They are nice and courteous and a pleasure to work with. They have begun renovating apartments which is nice. I HATE my current kitchen and bathrooms, I am in a non renovated unit but this may change within the next couple of months as they are now able to renovate your unit without you having to move out and transfer to a renovated unit. I have toured the renovated models and they are a lot nicer than the renovated units at the Edgemoore or Sussex. They have granite counter tops and steel appliances. We also recently got a new washer and dryer unit. I wish that they were getting rid of the carpet and putting wood floors throughout the unit but they are not. Whenever something needs to be fixed the maintenance staff is really quick to resolve the issue. We had an issue with ants this past year and I think it was as a result of the new siding that was being installed and all of the rain we were experiencing. We are on a 3rd floor unit. I called it in and the staff took care of it. I have not seen any ants or other bugs since. The neighborhood is quiet, which is a plus for me. We always find plenty of parking even when coming home late. The only gripe I have about the complex is that when you renew your lease you have to pay a portion of the amenity fee again ($125) and we don't really have great amenities. The "gym" consists of 1 treadmill, 1 elliptical and two weight machines. The space is also very small. This could certainly be expanded. We do have access to the Kingstowne community gyms so that sort of makes up for it. Overall, our experience leasing at the Elms has been a pleasurable experience.

We are older adults and veterans, and since moving here in April, we have faced one maintenance issue after another, alongside sleepless nights caused by noisy neighbors above us. We posted an online complaint in August so that others could read about our experiences. The property manager, Dawn Webster, refused to replace our malfunctioning washer until we escalated the situation by contacting the Regional Manager, Teresa Osborn. However, it was replaced with a very small appliance. The new stackable washer/dryer is so small that you can barely fit clothes and bed sheets inside to clean them at the same time. Furthermore, the property manager and some of the maintenance personnel are very rude, unprofessional, untrustworthy, and incompetent. Some of these individuals act with no class toward the tenants. We have continued to experience maintenance issues. Water leaked inside the windows again, and the air conditioning stopped working, though it was eventually addressed. We have also continued to suffer from sleepless nights due to loud noises from the neighbors above. The property manager appeared to retaliate by doing absolutely nothing about it when we raised our concerns over email several times. Instead, Dawn Webster had the audacity to sign a coercive, intimidating, and threatening notice filled with fabricated, unfounded attacks against my wife and me. The notice falsely claimed malicious fabricated statements and that we were in violation of our lease and threatened us with eviction. This happened after we posted our online complaint, and subsequently told her in September that she was in violation of the lease for failing to address the noise issue. Some of the language used in that notice is unlawful, and we recommend that anyone having similar experiences educate themselves about the law. Only in a court of law can a judge dictate who is truly at fault; no one has the authority to remove you from your premises without a court order. These individuals use retaliatory, coercive, and threatening tactics, but no one is above the law. Tenants must exercise their rights if they are experiencing similar treatment. We have officially filed a complaint with the Fairfax County Consumer Affairs branch and with other government offices. Management tries to take advantage of tenants who do not understand their legal rights and protections. The apartments themselves lack good insulation and soundproofing; you can easily hear the neighbors above you, the appliances are outdated, and you can hear a lot of traffic noise. The only reason you rarely see bad reviews for this property is due to their business practices as stated above. For all of the reasons stated above, we absolutely do not recommend this community to prospective tenants.

The management team is amazing and the manager - Patricia - goes above and beyond to help residents resolve whatever issues exist. Madison and forgot her name but the white lady in the office are wonderful and very helpful. Ricardo the maintenance lead and the entire team are fast, professional hardworking, very knowledgeable and very helpful. There is an onsite security guard who I saw making rounds throughout the buildings. It is a clean and secure luxury apartment. I did not experience the challenges I see others write in these reviews. I do not recommend this property if you are looking for a luxury style community. The property is marketed as such, however the age and wear and tear on this property is very apparent. It works, but I recommend considering similarly priced competitors even if they are slightly more. Read the reviews And make the decision that's best for you and your family, but please consider the review history of this property. It is reflective of the true experience. It works, however they do not provide a living experience remotely close to other luxury's properties in the area. Location is great, and if you can manage to find a reasonably priced unit, go for it. Just understand this is not a luxury property. It's fairly safe and they've made a few recent cosmetic changes. It worked for me for awhile, however they are similarly priced to several other communities in the area that provide a much better quality of living than the Sullivan has to offer. Make sure you walk the actual unit you apply for, do not recommend signing blind. Some of the listed units are not as advertised. Good Luck.

The stairwells always had trash, used napkins, and smelled like cigarettes and marijuana. Loud noise from the unit below us every single night for months and management never did anything. We could not get a single nights sleep. It was so bad that we had to sue the management for not enforcing the lease terms. After winning in court, we were able to break the lease without any penalties and we ended up moving 8 months into a 12 month lease in the middle of a snow storm. It was that bad. Management here is abysmal. TLDR: Do not move here under any circumstances. They are nice to you until you sign the lease then they will treat you like garbage. Plenty of other decent apartments around Alexandria. Also, do not believe any of the 5 star reviews, most of them are from people who toured the place one time and management is probably giving incentives to leave a good review.

I'm hoping to get my deposit and my excess balance, but to my surprise, I owe them. I cleaned the unit before surrendering the keys. We stayed there for 2 years and 3 months, a family of 3 without pet(s). Our stay was decent except for the parking issue, and we wanted a good exit with them, but the charges did not convince us in return. Are they charging me for all the replacements if they are upgrading the unit? The floor is neither new nor sealed, and I don't have any pets. AC duct cleaning should be part of their maintenance. They just completed the cleaning, and the filter was changed last November. Isn't it part of the maintenance I am paying for? Lastly, are they not changing the carpet if you stayed for over 2 years (vacuumed before moving-out)?

The residence are so happy, always saying Hello & are there to help when needed. They happily welcomed my mom. We went to both exits and it locked properly. The Area is so quite n SAFE. The whole place is getting renovated, painted and changed to wood floors. I am so Happy to have found Manchester Lakes Senior Apartment, I live in California and feel good leaving my mom in a good place. Apr 15th it goes off rather the temp dips into the 40s or 30s or worse. It's supposed to be turned on Oct 15th but one year it took them two more weeks to get it turned on and that was only after the county forced them to. The property manager is very nice until forced to do what they're supposed to do and haven't. They're renovating the apartments but mine hasn't been yet. The stove is a basic electric, no clock, no timer, and no self-clean cycle. I was supplied a refrigerator that didn't have a shelf in the freezer. All the physical problems aside, I'd say that if you have an issue with the current management then the best resolution is to move. Once they've decided they don't like you all their professionalism goes out the window. On my last day of occupancy I was told I didn't have to clean the apartment because they we going to rip everything out and renovate it. When I received my security deposit refund there was a deduction for cleaning and another one for cleaning the carpet that I'd already cleaned and they told me would be replaced in the renovation.
