I have lived here for a little over a month now. When I moved in, I had to clean my own apartment since they did not clean between tenants, I currently have toilets that do not flush properly, a furnace that rattles likely because the blower needs to be serviced or their a loose panel, they initially tried to make me sign a fee replacement for ADA related items that was four times the normal price, and I've unfortunately realized at this point with a dishwasher/disposal system that doesn't work correctly, a stove that I have to Jimmy to turn off etc that the reason why the workforce and mpdu housing for this complex is always available is because they treat us like we don't matter since we don't pay as much in rent. They also advertised this as a two bedroom but there are no windows or other egress in the second bedroom and no heating elements in the bathroom. It's definitely not a good feeling to know they were willing to sacrifice safety for those of us working class folks. I moved here after leaving a rental that flooded. I should have done more research. Lesson learned, this year can't be over fast enough.

A great LEED Certified building with all concrete construction that is very solid, private and quiet. They recently redecorated the lobby and lounge with all new furniture and finishes. They just replaced all the treadmills, ellipticals, stair climbers with new state-of-the-art equipment in the two story high fitness center, and even added two Peloton bikes with free membership for residents. A huge rooftop terrace includes tons of seating options, three gas grills, a gas fireplace and a gas fire pit, and community herb gardens, all overlooking the incredible skyline of Bethesda. The Flats is in a perfect location in Bethesda Row, close to everything, with a WalkScore of nearly 100! We rarely drive our car, there are just so many great restaurants, cafes, shops and parks nearby. Bozzutto does a great job managing the building and scheduling special tenant events. The Flats is a very social building, and a great place to live. It's not cheap, but in my opinion, well worth it. Highly recommended!

The apartments are clean- and although the appliances are slightly older their cleaning service does a spectacular job deep cleaning prior to your move in. At one point I decided to move to a smaller apartment and Britta made everything super easy to transition and was communicative and helpful. The front desk staff are delightful and helpful- they always have a smile and are always willing to help. My kids loved them as well! I still go back and say hi sometimes when I am in the area- and definitely recommend this apartment if you are looking for a safe, clean, affordable, and conveniently located home in the city.

I rented a studio which seemed pricey, $1495 per month, but it was all about LOCATION LOCATION LOCATION. I didn't have a car, so location was important. It was only a 7 min walk door to door to go to work which was why I chose the apartments in the first place. But it had a great mixture of safe downtown feel close to the metro (8 min walk) and the neighborhood feel with locals walking their dogs around the capital crescent trail. I also loved that it only took 5 min to walk to Target or Trader Joe's, I'm jealous that I left right when the new Anthropologie was opened. The space and size were just perfect for me too. All the other competitive studios were either pricier or much smaller. I had awesome lighting with a breathtaking view of DC. At first it seemed annoying not having curtains or blinds, but I grew accustomed to waking up with the sun. With such great lighting I ended up being a plant lady and lining up the ceiling high windows with house plants. The best part was definitely the front desk and leasing staff. They were always smiling and saying hi and knew my name right away. Often I would go up to the elevator and Kevin would run out reminding me I had a package. They are all so thoughtful and like a second family, it made me feel safe and comforted in my new home. I am thankful for such a great experience in my year in Maryland.

    ***IGNORE ALL REVIEWS OF THIS COMPLEX BEFORE 2024 - BUILDING UNDER NEW (AWFUL) MANAGEMENT***…read more First lived here first from 2019-2021, now have lived here from June 2023 until now. Literally the only reason I still live here is because of the location close to work. I can't wait to leave. I hate driving to work, but I'm starting to seriously think about it. Bozzuto management was switched to Air Communities around 2023/2024, and this has led to a massive decrease in satisfaction with living here. MANY of the original residents have since left, citing poor management. When I first lived here (2019-2021), this place was very nice. The building was sold for $150 million to AIR communities. The new management is horrendous. RUDE, uncommunicative, dismissive, and reactive instead of proactive. We do not feel respected, part of the family, or even comfortable with asking for help in this building. Management is dismissive and uncommunicative. Concierge never communicates a hand-off between shifts, and many issues have occurred because of this. They will tell you they are going to do something but then it doesn't happen. The worst is the leasing office. They could care less about anything other than you signing a lease and paying money. There are so many things I could go on, but here are just a few. -premium prices without the service you expect for paying so much. I could get a 5000 square foot home in the country 45 minutes away for what I pay for a box and ride management here. -exceptionally poor communication when moving. Extremely delayed responses (or none) to important questions via email. Feel left in the dark often. -Elevators have been not inspected by the county for safety on time and inoperable for over a month at a time. -You pay $200 per month per car for "secure parking," but at least 10 cars were vandalized in the parking garage in early 2025. The gate is frequently broken or held open 24/7. -Treadmills have shut off in the middle of running at high speed. These treadmills have been here for many years, have BAD suspension, and are a safety issue but are never replaced. -Community free breakfasts, exercise classes, and dinner events have disappeared while rent increases regardless. -Smells in and beside the building have gotten horrible. Marijuana and incense inside, poop smell outside. In the back side of the building by Woodmont Ave it often smells like sewage when they are doing something (sucking poop out?) of the building. -Cleaning folks block the elevators with trash bins when I'm trying to leave for work in the AM -Bozzuto had nice key FOBs for getting in and out of the building and apartment. Now we have these keypads everyone presses 6 digit codes on hundreds of times a day with their germy hands. -lobby wifi is bad and disconnects -homeless people near the building than ever before -TERRIBLE blinds in this place. May seem like a small thing but TRY THEM before you rent here. Trust me. They bend and bust and don't block the sun worth a darn. -Be very careful - I recommend you find somewhere else!

The apartments have nice finishes, and we love the floor to ceiling windows. The gym is well stocked with weight machines, free weights, and cardio options and it seems to be cleaned daily. The maintenance team responds quickly to any problems and there's always someone at the front desk. Betty (the daytime concierge) is a joy to deal with and always helpful and friendly. Highly recommend it!

The apartments are nice, have nice finishes, no issues with pests and there is sufficient amenities to service the community. The apartments are close to everything, it is above trader joes, Harris teeter is down the road and it is surrounded by many restaurants and bars! Very convenient! The times where I have needed maintenance services, they have been responsive, friendly and have fixed it on the first go. A shoutout to Guzman for his responsive, knowledgable and friendly service! The leasing team are amazing and are very friendly! Kudos to Mariah for her friendly service and being there for me when I needed assistance! The front desk is always friendly and greet everyone as they are coming in or out of the building. A big shoutout to Lionel who has been very helpful and always provided phenomenal service! He always provides friendly service with a smile even though he is busy or those pesky amazon prime days where he is swamped by a mountain of packages! Contractors left our home in disarray -- I have photos of shoes on our bed, our TV laid flat with items stacked on it, and our bathtub filled with personal belongings. A centerpiece plate was broken in the process, which I reported with photos to the service manager, but nothing was ever addressed. * The elevators are unreliable. It's rare for all three to be working at once, and many times I had to call the concierge just to get one moving -- sometimes with no response at all. The "After Move-Out" team was dismissive and unwilling to work toward a fair resolution. Bottom line: Don't be fooled by the 4.4 rating -- this property doesn't deserve it, and even they know it. I'll be checking to make sure my review remains visible, and if it disappears, I'll resubmit it.

We're also genuinely fond of the building. The location is great, the amenities are nice, and the maintenance team is excellent. They're responsive, kind, and always go above and beyond. Kiara in leasing was also incredible to work with and made the moving experience great. That said, our experience following a fire in our apartment on July 5, 2025 raised serious safety and accountability concerns. Afterward, we learned from Samsung that our range was part of a CPSC-issued recall from August 2024 due to a fire hazard. Despite that, the building initially downplayed the issue and stated the recall "only involved knobs." We first notified Montgomery County due to concerns for other residents, and only after filing that report did the building formally acknowledge the recall and begin scheduling building-wide safety work. We're thankful that no one was injured, but it's alarming that it took county and state involvement for corrective action to occur on a known fire-risk recall affecting many units. Safety should always be the top priority, especially in a high-rise building where a single incident can impact hundreds of residents. If you choose to live here, make sure you have strong renters insurance with a low deductible. It's not uncommon to get notices that pipes have burst, flooding multiple floors (see past reviews). Elevators are frequently out of service, and any time there are water issues, whether internal or from nearby construction/water main breaks, the HVAC systems must be turned off, which can leave you without air conditioning or heat for extended periods. It's smart to keep extra water stored for yourself and your pets just in case. We share this experience not to discourage anyone, many residents are happy here, but to emphasize that accountability and safety communication from management have fallen short. It shouldn't take government intervention for resident safety to be prioritized.

I searched for a new home in the Bethesda, Chevy Chase area that was comparable to my last apartment, and I stumbled upon the Fields of Bethesda. I was greeted by Ms. Tykina Anderson, and some of the other staff. Everything fell into place from the acquaintances . I felt very comfortable because they're really a good group of people that will work with you. I didn't feel like I was just a body moving into a box for my bucks. The rent is affordable and it's still in a really great area. Also, I am a father and my son gets along with the other kids in the community. I feel like this is important to add because it's a social piece that is missing today, and I feel like it's important as an educator that my son has social and emotional skills from actually going out side interacting with people. It's needless to say my neighbor's or the BOMB! I couldn't ask for more.

That was 72 hours ago. It's been reported to the building. No action has been taken. Really incredible. Black mold starts growing 24-48 hours after moisture contamination. Shame on the fields for stalling and making a $500 into a $5000 problem. Total lack of business management. I've works numerous ketler properties as a contractor. I'd say normally they are pretty cool and on the ball. Someone dropped it in Bethesda tho. Good luck. 2 stars cause I lived there a bit and found it affordable despite the 2 bedbug outbreaks over the course of 30 months. Both instances I remedied via outsource. Update- 5 days in, he walked to the main office to see what's up. He was told a dehumidifier is on the way. Fields of Bethesda responded to this review but failed to actually make something happen. Talking "take mold matters serious" and resolving issues are not congruent in managements mind. Mold spreads fast and is very bad for one's health. I'll post pictures of the mold after I cut a square out tomorrow.

Keep in mind Kyle will not share his name with you if he can help it - he will remove it from email signatures and never introduce himself either. During my move out, three staff members were unsure of how to block off the moving elevator. Kyle will never apologize for any issue residents experience, he may in fact roll his eyes. His typical response is to deflect responsibility and ignore anything you say. You can fully expect him to snicker when sharing information with residents too. The rest of the staff are lovely - front desk, maintenance, etc - are kind and compassionate. Kyle's persistent lack of professionalism is a major drawback. When combined with amenities breaking all of the time, look elsewhere. I cannot emphasize the seriousness of the issues here enough - I've never given a one star review until today.

For those who are hesitant to sign an entire year long lease due to the construction and new building being so close this is an awful thing to do to tenants, especially long term tenants. Do better Bainbridge management.
