Prior to my lease officially renewing, my job transferred me across the state. I explained the circumstances to management. I couldn't give sixty days notice but they didn't care. It was my fault for signing a crappy lease so I want to give others fair warning to read the contract and not do the same. On the day I moved in to my apartment I had no fridge and a dirty floor. And then when he did show up with an old fridge, the maintenance man wanted the movers that I was paying by the hour to help him move it in. I had multiple issues with my radiator not working. I lost count of the times maintenance was out to fix it. Each guy who came out swore it was a different issue then the previous guy and then promised he fixed it. The neighbors were not that bad. The next door neighbor would occasionally have loud fights with her boyfriend. My biggest issue was the smoking outside my apartment.

The first apartment everything was fine for one year until one day a new person moved to the apartment above me. This neighbor chained smoked cigarettes all day (with the windows closed) and made the ENTIRE building reek of cigarettes. I had it the worse because I was directly under them so my entire apartment smelled like pure smoke. It was hard to breathe, I had a bad cough, bad headache and my eyes burned. I stopped having my friends over because they would complain about the headache they had from being in there. I begged management to do something about it but that's when I learned they allow smoking in all of their properties. They told me I could break my lease or they would move me to another one of their properties. Thats when I moved to their second property that I lived in. The second apartment was also fine for the first year, and then once again I got unlucky. A new neighbor moved into the apartment under me (right when my lease renewed). This new neighbor was way worse than my previous experience because he would party EVERY.SINGLE.NIGHT. There was music blasting every single night, ALL NIGHT. He would smoke cigarettes and weed every single day/night as well. I felt like I was living in a bar. I was living in hell once again. I called the police, they told me I had to deal with it with management. I called management and they told me I had to deal with it with the police. NOBODY CARED! I was once again having to beg and plead for someone to do something and management did absolutely NOTHING. I called them almost every day and they would ignore my calls and emails. I even spoke to the neighbor and he did not care. Management never helped me at all. I asked them to let me go and they said I could only leave if I broke my lease (pay 3 months of rent) and that they had already moved me before so they would not be doing that again. I was so sleep deprived, depressed, and had such a bad headache (from lack of sleep and from all the smoke) that I unfortunately had to move forward with breaking my lease. I was a great tenant. Always paid my bills on time, took wonderful care of my home, but that did not matter to them because they just saw me as another number. I will never in my life rent from a company like this again. I'd much rather pay more money to live somewhere decent then to go through this again. DON'T fall for their bogus deals. If you're okay with not being able to sleep in your own home and not being able to breathe then this is the place for you! It was a hard decision to make to have to break my lease. It is not cheap to do so and it was completely unfair to me. It was a big loss for me but I hope that my experience can help others not go through the same horrible situation as me.

This was a horror from start to finish. Under contract in January with 2 properties and since April…read morewe heard "2 more weeks" for EVERY week until June. We finally closed on property one in June and then property two was at a stand still with the construction team being removed and replaced. The worst part was that Rose had contacted our lender, insurance etc saying we're ready to close on property #2 but then within days, turns out they weren't ready and 3 months later they were still "almost ready." As of this writing, it has been 15 months since we first went under contract on this property and it is still showing that is not yet been sold. Having our money held up on this property for 8 months significantly got in our way from moving forward with our investments and despite our efforts to communicate with Rose, she would nonchalantly reply like it was no big deal. The property we DID close on, was a mess. Bad tenants placed with an explanation of "we manage properties, not people" yet you are the company that screened and placed the tenants into the property. To this day, there were still documents missing that we never received - including several requests to Rose to send us photos of the completed repairs. We had significant repairs every month that the tenants were moved in. Our assumption is that they rushed the house to be ready as we were under contract in January and tenants were "placed" but the close date of the home kept getting pushed back that resulted in several repairs. Jessica, was at least responsive when we had PM-related questions. We have since fired them as Property Managers, but 3 months later we're finding utility bills were never forwarded to us. One utility was completely unpaid for 3 months and we were unaware (didn't even know our account number). We found out because a new tenant was trying to transfer utilities to their name - we have yet to have this bill forwarded to us from Keller Williams. When they did forward us one bill in April 2022, it was past due on 02/22/22. It's a shame that Prosper Investments (formerly Prosper Cleveland) is recommended by Real Wealth Network and other investment groups, when our experience was nothing short of horrible. I think it also speaks volumes that you cannot search "Prosper Cleveland" on Google, yet investors and renters went out of their way to find them so they could provide reviews.

Fairly early on I was emailing my POC who responded every 5 days or so and then he stopped responding. At first I thought little of it as he was particularly communicative anyway but after a month, I CC'd his boss who informed me (after another week of waiting) that my POC no longer worked there. No one had stepped in to replace him and I was left emailing the void.
