The rent is reasonable (by Flagstaff standards) and the apartments are okay. The real selling point of Woodlands Village is the staff. Cons: - Some out of date appliances - Apartment insides show some of their age - Cabinets and Counter tops are in need of replacing - Repainting of walls hasn't been done with care and results in minor paint splatters - Minor chipping on wall edges - My bedroom door has a large hole that has been patched right in the middle (it's worth noting that I have obnoxiously high standards and these are mostly minor problems) Pros: - New(ish) flooring - Bathrooms are very nice and updated - Location is great - Price is reasonable - Apartments are spacious - Excellent community amenities (pool, spa, gym, BBQ areas, lounge) - Community events are hosted throughout each month The most positive thing about Woodlands Village is the staff. They genuinely care about their residents, and are very responsive to requests. Any problems I've encountered have been resolved immediately with the always smiling faces of Karen, Dave, and Alysha. All things considered, Woodlands Village is an excellent place to live. Knowing what I know now, I wish I had moved in earlier!

I know what buying for your buck looks like. This ain't it. i moved in 07/24 and at first it was fine w the old management. There were a lot of problems w the apartment the whole time, such as jacuzzi never worked (for over a year), window blinds constantly breaking and snapping, power being out for several hours every week, our old and terrible washer and dryer, our nasty smelling water, never snow plowing early enough had to skip classes, etc. All besides those things, the management did the best w what they could do and were caring and sympathetic. Then Greystar comes to take over the complex. A lot of the staff left, not sure why but if i was them i would have been happy to not work for greystar. The lady that ran the apt at the time i believe her name was like Auvry (Greystar management) , lwas very very mean in every interaction we had. We were trying to renew and she was making it difficult. We signed in 24 at 2k base rent and then in 25 it went to fucking 2.3k. What the fuck is that. We went to the office at the time the last remaining good person in the office still worked there. we told her about how i am a teacher we can't afford to pay this what can we do. We settled on a 9 mon lease at same price and since we moved in July and i am a teacher like I said the best time for us to move would have been my spring break. We had a few conversations about this and we had thought our move out was 03/18/26, i believe as that is during may's spring break. She had fixed it so we would renew with that as our set move out date as an exception for our circumstance. Then i get a renew later closer to move out around Jan that our move out date was to be set to 03/31. I was extremely angry because months prior we had stated w the former employee who had then left about 2 weeks later, told us it was set. And i had conversations w Auvry, (who was the for temp. manager from greystar) about the topic to confirm as well. We basically paid an extra 800 ish dollars for those 13 extra days. As I said previously I am a teacher. I do not make a lot of money and living is hard these days. The idea of this 20+ year old complex charging 2.3k or more on these ugly, outdated, dog food reeking complexes is absolutely insane. CRAZYYYY. On top of all of this I had to pay a crazy amount on move out for stupid shit. We owed 666 AFTER our deposit came out. Mainly all for carpet. The people working there are not the problem. It is the higher ups that are directly associated w Greystar and how poorly maintained this complex was previously. Maintenance tries its best, but everything is super busted and reused; hard to rebuild on such a terrible complex. Do not move here, it sucks. Trash is everywhere always, the sidewalks are never cleared, there was so much police activity, etc. Save yourself some effort do not pick this place.

The Fees are high---you have to pay for trash and internet and sometimes they do not pick it up, and sometimes the internet goes out for hours. The community promotes inclusion via their Fair Housing Stickers, but my lived experience didn't reflect that. Representation is not enough without training, accountability, and genuine commitment to safety and respect. We're relieved to be moving on and hope management takes feedback seriously for future residents. Corporate is aware of the concerns, and they do respond, but it doesn't seem to change the experience living here.

    I lived here for 3 years, at first management started out nice and as time went on they got nastier…read moreand nastier, it started with me adding my boyfriend to the lease, he accidentally filled out the paperwork in pencil and forgot to include his divers license number, management accused him and myself of trying to hide something about him which we were not, pretty simple mistake to be chastised over. They refused to give him a parking pass because a 2 bedroom can only have 2 passes even with 3 people living there so he could park there for 3 days consecutively and then was shit out of luck. Their package system is just stupid, on the off chance your package actually gets there they give you a set of keys that you can't read to go retrieve your package, and eventually they just straight up stopped accepting packages because it was too much work for the front desk to multitask they charged me for replacing the carpets for "pet damage" when my roommate was the one with a cat and they checked out the entire apartment when she moved out and said everything was fine, hard to believe that the carpets could have been more damaged by a pet that was no longer living there. they wouldn't let us have a small bird feeder because the birds might poop on the painted patio railing (even when the bird feeder was fully inside the patio and had space for the birds to sit and eat) silly we were yelled at for trying to cook on a small camping grill outside that was gas powered just like the stove inside aaand finally they did not give me any notice when ,y lease was about to expire, I was waiting for a link or something to renew my lease which never came, instead they taped a paper to my door saying I had 30 days to leave because I had not renewed my lease in 60 days. so I had 30 days to find a new place to live in flagstaff which was not easy and I actually ended up homeless for a couple days waiting for another lease to finalize. I honestly believe they forced me out so they could charge someone else market price at the time which is (illegal) the complex and apartments themselves were perfectly adequate and I loved all the trees and rocks surrounding us, management is the only problem with this place and it's obvious that they don't care about any of these reviews as many of the problems I had people have complained about years earlier on here.

I had called to ask if it would be trouble to change from the 2pm appointment to 4pm instead and if not I'd be there at 2pm. I first called at about 1:20pm and didn't get a call back. I had attempted to text them from texts they sent but it was a not attended by a person. I went onto their website and saw I could reschedule on my own so I did. At 3:50 I got a text message saying our appointment was cancelled as we turned into their lot. I attempted to call the office, no answer. We went inside and there was one woman inside a glass office. At first I just made eye contact and smiled to give her time. At 4:05pm I checked my email and had an email that the appointment was cancelled and that I could reply with questions. I replied, waited a bit, then knocked on the glass. She held up a finger indicating to wait 1 minute. We left at 4:15pm after she watched us wait. She appeared to be on the phone but would not make further eye contact or look apologetic. No further signs of recognition. This was yesterday. It is 11am today. I have no email response. I called twice after our visit and my sister called once. No response. Funny, if you look through these reviews this happened to someone 3 years ago. Ghosted just like that guy.

From the very beginning, there were constant issues that were never properly resolved. At move-in, I was given the wrong mailbox key. I didn't realize it until I was expecting a package. I was told to keep the key, even after I explained that it was inappropriate and potentially illegal for me to have access to someone else's mailbox. I never received the correct key, which leads me to believe my key was likely given to another resident. I also paid $85 per month for parking, yet my parking pass was broken at check-in. I was told it could not be replaced, despite paying for the service. The property's cleanliness was another major concern. The hallways were consistently filthy, with visible trash and even dog feces left on the floors. In addition, the main entry door to my building was frequently broken, creating both a security and convenience issue. One of the most frustrating experiences occurred during the property's "audit," when I lost an Amazon package containing materials for my graduate project that was due just two days later. This caused unnecessary stress and inconvenience. To make matters worse, the renters insurance recommended by the apartment complex was later rejected as an approved policy by management. As a result, I had to pay for two renters insurance policies for an entire month. After moving out, I was also charged $115 for damages that were already present before I moved into the apartment. When I called to dispute the charge and requested to speak with a manager, the receptionist, Nicole, refused to transfer me. She told me she could not guarantee that a manager would return my call, leaving me with no meaningful way to address my concerns. Overall, I expected a much higher level of professionalism, maintenance, and customer service for the amount I was paying in rent. Instead, I experienced repeated administrative errors, poor communication, unclean common areas, security concerns, and a lack of accountability. Based on my experience, I cannot recommend this property.
