This is a really strange Xing Fu Tang that definitely doesn't meet the brand standards. They don't have the wall of fortunes and neither do they serve home made brown sugar boba. Not to mention that they use cups that are labeled with Yi Fang Fruit tea branding. Very strange. We walked in on a Sunday afternoon for boba. Ordering is easy thank to a kiosk right in front. It's also helpful since the surly bobarista seems like she wants to be anywhere but in the store. Menu-wise, there are some similarities between Xing Fu Tang and YiFang menu, mostly focusing on the brown sugar milks and fruit rather than milk teas. Xing Fu Tang is a usually higher quality in fresh milk drinks, while YiFang is usually a bit better in fruity teas, but standards vary between stores. Brown Sugar Pearl Milk Tea, 50% Sugar ($7.99) - Before shaking, the drink tastes heavily of the brown sugar surfacing the outer rim of the cup, albeit much weaker than a typical Xing Fu Tang. After mixing, the flavor dissipates a bit into a somewhat creamy and malty tea flavor. It's not especially strong, but it's definitely identifiable in the mostly milky drink. Ice levels can't be adjusted, but also aren't too bad for the drink, at least compared to my expectations. The sweetness level, typically very high compared to other boba shops at other locations I've visited, isn't too bad either at 50% sweet here. It's not the highest quality milk tea for certain, but it hits the spot for a milk tea craving. The boba served at this boba shop is excellent. It's definitely not homemade and is clearly a commercial boba given the texture, but it's cooked until pretty much the perfect bouncy and chewy texture. It's clearly soaked in brown sugar, marinated for a long time, giving a deep sweet richness to the pearls. Milk Tea Rating: 3.5/5 Boba Rating: 5/5 This store is definitely more YiFang than Xing Fu Tang. My guess is that they are using the old signage to drive interest and sales considering that Xing Fu Tang is a slightly higher tier brand. I got the Hibiscus Kumquat Green Tea with Green Tea Jellies. It was $8. Service was straight forward didn't talk to anyone because I paid at the serve yourself machine. Taste was honest really good. I would recommend! Just a little expensive. Ambiance is why you'd expect. read more

The staff are very to the point and somewhat cold - which I wish was not the case since it does hurt the experience a bit, but the tea itself is good - I wish they had additional fruit tea options, too. Xin fu tang has been expanding rapidly with absolutely zero regard for quality. My first xin fu tang was in NYC, and it was honestly really amazing. The next few that i ve had on the west coast have been considerably worse, but sometimes passable. The Victoria location is the final straw. I got the signature fresh milk with boba. The milk was watered down and the brown sugar crystals were just floating around randomly, what little there was. The boba was tasteless and had a hard texture. I threw my drink away in the trash (probably one of the only times i've done so). This is one of the worst boba drinks i've ever had, and I am including Quicklys. I was the only customer in the store and the drink was out in literally 30 seconds, they really just dont care at all. Mediocre reviews are accurate for this location. If you're patient you'll get your bubble tea eventually. The home made brown sugar tapioca balls are the best I've ever had, the teas can be hit or miss and the service can be slow. First time visiting Canada and I LOVE boba. Had to try this place out and this is the most CREATIVE boba place I've ever been to. You can see how fresh and warm the boba is when they stir it the moment you walk into the shop. I got the mango slush, and I'm glad I did because not only was the drink DELICIOUS, but it came with a really cute bunny jelly! The boba was so warm and chewy! This place is definitely in my top 3! Pretty disappointed with the service and communication here. I've been to other locations before so I know the bubble tea is lovely, but the treatment here was not great. We stood in line for about an hour waiting to order. We were informed a few minutes before closing that we would not be permitted to order because they were closing. If you've had bubble tea from the Coquitlam/Vancouver location, don't expect anything similar here. Horrible service, the girl didn't even say a word while taking our order. For the "brown sugar milk tea", we were literally served stale pearls and milk with absolutely no flavour. It probably took them a maximum of 20 seconds to make the half-a**ed drink that we got.
