We lived at Dominion for 4-5 years without major issues until Fall 2025, when we began experiencing a mouse problem in our unit. From September 2025 through February 2026, we caught a total of four mice in the apartment. Management did respond and scheduled repeated visits from Eagle Pest Control over several months, placing multiple traps throughout the unit. On our final clean-out day -- after the apartment had been mostly empty for several days except for a sectional -- we discovered a dead mouse on one of the snap traps that had been placed in December. The odor was extremely strong, indicating it had likely been there for some time. This was after months of weekly visits and assurances that activity had slowed. In addition to the rodent issue, we experienced recurring mold buildup in shower crevices and along window sills during our tenancy, as well as a leaking ceiling at one point. These conditions required ongoing cleaning and monitoring on our end. Throughout the pest process, we were repeatedly instructed to rearrange furniture, clear cabinets, and prepare the unit for inspections. At times it felt as though the burden of managing the issue was placed on us as residents, even though we had maintained the same layout and living conditions for years without any pest issues prior to Fall 2025. Management's involvement noticeably increased after we posted our initial review, which they asked us to remove. We chose instead to keep the review up and provide updates as the situation progressed. We also experienced persistent HVAC failures during Summer 2025 severe enough that management provided us with a window AC unit. The shared washer/dryer appliances are frequently in poor condition and difficult to have replaced. During conversations with neighbors, several residents shared they were also dealing with mold and pest concerns and planning to move out. To management's credit, they did offer two options: early lease termination without penalty or transfer to another unit. We chose to terminate our lease and move. We requested a rent credit during the months the pest issue was ongoing (September through January). That request was denied at both the property management level and the regional management level. For anyone experiencing similar issues, it's important to know you do have tenant rights in Virginia. Tenant association meetings, city complaint channels, rent escrow through the court, and tenant advocacy groups such as BuGATA can help you understand your options. We are sharing this update so others understand both the seriousness of the issue and the steps available if they encounter something similar. What makes this especially disappointing is that we were inconvenienced by a problem we did not create and could not control. We maintained our unit consistently for years without issue prior to Fall 2025. Yet the disruption, preparation for repeated inspections, and ultimately the decision to move fell entirely on us as residents. Even after relocating, we are still dealing with outstanding charges and final billing questions related to our move-out. It is disheartening to feel that the ongoing impact of this situation has been absorbed primarily by the tenant, while the larger property operations remain largely unaffected. This experience has been both frustrating and saddening, particularly after multiple years of tenancy. We share this not out of anger, but out of disappointment.

TLDR: Nearly $1,000 wasted after my fridge malfunctioned TWICE in my FIRST TWO MONTHS. Management refuses compensation despite their huge profits. Photos attached show some spoiled food (discarded most before someone informed me I should document everything) as well as notes from maintenance as proof that the fridge was broken. Moved in March 15th with an intermittently malfunctioning fridge. Initially seemed functional (light on, somewhat cold) but first groceries spoiled prematurely. The fridge sometimes worked- so when I grabbed food from the fridge it was not obvious it was broken. Second grocery haul also spoiled quickly. On the 26th, discovered spoiled meat and barely-cool shelves. Lost approximately $700 in groceries and temperature-sensitive items. Manager Michelle refused compensation, claiming they "don't compensate for unexpected malfunctions" and that fixing it "timely" was sufficient. By April 30th, fridge broke again, wasting another $100. When requesting compensation, Michelle hung up on me, demonstrating complete disregard for residents' financial losses from their negligence.

Some of the dog waste stations are overflowing and the smell will hit you before you see it. Some stations have bags and some are always empty. If you are on the bottom floor you will want to pray for light footed neighbors upstairs. You will also want to hope for quiet neighbors adjacent to you as well because you will hear them. The electric bill is high as mentioned in another review unless the weather is perfect outside. I know people in townhouses not paying as much for utilities. It isn't really a kid friendly complex if you have children. Cable is a bit of an issue. The wiring and cables are outdated so the internet is decent at best. The most I've gotten is 50 mbps with Verizon. Not sure about Cox. It is convenient to bus stops and shops. Whole Foods is within walking distance. Management is pretty nice and doesn't get overly involved in everyone's affairs. Maintenance is quick to respond and typically fixes the problem first time Apartment complex is dog friendly and there is a dog park for people who don't want to drive across town to let their pet off leash. There is a walking trail around the complex if you are a nature lover you will enjoy that and the wildlife living there. I've never seen or heard of anyone having an issue with vandalism or theft here. If amenities were available or there was a discount or refund while they are unavailable and the dog waste stations weren't overflowing I'd give it another star. All in all it's expensive to live here but it's convenient and a nice area.

Just Moved In (May 2019)…read more We just landed less than a week ago and the apartment is better than expected on the inside. We had some minor issues but maintenance was amazing and on it. The office ladies are very nice, and so helpful! So far - the only potential problem I've noticed is the windows (could be bad seals too) are not go you can hear EVERYTHING. My neighbors are wonderful and quiet but even them just sitting on their balcony and having a normal conversation - I can hear it WORD for WORD . I expect this will be a problem during winter too because of heat escaping and the electricity bill unless we do the temporary insulation kits. I will do another review later to update **Update** Pros: Quiet neighborhood, nice location, maintenance is on point with work orders, pool, pet friendly (if you clean up after your dog, some people aren't), large bedrooms Cons: Windows are so thin, it was as I expected, the electricity bill shot up just to keep the apartment at 70 degrees. It's time for us to move because of the Military and we needed to stay past the 12 month mark. I thought it was no big deal because I've had to do this before in apartments across the country, and we could just extend out to 13 months. That's a no, it HAS to be Month to Month. So now my rent, which is $1912 monthly will jump to $2800+. Per the management team, the month to month will be prorated, but because I will need almost an extra month, I have no other good choice. I can understand an inflated month to month for someone new to the apartments who just needs a short term option but we have been good tenants ‍ This is how our relationship with Arbors ends, as if moving isn't hard and expensive enough. In addition, the front desk staff responsible for giving the tour were rude, unprofessional, and not helpful at all. At no point did they show any interest in providing proper customer service or addressing the situation appropriately. This property needs to urgently improve its system and staff training, as the experience we had left a very negative impression and does not reflect the level of professionalism one would expect.

She was passive aggressive towards my friend due to there being complications with her first deposit and questioned why my friend was not more prepared. As the property manager, instead of questioning her clients integrity, she should have appropriately communicated the solution to resolve the issue. I was disappointed with my experience here and will not be recommending this place for future apartment owners.

Lastly, it's in an awesome neighborhood where something new is opening up within a block or two at least once a month. Although this was a bit of an ordeal, the assistant general manager (Robert) did a phenomenal job giving attention to my situation, demonstrating great leadership over my transfer process, and ensuring I was happy with the outcome. The leasing manager (Johnny) was so kind and sympathetic, advocated on my behalf, and committed to getting me a resolution. The maintenance manager (Crawford) went above and beyond to ensure I was comfortably settled into the new place, checking up on me during and post-move. I got to see first hand how committed the staff are in ensuring residents have a great experience living here. The thoughtfulness and care that goes into this place is pretty incredible. The unsung heroes of this property are the staff. They have been forced to be the "middleman"…read morebetween tenants and the building owners/property management company during a pandemic. Dereka Moore, the general manager, has been phenomenal and really responsive to all of our concerns. The building engineer Leo is extremely professional, courteous and responsive to any of our maintenance issues. The only negative thing I can point out is the turnover of the concierge staff. That is completely self-serving because concierge staff like Erica and Demetrius were so great at their jobs that they ultimately were promoted and moved on to other properties within the company. We just really miss seeing them. The building always manages to replace them with another concierge that is just as friendly, helpful and capable as the previous staff that sat at the desk. We all have had to make sacrifices during this pandemic and at times the rules implemented by the building may have been an inconvenience but it was in attempt to ensure the safety and health of all residents. I can't be upset about that. I didn't have a privileged upbringing not do I have a sense of entitlement like some of our residents. These are minor inconveniences and not oppression as some residents would have you believe.

I use my sinks, toilet and wash machine daily, so not sure how the smell would be coming from my sewage pipes unless it's coming through the vents of all the unrented units around me. Most of the time, it's a stench that lingers and your nose gets used to, but other times it's so bad that it makes me gag or gives me a headache. Maintenance can't figure out where it's coming from since the smell spreads and isn't localized to a particular area near my sewage pipes. It's frustrating to live in what smells like a sewer hole. The apartment complex said it's a common complaint by residents and that they have been working on resolving the issue for months to no avail. Sounds like a major plumbing issue that is too complicated/costly for them to resolve.
