Completed Dishonest company, I wasn't told until the signing of the lease that we were signing a sublease from a previous tenant leaving early. I requested to sign a 1 or 2 year lease (to avoid any possible rent increase too soon) I was told they can't do that. Less than two months into living in the apartment I get a notice of a rent increase. The entire building smells like sewer gas. I put in a notice to have it fixed, it was marked as completed, the smell is still there. read more

I moved out a little over a year ago so when I saw this company come up as I scrolled through yelp, it brought back horrid memories while renting from him. So alas, here I am writing a review. I wish I could give this company/person a quarter of a star because the full star doesn't even come close to how I feel about him nor does he deserve a full star. He's unbelievably difficult to reach and will simply ignore your concerns or questions when you text him. Also, be careful when you post negative reviews of this company on yelp because he may slide into your dm and threaten you for defamation when all we're really doing is speaking our truths. Worst landlord I've ever had, and it's not even close. Management ignored every work order request I put in on their shotty website. Eventually I had to text Nick personally to get any response. He then became upset at me for not filling out a work order, which I did in the first place. The biggest issue we had with the house was that there were squirrels living in the walls and ceilings. At one point squirrel urine soaked through the ceiling and dripped onto a nightstand in the bedroom. Prior work orders continued to be ignored for the issue, and it took approximately 3 months before it was addressed. The house we stayed in shared a fenced in yard with an adjacent house also owned by Zolper. The tenant who lived in that house had a medical emergency and ultimately moved out. Zolper had the lower unit of the house gutted and remodeled. While this was happening, the hired hands were squatting in the lower unit, smoking weed and getting drunk, nightly. On most nights random yelling of obscenities would occur, which made sleeping impossible. This was brought to the attention of Nick Zolper multiple times via phone messages, texts and work orders. The issues was never addressed. Lastly, we were basically robbed of the security deposit. There was an outrageous charge of several hundred dollars for painting over the spots that I filled the nail holes, and several hundreds of dollars to have the carpet cleaned in the one single carpeted bedroom. Granted, the lease agreement we signed said that we had to have all carpets cleaned by a carpet cleaning company that Zolper approves of, however according to renters/tenant laws in Milwaukee, that is ILLEGAL. My wife called Nick Zolper after we received our minuscule security deposit check, for an explanation of the outrageous charges. Nick responded by acting like a child and calling her a "bitch". From conversations I've had with other former Zolper tenants, he acts this way with woman regularly. Stay classy, Nick. Do yourself a favor and stay far away from Zolper Management, and Nick Zolper. read more

Nick Zolper is a capable and steady person, and proved to be extremely considerate when we couldn't pay our rent on time due to a family emergency... we were allowed to complete payment 2 weeks late. We live in an older building so there are occasional typical old-house issues, but maintenance is friendly and responds promptly and adequately to our service requests. Worst landlord experience I've ever had. Moved into a dirty apartment and I was 8 months pregnant. Tons of mold everywhere, including black mold. We spent tons of time and our own money cleaning up the place to be inhabitable. He did send a cleaning person, unfortunately over one week later after we'd already contacted him with information and photos of the grossness of our apartment. Most of it was cleaned by us at that point. He (Nick) also seems to not care for or respect women very much. When I would contact him about issues, he would essentially yell at me and accuse me of being a complainer. Like how 2 weeks after my son was born, our ceiling kitchen fell in and water was pouring through because of his incompetent maintenance men working above. We had to spend a day out of our home because it was unsafe. Somehow I was in the wrong for this. But when my boyfriend contacted him, although he wasn't pleasant to him, he was at least more respectful. The actual owner (Shane) of the building contacted me, did not apologize, but did offer a measly $50 off of rent. Would NEVER recommend renting from these clowns. read more

I cannot thank Zolper Property Management enough for their hard work and commitment to the Riverwest community! I recently organized a private snowplow for my alley on the 2400 block of N. Holton and N. Booth Streets! Zolper Property Mangement was great about supporting the cause by making a large donation to the snowplow fund (20% of total costs) and offsetting the cost of the snowplow for all of the private residents and tenants in the neighborhood! Their employees did a great job following up with me promptly and professionally to make sure their residents and neighbors had everything they needed when it came to keeping that snow cleared! I am very grateful to Zolper Property Management for supporting this community effort on the 2400 Block of Holton and Booth Streets to get our alley cleared! After reading the previous reviews of Zolper Management I've decided to write about my own personal experience with Zolper Management. I have rented from Zolper for over three years at multiple locations and just signed a lease for another one of his properties. Zolper Management is not the first rental company I have rented from and is no where close to the worse. From the very beginning of the process during our move in at each property Nick walked through with me and explained to be extremely detailed with documenting any previous damages. Due to my diligence to this process and maintaining the residence I have received the majority of all of my deposits after leaving.and any deductions that were made were quite fair. Every one of my apartments I moved into was relatively clean. I never experienced too great of an issue, little things (some light dusting and wiping down a cabinet or two) but nothing terrible. At my current place I could still smell the freshly cleaned carpets as we moved in. There were some maintenance issues at my various rentals. With Zolper's old website requests often got overlooked and lost. I found that a polite phone call following up the request (I got in the habit of just putting two requests in as well) expedited the process. I also experienced a massive water leak through my roommates ceiling. I called him right away and calmly explained the quantity of water and asked for access to shut the water off and for help. In under 10 minutes he arrived with his maintenance crew right behind. The issue was fixed that day. His maintenance crew may be a little messy but I found them polite and quite helpful. Nick himself I find to be quite easy to deal with if you follow the rules and respect him. I never had him yell at me for calling him with issues and he has been nothing but polite and pleasant to me. I would also note his attentiveness to animals. I have had landlords in the past almost let my cats out when showing places and not have a care in the world. Whenever anyone from Zolper management is there they are always extra careful not to let out the cats. Overall, I have had a positive experience over the years and would have given five stars if only for the slight hiccups with the maintenance request system. WORST Landlord, management, and living experience one could possibly have!!! Wish I could put a 0 star! Listen people. Stay far away from this company/man do NOT consider renting from him. I have rented from 11 landlords (including him) and this is by far the WORST. He is only in it for the money and doesn't care about you. Here's the story of our nightmare. We moved into a residence he owned. Of course he charges a deposit in case there are any damages or if the tenant doesn't move out he will need to have it cleaned. Well, we moved in and there were spider webs, cow webs, and dirt everywhere. The bathroom shower was moldy. The kitchen and bathroom linoleum was lifted from the corners and had mold in it. The basement. Oh. My. God. The basement was the worst. It was COVERED in spiders and spiderwebs. I know basements have spiders (since our new place does now) and that's fine..it's expected. But holy shit. It looked like a horror movie. When you shined a flashlight into the basement you could just see it covered in spider webs and spiders nesting in it. The previous tenant did not clean the basement at all. When we brought this to his attention he had power/control and cognitive behavioral issues. He became extremely defensive and stated it was a livable residence. We took pictures of everything. A few weeks of living in the apartment we discovered the mold grew thicker on the bathroom shower wall (there was no fan nor did the window open (it was just for looks). The worst part. Silver Fish. The "entrance" hallway had silverfish. We would find a silverfish crawl across the floor and make its way into the corners were the linoleum was lifting. This was a bug infested residence. When we explained to Zolper he did bring out an exterminator but had an issue with it. He stated some basements just have bugs. Well. The exterminator had to come out twice. When we moved. We covered ALL of the nail holes, painted the walls, and the floor. We took before and after photos. To prove he shouldn't charge us for any nail holes. We broke our lease early. I have never broken a lease early. He charged us for repairing nail holes ($80.00 some dollars). Which was a bullshit charge because we made it look better than it did when we moved in. Overall, I'm completely shocked people rent from him. I understand he may have a few places that are 'nice' but when you move into an older building. Definitely check it out over and over before you sign a lease. I've learned you have to threaten him with a lawyer and verbally text him to prove you're doing everything in your power to get him to act on fixing things. He is the type of landlord that buys properties and doesn't fix them up. Let's them rot until someone complains. He only fixes it if there is a complaint and you throw the term, lawyer at him. I currently live in a beautiful residence where if there is something wrong I reach out to the owner and he comes to fix it 10 minutes after I text him. It's wonderful. Remember. You pay to live in a safe residence. You expect when you rent from someone it's safe, up to code, and trust the landlord will make sure your comfortable. Nick Zolper doesn't do that. He just wants your money. We had neighbors that rented from him as well. They went through hell, too. From their bathroom ceiling leaking and mold growing, to having no heat for a while. They moved out, too. Like I said, WORST landlord, management, and living experience I have ever dealt with. Read the reviews. Zolper Management has made several key improvements to their property management system in the last few years. The most significant improvement being the launch of their new website which allows tenants to pay rent/water bills online and also streamlines maintenance requests. I have submitted 10+ maintenance requests in the last year and received an acknowledgement of every request within an hour or two and had the issues resolved within 2 days. The maintenance staff members are incredibly responsive and willing to address major issues at any time of day. I would highly recommend Zolper Management to anyone interested in renting an apartment or home. read more

Worst landlord and management I have ever dealt with. Nick Zolper is the owner/manager and would not address multiple maintenance issues and had extremely poor communication. Their "website" where you enter maintenance requests never worked. Expect to get ripped off for security deposits. Had a step in the stairs which lead to the basement (washer and dryer) that was broken and it took two months to fix. Luckily no one was hurt otherwise they could have faced a lawsuit. Basement flooded every time it rained. Found mice in apartment and Zolper did not even acknowledge the problem. Refrigerator had a broken shelf which was never replaced. This made sharing a fridge with two other roommates very difficult. Would NOT advise anyone to rent from Zolper Management LLC. read more

As others mentioned, this is the worst landlord experience one could possibly have. He (Nick Zolper) has illegal phrases in the leases mentioned "required carpet cleaning." We didn't have carpets thankfully but he basically says that you MUST professionally clean the carpets before you leave and it has to be one of his "approved" vendors. I looked it up in the Milwaukee rental tenant laws and this type of requirement is illegal. Landlords cannot get reimbursed for normal wear and tear (carpet cleaning). The issue with us was that the stove was leaking gas. The kitchen smelled of natural gas and i sent requests on his online file system but never got any calls. After not getting any sort of notification i called him to check the status and he told me that the stove was fine and that I needed to re-light the pilot light. He didn't even send someone to look at it, just said it as it was fact. The stove still worked so it wasn't a pilot light issue. I kept having to call him and he would have a new excuse each time "we have it on our board" "i am sending my guy over today" "my guy couldn't make it today." (over about a 2 month period). I finally got fed up and had to threaten him with legal action. The next day he called and told me the new stove was on it's way. This was over a 3 month period folks. I can only image how much money we spent on the leaked gas not to mention damage to our health. The only time one of his maintenance guys showed up was to install the stove. When we moved in there were broken blinds and a hole in the bathroom wall. That hole never got fixed and i complained a dozen times. It was about the size of a football and was surrounded with mold (in between the shower and toilet). I would see bugs go in and out frequently. I have pictures still if anyone doesn't believe me. The blinds we got charged for when we moved out even though it was on the checklist that we all signed and filled out upon move-in. To sum it up, he will give you the lease papers and you will never hear from him again. I'm sure if you are reading this it is already too late but if you still have a chance please just run. Run and tell all your friends. I have had 6 different landlords in several different states and this place was the worst. I can finally write this because my sec. deposit was accepted by my bank and I allowed 15 days in case something happened to it. I have had mold, faulty doors (getting locked into my apartment), over 10 mice and counting, some sort of mold that they confirmed isn't harmful to me or my dog. Nick was very friendly and persistent on getting things done that needed repair. Immediately after I was handed the keys and walked in, he asked if my roommates and I were wanting the place painted due to the excessive wear and tear left from previous tenants. Upon agreeing, I assumed that this would be a project pushed off for a couple months, but the next day he had a crew in ready to start painting. Our kitchen also got a new stove the very next day because it was so beat up. The maintenance crew was very efficient and helpful. STAY AWAY! This is the worst property management company I have ever dealt with. Nick Zolper is crook! He will nickle and dime you for everything, and ignore any service requests, even if they are sent the "right" way through his portal. We had dead animals in the basement, broken windows that were just boarded up ("fixed" right?!), the washer and dryer continually broke, the fridge wouldn't seal and the food spoiled because he wouldn't fix it, a leaky toilet (which he tried to blame on me because I had a cleaner tab in the tank!), door handles falling out, shower drywall falling out... oh... the apartment walls were GROWING MOLD which we had to clean... the list goes on. He is extremely rude, at one point when confronted to about the state of the property resorted to calling me names. No security deposit back either. Left the rental better than I found it... I wish someone would have warned me... Also whomever gave him 5 stars was probably paid. There is no way a rational human could think this is a good company. read more

WORST landlord experience. Avoid at all costs. You will save yourself multiple headaches, money and your sanity. Aside from the constant lack of hot water, the house itself was fine, just your typical east side college house. Nothing special. We had a few issues here and there with things breaking down etc. The problem was getting them fixed in a timeline manner without having a snarky response from management. They would instantly blame us for the issue before even trying to figure out what happened. Maintenance does an ok job at providing temporary fixes but things like our hot water and the dishwasher were never fixed completely. You will also never see a water bill from the water company it will be in form of an invoice from ZOLPER. The water bill was always extremely high and we all questioned the price. It was more than any house I've ever lived in. We asked to see the original bill but they had excuses to avoid doing so. They said to call the water company but didn't give us the name of the water company and we tried calling the one we thought was it but they won't speak to anyone that's not the landlord. When it came to the security deposit they tried to steal more than half of it and it took over 2 months to get some of the money back after constant back and forth. It wasn't their "priority" at the time was what they said. If you tried to have an in person meeting to discuss any issues they would avoid that as well. Totally unprofessional. read more

This was one of the worst experiences of my life, not only was the apartment in disrepair and dirty when my roommate and i moved in, after being told it would be cleaned and ready to go when we moved in. We spent almost 6 weeks without heat and yes we tried the maintenance request on the website i did not get a response untill i personally called Nick Zolper and his answer was to send over space heaters untill he could get his maintenance man over to fix it. One would think "oh at least we have space heaters" nope the wiring was so out dated that no matter how or what outlet we tried blew the fuses. We were robbed twice due to the shotty locks and they said they remastered all the locks after the first time which they still botched. After the second break in they refused to secure the place unless we paid for the locksmith. The toilet and tub leaked but somehow that was also our fault. I am not sure what happened to my post a few days ago, but I know I have rented from Zolper management for over three years. The unit was available when I needed it. I had come from a duplex which I loved, to being a renter, totally clueless ! Nick, Shane, and their father were helpful, respectful, and always considerate. Renters needs, concerns and repairs are done on a timely manner. The Riverwest area is changing but I feel totally safe in my building. I have developed friendships with current and past renters. DO NOT RENT FROM THEM. Worst experience ever. When we were showed the flat there were several things in need of repair that they promised would be fixed by the time we moved in. Move in day comes and not only is the place filthy, moldy, mouse and spider infested things I had not noticed while touring the house the first time but nothing was fixed. The locks were shoddy, there were holes in the walls including a giant bulge in the wall in the kitchen 3 feet wide sticking out at least 6 inches. After cleaning the house we noticed there was mouse poop EVERYWHERE in the drawers in the pantry and even found mouse carcasses. We could hear them in the walls keeping us up at night and they ate through any food we would leave in the pantry. The third floor had a giant hole in the floor and broken windows. The bathroom had black mold everywhere and actual mushrooms growing all over. Their solution? Ring the doorbell leaving a couple 25 cent mouse traps and run away three days after I made the complaints about the condition of our home. After a week of trying to get them to address the horrible infestation we met in their office to try and get some help. While talking to them he threatened us with our security deposit, suing us, evicting us etc. yelling in my face (a 20 year old girl at the time) because we wanted them to fix the house to the point of being livable. They did eventually bring in an exterminator after we had to get a parent to threaten to sue for him to take anything we said seriously. We found new tenants to take over the lease because we wanted to break it early the conditions were so horrible and he STILL took our deposit, despite how much we cleaned and fixed up the place while we were there. read more

Very good at responding to work order requests. Our heat was out for two weeks this winter. Zolper Management LLC sent a maintenance man EVERY single week and even provided us with electric heaters until the problem was fixed. Also, they were overly nice in negotiating paying for part of our electric/gas bill during this event. As long as a work order request is submitted online, Zolper Management LLC will respond within hours!! :) The office on Oakland Ave has been renovated, it is reorganized, super clean, and they even give candy or gum when you are done talking with them over any issue, e.g. signing a lease, applications to become a renter, etc. As long as you are a trustworthy renter, you will be rewarded with this company! (They even offer $100 off of next month's rent if you refer a new renter). :) read more
