We loved spending time on the lanai every morning and winding down with sunset views in the evening. The kitchen had everything we needed, and the full laundry room was super convenient for our beach days. The kids loved the pool and we all enjoyed the easy walk to the lagoons--plus the garage was stocked with beach chairs, a cooler, and a wagon. It was great being so close to restaurants, golf, and the marina for snorkeling. The location felt peaceful and secure, but it was still easy to get to Honolulu and Waikiki for day trips. I felt compelled to…read moretake a moment to express my appreciation for Ed, the manager at Sacramento Guest Services, as well as the wonderful cleaning lady--I believe her name is Norma. I noticed some negative reviews from people who clearly don't understand what this accommodation offers. As a frequent traveler, both domestically and internationally, I pass through Sacramento monthly and always stay here--unless they're fully booked (which, understandably, happens often). When that's the case, I'm forced to settle for a hotel, and let me tell you--nothing compares to Sacramento Guest Services. These are fully furnished apartments, not just a basic hotel room. Here's what you get: A full-size kitchen with a microwave, cooktop, dishwasher, and dining area that's always fully set Two bedrooms, two bathrooms, and a washer & dryer (with detergent, bleach, and dryer sheets provided--free of charge!) A friendly and accommodating cleaning service Amenities galore, including free Wi-Fi, a phone with no extra charges, and a fully stocked linen closet with extra towels and sheets Competitive pricing--it's actually cheaper than the nearest comparable option, Extended Stay America, which only offers a small studio-style room at a higher nightly rate If you're looking for a place to party, this isn't it. It's a quiet, comfortable, and well-managed accommodation. That said, if you respect the fact that people live here permanently, there's a balance--you can have guests over without issue. And if you really want to go out, downtown Sacramento is just a $7 Uber ride away, where nightlife is abundant. As someone who has stayed in everything from budget motels to five-star hotels across the South Pacific, Dubai, Japan, and Thailand, I can confidently say that Sacramento Guest Services remains one of my most convenient and comfortable choices. It's truly my home away from home. I've been staying here at least once a month for nearly two years and have never once had an issue--not a credit card dispute, not a noise complaint, nothing. The management is fair, professional, and committed to providing a great experience. For those reading negative reviews, trust someone who knows this place well. I don't personally know Ed or anyone who works here beyond casual greetings, so this is an unbiased review from a loyal customer. Five stars, without question. If anything, I almost regret leaving this review because Sacramento Guest Services feels like one of Sacramento's best-kept secrets.

I needed a place for my two kids, hubby and I to stay for a week. I was not looking forward to a hotel because it was pricey and we'd be sharing a room...taking on food expenses, etc. THEN, I discovered an apartment complex that I used to live that had short-term rentals. This place is great. It's a gated, upscale apartment community two exits from downtown Sacramento. Our unit (#106) was a ground level two bedroom, two bath, and offered our family access to the beautiful pool, feeding the ducks in the "fake lakes" and access to their gym. (We never made it intot the gym, but we LOVED the pool and hot tubs!) It's a true apartment with Granite countertops throughout, a full, stacked washer and dryer, living room with fireplace, two flat screen tvs (one in the LR, one in the master br, both w/ cable) and great closet space. There's a private patio as well. The unit is carpeted in an industrial carpet. The bathrooms in basic linoleum. CH&A and free WiFiworked great. The kitchen was a standard apartment kitchen with a full-size fridge, full-size oven, built-in microwave, coffee maker, rice maker, plus all requisite utensils, plates, cups, and mugs. During the week we had a daily maid that vacuumed, did dishes and made beds. IMPRESSIVE! The development is very quiet. You're assigned a gate pass and parking spot. I got a $99/night rate. I thought it was too good to be true and checked it out in person. We LOVED it and will recommend it to family and friends visiting Sacramento. Our only recommendations to owners are to: ) add a few extra sets of dishes and utensils. For a family of four we really ran through items. 2) We never figured out how to use the gate. Fortunately we squeaked in behind other residents. 3) The sheets are rather threadbare. They could stand to upgrade to make the experience entirely perfect. 4) Patio furniture would make this over the top! This would be a great short-term spot for folks relocating too!

    I moved from out of state for work and initially found Homeriver very accommodating. Easy to view a…read morerental, easy application, very communicative throughout the application. Quick feedback. After signing the lease, I've had some issues. For your prorated first month rent, they require a third party voucher- rent money. I went to Walmart and took care of it 2/26. Kept getting emails about needing to pay but no follow up when I emailed back. 3/16 I call and they say the payments no where to be found. Sent my receipts and reference number in. No follow up from HR. Move in day, the money still hasn't been found. I can't get the keys till it's "paid". I went back to Walmart and called cash-free (the company Walmart uses as a middle man for rent money) 3 times. Verified my information, the Home river account, and that the money was successfully deposited. Tried to call propertyware (the rentmoney people) who says they can't support tenants, have home river call. Since It was a weekend, no one at home river was available to help. The property manager asked if I'd pay from their resident website to get the keys "just till we get everything figured out". I was moving from out of state and had no where else to go. I was desperate, so I paid. The property manager peaced out and said she can't help, to talk to the resident coordinators. It's 5/12 and nothing has been resolved. I have called and emailed someone from home river almost every day since 3/16. Still have not received my money, a credit to my account, or any information. For months it has been "we will have accounting look into it". Today I get an email saying they can't find it or help me- to contact Walmart. Despite having documentation of payment, the funds deducted from my account, and doing all the leg work, I still don't have my money. I've been asking the "resident coordinators" to escalate this since march. Nothing. As for the apartment? It's okay. My refrigerator is missing parts so it doesn't actually cool. Had to throw away a bunch of groceries because of it. Maintenance got out here pretty quick but had to order parts. My experience w that has been great. If I got my initial money back I'd be more inclined to leave a good review but at this point it looks like I am headed to small claims court.

    This is a long overdue review..... my original manager from 2019 was Courtney and she was terrible…read more Originally every star is removed b/c my Prop Mgr Courtney was HORRIBLE! Julie, Susan, Tina, Maintenance, EVERYONE other than the original main point of contact had been AMAZING! Ex: emailed during COVID and their rental assistance i emailed like a stalker to ensure I didn't miss any deadlines and it was a mess. I tried to make sure they accepted the rental assistance & confirming my Owner accepted the program, Mgr stated she would check with the landlord & didn't hear back for a month. That's ONE example of many issues. In short, if Courtney is the person in charge of your property I would not go with HRG. My place was GREAT albeit it was some hiccups in the beginning as it really wasn't rent ready and sat vacant for 2 months I believe.also at one point my home needed to be tented for termites and it was a terrible experience. It was so last minute, the bags they provided were just regular vacuum sealed bags and not the specialized bags needed, I had to pay for the hotel out of pocket and it was an issue, etc. Now that they no longer manager my place I felt comfortable to write a review without fear of some type of retaliation. My work orders were another thing some times they would be fixed timely other times vendors would show up with no advance warning. There were times vendors would show up for the wrong issues. Overall as a renter I don't think I would recommend this company if you're not willing to put the work in to ensure they are on top of things and as an owner if you want to protect your asset and not get sued by your tenants go elsewhere. There's not much engagement with management since everything is online. Of the mandatory $40 extra charge for the "resident benefit package" which included the filter delivery, renters insurance, and credit reporting I mean meh. They used something that gave you giftcards after quite a few months or you can redeem the points for stuff but overall you can definitely get those services elsewhere for more bang for your buck. There's last thing that really grounded my gears was the house I was renting was being sold. Now I can't be mad the house sold it was the lack of communication that frustrated me legally they only needed to provide me with a 60 day notice however the more time and advance notice would have been better for me.
