We spent months searching for a home and when we finally found the one we liked, we reached out to Progress and began the application process (quick and painless). Unbeknownst to us (and Progress), the third party contractors forgot to seal a portion of our shower and the home begin to secrete excess water. Once we relayed the message to Progress, they IMMEDIATELY initiated an investigation to try to remedy the problem. When the contractors were not able to fix the leak quickly, we were presented with several other options so that we could be comfortable. We chose to transfer to another Progress home that is just as beautiful. And, again, the process was quick and painless. We did not have to beg, harass, or threaten the company with lawyers. Every member of the team responded to every text, phone call, email, or voicemail within less than 1-2 hours. Each person involved showed sympathy towards us during this time; however, Raphael Small went above and beyond to initiate and process our home transfer past normal business hours. Throughout this process, we were never left in the dark and all ideas and notions were given to us upfront. Progress Residential actually compensated us for the time and money lost during our move. Neither have I rented from, nor heard of a company that honors it's renters with as much respect as Progress has given us. I would rate 0 stars if I could…read more Progress Residential failed to deliver a move in ready home and refused to work with us to make it right. The house was never maintained and was extremely filthy. When we reported to them, our claim was dismissed and that they'll only fix a few item. The remaining reports are deemed as cosmetic issues. Despite attempting to work with them to find a resolution, they threaten to put us in 'Eviction' status even though we never took possession of the rental property and only inspected the house when we arrived. When the rep called, he said since we want to terminate the lease, we're required to pay 2x rent for early termination and hung up the phone. Now, they attempted to close the case without resolution.

Pet policy is not followed. There are numerous pit-bulls, huskies, German Shepard's and Great Danes. My dog was bit by a pit-bull and nothing was done after I filed a complaint. My carpet is stained from the blood as well. Also my dog has fallen sick often because they pet waste policy is not followed.  3. Parking. I paid $30 for a sticker and pay $90 for a garage. I can park around the curbs or anywhere for that fact without a sticker and not get towed. I do not see the point in paying when I could just park like many do and not get towed. Also I have almost been hit because somebody didn't see me because a car was parked on the curb. 4. Every weekend the trash is overflowed. That is not sanitary and it is consistent in being full. 5. With an updated apartment my carpet, HVAC unit, and ceilings are not updated. When paying this amount I would assume the whole apartment would be updated not just appliances and blinds. My baseboards are not complete in areas and it just shows the lack of care put into the space. The flooring in my kitchen was different from in my bathroom. The gutters outside are poorly painted with lines to match the color and it exemplifies the lack of care. 6. Anytime I ever visited the pool it was very dirty. I would also miss out on getting a pool pass because visitors would be allowed to get them. 7. This apartment complex is mostly college students. Beer cans and trash are thrown across the property with no regard. They also have massive parties outside at the volleyball court, with loud music and many non caring guests. 8. There is a resident there now that has a manikin in his window and will sit outside on his porch and yell profanities at other residents. This was also filed as a complaint and nothing was done. The apartment and amenities are not worth the price. I can go somewhere else and get the same amenities for $400-$500 cheaper. If the policies were followed and updates were made I would stay and pay the price but they are not and that is why I will be taking my money elsewhere
