Strong chemical solvent fumes filled my home with no notice; the COO of the holding company wrote they will never notify neighbors or disclose products ... "If that doesn't work for you, feel free to provide your notice to vacate." On July 31, I returned to an overwhelming, heavy chemical odor throughout my apartment. The source was solvent-based glazing in the unit directly below that management was renovating. I received no advance notice. The fumes likely migrated through shared ventilation or gaps between units. I experienced eye irritation and a head-rush, left to ventilate for hours, and still breathed residual fumes overnight because the odor never fully cleared. The next morning I asked management for the exact product (name/label/SDS) to understand what I was exposed to and what precautions were taken to keep fumes out of neighboring units. I was told they needed to ask corporate. The only corporate reply, sent by the Chief Operations Officer of the parent company (JAIRO, INC., doing business as "Property Management Associates"), stated: "We do not have any requirement to notify you of work going on in any apartment other than the one you rent. We will not now, or ever, do so. If that doesn't work for you, feel free to provide your notice to vacate. This is the only email you will receive on this matter." In plain terms you will be given no notice, no product disclosure, and if fumes enter your apartment, your options are to tolerate it or move out. My health and habitability were impacted, and the company's written stance treats this outcome as acceptable because the work originated in another unit. In my view, this is a serious breach of basic tenant safety and may violate habitability and environmental-health standards. I moved into the building in June of 2024 and it was at the same time (same week) that a new management company was taking over. The new management has taken a proactive role in improving the property, one that I wouldn't have expected at all based on a past experience where a new management company came in and just cut every corner leaving the property much worse off... this is the opposite of that. The people that work there have been consistently improving the space since they moved in, they are also kind and friendly which really sets a good tone. David who is a manager in the office is wonderful, Angel who works improving the space is just plain kind, Leah who works in the office some days is also a friendly presence. David made everything smoother, when I had a question or concern it didn't feel like I was burdening him or the management... it makes all the difference when the people who run the building are working with people rather than feeling like they're handing you a customer service number and saying "good luck." In past experiences with management companies in LA I feel like even a simple maintenance request is a whole thing. Here, for example, in one instance early on while living there (it wasn't even something essential like plumbing) I asked about the very old blinds that came with the apartment upon move-in (noting that they just didn't work right), I expected a typical kind of shrug but had to ask anyway. I don't even think it was like 2 days after submitting the request before Angel installed new blinds in the place; he also seemed genuinely happy that I appreciated what a difference it made for me in that apartment. I have no idea what the building was like before I moved in in June 2024, but really only have positive things to say not only about the people who work there but the positive growth that has occurred there in a year. read more

Had an appointment to see a one-bed. Got there David R the manager took one look at my lovely brown face and blurts out, WE DONT HAVE ANY 1 Beds left. WHAT? Then he produces an apartment out of the blue after saying they were all gone. You know it is illegal to discriminate. WOW pretty tricky reply David. Oh I see I have an appointment for a 1 bedroom and you have a 1 bedroom but its a loft but you said you had no 1 bedrooms. So you did have a 1 bedroom. You acted immediately as soon as I entered your office blurting out we have no more 1 bedrooms. But you did have a 1 bedroom Loft. Very tricky response David. You have the discrimination angle down pat. You know your third world heating system and NO AC situation seems much too overpriced no matter how close to the beach you are. read more

Really enjoyed my stay. Staff was very friendly but most importantly responsive. Never had to wait more than 24 hours for anything that came up. Communicated on the front end and also followed up when needed. David and Angel are simply great at what they do. read more

I just relocated to Austin, TX but had lived at Windward Village for over a decade (12 yrs). I will say initially the management (rotating) for the first few years I lived there was pretty awful. So in comparison with how the building use to be, poor response or no reply with management in concerns to apt issues, plumbing, break-ins and or maintenance -- the current Office Manager and Maintenance man, David and Angel have been like night and day. I can see they are working hard to revamp the building, signage to help new people navigate the building, regular bi-weekly cleaning of the halls and common areas. They are also renovating units (the building was built in the early 70s) to more modern designs and updated appliances I could see from sneaking a peek while they worked. Lastly this location is phenomenal -- you really can't beat it if you're looking for a true Venice Beach experience. Breakwater is across the street if you surf, restaurants and Venice institutions like Hama Sushi, Townhouse Bar, Menottis Coffee just steps away from this building. Also most places in Venice are street parking only, this location has a gated garage and designated spots. I will say - Venice is Venice and there are transients in the area and that really can't be helped and is improved from what it use to be but again David and his team have made sure to monitor the building and its surrounding area to keep encampments for settling in the alleys or on Mildred (behind the building). I would say Windward Village is only getting better and if my life ever brings me back to Venice Beach I would love to return to my stay here. read more

I went to the apartments as a walk-in to ask questions and she was extremely rude. She kept cutting me off and she seemed to be in a really bad mood. I even saw Addy be extremely rude to a current tenant when asked if Addy had her package from Amazon. I did some research and asked a tenant who was walking in if they liked living there and the tenant said they did not and that they hated it because of how rude and unattentive Addy Molina is, this and my short experience there helped me realize that I would never rent at these apartments as long as Addy Molina is a manager there. She seriously has an attitude problem, is not approachable, gave snarky remarks, and was not helpful at all. You can also find horrible reviews on Google Maps and Yelp. Your company is losing money by having Addy Molina as a manager. read more

I am a current resident trying to end my lease. I have been unable to reach a live person at either the apartment number or the management company. This is not what I would hope or expect from a professional organization. I strongly recommend against renting there. read more

I've lived here for a few months now and I have NOTHING bad to say. Everyone who works here is SUPER friendly and accommodating! Tarja is so sweet and is friendly with everyone she comes in contact with. The tenants have been super friendly too! The location is prime and my studio is spacious with lots of light! Having a pool and jacuzzi is a great plus too! Having a parking spot in Venice if you know is nearly impossible and it's included here with an assigned spot! I highly recommend checking this place out if you are looking to move to Venice. read more

I loved living here and was sad to leave after 5 years. Windward Village is in a sweet location in the heart of Venice. Beach, boardwalk, pool, jacuzzi, parking spot, Abbott Kinney ... all awesome. The weekend manager and the facility guys were always helpful, warm and wonderful. I agree with much of what Kevin wrote in his review. It was a great place to live. I miss it. Great 5 years, in so many ways. However, i also agree 100% with what Alex said in his earlier review. It is a BIG negative interacting with the manager. She was rude from move-in day to the checkout experience. Horrible. Worth it. read more

As a newer tenant at Windward Apartments (3 months in) I could not be happier to have picked a better place to live. The location is prime, literally across the street from the beach and a block from the Venice sign. 8 min walk to Abbot Kinney. My studio is spacious with hardwood floors, a granite countertop kitchen, and decent sized step in closet. Parking (assigned spot), pool, hot tub all included. The staff is great as well! The assistant manager Tarijah is the-best! I moved from across the country which was stressful in itself and she really made it a seamless process. Maintenance is great and quick to respond as well. Many tenants I've met have lived here for over 10 years and have been nothing but welcoming. Pricing is very fair and competitive to the area. If your considering moving to LA and want to live by the beach, definitely check out Windward Apartments! read more

I am currently moving out of my apartment here, and am sad to be leaving. I LOVED living at Windward Village, and would recommend it to anyone looking for a cute little studio in a fun area. I lived on the second floor, so I never had any plumbing issues, and I loved all the amenities (laundry, safe parking, pool and jacuzzi, gated entries, etc) that my building had to offer. I never had any issues with Karen or Lori, and always found them to be helpful when I needed something. Thanks Windward Village, you were a perfect home for the last year of my life:) read more

Karen Tate (weekday manager) is the WORST person I've ever met. She is rude, unethical, unprofessional. Doesn't care about residents. I don't know how she continues to be a manager at this apartment complex. She will do everything to make your life harder (and I mean everything she possibly can!). Karen has no customer service skills. She seems to be miserable, drinks after lunch (hard liquor from the smell of it), and leaves her 'antiquated' office for hours, while cussing and telling everyone that she is always available. The absolutely worst manager one can possibly imagine!!! If you are thinking of leasing an apartment in this complex, come and see the weekend manager. read more

I'm a block from the beach, have a heated pool, can walk to the bank, post office, grocery. AND I HAVE GATED PARKING! It don't get much better. Staff is on site, FRIENDLY, and come when I call. It's better than buying a place and having to take care of everything myself! Only gripe is no pet policy. read more
