To start, I haven't heard great things about this property management company but I thought I would give them a chance. I saw an apartment that I was interested in, and tried calling the number, which disconnects after a few rings. I tried calling the number on the website and it rings forever. I tried the "contact us" option on the website, and the webpage will not load due to a server not responding. I find the COMPLETE lack of service unacceptable. I'm a current owner. MPM has managed a house I own at 810 Northport Drive since '07. I was notified recently that a tree must be removed and that the cost to do so will be $12,000. This tree was allowed to grow for many years at a location very close to the house. I've been on the East Coast and haven't returned to Madison since buying it ... so had no idea about this tree. Now, suddenly, it's an emergency I'm expected to pay $12,000 to attend-to. MPM has made no effort to find a cheaper alternative, and has acknowledged no degree of responsibility, or offered to bear any part of the expense. I'm with DoD and can't get away to return to Madison. If I could, I'd get a chainsaw and remove the tree myself. The complete unwillingness to work with me regarding this unusual surprise is disappointing, to say the least. Good businesses are built on good character. Here, an ounce of foresight exercised long ago could have seen that tree transplanted as a sapling, or simply mowed-over. Once it was growing, I could easily have been notified. Now, I'm expected to bear a $12,000 bill for something I've been kept unaware of, for years. And no one has explained any aspect of this problem to me, how it evolved, why it costs so much to deal-with and why MPM won't be bearing even a portion of what should be a much lower cost. Jim Stopple is a gentleman. He's a good guy but allows some of his staff to get too involved with association management. Instead of property management some staff get too involved with board politics and shouldn't be cozying up to board members. As the president of MPM you don't always see what's going on at the granular level. Property one day this could come back and bite if it is determined that the property managers are inappropriately making recommendations that could help the board but be detrimental to the homeowners. read more

I was forewarned that they rip off your Security Deposit and they did. I cleaned for 16 hours and the charged me for 4 hours of cleaning at $65 and hours. I cleaned all the windows, the stove and fridge inside and out. Sinks and tub, shower and toilet and all the floors. Wiped down all shelves and baseboards and woodwork. Looking for a management company to let your building fall into disarray? How bout letting the once nice landscaping become a jungle? How about not listening to tenants or not filling maintenance requests? Then MPM is your place! Thanks to them, I will be probably 4 weeks without a working dryer. Why?? The first time they sent somebody, there was NO NOTICE OF ENTRY ( after 7 days of waiting) so no one was home and then they left. Then after complaining about that, they did nothing for another entire week because they knew there was a pending sale of our building and they were no longer going to manage it. Been at that building for over a decade and dealt with several no notice of entry, poor records keeping, and sometimes complete disregard of maintenance requests. read more

they are extremely unresponsive and unhelpful. my wash machine and dishwasher has been broken for over a month and is still not fixed. when i call my property manager about it she is rude and dismissive. they close before they say they will everyday and even during business hours my property manager rarely answers. when i leave a message and ask to get called back i have never gotten a call back. when my fridge broke and filled with black mold she just asked if i had any friends that i could store my food at and said it wasn't an emergency. do not sign with them if u can help it. read more

Avoid MPM at all costs if you're renting in Madison. Lived at Equinox for three years with roommates, a "luxury" building that is probably approaching 10-15 years of age and it was starting to show. Our unit and many others experienced leaky windows and floors leading to moldy carpets and soggy walls that would go unfixed until someone's parents got on the phone with management. They do not take college students, the full grown adults living in their property, seriously whatsoever. Our unit reported a soggy carpet and visible mold problem and it went unfixed from October to March until a parent called and threatened legal action. Both our unit and our friend's was unlivable for periods at a time but they never offered to provide us with a new unit or pay for a hotel. Every solution they proposed or actually did was only temporary and the problems would resurface almost immediately after they were "fixed." See the photos for proof. They offered laughably minimal financial compensation for years of hassle and the at times dangerous living conditions. If it weren't for COVID, we likely would have sought professional help in seeking more compensation for damages. Students - we promise there are better places to rent downtown. Very happy happy when renting to you. Once you move in repairs occur at a glacial pace. On-site managers only 4 hours a week so they are not tuned into building. The heat isn't working, it is in the 39's, it is Monday but they say it will be next week, 7 days, until they get the heat on. And they call this a luxury building and charge luxury rent. As I say, once you sign a lease repairs occur at a glacial pace. Tenant suggestions go into a black hole to die. No charging for electric cars or action to set that up. read more

RENTER BEWARE! We lived in a rental property for 6 years. We took impeccable care of our rental unit for those 6 years. We moved out of rental property recently and we were **denied** our security deposit back because we did not return one key (which was left in cupboard at house) and because the inside of the windows were "dirty". $659 denied because, I feel, MPM and Wesley Properties have no respect for their tenants, not to mention of 6 years! Each spring, I hand cleaned all the windows, I cleaned black mold from basement and shower, piles of dog hair/smoke stained walls from previous tenant, deep cleaned on a regular basis, you could eat of the floor in my home,etc. I cannot express how well we maintained and took care of our home, we treated it like it was ours and in the end MPM took a total dump on myself, my husband and our 1 year old baby. They were fairly responsive if there was a maintenance issues, however on one occasion I was without a dryer for close to 2 weeks, they told me to go to the laundry mat, during covid with my 3 month old baby. We were denied our deposit, completely disrespected in emails and by the property owner. In the end, communication was poor and no one there advocated for us. They treated us like we were the dirt under their nails. At MPM, they have a department designed to nickel and dime you to ensure you do not get a deposit back. I believe that a small courts claim/Tennant Resource Center would get me nowhere, but I felt the need to share this via public form as I would advise anyone to stay away from MPM at all costs. I am in utter shock at how we were treated as tenants who paid over $1400 a month for rent (always on-time) maintained landscaping, changed filters and other chores that go along with caring for a home- in the end, none of that mattered, MPM and the home owner should be ashamed of themselves. We also shoveled the drive way for the home owner who lived next door, we were always communicative and valued members in our neighborhood. In the end, the property owner completely abandoned us when we need her help to advocate for us. MPM/Wesley Property treated us like nothing more than a source of income for the last 6 years. We needed to cancel their management because of bad services and incompetent repairs made. (for example) 1. Garage door refused to close and the tenant called MGM. MPM sent someone there to resolve the problem. The maintenance person could not resolve the problem and MPM charged us $35 for their service. I called the company that installed the garage open and they sent out a repair person. He was there for 5 minutes and adjusted (re-alined) the electric eye and charged $15. 2. They installed a new toilet in the second-floor bathroom; forgot to put in a wax ring and mis-installed the bolting hardware. After six months, the first-floor apartment complained that the ceiling was leaking. The ceiling under the second-floor toilet fell away and it appeared that the leak was from the sewage pipe under the toilet. Cutting away the mounting bolts and lifting the toilet, there was no wax ring, and thus the leak. The lack of a $6 wax ring cost $300 for emergency plumbing repair and $200 for drywall and painting repairs. They obviously hire incompetent maintenance people but charge high fees. read more

Definitely the worst of Madison. I rented out a property with MPM for 10 years! They constantly were trying to increase the rent for the tenants who were on hard times. I explicitly told them I didn't want to increase the rent. Unbeknownst to me, the tenants left for some reason and they found new tenants. They increased the rate for the new tenants again without asking. It may seem strange for me to not want to increase rates, but during the pandemic and with inflation, it felt wrong to take advantage for a couple hundred bucks. They kept changing the person who was overseeing my property. I asked to be notified when they needed to make repairs, etc because I didn't want to be gouged by them When I would call, I was often shuffled around from manager to manager with a long delay. When I decided to sell the property, they hounded me to serve as my agent. Yeah right! After the tenants left, they gave me a key that didn't work for the doors. . . Who knows whose key it was. It didn't matter because the doors were actually unlocked likely for weeks. When I brought it to their attention, they rekeyed the doors and charged me for it! I found 2 main floor windows open in the middle of summer. When I spoke to Oscar Razo about it and Mette Hervig, they didn't acknowledge it via email, but said they would review the utility bill and credit me for it. No such luck! I was asked to pay almost 3k. The worst part is that I thought they were going to adjust these things when I brought it to Oscar's attention that they would make adjustments. Instead these jokers sent letters to notify me that they sent me to collections. These clowns sent it to my vacant property address instead of where I live (where they would send the rent checks) so I'd didnt receive the letter for weeks. If you are a tenant or a renter, stay away. I can't believe they would treat me this way after 10 years of working with them. They are heartless vultures! 1 star is too many! read more

I rented a studio apartment in a converted motel from MPM and was definitely not happy with the check-out process. As oher reviewers say, they shaft you with the cleaning fees no matter how clean the apartment is upon move out. They also charged me to "re-key" the apartment even though I turned both keys in. I never bothered fighting it because when I went into their office to complain, they pointed me out the door and told me to "email" my landlord. I knew that wasn't going to go anywhere so I just didn't bother. My landlord was okay but the building I lived in was falling apart and there wasn't a whole lot he was doing about it. It was infested with insects to the point that I would come home every day and would have to kill at least a dozen beetles and June bugs just to maintain a clean environment. The water was often brown and had a nasty smell to it. Plus the whole place just felt like it was crumbling. It was a furnished apartment. When I moved in - I took the sheets off the bed and put my own sheets on. I was greeted by a very large blood/vomit stain on the mattress protector and also dripping down the box spring. It was absolutely disgusting. There was absolutely no explanation or apology when I told them about it. It also took them a while to get back to me to tell me whether or not it was okay to throw away the blood soaked mattress protector. I ended up going to Walmart and buying my own mattress protector and tossing it. They still charged me a cleaning fee upon move out even though I left the apartment cleaner than it was when I moved in. Gave them two stars because my landlord was usually pleasant to deal with but MPM was not. read more

Not responsive, not flexible with trying to pick up the keys, lots of "liability issues", which keeps looking like, "yeah we don't feel like helping you... so we'll just say no it's like illegal to help you do anything that would help." I rented an apartment from MPM from May 2019 until June 2022. They use. what I consider underhanded practices to not return money from renters' security deposit. As far as I am concerned, this is a way for them to accrue extra profit that they don't deserve! Prior to my moving out, I received move-out instructions that included cleaning instructions. My family and I spent 5+ hours cleaning everything per those explicit instructions. However, some of my security deposit was withheld because MPM says they had to do that cleaning and charged me for the cleaning. If I knew they were going to do that, I wouldn't have bothered doing any cleaning. I also wish I had videotaped our cleaning the apartment. Their keeping the money makes me angry; their insinuation that I am slovenly and lying about cleaning makes me furious. Also, I wish I had been more aggressive in dealing with MPM's lack of communication and lack of diligence in dealing with this company. I waited over four months for a replacement for the refrigerator that quit working; granted they brought in an inferior "temporary" refrigerator, however it was filthy (I had to clean it) and they placed it in a pass way blocking an exit -- I considered this a fire hazard. Beware of renting from this company. I wish Yelp had a negative star for rating, because that's what I really would say. read more

You'd think you were dealing with a small, understaffed company and not the largest property management company in the city because they are completely incompetent. My roommate of 3 years decided to move out, so my friend applied to live with me. Despite the website promising a response in 2-3 business days, it took TWENTY FULL DAYS for them to respond and reject her. Now, my new lease starts in just over a week and I can't afford rent because I don't have a roommate; my friend is homeless because she terminated her lease assuming there would be no issue moving with me. Not only that, but Mette, the property manager, wasn't even aware that there was an applicant as an add-on to my lease until I emailed - and took literally an entire week to respond to said email. I leased a short-term rental from them, despite the apartment listing making the apartment out to be a lovely spot, the actual apartment is nothing close. In order for me to get my security deposit, they require the apartment to be in better shape than when I leased it. I'm not the type to leave negative reviews, however when an apartment is listed with photos of a very nice location and space, and when you arrive you notice holes in the walls that you can see other apartments through, windows that don't close and bathtubs covered in yellow deposits on arrival, it doesn't leave a good feeling in one's self. Moved into one of their newer properties...Day 1 - appliances are not installed and the unit is absolutely caked in sawdust. I request cleaning of the unit and the, then, property manager Carlos insisted that it met the "highest standards" which makes me wonder if he lives outside or...? 1 month later- my W/D was finally installed and they left a gnarly scratch on the floor. I talked to other residents who had literally NONE of their appliances installed and many others with the same atrocious living conditions. Would strongly advise against moving into a unit that has not been lived in yet. The craziest part is how much they lie over the phone and in person. I actually considered renting again from them but the other properties I went to of theirs smelled like mold. I would STRONGLY RECOMMEND going through the company I currently rent from TRM. Unlike MPM, the folks at TRM aren't slum lords. If you have to rent from here TAKE PICTURES on tour way in & out. They WILL take pictures of another unit & charge you if you don't. I'm so disappointed because everything started off so well with our relationship. All transactions were smooth, very professional and helpful...unfortunately however, that has changed. SHOWINGS: it was time for them to show our unit, we had emails sent to us informing us of when they would be there. On at least 4 occasions, no call, no show, no email. My Hubby works 3rd shift and had to TRY to be awake when they came, and we had to kennel our dogs. Not even the decency to inform us of a cancellation, very upsetting. AT MOVE OUT: I hired a cleaning crew to come in and clean out our house and now I get a letter saying they spent "6 hours cleaning" cleaning what? the same spot over and over? urgggg. I have at least 5 witnesses to say that house was in better shape after the move out than before we moved in. They are also charging us for "re-keying" which is a NORMAL thing all companies do at move out..why are WE being charged for that? AND A WHOPPING 600 dollars for "removal of items from the curb" - 600? seriously? now they say WE OWE THEM 90 !! wow, talk about taking advantage of people. Sounds like I am far from the only one who has had this issue, they suck the security deposit dry, because they can..after all who really wants to go to court. worse part is, I just signed another lease with them for a new place. I've been around for the 30+ years that Madison Property Management has been in business. Though they are reinventing themselves as large-building managers, what with all the housing-development that's been taking place downtown, their bread and butter (and business-demeanor) is well-ingrained from their primary job: managing dumps for slumlords. I knew this when I moved back to Madison and needed to rent an apartment on a short-term basis downtown. I gave MPM the full three months' rent in advance even though I was not moving in until the last week of the first month. I had asked if it would be possible to move out on the 15th of the last month instead of the first, and was willing to pay to do that...so I can attest to the passive-aggressive and rude attitude of the management agents there, especially Becky H. and her supervisor. After trying to tell me that rentals ending on the 15th are highly unusual (hello, this is Madison, where August 15th is "Moving Day," especially downtown and around campus), I got the runaround in the form of getting transferred to supervisors who send you to voice mail, only to e-mail you back the next day as if nothing had happened. Note: it's generally a red flag when the folks you're doing business with won't tell you their last names. The building was indeed a dump. A neighbor called the owner "a terrible human being," which was why he was actually happy to be working with MPM. There were several issues, most notably with insufficient/shorted wiring and broken window screens. You do all of your transactions with MPM online, including filing maintenance requests, and you're never told just exactly when the maintenance person (typically 20-something guys) will be arriving. One guy removed a screen in the bedroom and never brought it back. That set off a nightmare, in the form of a centipede infestation. In one night in July, I killed nearly 20 of them in the bedroom alone. If the landlord won't authorize a proper fix, then nothing will be done. I eventually abandoned the bedroom entirely and slept in the front room for the remainder of my lease term. The best MPM could do was bring a bottle of pesticide someone had picked up at a hardware store, soak the bedroom, and leave me with the rest of the bottle. I ended up purchasing two more before the lease was up, and killed at least two dozen centipedes every week up until I moved out. As others have mentioned, do read your lease very carefully, it's nested with all kinds of surcharges and fees that, if you're not extremely diligent, will come back to bite you in the security deposit. Especially note the 9AM vacate-time, which if you don't meet will cost you at least $200 plus an hourly fee for however long it takes you to get out. Surprisingly, I received the entire security deposit back, perhaps because of the centipedes...but I would have loved a clean and secure space to live in much more. Also be prepared for lots and lots of showings, well before your lease is up, by a seemingly random group of folks who do not always give you proper notice. I pity the college kid who rented the place I lived in at $110/month more than I was paying - an increase simply due to the fact that school was starting up again. In a nutshell, MPM's business model involves maximizing the revenue of those it manages properties for, while also maximizing its revenue above and beyond what it gets from the landlords through any means of nickel-and-diming you, the tenant. It preys most effectively on the young and naive. I would try to stay far, far away from MPM and other property-management companies if you can - most other places I've lived in Madison I've found through friends of friends or Craigslist, and those are still good sources. read more

We lived in MPM apartments for several years. Not everything was bad, but Becky is the most disgusting human being I have ever encountered. Our heating failed in the dead of winter. She told me that someone would be there in 2 hours. When I called 3 hours later she said it would be another two hours. When I said that was unacceptable she gave me the most passive aggressive "Have a nice weekend!" imaginable and HUNG UP! This wasn't the first time that she had behaved this way. I waited until I was completely and permanently moved out to write a review. Overall, my experience with MPM (four years and two moves total) was good, not the best but most definitely not the worst. Maintenance is always prompt and friendly, and while you might need to call them back for the same problem once or twice, overall they do a good job fixing things. As many have pointed out, MPM only manages the properties, they do not own them. This is pretty common in Madison so try not to hold it against them. If you need a dog/pet friendly apartment close to campus they are your best bet! We just got our security deposit back (a week before it was legally due I might add) and nothing was deducted. Not sure what issues others have had, but overall our experience has been a positive one! Also, each lease term they give you an "oops" as far as late payment goes. We had this happen twice where the check from the wrong account was written or loan money didn't get deposited when we thought it would and we called up MPM for them to waive all fees. Again, they only do that once per lease term, but it is nice that they recognize we are all human and prone to mistakes. read more

Madison, I want to love and adore you. But my move here has not started off well. First, I will admit we leased an apartment without seeing it. Yes, that is entirely our fault. We lived in Milwaukee and apartments in the month of August are a hot commodity in Madison, so we took a chance. However there are a ton of flaws that should have been fixed/taken care of before we moved in. We arrive at the apartment to move in and my father in law notices a huge leak downstairs in the basement. No one noticed that prior to us moving in?? We can't fit our furniture through the doors. The back door is so insanely narrow and the front door is at such a terrible angle that we had to abandon the couch we purchased before the move as well as a desk. There goes hundreds of dollars worth of furniture, and we have literally never had this happen to us before when renting. The bathroom? A, pardon my french, fucking joke. I will post pictures to demonstrate the water damage on the floor and the decrepit shower. I have literally refused to shower in there and have taken to showering at my gym instead. The back bedroom, I'm not sure how they can call it a bedroom when the hallway to get there could physically not accommodate the width of our moving boxes, I can't imagine someone actually having to use that as a bedroom as I don't think a mattress could literally fit. And, the cherry on top, they asked us to mow. Okay, fine, we are the primary resident, no problemo. Oh, but wait, they don't give us a mower. They expect us to buy or "borrow" a mower. WE RENT. If you want that done, you have to provide something for us to use! We have been in our new place for 2 weeks and we are already talking about how soon we can afford to get a new place and get out of here. On top of all of this, we pay an extra 80 bucks a month for our pets and there is not carpeting here. And besides that, what could they do to this place that could make it any worse? Truly unhappy with the quality, or definite lack their of, the apartment we have rented and the lack of care given by the company renting it to us. read more

The wife and I moved from Maine/Massachusetts to Wisconsin so she could attend the university. She found Madison Property Management doing an online search. I don't know if they could have made things any easier for us. Because of our distance situation everything move-in related was done via e-mail/fax. We did a "sight unseen" rental which even MPM recommends against. It worked out pretty good for us though. We ended up at the Quarry Ridge apartments. They're nice. Good location, all the amenities, decent little yard, you know - that stuff you like to have in an apartment. But what happens when something goes wrong? Disposal starts shooting water into the cabinet? Send Becky an e-mail, within 48 hours we have a new disposal. Folding door comes off the tracks? Send Becky an e-mail, within 48 hours the door is fixed. Fridge starts filling with water? Send Becky an e-mail, within 12 hours the fridge is fixed. Some idiot engages in a random act of stupidity and tosses a rock through our window? (It should be noted that this was the only issue of that sort we had staying here.) Make a phone call to emergency maintenance, window is boarded up within an hour. Send Becky an e-mail (complete with pertinent details like a police report number,) within 48 hours the glass company is looking at the window. We moved out before it was fixed (less than 1 week between the incident and move out) but things were moving at a reasonable pace and given past history I feel confident in saying it would have been fixed soon. MPM isn't even trying to have us pay the damages (or our rental insurance) and it doesn't have any effect on our deposit. When it came time for move out we got e-mails telling us exactly what the expectations were. Easy. They didn't even make us go back to their office to drop keys off. We simply left them in the unit. Bottom line: MPM made our rental experience easy. All we had to do was tell them about a problem and it was fixed. Despite all the questions and e-mails I sent Becky during our last few weeks living at quarry ridge (and that whole window thing) she was never anything but pleasant and professional. Madison property management is literally a joke and a sad excuse for a property management company. This group managed my first apartment moving to Madison and was unhelpful, unorganized, and could not fix simple maintenance requests within the first 3 attempts. The staff are unwilling to help. My ceiling leaked for 4 months straight without a sure fix and I ended up moving out of this unit with the problem still unresolved. It gets better though. I left the apartment in much cleaner conditions than when I moved in, and even after the all of the bullshit they put me through in this unit, they deducted $88 from my security deposit for cleaning. I moved to Madison last year and lived with a roommate for 6 months. I was leery about renting my own apartment with the fear of non-responsive landlords or property management companies. Upon moving into my apartment, there were a few things to get fixed and the response time was immediate. MPM had everything fixed within a week or two. I was estatic! I had a snag with paying my rent online and was charged late fees. After looking into the matter, MPM kindly refunded the late charge!! This was beyond what I expected and I was so grateful that someone in accounting could see this was a technical error and gave me my money back. This company is quick to respond and takes care of their tenants. They handle everything in a highly professional manner. I can't say enough good about this company!! So happy to find an amazing apartment and an even better management company to deal with :) read more

This company will bleed you dry. They will find any way possible to nickel and dime you. I was recently charged nearly $500 for something they failed to include in my lease, and therefore didn't charge me for - UNTIL now. Despite arguing with them that I'm not responsible for it because they screwed up, I was told that I "agreed to it" in my lease. In addition, they have now charged me TWO late fees just this month because I haven't paid for their mistake. Is that even legal!? Since they were trying to save money during the pandemic - as if they lost any to begin with - they cut back on snow removal and even salting. The driveway was packed ice and snow for 80% of the winter as a result. Tenant safety is not the place to cut corners, but MPM does it anyway. Rent keeps going up every year, even though I've renewed 3 times now, keeping them from "losing money" due to turnover. I have literally never had another rental company raise the rent like this, particularly if you renewed. Don't bother complaining about other tenants, either, because nothing will be done. I have stepped in dog poop half a dozen times because my neighbors can't be bothered to clean up, and they send out a reminder email. Our grassy areas haven't been cleaned in literal months, so I constantly have to pull my dogs away from garbage and poop. I watched a dead animal decay over the course of 15 months because it was never removed by the maintenance crew. Of course, MPM doesn't care about its tenants. MPM is the epitome of capitalism - here to make money and keep poor people poor. They've even raised pet rent recently, which is a scam in itself, since I already paid a pet deposit when I moved in. My apartment is decent, and its in an area that works well for me, but at the end of my next lease I will be leaving because I can't justify giving this malicious corporation another penny. read more

Evan one star is not worth the mangement company. They give you hope about the places to live but than makes up lies why you can't get it. I am moving across the country had plan for a apartment but now they are leaving a senior and a disable person to live in the streets. I am on section 8 so they are secure for there money for rent. I rented a large house from MPM last year and we had a large amount of issues especially with maintenance. First off we had bats living in the attic when we moved in that would fly around in our living room at night. We called maintenance and the man who came brought gloves and a bucket then left after a half hour without a bat. He told us we should try to get it ourselves and he would be back in a few days.. He didn't come back. We contacted MPM again and they said they would "bat proof" our house which came weeks later. Another major issue we had with their maintenance staff came when there was a major gas leak coming from our furnace. We called the emergency maintenance and they questioned us for 10 minutes trying to see if it was the sewer backing up and if we were mistaken. He said he would come after the weekend and we should just open the windows. When we called MG&E next they said to evacuate the house and that they would send someone over right away. Basically fine with us living in a potentially dangerous home and questioned whether we were actually smelling gas or not (note: maintenance did not actually come for a few days). read more
