I don't think that I could ever say enough good things about them!! At 39, I've rented for my entire adult life (ACROSS THE COUNTRY), and hands down, they're the best company I've ever rented from. I moved from out of state--at the VERY last minute--and the process was as seamless as could be. And I'll tell you, my apartment was WAYYYY nicer than the pictures Kim sent me (she's amazing), and bigger than I thought. For as many times as I've toured properties and been picky, I really, REALLY lucked out here. It made me think I should always leave my choice until the last minute. I've lived here for 3 years and I'm beyond sad to say goodbye. I'm moving out-of-state for a new job, but if I was staying in town, I'd want to stay with them. Maintenance is top-notch, too!! Not only do they respond 24/7 and keep communication going, but they make sub-contract work happen IMMEDIATELY. The times that I had an issue, no matter the size, someone responded damn near instantly, and for the times there was a bigger issue, solutions to those problems were implemented before I even appreciated it. Their plumber is so great, he's apprenticing someone and my half-awake self listened to him explaining the history behind a certain piece (while not wasting time working). That's so cool. You could never go wrong renting from Winwood Properties. To put it another way, will you be treated as though you're valued and important by every employee of Winwood Properties?? The answer is 100% yes. When you're looking in the CLE/Edgewater/Lakewood/Cudell area, look no further. (I'm not even getting paid for this. Ofelia, Kim, and Mike are just that awesome. Cosmetics is their main priority. Lights may not work, but everything looks pretty. If they cause a problem, they're cavalier and casual about it. If you caused it, 5 alarm emergency. They don't communicate with each other. So when you're calling the person they told you to call, and he's ignoring your msgs, eventually they say he wasn't "in the loop". A door painted shut, both on knob and hinge side, a peeling bathtub from dubious refinishing, a shade 4" shorter than window, frosted privacy glass easier to see in than out, a toilet that "moves"- these are the norm. If you want the phrase "just shoot me" to become a regular part of your daily vocabulary, these are the people to do business with. read more

We had a mud room connected to our apartment that that was only for us; we had a key for the room and it locked automatically when closed. We stored our vacuum and some other smaller items in the room and one day when we came home everything was gone. We found almost all of our belongings in the dumpster the next day. The only thing we didn't see in the dumpster was the vacuum. A few days later I came home and was about to unlock my apartment door when I noticed the door next to mine, which was the utility/maintenance room, was cracked open. One of the maintenance employees must have accidentally left it unlocked when they left. I went to go close the door, but I peeked inside and saw MY VACUUM. THEY THREW AWAY ALL OF OUR STUFF BUT KEPT OUR VACUUM FOR THEMSELVES. To make things even worse, next to the vacuum I also found a pack of cigarettes that were left in the mud room with one of my lighters inside the box. So if you want the maintenance people to throw away all of your stuff and take what they want for themselves, Winwood Properties is highly recommend. read more

These people don't care about what you need done all they care about is getting the apartment remodeled and after you get in they won't do nothing for you I asked them over and over to do something and they still haven't done it yard work never stays up to date you never see the owners unless they need to drop off supplies to redo the apartment I would not recommend no one to live in these apartments trashy and bad owners it went all down hill after they took over read more

Recently November 4th 2021 the winwood property building on 95th caught fire. Specifically the unit under mine, the staff was understanding and helpful but Martin the manager was hesitant to give back my rent for November. Mind you the fire happened 12 am on the 4th and it was the unit under mine. I had just moved in October 1st so only be having been there one month all I had was a mattress and a bed frame. Martin TRIED to use a scare tactic on me by asking me if I was going to "just abandon" my things (he incorrectly assumed I had an apt full of burnt furniture). 1st off my unit was condemned and it was so bad that it looked like the fire started in my unit due to the damage being so horrible, everything that I couldn't wash in a machine washer was not salvageable. And 2nd off the only large items I had were a bed frame and a bed. 3rd issue at and was moving properties. In all fairness the company as a whole is probably one of the better companies from the reviews so initially I was going to keep renting but I wasn't comfortable in an apartment situation as the fire had been traumatic so I was open to a single family home. He initially agreed to let me rent a decent one in Lakewood. A day after the inspection I got a call that he had changed his mind and was still only considering giving me back Nov rent though I only lived there 3 days. To state all the facts he did give it back only after he tried to scare me into reasons I might not get it back i.e abandonment ect but I'm knowledgeable on renting. THIS COMPANY WAS SO BAD THEY GOT FIRED BY THE OWNER OF MY BUILDING. Don't rent any unit that is managed by this company. The 3 people I had correspondence with in this office were all TERRIBLE. 1) the woman that toured the property with me (and another property they had I looked at) when I asked if they were safe neighborhoods she said "oh ya, I only live a few blocks away".... they were not close to each other and both terrible neighborhoods. So she clearly did NOT care about my safety. 2) the woman in the office who collected rent/was the main correspondence was THE rudest person I have ever met. 3) the worst part was Martin, the "property manager" Where do I even start with his guy... when I called at 3am with water POURING out of my bathroom ceiling he told me "doesn't sound like an emergency, I'll send someone in the AM" because he didn't want to pay the plumber double for emergency hours. I had BED BUGS when I moved into my building because THEY KNEW THE BUILDING WAS DIRTY AND INFESTED and didn't care. (Could have easily sued them over this, but the building owner was very helpful when Martin was not) This among many other things make Martin and this company AWFUL. If you take pride in where you live and want to be respected as a person, live somewhere else. read more

I have rented for years and Winwood has been the best property management I have had so far. They are easy to get hold of via phone or email, quick at responding to email. They have responded quickly to appliance problems as well as any structural issues with excellant resolve This year I had a new floor and windows I stalled and maintenance cleans up nicely. I will continue to rent from Winwood as long as they will allow me. read more

Winwood/burnt creek has been much more responsive to maintenance issues than other property management companies I've rented from in Lakewood. The office staff is genuinely more people focused and genial. Would recommend to friends and family. read more

The first problem is that my tenants hated the owner. He was rude to them, above and beyond being a manager. They pay rent for my properties and he treated them poorly. So much so that when I fired them most of them said "thank you" and one tenant said "we were going to move out because we dislike M----- (owner) so much" These are my tenants and customers - and he just treated them like waste. He also was supposed to 'supervise' a capital project at one of my units. And by taking a 10% commission, he basically wrote himself a check and never so much as came out to the house one time to check on the project. Then I was left to argue with the contractor over shoddy workmanship - while paying this guy to supposedly 'manage' the project. Oh, and 0 permits were pulled for any of the work done...including new electrical panels and demo work. Would never reco. this guy to anyone looking for someone to namage their properties. read more

If I could give no stars I would. They bought the building I had lived in for seven years. They forced everyone in the building to move because we had bedbugs and they didn't want to pay to have the removed. I knew nothing about the town or where to move. They wouldn't give me an extension even after I explained that I wasn't from the area and had to research to find out where to live. They call themselves Winwood Properties but use MD properties to evict people so they don't look so bad. They have 67 eviction cases in Lakewood alone. If you can avoid renting from them do yourself a favor and find someone else! read more

This place is terrible for the amount of rent you have to pay. There's seriously been something going wrong with the apartment ever since I moved in July 2019 and this is January 2020, but I'm not talking about the normal wear & tear either. Then calling the office to report these things was even worse because you have to wait at least 7 days for the problem to get resolved. I've experienced faulty electrical wiring, old, rusted leaking bathroom pipes leaed water into the kitchen ceiling right by the light fixture, old outdated furnace blew out, leaking bedroom ceiling, and not to mention Mike in the office with the bad attitude and lies about getting things done. I wouldn't recommend this place to my enemy! read more

I moved to Lakewood for my job not too long ago. The experience with Winwood Properties has been absolutely terrific! Beautiful building that is very well taken care of and the management is incredible. I have never dealt with better people than I have at Winwood. I called their 24/7 answering service for urgent maintenance needs to fix something in my apartment and the response time was a blessing - they came out and fixed the issue immediately. If you are looking for great people, great buildings, etc to rent from, I would highly recommend Winwood. read more

I've never had issues or problems with any other renting or landlords, but Martin Davidson is a VERY rude, careless, greedy, and extremely inappropriate manager. He turned renting one of Winwood Properties into a nightmare. I could go on forever about these instances but instead I will just say, renter beware. read more

Wow, where do I begin with how INCREDIBLY BAD this leasing company is?! First off, for three years I lived in one of the quads on Clifton Boulevard. The ad they have for this 4 suiter on their website is just lies. It is NOT the perfect location as it is right on the major intersection of W.117th and Clifton Blvd - it is always noisy due to heavy traffic, the alarm always going off at the CVS across the street, and the background train noise. There is always car accidents at the intersection and it is frustrating trying to get out of your driveway to merge onto Clifton Blvd during the morning and evening rush. Now a supermarket is being built at that intersection - it's going to be pure chaos! Speaking of the driveway, it is POT HOLES PARADISE. I'm talking small swimming pool size holes that jacked up our car tires. They refused to fix the potholes and just kept filling it with rocks and dirt - what a joke! As for the quad structure itself - the building is literally rotting away. My husband once leaned on one of the outside walls and it moved! Like the whole side of the wall moved! Our whole balcony area was rotting away (as well as our neighbors) too and their fix was to just paint the floors and patch some areas - how about fixing the railings so it won't give way if my son leans on it ??!! Speaking of paint - they use the flattest, thinnest, cheapest paint they can possibly find. The whole place was the sickeningly cheap white paint color which stained and smudged easily. Our bathroom window ledge was rotting away since it's right in the shower. So they came out and re-applied a coat of the cheap paint and it chipped off and rotted away AGAIN! The kitchen cabinets and bathroom were extremely depressing and outdated, chipped and just falling apart and oh my god that place stayed DUSTY. It was just impossible to keep clean! I hate when leasing companies use the cheapest paint they can find just so they can charge you for any smudges or stains at move-out (which they can't legally do by the way as it's not considered beyond normal wear and tear). I moved into this place because I needed to move into a new place quickly otherwise there's no way I would've settled here! Martin is the worse - he will tell you one thing and then turn around and completely tell you a different story. He deliberately withholds information from you and quite frankly I don't think he cares. Look at all the terrible reviews he gets on Google! Also I was told my key deposit would be processed on August 31st. I emailed them on September 11th to see why I haven't received the check yet. They claimed it was mailed on August 31st. Really! It takes almost two weeks to mail a check within the same city?!! When I finally received the check a couple of days later, it was dated for September 12th NOT August 31st which they claimed. Why lie? Just say you forgot, sheesh! These suites are not "large" as they claim but extremely narrow which makes it near impossible to get furniture in, the floors were awful, crown moldings were all white which just got dusty and dirty by just looking at them, we had no faux fireplace in our unit, all of the balconies are crumbling, the surface lot is full of potholes, and it is located on the absolute noisiest and busiest street in Lakewood! Our kitchen was not updated - THAT IS A TOTAL LIE in their ad! The flooring in the kitchen was cheap, our cabinets were old, chipped and white which just got dirty all the time. Cabinet handles broke off easily over time and the white sink collected hard water stains all the time! In our new apartment, we have brand new beautiful oak cabinets with a stainless steel double sink and updated countertop - no comparison to the outdated mess we had at the Winwood suite. Needless to say, I am so glad my family is now out of that Winwood place. I will tell you Winwood's rent for this property is really cheap for the area, but you most certainly get what you pay for! read more

i set up a time to view an apartment. this was confirmed and the leasing agent told me she would call me 15-30 mins prior for a reminder. the reminder never came, and when i proactively contacted the agent, i was told the appointment was scheduled for an hour later. part of the reason i needed that specific time was that i needed to head to work, and of course, that didn't happen, so im already screwed for the day. was told that they had a lease signing at the time i was supposed to see this unit and that "i must have entered it in wrong." so i grudgingly agree to push back this viewing, and head over. well at that time, im waiting and the agent calls to tell me she doesn't see anyone at the apartment. we find out she went to the wrong apartment. 20 mins later she arrives, and here's the thing...the unit wasn't that bad. i honestly considered it, but the entire ordeal completely turned me off. another tip...update your website more often. i called previously for units that weren't available and i hate being upsold on units/places just to fill your occupancies. read more

This is one of the worst ran businesses in town. They're impossible to get hold of and very hard to find. Ex, make it mandatory to get a parking pass, don't answer their phones then tow you for not having a parking pass. Their location is wrong on google and don't not make it known where to find them. If you even cough in your apartment once then that's 50 dollars off your deposit. I can assure you there are better businesses to rent from with the same price for a better unit.
