Do not move here. Walls are paper thin, management doesn't address any issues you have and neighbors are ghetto and inconsiderate. The stairwells always had trash, used napkins, and smelled like cigarettes and marijuana. Loud noise from the unit below us every single night for months and management never did anything. We could not get a single nights sleep. It was so bad that we had to sue the management for not enforcing the lease terms. After winning in court, we were able to break the lease without any penalties and we ended up moving 8 months into a 12 month lease in the middle of a snow storm. It was that bad. Management here is abysmal. TLDR: Do not move here under any circumstances. They are nice to you until you sign the lease then they will treat you like garbage. Plenty of other decent apartments around Alexandria. Also, do not believe any of the 5 star reviews, most of them are from people who toured the place one time and management is probably giving incentives to leave a good review. read more

I've been charged $1,580 for the following: AC duct cleaning, floor seal for pet damage, and carpet replacement. I'm hoping to get my deposit and my excess balance, but to my surprise, I owe them. I cleaned the unit before surrendering the keys. We stayed there for 2 years and 3 months, a family of 3 without pet(s). Our stay was decent except for the parking issue, and we wanted a good exit with them, but the charges did not convince us in return. Are they charging me for all the replacements if they are upgrading the unit? The floor is neither new nor sealed, and I don't have any pets. AC duct cleaning should be part of their maintenance. They just completed the cleaning, and the filter was changed last November. Isn't it part of the maintenance I am paying for? Lastly, are they not changing the carpet if you stayed for over 2 years (vacuumed before moving-out)? read more

If I could give zero stars, I would. I've been dealing with constant, disruptive noise from my downstairs neighbors for months and management has done absolutely nothing to resolve it. Despite multiple complaints and follow-ups, all I've gotten are vague responses or no transparency about the process--if there even is one. It's clear that tenant comfort and peace of mind are not a priority here. I pay good money to live in a place where I should be able to relax in my own home, not constantly be disturbed and ignored. The lack of accountability and action from management is completely unacceptable. Save yourself the stress and find a place where management actually does their job. read more

The community is nice enough but the staff aren't the greatest communicators and tend to drop the ball on critical matters such as rent renewals, wifi service provision, and move in dates. Often I can't help but feel like that is purposeful. You'll likely enjoy living there but you'll have to police the leasing office and get every statement in writing. read more

UPDATE TO MY ORIGINAL RATING: When I moved in here 2+ years ago, I was really impressed with this complex. The property was well kept, the rates were reasonable, and the management was responsive and friendly. But in the time since then, numerous experiences have caused me to change my positive opinion. By far the biggest problem is that the plumbing is awful. I can't count the number of times my toilet has clogged to the point that plunging doesn't fix it and maintenance has to be called. Worse yet, I've endured FOUR major flooding events that have caused my dining room, kitchen, and living room to be swamped with filthy water. Additionally, there was apparently some sort of leak in the bathroom plumbing of my own apartment, which caused significant mold buildup in the bedroom that runs adjacent to the wall with the leaking pipes. But despite all the damage done to the carpet throughout the apartment, including mold, they were unwilling to replace any of the carpeting or let me move to a less flood-prone apartment unless I was willing to pay a $700 relocation fee. I've encountered several smaller irritations as well, such as the pool lifeguards telling the kids they can't use floating pool rafts (even though the management said they were allowed in the pool when I called and asked), or when they hold events but don't stock anywhere near enough supplies so that the residents can all get food and drinks, or when you can't tell which parking spots are reserved and which are not because of the poor job they've done painting over the old "RESERVED" markings on the lot. But for me, the breaking point that caused me to redo my review happened today. As a federal employee, I occasionally have to deal with being furloughed when the government shuts down. The last time this happened (in 2013), I called my landlord and creditors and requested that I postpone payments until the government shutdown ended. Every company I contacted told me it was no problem, and that I could wait until my paychecks resumed before making my next payment. No one charged me any late fees or penalties either. But this time, when I called Rose Hill's office to ask if I could make a partial payment until the shutdown was over, I was told they would not make any accommodations for federal employees. So at this point, I'm done with this place. I have no plans to renew my lease when it ends this year. read more

I've lived here a year now and am happy to say this place works hard to keep residents happy. Pros: So, on the outside you can obviously tell that the building is older, BUT the majority of these apartments ARE renovated, so don't let the outside appearance fool you. The property is currently undergoing a massive window replacement effort which is fantastic and cost effective. There is a pool, dog park, tennis court, business center, and a small gym. It's also really close to two metros, Old Town, Arlington, Springfield, a few schools, a Library (that is currently closed due to construction). There is a grocery store within walking distance, too. When I moved to the area, I had 3 weeks to find a place to live. I have a GSD--so a large dog that is also generally on restricted lists. I spent a lot of time with realtors looking for places to live and it was really getting down to the wire, so I reached out to a GSD rescue foundation in the area to see if they had a list of communities and was told that Rose Hill was a place I could have her. ACTUALLY, the management company that runs Rose Hill also manages several properties that allow GSDs in their apartment homes as well as many other large dogs that tend to be restricted in apartments. This is a serious blessing. Every single maintenance issue I've ever had has been dealt with quickly and compassionately...and by quickly I mean same day quickly. For example, I had an issue with my stove and it was replaced within hours. They also have a cleaning crew that comes during the week to clean up the sidewalks, steps, and community areas. The rent is reasonable. Like I said, the building is older and you're not living in the Ritz. The DMV area IS EXPENSIVE in general, but this place is cheaper to get into and I can't complain about how much I pay here for a one bedroom apartment in the DMV. The same amount of space would cost about $500-$1000 more in Arlington or DC. They try to do a lot of events for the people who live here. They recently within the past few months created a shuttle service to the metro during the week. They do zumba sometimes and bingo nights--the staff is really nice and I've only had nice interactions with anyone in the front office. They also have referral programs that take money off your rent. Cons: Tenants--This is not something management can really control. You live in an apartment building and are bound to live near people who are either loud, snoopy, complaining, or you generally don't get along with. The only *real* complaints I've had about living here are the people who live around me. Because the building is older, the walls are thinner so every once in a while it sounded like my upstairs neighbors were performing in some sort of circus act or would play music so loudly it would shake my apartment. There were some moments where my peace and quiet was really at the mercy of the people living above me. read more

RENTERS BEWARE of UNREASONABLE MOVE-OUT CHARGES I moved into Rose Hill Apartments - in January 2021 and I moved out July 9, 2022. The length of my lease was 17 months and I occupied a ground-level unit. For the most part, my stay at Rose Hill was pleasant. However living in a unit that was at least fifty years old, came with its share of plumbing issues. My first maintenance request was in April 2021. Where my toilet was clogged and maintenance had to come in and remove my toilet to try and snake out the pipes. Maintenance was in my apartment for over 5 hours snaking that drain and although I am grateful that they worked diligently to unclog the drain and get things back up and running it was a messy job where some of the contaminated waste and feces split onto the carpet. I asked one of the maintenance guys will they come back and clean my carpet and they told me they would. However they never came back to clean my carpet, I cleaned my carpet. In January 2022 I got a small Bichon puppy for which I paid the $300 required dog fee and the additional $50 monthly dog fee and was also being caged trained. (What was the purpose of the dog fee?) The second maintenance request I put in was in March 2022. I had come home several times from work and noticed puddles of standing water in my kitchen drawers and on the kitchen floor. At the time I had no idea where the water was coming from. One day my upstairs neighbor was doing laundry and that is when I noticed my kitchen sink was backed up with water this water backed into my laundry area where water ran into the carpet. I moved out of Rose Hill on July 9, 2022. I left the apartment in Immaculate condition. I was surprised to receive a Delinquent Invoice from Rose Hill Apartments on October 8, 2022, charging me $428.00 for an excessively soiled carpet. The carpet was clean when I moved into the unit however not brand new. And this is the first correspondence that I have received from Rose Hill since I moved out in July 2022. I called and spoke with Mr. John Smith, Assistant Manager on October 8, 2022. And informed him that I have a video on the move-out condition that I left the apartment in. Mr. Smith proceed to tell me, "that I was being charged for THE LIFE OF THE CARPET due to excessive stains underneath the carpet". I have never heard of such a ridiculous charge and if Rose Hill is going to charge tenants for stains "underneath the carpet". Then "underneath the carpet" should be an added item to the move-in checklist. read more

One of the many challenges I knew I would face would be finding a great apartment that I could adjust to while I repositioned my life and career. Rose Hill has made my relocating experience from NY/NJ, a pleasant transition. Three Years ago, I was greeted by a female leasing consultant by the name of Tatiana Little, who provided great hospitality. (Five star to be exact). Ms. Little provided me with a virtual tour of the renovation process and all the amenities offered at Rose Hill. She then took the time to walk me throughout the entire property. The renovations in the new units are stunning and modern. * Updated kitchen appliances. (Cabinet doors that actually slowly closed behind you) * Recessed lighting that illuminates the ENTIRE living room/dining room/ and hallway * Stainless steel appliances * Updated Washer and Dryer in my unit * Renovated bathroom * Direct Shuttle Services After we returned to her office, she offered me a beverage and snack; she walked me through the entire process of how to apply. Well, it took me 3yrs to actually apply and relocate to Va. During the three-year debating process, Ms. Little would send me the most appropriate emails, from holiday greetings to birthday emails.(I wasn't even a resident) I will be honest, a beautiful community, modern apartment, and amenities was not what completely sold me on the apartment. It was the GREAT HOSPITALITY from management Mrs. Conley, assistant property manager Mr. Smith, and leasing consultant Ms. Little that made me feel like I was coming home. This was also confirmed by the beautiful welcome bag, & movie tickets that was waiting for me when I walked into my new apartment. I think I will stay for a while. :) read more

Rose Hill Apartments - Apartments Near Me - Alexandria, Virginia

We chose Rose Hill Apartments because it is a safe place to live (according to one of those sites that shows the locations of all the crimes in a given area - there were none in Rose Hill), with enough parking spaces that I never have trouble finding one near my building. There are a lot of stores and restaurants nearby, even within walking distance, and the Kingstown shopping center is a short drive from here. The staff are great and put together fun community events like Thanksgiving dinners, crochet classes, a kitten adoption event, marshmallow roasting parties...and many more that I have wanted to go to but wasn't able to attend because I work on Saturdays, like cake decorating and painting. These are always fun and the staff are always nice, there are usually snacks provided, and it can be a nice way to get to know your neighbors. There were almost no events in 2014, but this year they have done a lot, and it has really made a difference in our enjoyment of living in this community. Be warned that there is a predatory towing company that comes by every night and will tow your visting family members' cars. They used to have printed parking passes that you could fill out and put in a guest's car, but we weren't notified when they switched to passes that you have to get from the leasing office, and my mom's car was towed with one of the old passes in the window. This was in 2014, and now there is a small guest parking lot, but none of my family members will visit me anymore. read more

1 more update: After moving out and cleaning the apartment thoroughly and returning all keys, passes ect, I get a large bill and they steal my deposit because they have to repaint and clean the ducts because of a smoke smell---uhmmm neither my husband or I smoke, so really???? Are you that desperate for money. Is painting and duct cleaning not general wear and tear for living there for 2 years. I have decided to take this matter to small claims court because I believe they couldnt find a legit reason for keeping my deposit because we returned everything so they came up with this bull. Have you noticed that there are signs all over the streets near Rose Hill???, they are desperate for tenants, everyone is moving out of this dump. Run far away!!! Nothing has changed here and we are just counting down the months till this lease is over-yay 2 months, I hope we survive here that long. So the latest, hubby was involved in an accident with his work vehicle & had to get a new vehicle, so we call the leasing office & speak to the complex manager, Melanie Conley about our issue and explaining why we would need a new sticker, and with a "I don't care" attitude, she tells us that we will have to get the old sticker or pay a $100 fee for a new one. Oh sure I will go through the wreck & go try peel off a dam $5 sticker that probably won't come off & bring it, because that's my number one priority. No we don't want an extra sticker/parking pass, it's a completely new vehicle with a different registration. Totally a rude bunch, with a don't care attitude. Once you sign a lease it's down hill. They are all friendly and nice when trying to get you to sign a lease or renew your lease but once you locked in they just don't care. If you enjoy living with Rodents, move here. I lived here for 2.5 years and had mice 4 times that I am aware of. Each time they would send pest control out and lay down sticky traps once a week but that was it. After speaking with multiple neighbors I learned it was a building issues and that multiple neighbors in my building had mice as well. After speaking with Management several times and insisting this was a building issue and needed attention nothing was done. I finally had to break my lease after the 4th time of seeing mice. The day I moved out after removing all my furniture I found two huge holes, one in the floor of my closet and the other behind my couch in the living room. read more

Overall this has been an awful renting experience. The maintenance has been hit-or-miss; one complaint about water pressure (which got reduced notably out of the blue) was released with "seems fine to me, want a new showerhead?" when I'd just installed a new one to try and deal with the lack of pressure. The worst has been the guest parking situation. There area about a dozen guest parking spots near the apartments that are furthest from the main street; these are constantly filled and other parking along that area is sparsely filled at all; they could easily double the number of available spots by just moving that sign and have no impact on the ability for residents to park. From talking to other residents, guest parking availability is far and away the most problematic thing about this complex, and yet to remedy this, the complex's solution as of Thanksgiving was to build a new amenities center, during which they suspended guest parking passes being issued, and towed cars from the part of the parking lot that was being taken up by construction. (We can ignore the people who were away for the holidays and found their cars towed, as that was a nice bonus "fuck you" to paying residents) Further, they decided that the best way to free up guest parking was to make it timed (48 hour maximum over 1 week) which is bullshit if you want to have guests over even a few days. Seeing how frequent the complaints are, and how unwilling they are to do anything about it, the only reasonable conclusion is that the management either gets kickbacks from, or has stake in, Dominion Towing. I will be leaving this complex as soon as my lease is up, if not sooner if I can find a way to afford an early breaking of the lease. I would rather room with a known serial killer than live in an apartment run by this property management company again. read more

I have lived here since 2013. It has been a dog friendly community although now lots of people walk their dogs without a leash and dog fights have become a frequent occurrence. When I initially moved in management was great. Since then attitudes and policies have changed. While there are several friendly people in the office several are less than professional on a routine basis. The area has become less safe, crime, break-ins have become more frequent and/or visible, and packages that have been delivered, tracked, and signed for have gone missing. About every other time a new person moves into my building weed can be smelled. That is not cute, funny, nor an exaggeration. The walls and ceilings are thin. You can smell whatever you neighbor is cooking or saying, and I can hear the front door of the building open and close all of the time. I was in a car accident, out of town, when my car was wrecked and immediately sent to the junk yard. The junk yard did not return my parking pass. As a result, I now must get a temporary parking pass every week or pay for a new pass. That feels like a violation as I almost died and was in the ER. I didn't sell my car. As I had lived in the community for over 3 years at that time. Replacing my parking pass would have been an appropriate customer centric response. Oh yes, and I emailed the manager explaining the situation. Trust and believe, I did not get an email response. I had to email more than one time. Ridiculous and unprofessional. And as I was seeking treatment for my injuries at the time, I did not have the time, emotional or physical energy for that level of unprofessionalism and lack of common kindness. Also, when I moved here, I was able to create parking passes for my guests. If that policy was still in place a lot of time wasting and frustration would not have occurred. Pleas note, they now have a buyout clause in the lease which I was going to take advantage of. However, you must still give 60 days notice. Which defeats the purpose of the buyout!! Just like you do when moving out which means you must pay 4 months rent! That is outlandish! Soooo if you want to continue to pay more every year and get less and less for your money then please move here. If not, look elsewhere as I have not noticed any improvements over the years to match my ever increasing rent! It is not what it used to be. read more

This apartment complex is operated by criminals. We vacated the apartment in October 2019 because we moved to Oklahoma. A Rose Hill staff member told my fiancé upon checkout that no damage had been done to the unit and there would be no extra charges. In VA, it is the law for an apartment complex to provide an itemized statement of all damages within 5 days of vacating. They provided no such document. This week, we received our deposit, and it was half of the amount we initially paid. The reason for a $600 loss of our deposit was because of an "excessive noxious odor" in our unit. There was no odor in our unit, and we made sure to clean the apartment thoroughly before we left. My fiancé called Rose Hill and spoke to Tatianna Little. She said they had to deodorize the carpet and air ducts, because dog urine caused a foul odor in our apartment. We babysat a dog at our apartment two days a week for five months, and it barely spent time there. We paid a deposit for the dog's stay, and they did not even apply that to the initial deposit. Also, they charged us for the November and December water bills, and we moved out in October. They took advantage of us because we moved out of state. I would advise members of the military and anyone else to stay far away from this place so that they do not get scammed out of several hundred dollars. The managers of this property are Melanie Conley and John Smith and we are disappointed by their management. Their staff were rude when speaking to my fiancé and we will be pursuing this issue with them further. Not to mention, when we left the complex they were refurbishing all of the old units with hardwood flooring so they did not even need to charge us the extra fees.I did not even touch upon the numerous issues with ants and security of the property. We had the exterminators in our apartment every week during the summer. read more

My fiancee and I had great hopes for the pricing, quality, and location of these apartments. Regretfully, we had the following problems: 1. The leasing staff did not present accurate information about particular apartment deals. I'm fairly certain this was an honest error. 2. The leasing staff assured us that my fiancee, who was traveling from out of state to sign the lease, would be able to come in and sign it. When we came in to have her sign for it -- just a week before she was to move to the area -- we were told the manager was on vacation and had not provided the paperwork for her to sign. 3. We were subsequently told that the leasing staff could send us the paperwork, and that we needed to overnight the paperwork back. We asked for them to pay for the cost of this, since it was their error, and no answer was received. 4. We also signed a contract to start the lease on a certain date. The staff signed this paperwork, then attempted to renege, demanding that we start the contract a day earlier (at a presumed one-day cost to us of about $45). When I brought this to management, I was told they couldn't honor the contract, and that errors happen. They also refused to reimburse us the cost of pulling the apartment off of the market. 5. I brought this to Rose Hill's parent company, A.J. Dwoskin. Management their not only did not force Rose Hill to honor the contract, but also did not reimburse us for the cost of pulling the apartment off of the market. In other words: Rose Hill Apartments expect potential residents to honor contracts, but they will not. read more

I have lived here for 4 months so far and I have no complaints. This apartment complex is absolutely wonderful. The apartments are very clean, spacious, and look new. The employees are all great people and are very professional. The amenities are also great. They have a gym plus boot camp twice a week and zumba once a week. They even do events for the residents like a Thanksgiving dinner, painting, halloween party, etc. There is also a ton of parking and it comes at no extra cost, even for visitors. They even have a good sized dog park and car washing station. There is also a shopping center right in walking distance about 0.2 miles away. I would highly recommend this complex to anyone. read more

I have lived within the community my entire life and over a year at Rose Hill Apartments, I always knew this would be the first step to adulthood for me. Rose Hill is an amazing place to live at. Everyone who lives here is definitely familiar with all staff. From the moment you enter you are immediately greeted by the staff. Very polite and educated. The staff makes the club house feel as if you are already in your apartment. Melanie (Property Manager) - Very caring, polite, educated. She stands to make her residents a priority at Rose Hill Apartments. Last year for the snow storm Melanie was seen outside helping residents shovel their cars out of the snow. This is something not many if any Managers will do. She is at every single event she hostess and ensures all residents feel welcomed. Why wouldn't you move to Rose Hill? There isn't much to it.. Honestly. The metro, Grocery store, Bus stop, Library its all convenient and there for you. I am unsure as to why there is negative comments. Like any other apartment complex from time to time you may hear your neighbors but never to an extent to interrupt your living without management addressing it. Property is well maintained cleaned. The maintenance staff is amazing, I have never been in a situation where I am continuously calling to have an issue fixed. Don't over think it too much .. Rose Hill Apartments is great and you will definitely enjoy living here. If it wasn't because my parents bought me a house I would have definitely renewed my contract here .. read more

This review is way overdue! A year to be exact.. I moved in to one of the lower level apartments on Celtic drive - My whole experience was nothing short of exceptional! The location is surrounded by everything one can ask for: we had giant foods, several other little shops that included a drycleaners, several mom and pop delis within walking distance. At car lengths we had top golf, Kingstown center which includes a movie theater several restaurants and clothing stores. I 495, I 395, I 95 and 295 were all within a 7 - 10 minute drive; However my favor part was the staff and just living at the property Thank you Melanie, Ryan, Christin, Marissa, and my favorite Diana! I was always made to feel like a part of the family! The whole team did a wonderful job of involving their residents with all the activities that took place throughout the year including movie night, the pool parties, and the thanksgiving dinner. Very noisy and not very safe with some serious bug and critter problems. The management is not at all helpful or considerate. You eventually will be sorry you moved in. Anyone who can afford to do so moves out as soon as they can. There are more and more empty apartments all the time with many more tenants planning to move out. Management keeps offering more incentives to potential renters but the smart ones don't fall for it. The only tenants who are staying are pretty bad neighbors who can't find someplace else to take them. read more

Sell, Sell, Sell! That's the priority at Rose Hill Apartments, an AJ Dwoskin and Associates property. The leasing agents seem nice as they make mistakes "in their favor". They are either grossly incompetent or accomplices in a system that encourages you to sign the lease ASAP. They frequently spout misinformation, make error after error, conveniently surprising you with new information at the last minute. They tell you you have less time to sign documents than you actually have: frequent mistakes that suggest a lack of integrity or a need for retraining. Sure, the location is nice and the residents are pleasant; however the operating procedures appear to push "selling"over operating with scruples. These apartments are actually pretty good. The staff at the leasing office is usually pretty helpful and nice, it is close to a shopping center and the neighborhood is safe. The buildings themselves are kept up with on a daily basis and when we moved into our apartment, the carpet and woodwork seemed like it was brand new. I'm giving this place a 4 star because some of the machines in the gym have been broken for a while (they might've fixed them by now..?? I haven't been in it in a few months) and the pool also has weird hours. But, for the most part, the lease and staff have been pretty up-front with everything (no hidden fees) and this has been a good experience! read more

I just had a fitness class with Sam, the fitness trainer at Rose Hill Apartments. The session was AWESOME and will so do it again. He was really personable and knowledgeable, especially when it came to working out with my knee issues. It was fun, not boring and he even threw in some football moves for the Superbowl. Super Fun, I will be there next time! I also did the fondant cake decorating with Sarah. She was bubbly, fun and patient. To be able to learn from someone who actually in the industry is awesome. You were able to ask her any kind of baking/pastry question no matter how big, small or silly...Sarah answered it. It's really the sign of a great patient teacher. Being able to work on something and see the end result is key for me. I can't wait to take another class with her again. The buildings are old, poorly insulated, with no soundproofing, very noisy, sounds like there is someone in your apartment with you. We have bugs, have gotten many notices of spraying and trapping but it never happens, bugs come into our closets from neighbors getting into our footwear and clothes. Many inconsiderate dog owners, barking and growling day and night. Utilities are definitely NOT included despite what is listed on apartments.com and elsewhere. read more

After living here for 17 years I am happy to refer friends who are looking for a place to move to. The apartments are kept clean and the services are always performed quickly and professionally. I never hesitate to contact the management staff or the maintenance department with any requests and have always been impressed with the efficiency and courtesy of all of everyone. We are kept informed of planned work in our building that might impact our use of utilities or parking restrictions. It is helpful to get a heads-up so we can plan ahead for any interruptions. Whoever is thinking about leasing with this place, please consider reading the negative reviews. They're very accurate and helpful, and as a thanks, I want to pass forward my experiences. What I've noticed while living at this property is that the leasing staff and management lack accountability, integrity, and responsibility when dealing with problems or mistakes, and they try to cover it up by throwing events and adding amenities. Example--lack of accountability: We were told by the leasing consultant that we if we signed up for the apartment on a particular day, we'd get our move in bonus and were told we could sign up online. On that night, there was a problem with the website, so we couldn't sign up. We notified the leasing consultant right away that night. We were told we could not receive the move in bonus because we didn't sign up on that day, even though it was due to a problem on their end. Example--lack of accountability: We were told wrong information from the leasing consultant about our bathroom having a fan. We've been having mold problems due to that, even when doing our due diligence to prevent mold from forming. Example--lack of accountability/responsibility: There was ambiguity in the leasing contract, and we were told that it was because it was a generic contract used for all apartments. When we asked to put clarification in writing, the supervisor refused to do it. Example--lack of accountability/responsibility: When renovation was going on in a unit in a different building, the toxic paint scent came to our apartment. What we found out is that there were multiple tenants having the same problem, but management would not do anything about it. We called multiple times, saying that our apartment was unlivable because the toxic smell was giving us headaches and that the smell would not go away even when we had our windows and balcony door opened (this happened dead in the winter, below freezing weather). We were told that because the renovation was being done on the first floor that they could not do anything about it. Eventually, after more calls, management eventually budged, but said they would only open one window of the apartment that was being renovated half way. It took awhile for the smell to go away. It's unacceptable to have to try so hard for them to take responsibility, but it goes to show that they care very little about their tenants. Example--lack of accountability: Again, there was ambiguity in the contract to add a pet. When asking if we can have the clarification in writing, we were denied and were threatened by them saying that our pet was already living in our dwelling (implying that we MUST sign the papers no matter what it says). I read a negative review that said that: "I asked about the 500 pet deposit I put down and the extra $60 a month i was paying for the pets and why the 500 was added to help take care of the damages. She then told me the deposit and the extra rent was just for the luxury of having a pet there and she cant do anything about it " We were told that the deposit were to take care of damages, but it clearly is not. This is another case of ambiguity in their favor. Make sure to take good pictures when moving out, incase you have to go to court to fight unnecessary charges. Example--lack of accountability, professionalism: We were not given any notification that our lease renewal papers were sent/being sent. Their excuse for not giving us the renewal papers on time was because somewhere in their system, they logged that they sent it to us. With e-mails being used for announcements, shouldn't the tenants be notified through e-mail that their lease renewal papers were mailed? On the bright-side, the maintenance staff have been great and helpful. Unfortunately, when the rest of the staff act unprofessionally, you end up losing faith. And for clarification, the leasing staff act nice, unless there is a problem, which is something you won't notice until you've lived here awhile. This is why I'm leaving this review to warn those who plan on signing a lease with them. read more

We moved in about four months ago and have had a wonderful experience so far! The staff are friendly, maintenance is very responsive and the area is always clean and safe. The staff really make it a fun community by hosting almost weekly events for their tenants including pool parties, bingo, screen on the greens, paint nights and holiday events! For everything they offer, you can't beat the price! The location is great, walking distance from a shopping center and Safeway, and even Kingstown Center if you're up for getting your steps in! They even offer a shuttle to/from Huntington Metro on weekdays making your commute easier! read more

Stay AWAY from Rose HELL - these people are scammers! Things may appear to be okay while you are living there, but be aware when you move out. They will do whatever they need to do to cheat you out of your security deposit. The property managers (Melanie Conley and John Smith), including their leasing office staff, are very incompetent and unprofessional. Unfortunately, I have had a negative experience each time that I went to the leasing office or had to contact them. They offer for you to get your packages delivered to their leasing office for safety purposes, but then they will make snide remarks when you go to pick up the packages as if you are inconveniencing them. Also, do not bother to refer anyone there because you will basically need to harass them in order to get your reward as THEY promised. The walls and ceiling are very thin, as other reviews have stated, so there is absolutely NO privacy or peace in your own apartment. In addition, the dryer in our apartment gave us many issues. We had maintenance come to try and fix it several times, but management was not willing to replace it. WORST of all, they deliberately make errors on the letter that you receive prior to moving out, which include a checklist of items that needs to be returned, so that you do not know that you need to return certain items. They do that so they will be able to charge you for the "missing" items and blame the fault on the resident. The only good thing that I would say about the apartment complex is the maintenance staff. They were always very responsive and helpful. They also kept the overall appearance of the complex looking nice. Other than that, I would NOT recommend living there. read more

The absolute worst apartment company I've ever had. They are waaayyyy too expensive for what they offer. They will gouge you for the tiniest things. The apartments are small with the cheapest craftsmanship; water will stain the wall paint. If you have friends over they will tow their car if they're not in one of the very few visitor's spots. They offer money off your first rent payment to try to lure you in. DON'T DO IT!!! I would not ever recommend staying here to anyone. read more

I've been living in the Rose Hill Apartment complex for half a year now and I love it! The leasing office staff is so friendly and always willing to help. The community here is very clean, safe, and pet friendly. What I love most about living here is that they host a lot of events for the residents, I've attended to a couple of them such as the summer cookout, creative paint night, ice cream social, movie nights, and some more. I just love their events because there's always great food and prizes! and they allow you to bring friends too! I recommend these apartments to families, couples, pet owners, and anyone else that's looking for a great place to live here in the Alexandria area. read more

I have been living here for a little over 2 years... First off I have 2 dogs both 50lbs so they think it's a good idea to give me a 3rd floor apt. Right over a family with a young toddler... Needless to say we didn't get along very well... Then they had a package of mine that I had called about 3 times in the same day I called amazon and yelled at them for a good hour then when my BF called and asked them again they said that they had it and to top it off it has been there for a couple of days. The most they could say sorry it happens... Lastly I have been having mice in my apt. Since the winter I moved in... I'm still having the same problem now the most they do is send in pest control to set some traps and fill some holes where there is no lack of. I'm very fed up with this apartment complex and I warn everyone who is considering living here. I will be moving once my lease is up. If you do decide to give this place a try good luck! read more
