Quick feedback. After signing the lease, I've had some issues. For your prorated first month rent, they require a third party voucher- rent money. I went to Walmart and took care of it 2/26. Kept getting emails about needing to pay but no follow up when I emailed back. 3/16 I call and they say the payments no where to be found. Sent my receipts and reference number in. No follow up from HR. Move in day, the money still hasn't been found. I can't get the keys till it's "paid". I went back to Walmart and called cash-free (the company Walmart uses as a middle man for rent money) 3 times. Verified my information, the Home river account, and that the money was successfully deposited. Tried to call propertyware (the rentmoney people) who says they can't support tenants, have home river call. Since It was a weekend, no one at home river was available to help. The property manager asked if I'd pay from their resident website to get the keys "just till we get everything figured out". I was moving from out of state and had no where else to go. I was desperate, so I paid. The property manager peaced out and said she can't help, to talk to the resident coordinators. It's 5/12 and nothing has been resolved. I have called and emailed someone from home river almost every day since 3/16. Still have not received my money, a credit to my account, or any information. For months it has been "we will have accounting look into it". Today I get an email saying they can't find it or help me- to contact Walmart. Despite having documentation of payment, the funds deducted from my account, and doing all the leg work, I still don't have my money. I've been asking the "resident coordinators" to escalate this since march. Nothing. As for the apartment? It's okay. My refrigerator is missing parts so it doesn't actually cool. Had to throw away a bunch of groceries because of it. Maintenance got out here pretty quick but had to order parts. My experience w that has been great. If I got my initial money back I'd be more inclined to leave a good review but at this point it looks like I am headed to small claims court.

Julie, Susan, Tina, Maintenance, EVERYONE other than the original main point of contact had been AMAZING! Ex: emailed during COVID and their rental assistance i emailed like a stalker to ensure I didn't miss any deadlines and it was a mess. I tried to make sure they accepted the rental assistance & confirming my Owner accepted the program, Mgr stated she would check with the landlord & didn't hear back for a month. That's ONE example of many issues. In short, if Courtney is the person in charge of your property I would not go with HRG. My place was GREAT albeit it was some hiccups in the beginning as it really wasn't rent ready and sat vacant for 2 months I believe.also at one point my home needed to be tented for termites and it was a terrible experience. It was so last minute, the bags they provided were just regular vacuum sealed bags and not the specialized bags needed, I had to pay for the hotel out of pocket and it was an issue, etc. Now that they no longer manager my place I felt comfortable to write a review without fear of some type of retaliation. My work orders were another thing some times they would be fixed timely other times vendors would show up with no advance warning. There were times vendors would show up for the wrong issues. Overall as a renter I don't think I would recommend this company if you're not willing to put the work in to ensure they are on top of things and as an owner if you want to protect your asset and not get sued by your tenants go elsewhere. There's not much engagement with management since everything is online. Of the mandatory $40 extra charge for the "resident benefit package" which included the filter delivery, renters insurance, and credit reporting I mean meh. They used something that gave you giftcards after quite a few months or you can redeem the points for stuff but overall you can definitely get those services elsewhere for more bang for your buck. There's last thing that really grounded my gears was the house I was renting was being sold. Now I can't be mad the house sold it was the lack of communication that frustrated me legally they only needed to provide me with a 60 day notice however the more time and advance notice would have been better for me.

We've been trying to get in contact with them for about a week and a half through calls, texts, and even by visiting their office in person, only to find out that no one is actually there. The contact information listed online didn't seem reliable, and we were given different numbers to try instead, which only added to the confusion. I do want to highlight that Adam was great, he was responsive and got back to us in a timely manner. However, he isn't able to assist with property-specific inquiries, so we were referred to Jesse multiple times. Despite being told on more than one occasion that Jesse would reach out, at one point even the same day, we never heard back and were left waiting days without any follow-up. At this point, I can't imagine the amount of loss occurring due to this kind of lack of communication. Since then, we've moved on and are now working with another property management company and are in the process of signing. Overall, this experience has been disappointing, especially when we were genuinely interested in moving forward. It made the process unnecessarily stressful and left a poor impression of the company as a whole.

Unexpected work for months that was never discussed prior to moving in and then blamed the landlord and workers for not even letting us know the work had been finished over a month prior yet we were not allowed to use our premises (confirmed myself with the construction company who said Keyrenters was aware) Upon moving out, they also will keep money for repairs and promise to give receipts (CA law) and then they ghost and block you right after you move. Myself and other tenants have moved strictly because of this company and how awful they are with privacy, communication and unlawfully keeping your money without any proof or receipts (AB2801). Notice how their good reviews only come from landlords because they do not give a shit about tenants AT ALL.

The monthly rent was $2,950 with a deposit of $2,950. I rented for 1 year and six months, the owners gave me notice to move out, they were going to move in. M&M property Management was very prompt about correcting issues; the air conditioner broke twice while I was there. I moved out and left the place absolutely spotless with the yards well mowed and the trees appropriately trimmed. The place looked way better both inside and out than when I moved in. I received a check eighteen days after moving out for $670. The invoices claimed $2,000 in yard care and $280 in inside cleaning. I can't claim fraud, it's possible that my property manager Jason Oliveira is blind or incompetent at his job. It is possible that M&M Property Management calls in their contractors regardless of how the property was left. I don't know how they function but do know that this is not best management practices and appears shady.

Last year they added a rent portal that we can access online any time to leave maintenance requests and auto pay our rent monthly. They seem to go out of their way to make interactions with them easier but even when you do have to call them for something they either answer the call immediately or return it promptly. I've rented from(and have had not that great interactions with) several other management companies but Pacifica is the best. Knowing what Yelp is all about these days I'd take some of the less than positive reviews below with and axe to grind, grain of salt and wonder if the fault was with the people yelping and not PP. If anyone has a problem with anyone who works there I'd give PP the benefit of the doubt every time. A wonderful company is made up of great competent employees. That describes Pacifica Properties perfectly.

In the past they were my rental property management and they broke so many laws, I successfully won a lawsuit against my landlord. I'm sure there was a lot of things Pacifica Properties didn't disclose and I hope my landlord sued Pacifica Properties too. If you google them, they have a lot of lawsuits. Patti at one point threaten me, in writing, that if I didn't manually turn my water off to my toilet that they would start charging me more money instead of just fixing a leak in my toilet. Their negligence over years of not resolving the black mold problem in my house put me in the hospital, with ER saying that stepping foot into the house again would be risking my life. She also spent a year sending my illegal rent increases, didn't follow California notice requirements or the increase was higher than the laws allowed. I experienced multiple really uncomfortable situations with their handyman where he would try to rub my back or hold his hand on me. Patti just gaslit me. Clearly a very entitled, incompetent, and bad company who, after my experience, I would assume is as dishonest to their property owners as they are to their tenets. There are absolutely way too many property management companies, I wouldn't hire or rent from these people at all. Very unethical practices that jeopardize both their tenants and their property owners just hire someone else.
