During the two years that Tom worked for me, I was mostly satisfied with his work. Our phone communication was always good; his email responsiveness, however, was not always the best. However, after my recent experience with him, which resulted in the termination of our working relationship, I must say I have come to question his judgement, integrity as well as accountability. Problems arose when I decided to raise the rent in one of my units this past summer and asked Tom to notify the tenants in spring. For months he assured me that everything was fine, the tenants had been notified and, when renewal time came, a new lease had been signed. However, after we failed to collect the new rent amount for several months in a row, I contacted my tenants, at which point it became clear that Tom had never pursued the lease renewal. Tom Rotella has let me down in a big way by failing to have my tenants sign an agreed upon lease renewal with a rent increase, which resulted in their tenancy becoming month-to-month as well as hundreds of dollars in lost revenue. Once I confronted him with the evidence and asked to see the lease, he stopped responding altogether. I wrote Tom one last email, giving him a chance to clarify and possibly rectify the situation. He has not responded to my email to this day. I therefore cannot recommend Tom Rotella to anyone looking for a reliable and dependable property manager.

After an extremely negative situation with another firm that I think is now out of business, I was referred to Tom, who got my property back on track and made it profitable for the very first time. He is efficient, courteous, professional and maybe most importantly, ACCOUNTABLE. If you're looking to take care of your tenants and get the hassle of owning rental property off your back, call Tom.

Managing a homeowners association is no small task. I volunteer my time and energy to be a board member so that I have input into how things work around my home. I am not a plumber or an electrician or a carpenter or a landscaper. These are not skills or knowledge that I possess. Yet as a member of the board, it is my responsibility to make sure all of the maintenance items for the association get addressed. So it is important to have a property management company that can identify which items need to be addressed and when, and advise me and the other board members of the options available to us. Property Management Associates is an excellent company to work with. The members of the team are responsive to my requests for information and the Board's direction to follow up on items that need to be addressed. They act on behalf of the Board as we direct them to. They know the bylaws of my current association, and can tell me how they differ from the previous association I was part of. They are well-versed in condo association laws and know exactly where their boundaries are as a management company. They adeptly deal with all of the tasks that, as a board member, I do not want the responsibility for, such as collecting dues and keeping track of the association finances, finding qualified and appropriately priced contractors to bid on the work that needs to be completed, and communicating with owners regarding issues that need to be addressed with their units. Without Property Management Associates in the role they are in, I would not be willing to be a member of the board.
