim, the movie theater, very nice restaruants, and the Shops at La Cantera. For those that like hiking, Frederick Wilderness is just one exit away. I hope my review has helped and I look forward to signing again when my lease ends. read more

Of all places we chose The Villas because of the "Spa". The problem is spa's are supposed to be therapeutic and this one is not. The jacuzzi is NEVER hot like it's supposed to be. Nothing against children (I have two of my own) but kids under 10 shouldn't be in a real jacuzzi frolicking with floaties. Management was made aware and nothing. Water is still colder than my bath...disappointing. Everything else is nice. If SPA THERAPY is important to you this is NOT the place. read more

Okay so I know a lot of the reviews say it isn't a good apartment complex but honestly I don't know what they're talking about.THIS APARTMENT IS AMAZING. I have never had an issue with management, they're always quick to help resolve any of my issues. The complex itself is beautiful and kept very clean DAILY by its wonderful staff. The amenities are well worth it as well. Every time I ever had an issue with maintenance they always show up very fast and take care of the problem very fast as well. They're working on the front gate so I understand when it's down sometimes, but 99% of the time it's working. They have security at the front DAILY who checks in cars that are not labeled as residents. They get the drivers full information and license plate so there's no need to fear for your car in the parking lots. It seems that management saw everyone's reviews and actually did something about it because I've been living here for 7+ months and have never experienced a single issue that people are complaining about in the reviews; and I'm never leaving. read more

Crystal helped us get into an apartment that was perfect for us! The office staff is always there and helpful, plus they're open 7 days a week! I love living at the Villas for the convenience of the area, and all the insane, resort-like amenities. I 100% recommended renting here if you're searching for an apartment. They also just added a security guard during the night to ensure you're a resident/guest of a resident before entering the property. They're installing security arms as we speak. We are still owed multiple application fees that we've been trying to recover since spring of 2018. I've emailed them at least twice if not more, and have lost count on the calls to them. There are always two sides to these reviews, and you can often tell that the reviewer probably left out more to the story or had some fault. In our case, this is actually not the case. We applied but a system error kept causing a glitch in mine. Although we are married, you are still required to do separate applications as is the norm, so I met my husband after work (small baby in tow) and spent quite some time filling it out all over in person. They were very apologetic, we were not yet frustrated and very patient to live in a place with many features we loved for our son and family. We had to pay the fee again as there wasn't a way they knew of to resubmit, but they planned to reimburse. Long story short, after multiple emails and calls back and forth to submit our final documentation, more specifically the proof of employment, they went from being very helpful and friendly to getting short with us for honestly no reason at all. I know people say that when there's more to it, but again, we had complied with every phone call and were communicating well, submitting what was needed. We even made several, out of the way, in person trips to do so. All of a sudden, literally just like that, I got an email that said our application was closed because they failed to receive documentation that we had sent IMMEDIATELY upon speaking to them and being told it was needed. I even responded to a very short and rude email from them, with a screenshot of my screen that showed a properly formatted (the first thing I did was check that it was something they could open) and attached file. They never even responded to that email to say, sorry about the mistake, to clarify what else it could have been, or what had happened. We were greatly inconvenienced but remained patient, paid all fees, and did well to respond to emails and calls, so we were actually kind of hurt by the response. We looked at so many places and were excited to live there and at the prospect of our two year old having a place to play. Out of nowhere they decided to close it, send a one way email, and shut down our application, even when they still hadn't refunded the extra fees we had had to pay when applying to live there. Also, we have never been evicted, missed a rental payment, or given any property anything negative to say about us upon move out. We are always responsible residents. It's been such a frustrating battle trying to recuperate that money. I will add that we were saved from issues so many have complained about and ended up finding a WONDERFUL place that we'd live at forever if we weren't about to be out of debt and ready to start saving for a home. Update: The September "cancellation" was actually the last day I attempted to contact you to get a refund. September 26, Desiree G emailed us a form for a refund which I was expecting more push back on, but I'm sure it was pretty clear that it hadn't been our mistake. We sent it multiple times and I called to follow up and we never received the refund. The first time it was because it had been so long that we forgot which card we used and sent the wrong card #. We corrected it when my husband looked back the transaction. If you check my review. This issue began in Spring of 2018. We were in the last steps before scheduling the move. We had to scramble to find a place by our move out date. September 2018 is when I called and emailed for a refund. We can't have cancelled a contract that no longer existed. It went from a completely pleasant interaction to receiving an EMAIL, not even a call, that it was cancelled because we supposedly failed to send the proper documentation. Do you like constantly fearing your vehicle will be broken into? Do you enjoy walking in to the parking garage and seeing the aftermath of a break-in to your car? Then this is the place for you! Not only have I had brand new $400 headphones stole from my trunk being broken into but have also had my gas tank messed with as these criminals attempted to steal my gas. The crime here is rampant and the only thing management has done to combat this problem is place signs around the garage saying there are cameras watching. Amenities are the best in the area. Management responds quickly to service orders. Construction is suspect, you can hear everything that goes on above your head. Tired of being woke up at 3:00 in the morning to a party on my head. Called for the courtesy officer and they never showed up. Not sure what the smoking rules are but there are smokers in the public areas and they dispose of their butts on the side walk and in the fire pit...go figure. People don't pick up after their animals. read more

This resort style apartment is absolutely amazing. The amenities it includes such as an indoor basketball court, sauna room, jacuzzi room, etc. makes living here so much sweeter! Don't even get me started about the location. We are literally down the street from The Shops at the Rim, La Cantera Mall and Six Flags. As for the staff, I always go to Crystal. Any questions or concerns I always go to her because I know she will be on it fast. The Villas at the Rim definitley has all the bells and whistles you would want. From a sauna to an indoor basketball court, this apartment has that wow factor you're looking for. I love the fact that there is a connected parking garage for each floor. I live on the 4th floor and the thought that I do not have to walk up no steps, but instead drive up to my floor, is AMAZING! The office was understaffed. You pretty much had one leasing consultant working and she was working with a customer going over plans. In the meantime we arrived and a resident stopped by to pick up a package and when the leasing consultant went with her client to tour the property all of a sudden there's just people and no employees, outside of the couple of employees you can hear in the back chatting )it sounded like a manager and maintenance person). After about 15 minutes, another leasing consultant arrived at about the same time the other leasing consultant was coming back with her client from their tour and we finally got to talk about plans. Their plans seemed higher, but they try to do an all-inclusive price so there's no surprises for trash or other monthly fees. The clubhouse facilities are really nice like the gym -- it's the only property I've ever seen with a racket ball, basketball and full tennis courts as well. The downside is these amenities are not open 24/7. It had two business centers -- one in the main leasing office and a dedicated full space across the hall with two computers and plenty of space to sit and work. The floor plans were kind of wonky and some of the units needed to be cleaned if they're going to be units that you're touring and trying to lease out to someone. All-in-all the units just felt underwhelming, like they spent all the money on the club house and amenities, which you may use for hours at a time, but then they didn't really go all that out as much in the units where you're going to be spending a majority of the time while you're on the property. Washer and dryer are included, which is a drawback for me, as I have my own and they're usually low-end GE/whirlpool. read more

I moved in two months ago. There is a lack of management. The apartments are ok and if you notice all the good reviews were from first opening .there are so many new apartments in the area to choose from where you will get your moneys worth. The cars keep getting broken into thats been ongoing for years. Appearently there is a drug dealer in the building. The most ghetto of guests . the pool says no guests but thats not being enforced. They tell you they do rounds but I've never been asked for my tag. The fire alarm systems have gone off once a week since ive been here mostly at 3 am. I have only seen one security guard do rounds once to tell people at the pool to keep it down.i wished he was the permanent officer. We have to share this community and when you allow tenants to bring in the wrong element and live without being on the lease you can never pin point who is doing the steal. This is probably the WORST experience I've ever had just walking into the information desk. I walk in: was NOT greeted one gentleman was on his phone and the other lady was helping a lovely all American couple (there is a reason I say "All American") Took me about 10mins to get his attention, finally he looks at me and says "what?" I ask him if he has any information about any of the vacant Apartments, right before I went into detail, he points to the other lady (Named Jackie) and says "she'll help" I go up to her and she's like "yes what did you need" I Ask her if I can have information about their apartments I'm looking for a two bedroom etc. etc. and she tells me "no I have no rooms to show you" (MIND YOU: she had JUST finished helping that all American couple by showing them all these photos and pretty much being helpful) and I simply said "oh OK, well do you have any information about the rooms like pricewise and you know what amenities you have" and she simply said "well what is your budget" Excuse me?! Why are asking me how much I'm willing to spend, now more back story, I just got out of the gym and I'm not really dressed to impress, I'm wearing just normal day to day clothes, i don't really dress like I have money. And she pretty much REFUSED to help me because of the way I dressed!!!! She told me I won't be able to find ANYTHING less than $$1,600 in this area and that I should try stone oak (lived there done that) and she asked why I wanted to leave my apartment complex, I said well I'm not happy with the new management and they're just gonna raise the prices and I'm not too happy (mind you I Pay $1,080 for my Apartment which is a 2 bedroom) and she said "oh yeah your apartment it's about time they change management that place is a dump, BUT you should stay there All apartments raise their prices it happens in New York, Los Angeles, Miami and I cut her off (I already lived in New York I'm familiar with the apartment life) she's pretty much speaking to me like I am a complete and utter moron.! Then what made me FURIOUS was that she told me "If you could find a cheap apartment less than 1600 in this area I'll be more than happy to pay you $100 if you find one because you're not gonna find one" Are you kidding me?!? HOW RUDE!!! The staff at the front desk is RUDE!!! I do not recommend anyone coming here asking for information or anything. This place is brand new and they need to get rid of the employees already, 1. NEVER JUDGE A CUSTOMER BY WHAT THEY WEAR! 2. I saw her kindly and gladly help that couple and show them all their things, and she REFUSED to help... don't lie and say "I have nothing to show you" like I just saw you show those people. Had nothing but an excellent experience. Melissa was great in working in a few set backs we had with leasing and a few extenuating circumstances but she was awesome in working with corporate and making sure we got what we needed. They were so willing and ready to work with us. It was remarkable. Service like this nowhere else out of 20+ other places we've been. STOP! Here is what to expect from the Villas at the Rim. Your car will most likely get broken into and vandalized (first week we lived here). If you use the bike racks provided to store your prized bicycle it will get stolen. Lost my Cannondale Terra to a thief. If you live in a lower floor expect to here people pissing, showering, and toilets flushing. Wild parties at 3:00 in the morning (called the police 3 times). So much for there courtesy officer, never showed up when we called.They cannot control access to the pool and amenities. Dog shit every where in common areas. Expect lots of Pit Bulls no breed restrictions. I have lived here since April, I am spending $4,200.00 to get the hell out of here. Just a bad experience all-around. This apartment complex is amazing. Melissa made the entire process extremely smooth! She answered all of my questions and kept me informed the entire time. The amenities that are offered at Villas at the Rim are unmatched!!!! Brand new and sparkling, the Villas at the Rim is a top notch apartment community. Crystal, Melissa and the rest of the office staff are simply amazing. The facility is full of the amenities you would find in a vacation resort. The maintenance staff and other employees are friendly and gracious and always willing to help. This was the first complex I visited and intended to shop around, but on my first visit in 7/17, I decided to look nowhere else. read more
