This is the worst Management I've ever experienced. They didn't clean the house before we moved with the new roommates, it took 2 months for them to send someone to clean the house after we stopped paying the rent. Also, the Landlord didn't sign the lease with his real name, he just put his initials KJ. He never paid the bills, he never fix anything that was broken or not working at home. He did not tell the board he was hiring a friend lawyer who sent a notice about late payments and a bill for $750 for the lawyer notice for each unit. Late payments included if someone was on time but paid wrong amount. When a board member asked for an internal audit, Prop. manager quit the next day. read more

WARNING (updated review 2024) Trust me, this will be the best advice you'll ever get. AVOID YIF at all costs. If you've already made the mistake of hiring YIF. I feel for you... but here's some serious advice -- CHECK YOUR LEDGER ASAP and investigate into every undocumented expense diligently. As a unit owner here at our property, we've been charged $100K+ in expenses (over the last 2 years alone) for work that never seemed to take place. We've also noticed that some of these expenses were billed several months late with no record of work being done. We've opened up requests in their portal asking for work logs, invoices. We've also sent many e-mails politely asked for this documentation they're legally required to provide. Not making any accusations. We only want answers since these huge expenses have drained our budget. This is a massive concern. And all of these requests have been ignored to this day. They also won't provide us with our yearly budget. I've also personally have received warnings from unit owners, from other properties managed by YIF, that were hospitalized from significant injuries suffered on their property as a result of negligence from YIF during heavy winter storms. This is also another huge issue we've had for many years with YIF during severe snow emergencies, but we were charged significantly for. ---- Also after my initial review, KJ (owner of YIF) hired a lawyer and tried to harass/threaten me to take down my last review. The most corrupt management company! I have been with out of heat since early March 2022. I have emailed, called, left messages on AppFolio. NOTHING. The trustees in my building are also useless. Horrible HORRIBLE management. It has been almost 6+ months since my sister and I have emailed about updating our mailbox label to have our last name. Without warning, the management changed our label to someone's else's name. They claim that they sent out communications to the whole building to warn tenants about new mailbox labels and that they were going to use the name in their files unless advised otherwise but we got no sort of message. Even then, this response doesn't even make sense because our last label had our name on it and the unit has been ours for over 5 years, so they should have had our name in their files. Additionally, It looks like 1/3 of the tenants have incorrect labels. Now, we are being asked to pay money to fix management's mistake to change the labels. After finally agreeing to pay the fee (at our expense but NO FAULT from us), we still haven't seen any effort to update the mailbox which has caused my sister and I to miss important letters and mail. Additionally, It's been over 2 months since I've put in a simple request to update the intercom to include my phone number. Crickets - I usually get an unhelpful response or no response with no urgency/care behind their email replies. BEWARE AND STAY AWAY IF YOU CAN!!!! read more

Most of the time they are not responsive, we asked for a simple task to complete since May and we still waiting for someone to get it done, snow renewal and landscaping is mediocre. Had an appointment with them today, received a confirmation an hour before it and all and drove for 30mins to the address of the apartment they were showing. Was left out in the cold with a toddler. Tried contacting them for the next 10 mins but nobody responded and all calls went straight to voicemail. Never seen such a lack of professionalism and respect. read more

They steal money they never answer there phones. There accounts are done by third parties in California who refer you back to Yif when clearly they can not explain where the bill is coming from. JC is rude and clearly needs to hire more help in office. Clearly he does not have customer service skills why be put there. Knowing you don't look over your accounts. If you did you would be able to explain them not try to Intimidate a owner and state you own the building. You own YIF not the building you manage the accounts and it is wrong of you to hang up in my and I have paid thousands of dollars for assements that has not gotten done to my condo. read more

I'm a trustee in one of the building managed by KJ and his company. YIF is a smaller company and of course it lacks certain processes compare to a big management company. Our association was with a big management company and barely any work got done even with those processes in place. KJ and his crew more than make up any short comings with personal attention. He doesn't mess around with people who don't pay or don't do their parts. I've seen him escalated from a very nice and reasonable property manager to a pit pull when people dragged their feet, both vendors and difficult owners. Since we hired him, he took the tough tasks of dealing with difficult unit owners and tenants and event vendors. YIF is by far the best decision for our association. read more

GIVING YIF MANAGEMENT 0 STARS - I'm angry I even have to give them 1 to post this review. Extremely negligent and unprofessional management company. I have been a tenant in a building managed by them just about 18 months, and am literally breaking my lease to get away from this nightmare. We started complaining about no hot water in our unit a few months after move in (we would sometimes go days without hot water, and to this day, it still persists). We get the old song and dance "someone is coming to shock the tanks, let me know if it continues." About 50 "shocked tanks" and emails later, this problem still persists. I won't even get into the rat problem, the foul odors noticed in our bathroom and everywhere throughout the property during summertime, and the lack of heat in drying machines; but those, too, are all common area problems that have gone unresolved, and problems that have started even before we moved in. We beg for help, they clearly aren't competent enough to solve these problems or they would have been resolved-a long time ago. I will say the maintenance workers he employs are all sympathetic to our situation, and work THEIR best to do their jobs. However, even in that stance there is poor communication from KJ to his employees-half the time they show up they don't even know the exact problem/full extent of the problem they are dealing with. In my opinion, It's apparent the maintenance workers are just taking orders based off what management is telling them to do. I even overheard an employee being scolded "not to talk to people" while he was on the phone with management, and this was a direct result of him asking us questions about our unit issues, which he was there to resolve.. so it makes one think what KJ "doesn't want him talking to people" about... GASP. Pretty pathetic if you ask me. If you even look up where their office is located you get 1 sketchy old picture, and two new sketchier pictures that were just added a week ago.. note how even the stairs in the picture of one of the buildings they manage are unshoveled! Pretty much sums it up. One thing remains consistent, and it's certainly not our hot water, it's neglect. I will never move into another building managed by this company, and suggest that anyone even considering it run far in the opposite direction. *update* you will also be deemed a "difficult" owner or tenant if you complain about things that go unfixed. KJ will call people out using fake alias's for their reviews (I used my real name), and the day after I post mine a "trustee" at one of his buildings (their real name is not shown)posts a review about how he's amazing and is so good dealing with "difficult" people. Oh rumor also is he will slap you with a defamation lawsuit if you complain about him because it "slanders" his name :( That is all . *UPDATE AGAIN* we got threatened with legal action for putting up a sign letting residents know the building got cited for no hot water. He said we were "instilling fear" or something like that. So yes, like I said, in my opinion, guy's a total wet blanket. read more
