A Complete Dumpster Fire - Avoid at All Costs This place is an absolute disgrace. When I first rented at 10 Federal Storage in Arlington, TX, it was a clean, safe, and professionally run facility. There were actual employees working the front desk, and the older woman who ran the office was kind, attentive, and clearly cared about maintaining the property. Then corporate took over--and everything went straight to hell. After staff was removed, this facility turned into an unsecured, unsanitary free-for-all. On 12/22/25, I visited to drop off and retrieve items and was greeted by multiple vehicles clearly being lived in, parked openly on the property. The automatic sliding doors were jammed open, giving unrestricted access to anyone and everyone. Trash was everywhere--inside and outside--and it was painfully obvious that homeless individuals have taken over the premises. Let me be clear: this is no longer a storage facility. It's a neglected, poorly managed dump with storage units attached. Security is nonexistent. Cleanliness is nonexistent. Management is nonexistent. And yet--somehow--the prices keep increasing, along with a so-called "maintenance fee." Maintenance for WHAT? The property looks abandoned. The grounds resemble a landfill. The interior is filthy. There is zero oversight and zero accountability. So where exactly is that maintenance money going? Because it sure as hell isn't going toward maintaining the facility. The audacity to raise prices while allowing conditions to deteriorate this badly is infuriating. Customers are being charged more to store their belongings in an unsafe, unsanitary, and unmonitored environment. This location should honestly be shut down until it's cleaned, staffed, and secured properly. If you value your property--or your personal safety--do not rent here. No onsite customer service at all! All access and documentation are managed autonomously through their online "Convenient Customer Portal." I had my unit for weeks and could not get the lock combo for the unit. Multiple 30 min+ phone calls and several emails went unanswered. Even during business hours there is literally no way to reach a live person to resolve any issues. I ended up requesting a refund terminating my contract. They did refund my rent promptly with no apology, explanation, or attempt to resolve. I only received automated emails. I cant imagine how difficult it would be to be made whole should something like theft, fire, or water damage happen to a unit. read more

Both units broken into. No real people on site as these were on opposite sides of the facility. People live in their units, dirty, dont rent here, they could do something as simple as paying the homeless people that sleep there to guard the spaces, but they dont care. My family's memories were broken into and they dont know anything. Ridiculous. read more

I would give it -5 stars but I can't. they raise your rates every 2 months, and last month my storage was broke into and $11,000 worth of storage was stolen, AND I got an email today that they're raising my rate again! Avoid at all cost!!!! read more

This place is NOT safe and there is no one on site to talk to! There are homeless people, writing on the floor that there are thieves in the building, and clearly people living in units. We found a broken piece of a lock INSIDE our unit today. My husband and I felt so unsafe that we just locked up and left. Will be back to move out! DO NOT EVEN CONSIDER RENTING HERE!!! read more

These people only deal with you on the phone and will hang up on you. They cost me a down payment to movers because they don't listen and then hang up. If I could give negative stars I would! If you ask to speak to a manager they just hang up on you! read more

I started storing here a few years ago under different ownership and it was fantastic. It was 24 hours, and the price was the most affordable in town. Now they've changed owners and without any warning they changed it to have very limited hours of accessibility, which I learned when I needed to access it and it wasn't available because they NEVER SENT OUT NOTICE. Secondly, they have raised the rent also without notice. On top of this, they started automatically charging my bank account without my consent. I have always made my own monthly payments when needed. This morning I woke up seeing they attempted to charge my account without ever informing me they were going to- before, I went online and simply paid it when I was ready. I will be removing my business here soon in the next couple moths, and will be telling these people where they can shove it. Do not rent here, the owners do not care about switching things up and not giving notice on anything- whether it's hours of accessibility (which you won't even be able to find the correct hours online) , or the amount they're charging and they're just going to charge it whenever they feel like without telling you!!
