I moved from out of state--at the VERY last minute--and the process was as seamless as could be. And I'll tell you, my apartment was WAYYYY nicer than the pictures Kim sent me (she's amazing), and bigger than I thought. For as many times as I've toured properties and been picky, I really, REALLY lucked out here. It made me think I should always leave my choice until the last minute. I've lived here for 3 years and I'm beyond sad to say goodbye. I'm moving out-of-state for a new job, but if I was staying in town, I'd want to stay with them. Maintenance is top-notch, too!! Not only do they respond 24/7 and keep communication going, but they make sub-contract work happen IMMEDIATELY. The times that I had an issue, no matter the size, someone responded damn near instantly, and for the times there was a bigger issue, solutions to those problems were implemented before I even appreciated it. Their plumber is so great, he's apprenticing someone and my half-awake self listened to him explaining the history behind a certain piece (while not wasting time working). That's so cool. You could never go wrong renting from Winwood Properties. To put it another way, will you be treated as though you're valued and important by every employee of Winwood Properties?? The answer is 100% yes. When you're looking in the CLE/Edgewater/Lakewood/Cudell area, look no further. (I'm not even getting paid for this. Ofelia, Kim, and Mike are just that awesome. Trust me on this, and thank me later.)

    This was a horror from start to finish. Under contract in January with 2 properties and since April…read morewe heard "2 more weeks" for EVERY week until June. We finally closed on property one in June and then property two was at a stand still with the construction team being removed and replaced. The worst part was that Rose had contacted our lender, insurance etc saying we're ready to close on property #2 but then within days, turns out they weren't ready and 3 months later they were still "almost ready." As of this writing, it has been 15 months since we first went under contract on this property and it is still showing that is not yet been sold. Having our money held up on this property for 8 months significantly got in our way from moving forward with our investments and despite our efforts to communicate with Rose, she would nonchalantly reply like it was no big deal. The property we DID close on, was a mess. Bad tenants placed with an explanation of "we manage properties, not people" yet you are the company that screened and placed the tenants into the property. To this day, there were still documents missing that we never received - including several requests to Rose to send us photos of the completed repairs. We had significant repairs every month that the tenants were moved in. Our assumption is that they rushed the house to be ready as we were under contract in January and tenants were "placed" but the close date of the home kept getting pushed back that resulted in several repairs. Jessica, was at least responsive when we had PM-related questions. We have since fired them as Property Managers, but 3 months later we're finding utility bills were never forwarded to us. One utility was completely unpaid for 3 months and we were unaware (didn't even know our account number). We found out because a new tenant was trying to transfer utilities to their name - we have yet to have this bill forwarded to us from Keller Williams. When they did forward us one bill in April 2022, it was past due on 02/22/22. It's a shame that Prosper Investments (formerly Prosper Cleveland) is recommended by Real Wealth Network and other investment groups, when our experience was nothing short of horrible. I think it also speaks volumes that you cannot search "Prosper Cleveland" on Google, yet investors and renters went out of their way to find them so they could provide reviews.

Fairly early on I was emailing my POC who responded every 5 days or so and then he stopped responding. At first I thought little of it as he was particularly communicative anyway but after a month, I CC'd his boss who informed me (after another week of waiting) that my POC no longer worked there. No one had stepped in to replace him and I was left emailing the void.

    Property owners beware. There are some professional people and reasonable 8% fees collected from…read morerents. But we found out they make most of their $ by charging ridiculous fees for macitence and repairs. We were quoted $315 just for cleaning a small unit when we pay @$200 to have our whole house cleaned in NY. They also quoted us $4000 for a roof repair, luckily we used our previous contractor who charged us $750. Huge difference. They also had astronomical fees to make our units rent ready. I definitely wouldn't recommend them.

Communication was consistently poor. It often took days to get return calls or responses, even on time sensitive issues. More importantly, there was little to no urgency or effort when it came to collecting rent that was months behind. As the owner, I felt like I was the one pushing for action, instead of being supported by the management company I was paying. A major reason you hire property management is to protect your investment, handle tenant issues, and enforce collections. Unfortunately, that did not happen here. The lack of follow through and accountability cost me both time and money. I would not recommend this company to landlords who want proactive management, strong communication, and firm rent enforcement.
