I have spent the past four years living at university square apartments so I can safely assure you…read morethat you do not want to live here. The rent increases year after year are quite a lot to deal with, but are nothing compared to the inconvenient maintenance work plaguing all of us living here that never seems to actually fix any of the existing problems with the apartment complex. the water is often completely shut off multiple times a week for hours on end; for entire days, several times a month you are expected to be without running water. They often spring inspections on you with sometimes as little as 24 hours notice saying that they will come by some time between the hours of 9am and 5pm to do surface level work on the units in order to charge more next year without actually improving your quality of life at all. They expect not only that you are available during these hours, that your pets are crated for the entirety of this eight hour window, and also that you are not to use your apartment that you pay more and more for every year, during these hours. Communications are one sided, with letters being placed on your door right before they leave the office for the day, giving you no time to respond to them. Emails are often sent out saying that they are out of office, leaving early, or otherwise unavailable during their posted office hours. several times I have had to leave work early to try to visit during these office hours (which are likely the very same hours which you work at your day job) only to find no one there. On another note we strive to keep our patio looking clean and tidy while we see others' full of trash and random assortments of things; yet we receive letters threatening monetary fines, for example, for having potted plants placed in the gravel directly outside of our apartment. If you would like to save yourself some of your sanity I highly recommend you look somewhere else.

I love this apartment complex…read more It's within walking distance to NAU (just across the street, about five minutes away from north campus), downtown is fairly close, and there are a few grocery stores within walking distance if you don't own a car. Great for students. I thought that the apartment was priced appropriately given the proximity to campus, comparative to other apartments in the vicinity, University Square is quite a bit cheaper. The apartments themselves are nice and come with all the basics you need. The layout of the apartment is sensible, and the private bathrooms in each of the bathrooms allow you to have some privacy if you're living with roommates. The units are quite standard and aren't luxurious by any stretch, but they provide all I need and I enjoy living here. Last of all, the staff and events they hold made me want to give this apartment complex five stars. A little while ago the complex was taken under new management and they're doing a fantastic job. The staff are genuine and nice and I always enjoy talking to them, they put on events twice-thrice a month where there's (tasty!!) free food, and opportunities to win things, it's always fun. I'd recommend living here.

I've had random issues here and there and each time it's been a quick and easy fix. Without going too much into details I've had my own personal issues and management has gone above and beyond for me to feel safe and secure! I've only gone over my given utility cover of $25 by $1.96! I know a few people who have gone way over and that's because they constantly throw parties. I walk to and from campus everyday so there's no need for an over priced campus parking pass (plus The Grove comes with a free parking pass)!

I've lived here for almost 3 years. Here's my experience:…read more - Located on campus, and is housing for students only - that's great! - NAU Police enforces campus law here - which is great - and don't worry, you'll get to know them pretty well...they are here a lot! - Managed by American Campus Communities (ACC) - that's not great! - ACC needs to improve in many areas. Here are some examples: 1. Summer of 2025: sent out an e-mail that mattresses will be replaced. By the end of the summer, I didn't get a new one and had to reach out to them to find out why. Oh- they didn't order enough. Too bad, I don't get one. Even though my flat sad mattress is from 2014 (original from when Hilltop was built). 2. In the Fall (September), Hilltop starts sending out "RENEW NOW FOR LOWEST RATES" e-mails to their current residents. I renewed early (reluctantly, but in prior years, that was always the lowest rate. And, I did like the convenient location on campus). A few months later, my room style was priced $240 lower PER MONTH than what I signed on my contract. Apparently, ACC didn't account for classic Supply and Demand principles related to the increased supply of student housing (the new Park Place apartments offered much nicer, new apartments for less than old Hilltop's prices). So Hilltop was forced to lower their prices to try to fill the community (I was told they never did get it completely filled). After contacting the Hilltop management and begging for some kind of discount or concession (even just free parking), they said absolutely not. Essentially, a big "FU" to me. They claimed if they lowered my rent/ re-did my lease, they'd have to do it for everyone who signed early. I later found out that they indeed DID let certain students re-do their lease. They also decided to later offer 10 month leases only, and let some people change to those but never notified or offered that to residents who had signed early. That would have been beneficial to me. I see that now they offer 'lowest rate guarantees', so they must now realize how terrible they treated some of us. But, Hilltop, I am sorry...it's too late in my case. You got an extra $2,880 from me. I hope it was worth it...I will never, ever recommend an ACC property to anyone I know. 3. Maintenance personnel over the years is hit and miss - some are very nice, and some clearly don't like their jobs. We had an issue with our front door not locking and at one point they wanted us to just leave our apartment without being able to lock it. It's a long story, but just one example of how they don't care about our safety. 4. They have a rule stating you cannot lock any type of bike or scooter to stairwells or walkway railings (lock it to the bike racks only), but they never enforce it. I've had to maneuver around bikes, e-bikes, scooters when walking to my front door many times. I think this is against fire code, too. 5. They advertise package lockers. BUT, they're only accessible during the (inconvenient) office hours. The office is completely closed on Sundays. Since I first moved in 3 years ago, they've drastically decreased the hours that the office and amenities are open. 6. The only amenity you can use when the office is closed, is the gym. Nothing else. 7. The Zego utility bills keep increasing and nobody can explain why. 8. Parking lot becomes one large sheet of ice in the winter. They are too lazy to properly plow the snow. Good luck! 9. Finally, the entire flooring replacement project is likely breaking some kind of Arizona landlord-tenant laws. They are forcing students, during the school year, to pack up their entire apartment and vacate for a few days. WHAT? Oh, and they 'hope' they are able to clean up all the dust before you occupy your apartment again. Oh, and there might be fumes from the glue. The note they leave on your door, prior to starting the project, states conflicting construction dates. They should be providing alternate lodging during our construction dates, but because ACC is focused on the almighty dollar (and NOT you, the student, even though their website says otherwise), they would never do that. There's a lot more I could say. And if ACC posts a reply saying they'd like me to reach out to discuss these issues...I already have reached out, as have other residents. ACC will not resolve things and will not care. Please choose your student housing wisely.

The day I moved in, we were told that my dad could park out front by the curb while we unloaded, he just had to put his hazard lights on. From that day on, I saw everyone doing that: people moving in, people moving out, food delivery people. But recently I got a citation for doing what I've been doing for nearly the past several months! I was apparently parked in a fire lane, designated by a sign. But obviously nobody listened. If you value quiet, you'll probably be disappoineted. Studying and sleeping can be difficult due to dorm noise. It's hard to get into a university apartment because there is a waiting list and units are typically reserved for upperclassmen and persons with specific disabilities. It can be expensive to live off campus. While you can use your grant and loan monies towards rent, there's more costs involved: bus passes, parking permits, icy roads, rain, and snow. Finding a parking spot isn't guaranteed. Most off campus students have jobs--PT or summer-- to cover expenses. Family support makes on-campus living easier because you can go home for breaks and holidays. It's much harder on independent students to live a traditional college lifestyle. Flagstaff is generally over priced. Despite this, I am happy that I attended NAU-Flagstaff. I lived on campus, paid campus tuition, but got special permission to take all my classes online so I could have an open work schedule. (I was paying off a car and credit card.) It is hard to get a job in Flagstaff due to the overwhelming number of students trying to find one in a mountain town. Flagstaff is technically a city but it feels like a town. I completed a major in Parks & Recreation Management. My emphasis was Human Health and I did study abroad with NAU in Costa Rica. I am happy that I attended NAU for both the program and location, which is what brought me to the university. (I had considered PA and FL, but want to live in the Wild West instead.) However, I don't know of a single person who likes Dr. Charles Hammersley. His teaching style is so-so and his assignments often didn't correspond to our reading material-- like our own textbooks. I have had discussions with other older adults whom also have had professional jobs prior to taking his courses. All of us were in agreement that he was frustrating. Worse, he is one of the rudest people I have ever met and not open to feedback. He has a pretty bad reputation campus-wide. His courses were difficult not because of the material but because he is a difficult person. I am bringing this up because, by all appearances, it doesn't seem that NAU has done anything about his behavior although the university averages about one formal complaint about him per week. (I am friends with a person in that office!) What makes this a hardship on students is that he teaches the upper level PRM courses; so, you can't avoid him. Altogether, this affects your life and your GPA, causing unnecessary stress in a major program about recreation, health, happiness, and personal growth. It's ironic. NOTE: If you want a job a the ski resort, you'll need 4WD to get there. Most "cool" jobs and PRM-related jobs will require you to commute 30-90 minutes from campus. I moved out of state for several paid internships that provided cheap or free housing in the form of bunk houses, trailers, and historical adobe cottages. I also rented bedrooms from locals loosely affiliated with my employers. I have also lived out of my Prius for seasonal jobs. (If you do this, I would suggest an SUV with tinted windows or stealth camper van because car camping is often illegal. Doing out of a Prius was super uncomfortable.) Of all the college programs in the world, the only ones that I would ever suggest be completed online (after freshman year) are ones in parks, recreation, tourism, sports management, and hospitality. That's because experience matters as much- if not more- than the degree. If your program is offered online, you can work and attend college at the same time. These degrees are not rocket science. Before make any decisions about NAU, call around to housing options on and off campus. Schedule campus tours. Do online research. Try to interview current students and RAs without filters.

There was no excessive wear, no stains, and no damage beyond normal use especially considering how little I was actually there. I emailed management multiple times asking for proof of these damages, such as photos or documentation. They never responded and refused to provide any evidence. Based on this, I truly believe they charged me a full month's rent disguised as "carpet damages" because the unit was empty and they wanted to recover lost rent. This experience felt extremely dishonest and left me feeling scammed after being a responsible tenant for an entire year. I'm writing this review in hopes of saving someone else from going through the same situation. Be very careful when moving out and make sure you document everything

(I'll attach the photo I took if I can find it), Another time, a guy unlocked and entered my room while I was watching a TV show and started looking around my room "for damages" in the middle of the second half of the term, I don't recall hearing a knock or an announcement, but they had supposedly sent out an email earlier in the day. Number 5: THE FEES, $150 redecorating fee they give you so they can do absolutely nothing to your unit before you move in, I'll also include the fees they're gonna put up my ass after cleaning the common area alone while all three of my other roommates left a month ago. I don't smoke or drink, but I just cleaned up 50 empty liquor bottles and scrubbed resin off the shitty floorboards for the past 3 days in their honor. Don't live here. Edit: since I haven't been charged the fees after moving out yet, I'll come back and remove that part if the opposite happens, until then I won't keep my hopes up. As a side note, the staff is actually pretty nice despite the cons, but I don't rent an apartment for the staff, I rent it for the conditions.
