    1. The grounds, lobby & common area are beautiful 2. The staff is exceptionally friendly & professional 3. The pool is beautiful / patio well furniture 4. The location is the best! 5. The food is good We attended a wedding, which is a perfect location for those who are planning future weddings. The coordinator (not sure if it was in house) did an amazing job. We made the reservation informing them that we are with a wedding group, but we didn't get the wedding group price break like others ‍ The rooms are beautiful but the bed was too firm for us. But none of this would keep us from returning.

    We spent the weekend here when our son and daughter-in-law were in her sisters wedding. It was close to the church for us/ them for the babysitting so the convenience was great. The resort was really nice though, so that was a huge bonus! They have a nice pool area with a bar and restaurant. We were able to stay on property for the stay and even got a bit of beach time in between watching our 11 week old granddaughter. The staff was very friendly and helpful and we hop that we can come back sometime when we aren't watching a newborn.

    Super clean rooms and amazing scenery. Great staff and a solid bar. Didn't try their restaurant, per se, but did have their room service which I believe is from their restaurant and it was really solid. Their prices are more than fair and they try their best to accommodate anything. My only qualm was the in room entertainment. It was not working when we went at all, which was tough to enjoy the experience fully. Don't let that spoil it for you though. There's plenty to do otherwise.

    Great resort directly on the water. Rooms have been updated and facilities are extremely clean. The offer room service which is a nicity many resorts no longer offer. I wouldn't necessarily recommend this for families, but it is family friendly enough with a pool and an area for sand volleyball, as well as a ping pong table and a connect four game. Bar right next to the pool and the room comes with chairs for the beach. Definitely a great escape.

    Beautiful resort and good food. Nice location. We traveled south and north so this was a nice middle ground. Be ware of the speed limit. There are lots of cops looking for speeders. Valet is included in your daily resort fee and is the only option to park your car. This was a bit silly to me with the parking right there. Be mindful and if you charge items to your room, check the itemized receipt. We had two charges that weren't ours. They produced the signed receipts and they clearly weren't us or even our room number. Also there is auto gratuity if you don't put anything or don't close out. We were told to just sign and then later saw it says they charge automatically if you don't close out even though we never wanted it open.

    We recently stayed at Zota Beach Resort. This hotel is part of the Opal Collection. The hotel is very communicative before arrival via texts and are there to answer any questions or concerns. Our poolside king room was very clean and comfortable. There was a room safe, refrigerator and Keurig coffee maker in the room. I would have preferred ceramic coffee mugs instead of paper to-go cups to enjoy coffee in the room or on our balcony. The lobby also had coffee available for a short time in the morning. There was plenty of closet space and drawers for our belongings in the room. We also had ample plug-ins for cell phones, iPads and laptops; and there was free WiFi. There was no premium movie channel offered on the TV. We sat at the bar in the restaurant one night and enjoyed a cocktail. The bartender Elias was friendly and engaging and we enjoyed talking to him. The service at the pool was great as well. Vanessa at the pool was also friendly and engaging and offered free ice water, or a cocktail or lunch to purchase. The pool deck had chess, ping pong and connect four for guests. On the beach, there was another connect four and cornhole. The beach was always well groomed every morning. We always got a lounger at the pool every day. The lobby store had a good selection of snacks or munchies to enjoy at the pool or in your room, as well as necessities you may need that you forgot to pack. One thing we really didn't like is there was no alternative to valet parking. It seemed ridiculous to wait for a car when it was within eyesight, and you have to drive everywhere on Longboat so there was waiting and also constantly tipping every day. The staff we encountered throughout our stay at Zota were very friendly. We would definitely come back because the positives outweighed the couple of negatives. We loved Zota!

    Fantastic location. Right on the beach. Nice pool, hot tub. It seems to be a private beach so it wasn't too crazy. The food was great. Definitely had a lot of families and kids there at the pool. The beach was much more quiet. Reasonable cost for the location.

    Best resort! It is truly phenomenal. I love their attention to detail, and it was exceptionally clean. I will absolutely be coming back here again. Shout out to their Executive Chef, Brian Harmon who presented us with a special treat. All our meals were wonderfully prepared the menu well thought out and the Easter Brunch was lovely. If you aren't staying at this resort at least come for dinner because it won't disappoint. First class all the way!

From the moment I stepped in and looked out the balcony it looked like something out of a movie, the water was just a mere steps away from our balcony and we can hear the oceans crashing by when we opened the sliding doors. It was incredible! The rooms is my specific condo we're clean, organized, and spacious where as much as 6 people fit in it, with a full kitchen as well. I ended up working here since I have the ability to work from my laptop and the WiFi was phenomenal given that about 5 of us were on it simultaneously. Being able to work with a view like that was something out of a dream. I highly recommend renting out umbrellas and chairs if you are coming in the summer. It came out to $120 for the week and that included both the chairs and umbrella. Each condo is only allowed to rent up to 2 umbrellas but you can take as many chairs as you want that can fit under the two. The ability to wake up every morning and dive into the ocean in mere seconds was priceless. I also got to enjoy many sunsets from the comfort of the condo, while playing board games with the family. I wouldn't trade the time I had here for anything in the world. I will definitely be coming back and making more memories here soon.

    Bottom Line: I'll never trade or sell my timeshare week here!!…read moreWe have been coming here for years and hope to be coming for the rest of our lives! Located on one of the wealthiest beaches - this place is older and affordable. The amenities are few, and a lot of the decor is outdated and cheap chain hotelesque, such as ugly fake floral arrangements and tacky placemats. The kitchens have been updated in the last few years (2013 and ongoing). Granite kitchen counters and new dishwashers. The kitchen is fully equipped with fridge, stove, dishwasher, plates, bowls, cups and such. The basics, perfect for a week or so. There is a super upscale Publix directly across the street. Even though the place is older - it is always clean. It's quiet and it's on a beautiful stretch of beach. You can go from your room to being in the gulf in 100 steps. What more can you ask for? They have shuffle board, basketball hoop/tennis court combo, beach volley ball, ping pong table, pool table and bikes. There are also board games for check out at the front desk. There are plenty of chaises by the pool and on the beach. It is a timeshare so there are always owners who never want to trade because they love the place. There are also plenty of people who traded to be there and first time renters. One of our favorite places to be!

Upon arrival, we immediately noticed maintenance issues. The blinds in our unit were broken and lying on the floor, setting the tone for what became a disappointing stay. Throughout the week, there was no housekeeping service of any kind--no bed making, no fresh linens, no replacement of kitchen towels, and no general upkeep. We were expected to keep and reuse the same towels, including damp and increasingly unpleasant kitchen towels, for the duration of our stay. The towel process itself was one of the most frustrating aspects of the experience. Guests are required to turn in towels and then be issued replacements for any trip to the pool or beach. The process felt unnecessarily restrictive and, at times, demeaning. We were repeatedly instructed where to take towels, where to pick them up, and what we could and could not touch. On one occasion, when we brought towels to housekeeping during the designated day and time window, each towel was individually inspected. We were lectured about makeup stains, informed about their laundering procedures, and warned that we could be charged for anything they could not remove. This level of scrutiny felt excessive and inappropriate. In all my years of staying at hotels, resorts, and vacation rentals, I have never been threatened with replacement charges for normal wear on old, frayed towels. Another major issue was the insect problem. Staff themselves joked that there was an unusually high concentration of bugs this season. Unfortunately, the situation was far from humorous for guests. Bugs were constantly entering through poorly sealed windows and doors, crawling across the room, getting into beds, and covering personal belongings. When we asked whether the property sprayed for pests or offered any assistance, we were told they do not spray and provide no solutions. No guest should have to spend nights dealing with insects crawling on them while they sleep. Customer service was also disappointing. Several interactions with front desk staff left us feeling as though we were being scolded rather than assisted. As first-time guests, we naturally had questions about procedures and amenities, but the responses often felt condescending. Rather than helping guests navigate the property's unusual policies, staff frequently spoke to us as though we should already know the rules. The shared amenities were equally problematic. When we attempted to use the BBQ area, we discovered there were no utensils available because another unit had taken them upstairs and kept them. Despite cleaning up after ourselves, we were later told that the grill needed cleaning the following day, apparently due to another guest's use. There seemed to be little oversight or accountability regarding shared resources. Noise and safety issues further diminished the experience. One night, an apparently intoxicated underage resident caused a major disturbance on our floor from approximately 2:00 a.m. until 4:00 a.m., eventually requiring police intervention. Surprisingly, the individual returned a few days later and was openly drinking again. Despite the significant disruption to guests, no compensation or accommodation was offered for the sleepless night. The family in the neighboring unit was also extremely noisy throughout our stay. Children repeatedly bounced a hard ball against the shared wall for hours at a time, day after day, with no intervention from management. Likewise, the pool and hot tub were frequently overcrowded with unsupervised children, making it difficult for other guests to enjoy the facilities. There appeared to be little enforcement of rules or consideration for guests seeking a quieter environment. Perhaps the most unusual part of the stay was that we were given materials encouraging us to become "owners" despite the property's obvious maintenance, service, and management shortcomings. Overall, while the location is undoubtedly attractive, the combination of poor maintenance, lack of housekeeping, pest issues, inconsistent customer service, noise disturbances, and inadequate management oversight made this a disappointing experience. This property may appeal to families with young children or groups looking for a more party-oriented atmosphere, but it was not the relaxing vacation experience we expected. Unfortunately, I would not choose to stay here again.

Very nice communications with the staff prior to our stay and during our stay. I spoke with Cindy on the phone and was told about everything I needed to know up front. Donna and Cindy who are in-charge at the lobby were helpful, nice and informative. Their maintenance staff members are also very helpful. As guests at this condominium, you must follow the rules. They really keep the place super clean. Cleanliness, quiet, courteous to other guests, are part of the deal. We enjoyed this place so much that I didn't want to leave. We stayed here for 10 nights and we got one night free (not sure whether this is an on-going promotion); we had the best deal. Hubby barbecued once and we had the best meal. Supermarket Publix is just across the street so we didn't go hungry here. The building has 2 sides, facing the ocean and facing the street. Although we picked the one facing the street, the unit was so amazing: beautiful kitchen, living room, dining room, bathroom and a bedroom (one-bedroom unit). We had enough towels. The unit provides a beach umbrella. This place has more than what we ask for, so it's a bonus to see that everything is well-prepared for us. We were on the beach and the pool everyday. The pool's depth is between 4 and 9 ft. Best beach time is evening when the tide is low and 100% visibility. Morning around 10ish is nice to swim in the ocean too (clear water) but early AM the water is slightly rough (summer time). I didn't feel that hot when I was in the ocean before noon. We enjoyed talking to guests who are regulars and some guests told us that they are from Florida but come here for vacation many times, cool! It is a quiet building with not a lot of people crowding one place. It's private and the beach is clean, unpolluted with beautiful water. I was hoping to swim with dolphins like I did last year when we stayed in Lido Beach but they might have come in while I was upstairs. That's ok, next time. We'd like to come back to this same condominium and enjoy a beautiful sunset every evening. And yes I got beautiful seashells from this area yay! Hope to do this again next year because Longboat Key has been our regular destination that we have to do every year. Magnificent location and vacation rental. Thank you all! Highly recommended.

As we pulled up to the Iris cottage, the 1-bedroom we'd chosen, George greeted us in the parking lot. He gave us a nice walk-through of the cottage and welcomed us to Longboat Key. The cottage was sparkling clean and updated, and felt like home. Every room carried a beachy theme with beach signs and pictures. There was no mistaking that we were at the beach! The bed was comfy, the shower never ran out of hot water, the kitchen was fully stocked with all necessities and appliances including a dishwasher, and there were even games provided in the dining room cabinet. To top it off, the cottage also came equipped with free Wi-Fi and a flat screen TV in both the living room and bedroom. The layout of the cottages is such that even though Iris and Ivy are first, and nearest to the road, we honestly couldn't hear the traffic. There is shrubbery and a fair amount of distance to the road, so have no trepidation in booking either of these cabins. We will easily book Iris again with no concerns. Though we didn't take advantage of it, we had a nice patio area complete with table, chairs, umbrella and a nice-sized barbecue. Next time around, I'd like to enjoy breakfast on the patio at least one morning. There was also a beach umbrella for us if we wanted to take it to the sand. I'm accustomed to having beach towels when I book lodging anywhere near a beach, but the beach towels here are thick, nice quality beach towels, not the typical cheap blue/white striped towels every other place provides. They also provide 16 chaise lounges and 2 Adirondack chairs out at the beach, along with 2 hammocks, and some nice cushy chairs on a deck near the sand along with a community fire pit for sunset barbecuing near the water. I really can't say enough about how comfortable this stay was, and how much I looked forward to heading in to the cottage after watching the sunset in the evenings. This was truly our holiday home, and we are looking forward to a return trip next year.
