!True definition of SLUMLORDS! One star is still way too much to give Wolf and Kline after my experience with them over the last 3.5 years. I wish I could give them zero or negative stars! They must have a very talented creative writer that designed their "about us" section on their website because it's all BS. We rented an older duplex home from them. It was a charming little house that could have been wonderful if it wasn't held together by band aids and work from cheap contactors. Its sad because they have so much of the rentals in Lancaster County. I truly felt that they did not care one bit about us as renters and the communication between staff and contactors is absolutely horrendous. These are just a few examples that we had delt with: I noticed my kitchen floor near the dishwasher was "squishy". I called and they did have someone come out with in a day or so. The contractor said, "well your dishwasher isn't leaking so I don't see what the problem is." I said well the floor is clearly wet so something must be going on. Their reply was "well that must just be how the floor is." And I never received a call back from anyone at Wolf and Kline. During another incident we started developing a mice problem, due to the dirt basement. There were holes in the main areas hardwood floors and the mice were coming up through them. After we submitted a maintenance request they fixed 2 small holes but said they "couldn't fix" the large gaping area at the trim of the wall that you could clearly see through. Thankfully we got the problem under control after hiring a pest company. The most upsetting thing that happened was about a month before we moved out. They gave an inspector keys to our home without letting us know or asking if we would be home. My husband who works 3rd shift and sleeps during the day thought someone was breaking into our house when he was awoken by hearing people walking around and talking outside our bedroom door. I paid my rent on time every month and I was a clean tenant. I feel that I wasn't given any respect by them. I had a pretty bad experience overall, but I'll start with some positives. The rent was fair and did not increase the two years I was there. The application process was easy for me. I like the auto pay option. When I moved in, the apartment was truly disgusting - there was still the previous tenant's trash there from weeks prior! Thick layers of dust on the blinds...clearly had not been cleaned at all. Any time I needed something they would not address it until it escalated. Some examples: My apartment was so cold that I could literally see my breath inside, but when I asked them to look at my heat they said "it's not broken, it's just bad heat." The next winter it starting sparking and that's when they sent someone to fix it. After one snowstorm, they did not clear the parking lot and I had nowhere to go. They told me it was not an emergency until I told them I was going to check into a hotel and take it out of my rent - they immediately offered me a very easy solution of parking in another lot. When my landlord was breaking his end of the lease re: parking, they wouldn't call him to figure out a solution until that escalated. Julie was involved with most of these incidents and was generally rude and unhelpful. We left the apartment 10x cleaner than what they had us move in to. They charged me for a few silly things like a missing blind in the kitchen - if it wasn't there on move out, it wasn't there to begin with (I was not going to steal their filthy old blinds). I would not recommend Wolf & Kline to anybody given all the issues I had over the two years I was there. read more

I've been renting since February of this year which in which the world has drastically changed. When offices were closed, they still got back to me with answers to my questions. Always very pleasant and have had three minor maintenance issues where someone was sent right away, was respectful, courteous and wore a mask. read more

Renting is for people who cannot afford or don't have good enough credit to buy a house. Wolfe and kline ask way too much for a rental. We have excellent rental history and make plenty of money, unfortunately we do not have very good credit, but they own all the good properties... It's easier to buy a house than it is to rent from wolfe and kline... I think they should sell houses and leave the rental properties to people who actually want to let people rent them... As is I have no idea who they even rent to... They're properties become available and stay that way because they expect too much... if you had excellent credit you would buy a house read more

Absolutely terrible! First day we moved in we had to have the plumber come out because both sinks were clogged. Then our toilet kept running and I had to call 3 times before they sent someone out and that was only after I threatened to call someone myself and send them the bill! They have rules in place, but they don't really want you to report it. We reported some things we didn;t think was right and we applied for another rental property and they refused to rent to us again. Also Michelle in their office calls tenants name and they seem to think that it's okay. Horrible rental company. Pretty awful. They're arrogant and snobby, and the brand new buildings they rent out are falling apart already. They could care less about any complaint you have. They charge you an arm and a leg to have a small animal ($250 pet deposit plus an additional $40 in rent a month). Glad we were smart and bought a house to get out of our "luxury apartment." I submitted an application for a property and was contacted back that it was rented and asked if I still wanted them to process my application/credit check. 3 days later, I authorized them to process it for another property, asking first if it was available. The woman, Brittany, assured me it was still on the website and available. The next day the listing was removed from the website because they received a security deposit. I was also never contacted about the 2nd property being rented. I'd look elsewhere. read more

These are good people to rent from. They communicate well and take care of things when you need them taken care of.

Great company, they were very easy to work with and if we ever had a problem they were very prompt in getting it fixed. We moved quickly into our property and Wolf Kline contacted the home owners and worked with us to have our pets in our home as well. When it was time to move out we got almost all of our security deposit back and they did not nickel and dime us for anything, the things they charged us for were things we expected. I have no complaints and would highly recommend them to anyone, especially someone moving to the area. read more

I moved here from Pittsburgh. My partner has lived in the area and helped me find this rental. Was a new build clean and fresh. Typical builders grade townhome nothing fancy. I couldn't make it to pick up my keys 1st of the month so she did for me until I could arrive in town with moving truck. The people are unfriendly and rude. I didn't have time to read through this booklet (bible) they give you so I was unaware of how rent could be paid. Nothing was explained properly neither. You'd think they would send a bill. Nope, you simply send a check in or pay online with addition charges. I was almost late 1st month I rented and they wouldn't consider a one time "get out of jail free card" because I had been so busy with move, new job and ill father, was told if it's late you get charged have a nice day. I'm not special but I'm an upstanding man, My credit score is 805 I'm not some low life dead beat, especially renting for over 1000.00 a month. The grass company left clumps of grass out my back porch for 3 weeks I had to call and complain, they actually fixed that quickly. Weeds growing in front of home and grass hasn't been cut in 2 weeks as of 7/26. Anytime you ask them a question your made to feel you're a bother or transferred to some one else. Simply put, They may offer nicer properties but there staff is horrible. If I was treated better with some respect I'd have given a higher star rating. Renting from them should be simply because you want a nice clean place to live, a lot of crappy rentals in the reading pa area. read more

So far so good, my fiance and I just got a place together and so far everyone has been great, especially our rental agent Keith. There entire staff has been quick to respond to all of our inquires and we see results within the hour if not less. So Far So Good. Only problem we had was when we wanted to move in and told we could move in the current tenant was unable to get out and or be contacted thru no fault of the rental agency, just frustrating when you have moving trucks on stand by. read more

I have lived in one of Wolf & Kline's properties for going on 4 years now. Then I had an issue with my bank (beyond my control) and my rent payment was returned NSF. I was unaware this issue with my bank was even happening. Instead of calling me and assessing the situation, Wolf & Kline sent me a letter stating they were starting the eviction process and sending my information to collections. These letters arrived maybe 5 days after the payment was returned, after I had already made my payment manually. I went with Wolf & Kline initially because I have rented from large management companies before and hated the lack of relationship and I was hoping Wolf & Kline, being smaller, would be different. I had a great experience finding my apartment. The gentleman who I worked with was great and very patient as I looked at many, many different apartments before choosing one. But since then it has all gone down hill and I am very disappointed. read more

This company is beyond crooked.i spoke with Brittany who was little to no help she just kept advising me my application was processing after a week. then i was advised two weeks after applying that i was preapproved and that my income was enough for the 3br 2 ba that i applied for. after constantly calling almost everyday because NOONE got back to me i was told my income was now not enough. then i finally spoke to a Keith who was very rude this man does not know about renting apartments nor does he know about processing applications he kept asking me questions about how much money was in my bank account or my savings. i dont know what that had to do with anything but i did advise him that i dont have either accounts. after relaying that information i then finally was advised by Brittany 30 minutes later i was denied.. Hmm thats kind of funny because u just told me a week or two ago i was pre-approved these people are very racist lets start there im not sure why these townhouses and condos trust these people to rent out their properties. read more

Sonya was rude and did not work with us at all there was only communication when i called or emailed constantly. My husband and I rented a condo from Wolf & Kline for 5 years. Our neighborhood was always quiet, and very well maintained. We never had an issue with the management office. In the 5 years that we lived in our condo, our rent was raised twice, but the amount was under $25 each time, which we found to be reasonable. When we gave our notice that we were moving out, I got very nervous by the check list that had to be completed. I read on other review sites that many previous tenants not only did not receive any portion of their deposits back, but actually had to pay additional fees. I did notice that many of these people hired cleaning services. I decided to clean the condo myself, just to make sure everything was done to the level Wolf & Kline were expecting. Don't get me wrong, the process took an entire weekend! I scrubbed our 2 bedroom / 2 bathroom condo from the tops of the cabinets to the baseboards, and made sure it was spotless! 1 month after we moved out, we got a check for 75% of our deposit - we were only charged one of the carpets to be replaced, as it was damaged. My only complaint would be the appliances. We moved in to a brand new complex, and while all of the furnishings were new, they were also lower-end models and each had an issue at one point of another during our stay. However, anytime we had an issue, maintenance would either fix the issue within 24 hours, or replace the unit in a timely manner. read more

This property management company is a joke. We got an "approved" application and started looking at places, only to be told that we weren't approved for that particular property because we have pets. They wasted our time and effort because they didn't think to only show us places that allow pets. Getting ahold of Keith, the guy who shows places, was almost impossible too. He never has a straight answer for anything. He needs to try a different profession because this is clearly not his forte. If you value your time, do not bother wasting it on this company. read more

My husband is a retired US Navy veteran (navy Corpsman) and we live in a Wolf Kline property in Ephrata, PA. On Tuesday morning at 0630am, the smoke detectors started chirping with low battery warnings. I phoned the after hours answering service and I was told they'd relay the request to WK Prop Mgt @ 0800. We waited & waited a whole 24+ hours until finally a "Lauren" left a voicemail stating we needed to remove/replace all the batteries in all the smoke detectors. My husband had ACDF (anterior cervical disc fusion) on C5-C6-C7 and cannot raise arms overhead. The WK Prop Mgt named Lauren declared an outside company would be contracted to replace smoke detector batteries at an added $$$cost for us, even though this is not delineated in our rental/lease agreement. We pay $1200+ for 2BR/2BA apartment and they won't even restore the smoke detectors to working order! read more

I am very happy with the Professionalism and kindness of the staff at Wolf & Kline Property Management. Over the past week, we have experienced some really cold weather, with the temperature consistently in the single-digits. Unfortunately, the pipes in my rental property had frozen and I had no running water throughout the entire house. I contacted Wolf & Kline Property Management and they were able to fix the issue with the frozen pipes in less than 4 hours. Additionally, the staff remained in contact with me every step of the way until the issue was fixed. Even after the issue of the frozen pipes was fixed, Wolf & Kline Staff contacted me again to ensure that everything was okay. Their overall service is just impeccable. read more

I'd give less that 1 star if I could. We recently moved out of one of the properties managed by Wolf & Kline. During our stay we had some issues with the shower drain and we had to call them multiple times to come fix it, on one of our final times we were told we would have to pay for the service ourselves, I'm sorry but I believe I pay a property management company so i don't have to deal with this. We were also told that it was unacceptable that we let the grass get long during the hottest week of the year, when temperatures reached into the 100s. Then after our loan fell through on the house we were purchasing we called Wolf & Kline and asked if we could extend our lease to which they responded that we could not because they had already rented the property. I asked about moving to another property but as month to month tenants as we had already passed our year lease and were told that we would have to start a whole new lease and go through the application process again. Along with this we discovered multiple times that maintenance workers had come into our house with no notice whatsoever. After complaining it stopped but it shouldn't have to be said. Lastly when we received our security deposit back $120 was taken out for lawn maintenance which included weed removal, grass clipping clean up and grass mowing. There were very few weeds on the property when we left, we had mowed 2 days before moving out, and if we hadn't mowed there wouldn't be grass clippings so someone is lying about something. Perhaps there wouldn't be these problems if they hadn't waited 3 weeks after we moved out to assess the property. read more

I was really happy with this company until it came to moving out and getting our deposit back. They used over half of our $1000 deposit to fix things that were broken when we moved in. We got charged to hang up a vertical blind that almost fell on one of our children because the person who installed it stripped holes the size of dimes in the walls. We were even told when we called to report the problem that they weren't responsible for fixing it and we wouldn't be charged for it if we couldn't put it back up. But we were. We were also charged to repair a problem with the kitchen sink and a fan that didn't work in the bathroom...things that are the owners responsibilities. This company is a rip off and I will never rent from them again. I would never advise anyone I know to use them because they are your typical rental management company.....crooks. read more

I rented from a Wolf & Kline Property for nearly 2 years. They will randomly enter your housing or rental apartment to do work or have contractors enter without getting your consent first. They often will tell you the night before they are coming tomorrow morning and you will come home to find your place ransacked by the horrible contractors that they use. I came home to find all my stuff moved around, the carpet torn up, etc. All without my consent, the move out process is just as terrible as my expenses for moving out will end up being more than my security deposit. This company is simply outrageous with how often they invade your home. I realize you are renting from while you are renting it is "STILL YOUR HOME!" You are treated as a second class citizen as a renter at Wolf and Kline and I simply cannot recommend them to anyone. I would run, far far away. Also was never denied renting at Wolf and Kline as I had excellent credit when I moved in so that was not my issue like many of the reviews here state. My issue was with the actual rental agency itself and how they managed the properties. read more

I had really high hopes for this company. The initial contact was great. After viewing a few places with the propriety management representative, keith, I would not recommend this company to anyone. He is disinterested when he shows places and doesn't take you on a tour. Instead, he stands in the entrance way of the property playing on his phone. After I decided that I wanted the place that he showed me, I was told that I couldn't live there because I have cats. My application said I have cats. Why would he show me places that don't allow cats? He doesn't know how to do his job. He needs to be more efficient so he doesnt waste his company's time as well as the client's time. read more

Working with Wolf & Kline is very simple. Their staff is very organized and considerate. They use convenient online systems for managing important documents like your lease and your monthly payments.Their sub-contractors for maintenance items are very professional and flexible per my schedule. I love my property I live in because it's a farmhouse on a couple hundred acres. It feels like I own my own private home but have the conveniences of an apartment - accounting staff, maintenance staff, monthly rental payments and lease management all thru a professional company. It means my interactions with the actual owner of the property are very comfortable - we don't have to discuss business, but can just be friends. read more

We moved into a townhouse managed by Wolf & Kline in November of 2015. We had no problems or issues for a year. When it came time for renewal of the lease they sent a letter indicating that the owner wanted his townhouse back due to some personal problems. They offered to show us another similar townhouse in the same development in October of 2016, which we liked, and said we would move into. Keith, who showed us the TH would not let us go month-to-month even though they said there were no complaints about us, and we had rented for a year. We had to sign a new lease and all the hassle of moving started. They tried to hurry us into moving out of the current TH and with all the "prep time" etc. on the new place we had only about 6 days to move. I did manage to get them to waive the rent for the month of November, but they said it would only be up to the 22nd of the month. This gave us a total of 11 days to pack and move. Very unprofessional since the guy who owned the first place, and insisted it was an "emergency" never showed up until after Christmas. So we could have had another month to do the move, with no impact to him. Since we've been in the new townhouse (about 2 months now) every appliance has had to be repaired. The place was a mess (dirty carpets, sinks, toilets, and floors) so what did they do for 2+ weeks to "prep" the place? This is a relatively new TH, maybe 3-4 years old, and yet the fridge needed a new fan motor, the microwave would run whenever you close the door, the switches on the dryer fell down into it after a knob came off, and the stove burst into flames after incinerating a batch of muffins, due to a faulty oven control. The latest fiasco is the oven. This could have been fatal if it had gone rogue during the night. As it happened one of us was in the kitchen when it started, and could react to it. While cooking a batch of muffins it started to shoot flames and sparks. The oven temperature would not regulate and continue to get hotter and hotter. The entire batch of muffins was incinerated and one of the muffin pans was destroyed. The fire started on the motherboard in the control panel for the oven. That was over a week ago, and when we called the maintenance "manager"; a woman named Julie, she asked what the problem was. Very snarky and condescending towards us, like maybe we interrupted her soap operas, or caused her to have to work. She finally got someone to look at it the next day. The maintenance guy had no part, and could find no part in a few suppliers and so he had to order it. This is before New Years weekend, so we had to wait until Wednesday for them to get a part and do the rapair. That's a week without an oven, which forced us to cancel a New Years party, and not cook anything that required more than a frying pan. Not good when you have health issues that require a specific diet. Oh, did I mention that over that time Julie never called to confirm appointments, or anything else. She also never returned my phone calls to enquire about the status of the repair, and as of today Wednesday, January 4, 2017, still no part for the oven and no phone call from Julie. So I'm in a 3 bedroom, 2+bath townhouse with a hotplate in the kitchen. read more

This company doesn't even deserve one star but I can't give them less. We have been working with this company for the past month trying to move to the area from AZ. They led us on the entire time, making us think that we had approved application. If we had known we weren't fully approved we would have invested our time in a better property management company. When we finally get to PA, we go to look at a place that we think we are going to get, only to be told that they still need to do a background check. Later that afternoon we are told that we are denied because we had a DUI several years back that they found on our check. My DUI has been expunged for about 4 years now and should never show up on a background check unless they were using an outdated system that hasn't been updated. Seriously, there are a lot of people in this world that have had a DUI. if you are going to deny them all, you will have a hard time renting to too many people. It doesn't make you a bad person. It means you made a mistake and it was over 4 years ago. And why didn't they do the background check before they showed us any of the places? Don't waste your time here if you aren't the "perfect" tenant. Go with American Heritage. read more

We have rented through Wolf and Kline for the past three years, different apartments/townhouse each year. We have had nothing but problems trying to get them to come out to fix things. Even major things like a leak in our ceiling into our bedroom and a horrible rumbling noise coming from our roof most recently. It sounded like a small jackhammer on our roof shaking our walls and they would not send anyone out to look at it until Monday. Mind you, we have a two year old so to us it was more of a safety issue. Besides, there was no way we could have slept with that noise all night. We have had issues with mold growing on our bathroom wall and the paint peeling badly and they sent their poor excuse for a contractor out to fix it. He scraped the mold and repainted the wall just to have the same issues come back within a week. Their contractors also came in and left a horrible mess and never cleaned it up more than once. I get it's just a rental unit to them but they seem to forget people actually LIVE here. More times than not they are extremely rude over the phone. When I called the answering service for the noise that was going on on our roof the lady I was talking to hung up on me. What bothers me the most is they just don't seem to care about their tenants and their older properties. Now if you rent a unit from a newer complex things might be different but I would strongly suggest you save yourself the aggravation and look into other options for renting. read more

Worst company ever to rent from. From day 1 it was nothing but maintenance issues that took forever to fix. They kept blaming the owner of the property taking to long to decide things. Our biggest complaint was there was mold developing inside the house. When told about it they refused to do anything about it and said it was normal and that nothing was needed. I'm sorry I pay $1,000 a month to live in a property I prefer not to live in mold. So when threatened to report them if they didn't do anything about it we receive a letter saying we have 60 days to vacate the property. Really? You refuse to fix mold and when it's complained about you want us to leave. Keep in mind now we have a 7 year old in 2nd grade that now has to up and move in the middle of the school year because we didn't want health issues from living with the mold. Rent at your own risk. They nickle and dime every repair and do everything as cheap as possible. We had an ant infestation in the house when we moved in and was told that was our problem they don't cover pest control. Day 1 we had issues with bugs and that's now our fault? All about the money and the bottom line with them. Complain to much and you'll find yourself on the street. read more
