We placed a total of 3 offers on 3 different homes and one of them was $10,000 over asking price. We thought our offers were strong enough so that the seller can accept them but someone else would submit a better offer and beat us to it. My wife and I saw another home and wanted to put an offer that was $13,000 over asking price, but Pedro thought that we would be offering too much and we only went $7,000 over asking price. We were happy to hear that our offer got accepted and then Pedro helped out with negotiating a $2,000 closing cost credit for us too. Pedro was very patient with us and gave us the right guidance. Once we closed on the home purchase, we put our previous primary residence up for sale with Pedro. I thought we were only going to be able to sell if for $215,000 but Pedro sold it for $222,000. We hired Rich to do a border survey. After a couple of months of pleading, nearly begging, he finally completed a plat for us to record with the county. Next, we needed Rich to do a topo survey for grading work. After being over promised way too many times about getting to it 'tomorrow,' and with work stuck in line behind waiting for completion of Rich's work, we finally accepted sunk cost to go with a different firm. Sunk cost? Yep. Rich was a complete waste of money because the border work he was paid to do had to be redone by the new firm putting their name on the plat of survey to then do their topo survey. Rich was a complete waste of money and time. If you want a surveyor that over promises, but under delivers, Rich is your guy. If you want to waste your money, Rich is your guy. If you like to waste your time, Rich is your guy. If you like to beg and plead to get work done that you hired to get done, Rich is your guy. If you like sunk cost, Rich is definitely your guy. Don't be fooled by his over promises. Don't waste your money. Get your survey work completed by a different firm that delivers with their promises.

Inconsiderate, rude survey crew…read more A 3-person crew of young men brazenly walked down my driveway and into my backyard, telling me later they were 'entitled' to trespass on someone's property to do their survey work. BOTH our family cars were in the driveway and they did not bother to knock on our door. None of the three men had any I.D. on them. The supposed 'crew chief' was rude and stand-offish. I called the Warrenville Police, who mediated the dispute from the end of our driveway. The crew chief phoned his company owner, then handed me his phone. 'Eric Carradus' said they 'had always done business this way.' I informed him that being hired to do survey work does NOT entitle his employees to trespass on private property without even a knock on the door to ask permission. --This is 2024 and people are a lot more cautious these days, especially senior citizens like myself. The City of Warrenville verified that I "did the right thing" in calling police. Although Eric Carradus told me he would ask him employees to start asking permission to walk across private property, he would not commit to them having to carry company I.D.s (such as a gas meter reader or Amazon). From his (also) stand-offish attitude on the phone, I highly doubt that any change in company policy or behavior will be made. The Carradus crew chief guy (almost sarcastically) "apologized" to me --in front of two police officers. I told him that I accept his apology. He then (again, almost sarcastically) "asked" if his crew could enter my property to do survey work (for my next door neighbor). I said 'yes', told the police that I considered the matter resolved, and turned and went back inside. Regardless, I would urge everyone reading this review to use ANY LAND SURVEY COMPANY EXCEPT CARRADUS of Carol Stream. Their representatives were rude, inconsiderate, felt 'entitled' and carried no I.D.

I honestly don't know where to begin - and if you look at my other reviews you'll see "finding…read morewords" isn't usually a problem for me. I worked with Marco on the sale of my condo and couldn't be happier. I had met with several agents before finding Lucid and while I liked all of them, Lucid's commission structure interested me greatly. Marco and Gary came to see my condo and I shared with them where I wanted to be price wise. I thought my expectations were in check, however, they firmly believed that my property was worth a large 10+% more than I thought it was worth and significantly more than the other agents "swore" I could get for it. In fact, when I mentioned my ideal price to another agent (which was much less than what Marco wanted to list it for) the agent suggested I hold on to it for another "couple" years so that it would appreciate. When Marco told me what he wanted to list the property at, I was a little concerned (because it was SO HIGH) and a part of me began to question whether or not this was the "catch" on the "hourly model" with Lucid - that they price high so they can bill bill bill. This, absolutely, is not the case. Marco was right on with his pricing analysis! The property received several offers within the first four days of listing and closed within 40 days after we listed. The process was so seamless and Marco was so hands on I, honestly, felt like I was his only client for that month. During the negotiation phase with the buyers agent, I REALLY wanted to accept their first offer (it was tens of thousands more than I was willing to accept) but Marco calmed my fears and coached me through being aggressive. I was afraid, again, that his desire to stand firm was because there was no "harm" to Lucid if it didn't sell (since I was paying hourly) but - like the listing price analysis - Marco was spot on with his advice to me during the negotiation phase. I can't recommend Lucid, Gary and Marco enough! I have referred my friends to them and I will shout from the rooftops to anyone that is willing to listen to me - this brokerage is amazing!!! You will get white glove service and expert advice. Mind you, I saved over 48% in commission fees and got BETTER service and TENS OF THOUSANDS of dollars more than other agents told me was possible. I couldn't be happier and Lucid Realty has acquired a client for life. If you want to save money, receive better service, get a higher price, and truly be "wow'd" look no further. I am a firm believer in that if it "seems too good to be true" there is likely a catch. I assure you, however, there is no catch! Thanks, again, Marco!

I regret hiring them and forwarding any business to them. My project remains incomplete but paid in full. I worry what I have paid for exactly with my site plan will only result in costly change orders from their incompetence. Update: A business manager has reached out but only I left two reviews of my experience. Prior to my reviews, the project coordinator would refuse to escalate me to anyone else.
