I never leave reviews of places because I believe that businesses should get second chances to do better, that ends today. I've lived in this apartment for 3 years and the past year has been a nightmare. I want to preface this review by saying I planned to stay in these apartments for much longer, but the past 9 months have made it clear that its time to spend my money elsewhere. There have been multiple property management changes this year alone, an influx of pests including mice and roach citings in multiple units, constant issues with utility charges and lost leases, and poor communication from "management." They moved all security and leasing agents off of the property so not only does the property feel unsafe now, but there is no one around to hold accountable when things happen (for example, the front door was broken for weeks so anyone could simply walk in off the street). The elevators, which they spent a year or more replacing, regularly breakdown. When we raised these concerns with property management we were told that the lack of communication was because they were "cleaning up" the last property managers' mistakes. Zero responsibility. Zero accountability. I've had ongoing water damage from a ceiling leak in my unit that happened in 2018 and despite asking for assistance, I've been met with silence. Don't move here or to 301 M (same property management). Spend your money somewhere that cares about you and your living conditions read more

Living in this building is like living in a 3rd world country. Management is terrible and they are not very responsive. They completely forget about 1001@ Watwrfront. Short version: you're not going to get a better deal, in this part of DC. I lived here from October 2015 to January 2020, when I moved to Houston for a job. From 10/2015 to 6/2018 I was in a studio, after that I was in an executive 1-bedroom Pros: - I worked at the Washington Navy Yard. I rode a hoverboard there, the short commute was awesome. And if the weather was bad, the P6 bus went straight there too. - The views of the Capitol and Washington Monument can't be beat, for that price - The metro is close. I had it timed out, and always budgeted exactly 6 minutes from the time I was out the door until I was on the train. - Ditto for Safeway being right there. A very high level of convenience, having it a 3-minute walk away - The front office. I've been around long enough to see 3 different office managers (Dominique, Hillary, and Carlos). All of them were good, and Carlos has been outstanding. - Maintenance has always been quick to respond - Aside from the occasional mouse, I never saw much in the way of vermin. Never saw any cockroaches or spiders, in either apartment. I never saw any sign of rats, aside from the occasional sighting in the parking lot outside. --------- Cons: The cons basically boil down to the fact that this building is old, and it shows, and the neighbors can be a bit much. - As others have noted, HVAC. You have no control over the temperature, other than opening a window...what this means is that if the temperature outside suddenly goes from 20°F to 45°F, the building can't react fast enough and your apartment will be absolutely roasting. I had 90°+, in some cases. Opening a window helps, if you have multiple windows to open. My studio didn't (only had one), making it hard to get air moving through and cooling down. - Plumbing. Pipes have had a tendency to rust, clog, and overflow - Neighbors. People in the building, considerate for the most part. When they weren't, you heard EVERYTHING. Also, there's some rough neighborhoods across 3rd St. I've never been threatened or anything, but on at least two occasions I heard someone get shot. There's also several houses that like to crank the music WAY up on holidays. - The drywall flakes in some areas, if it comes in contact with what I presume is rainwater read more

I've lived at 1001 at Waterfront for about 8 months, and to echo a lot of what Lena said: PROS: - Outstanding views of the capitol and Washington Monument from the North side of the builiding; truly unmatched for the price! - Great floor-to-ceiling windows make the apartments seem huge and airy - The rent is extremely affordable considering the size of the apartments and the proximity to the metro - Very close to a CVS, Subway, Safeway, Station 4 restaurant, and soon a Z-burger! Also easy walking distance to Arena Stage, the fish market, the Potomac River and the Nats stadium - All of our neighbors are extremely nice and friendly. Pretty much everyone goes out of their way to say hello. The security guard is also great - he's very friendly and he keeps tabs on what's going on in the building and in the area - The little outdoor communal courtyard area is great - Maintenance is pretty responsive most of the time, though it can be a bit of a battle to communicate to them the issue(s) that need to be addressed - Storage areas in the basement are a lifesaver, and super cheap! Only $25 extra per month. - There's warm cookies in the lobby every morning! yum! CONS: - The building can be EXTREMELY LOUD. As Lena mentioned, the walls and ceilings are paper-thin. We can often hear our neighbors' conversations, televisions or music. Fortunately, pretty much everyone has been very considerate. Also, although the North side of the building has great views, the trucks going in and out of Safeway are very noisy in the mornings. - The neighborhood can be sketchy at times. The building is located right next to public housing and we did once witness an on-foot police chase from our own window. That said, I've never personally had any problems with anyone, but you do have to be aware of your surroundings. - I actually don't think the appliances are great. The stove may be gas, but it's bottom-of-the line. It gets the job done but without any frills whatsoever. The dishwasher is also kind of useless. - The Elevators are ancient and extraoridnarily slow. It's not the worst thing in the world, though. The building itself has seen better days; it was built in the 50s or 60s and no amount of paint or modern redecoration can cover up the mustiness or general dilapidation of an old structure - Street parking is pretty scarce unless it's a weekend and/or you have a zone 6 permit. If you have guests who use the standard DC gov-issued guest parking permit, be aware that they will probably STILL get ticketed, just because DC police like to see if they can get away with it. - You have no control over heating and air-conditioning, and few of the windows actually open. The apartments can get realllllllly warm at times. - The "front desk" is only 9-5, so any other time you need assistance or need to pick up a package, you have to hunt down the security guard. Not really the most convenient process. Overall, it's still a great deal for the price and as the neighborhood continues to gentrify, the apartments will be in very high demand. read more

We lived there for about 1.5 years. The rent was reasonable, but with caveats. The HVAC is a huge problem, it was always way to cold in the winter and hot in the summer. We moved in with many issues, and requested repairs: broken bloody curtains, hole in window screen, hvac etc. We requested fixes many times but nobody came out and nothing happened. Location: The area is a bit rough, there are shooting in the area on a weekly basis. But usually confined to across the street. The first two building managers were extremely reasonable and kind. But we moved out after 3rd building manager Dominique. She was literally the worst employee we've ever dealt with. She raised the rent (illegally) 3 times in 2 months, didn't respond to emails, and was extremely rude. This is one of the biggest reasons we moved out. Overall, the apartment space is large for the price, but you get what you pay for. read more

Summary of this long review: Temperatures inside our apartment got up into the 80s on a regular basis, and management is totally uninterested in taking care of the building. More details below: Lived in this building for 2 years, and it was okay for the first 9 months. When the pandemic started, things got bad - First, The Bernstein Company fired the building manager without telling us, so my emails bounced back until they finally told us who to email our concerns to. The new building manager rarely responded to emails unless I sent a follow-up a few days later, and she always deflected responsibility to others whenever she did respond. During summer 2020, The Bernstein Company removed the building's leasing and security offices, again without notifying us. We were eventually told that staff would now work from the offices at 301M, the luxury apartment down the street, and that no security personnel would be onsite from that point forward. Then, management left both the leasing office and the gym "under construction" for months, while the gym was supposedly being turned into a second package room for some reason, and the office was being turned into a new gym. Other small changes made it clear that they didn't care about quality of life in the building. When I moved in, daytime guest parking passes were free, the building had a Comcast representative, and the basement had an indoor recycling area and a table where tenants could give items away for free. Over 2020, management took away all of those amenities, without any communication with tenants. It feels like The Bernstein Company abandoned the building so they could instead focus their resources on their nearby luxury apartment. (I also heard a few tenants speculate that management was trying to get tenants to move out so that they could tear down the building to make a fancier one, but I don't know if this was true.) A few times, tenants organized meetings with the building manager and her supervisor, but both employees seemed uninterested in taking responsibility or resolving our concerns. The worst part about living in this building was the terrible HVAC system. Our apartment faced south, so the sun warmed the large windows throughout the day, heating the entire unit. Just one small window in the unit opened, leading to poor circulation. Even with the window open, fans running, and all blinds closed, temperatures in the apartment regularly reached the 80s. Apartments have no thermostat - the building controls the temperatures, so on hot days in April or October, there was no AC at all. Even at full blast, the building's AC system is too weak for the summer temperatures, and it breaks often (and with a building manager as unresponsive as this one is, that's not a situation you want to be in). When we complained to her, her only response was "May I suggest opening your window if your unit is too warm?" We had a lot of extremely sweaty days working from home in our south-facing unit in 1001 @ Waterfront. My advice would be that you only move into this building if you have a high tolerance for frustration and can secure a unit that doesn't face south. I know that it's cheap for the area, but you really do get what you pay for. read more

1001 @ Waterfront was my first home in America after living in Europe for almost 8 years. I absolutely loved living there and felt sad to leave when I moved across the country for my job. It's a friendly community within close walking distance to up-and-coming neighborhoods at the Waterfront and Navy Yard. I loved walking to the water in the afternoons and it was great living so close to a metro stop and Safeway! I always felt very safe here, and absolutely loved the big windows and spacious studio, closet and kitchen I had. The manager Carlos is incredible and has made the place homely for all his tenants. I had to move on short notice and Carlos was very gracious about it and helped make my move as smooth as possible. I miss DC only because I miss my Home there!!! Thanks for everything. read more

I feel like people rarely write reviews on apartments when it would be so helpful! So here goes. I've lived at 1001 @ Waterfront for a year and a half and am only moving because I am leaving town for a job. It's been an overall good experience so I figured I would offer help to future searchers. Pros: Price! For the amount of space for DC, this is about as good as it gets Quality - the units have all been recently rehabbed. When I moved in, I was the 1st tenant to have all the new appliances, carpet, etc. Staff - there is a maintenance guy in building (Steve), 2 security guards, and the rental agent is here normal 9-5 and they have always been helpful and pretty responsive Maintenance - for any small repairs, they often fixed things within 24 hours. Location- A nice new Safeway, a metro station, a cvs, a dry cleaners, all within a block Other tenants - I've never had a problem with other tenants and generally people are very friendly and at least say "hi" THE VIEW! I have a north facing apartment and I have the most amazing view of the Capitol and the Washington Monument. I LOVE it. Cons Elevators - oh my god they are so slow and stupid. But it's just an annoyance, this should not make or break your opinion of the place. Walls - Not gonna lie, the walls are paper thin. However my neighbors and I have always been mutually respectful so it's never been a major issue. I just sleep with a fan on and it muffles out any ambient noise. Location- yeah this is a con too. There's not a lot going on in SW, but it is definitely becoming gentrified. This is a good and a bad thing. Yay new grocery store! But boo, rapid change is not good for the families that have been here. It's also worth noting that SW used to be a very rough neighborhood, and there is still some petty crime. BUT I have never felt unsafe or threatened (and I am a tiny girl). There are always people walking around and the area is well lit, etc. Also Abdul, the main security guy, is really nice and does his best to keep an eye of everything. He always waves when I come in. Heat & AC - you don't have individual control of your heat and AC. This has never been a problem in my unit and with the exception of one or two days where it was well over 100 degrees, I've never been uncomfortable. However I have heard other tenants complain that their units get too hot/too cold. This seems to be a problem with the units that face south. I think it has to do with how much sunlight they are getting or something. Other random things of note: Gas stove (which I love) Ceiling fans! Awesome! Especially on aforementioned 100 degree days. Cable/Internet - this is not the buildings fault, but I was never able to get Comcast internet to work in my unit. The wiring is all messed up and they would have had to do some crazy construction to fix this. As far as I can tell, that is on Comcast, not the building. I use Clear wireless, which has been fine. Bikes - there have been issues with neighborhood kids stealing the bikes that are locked up. The security guys and management do what they can, but the kids seriously wait until no one is in the management office and then sneak in and steal them before anyone can catch them. Parking- there is a lot, and it's much cheaper than many other apartment parking in DC, but you can also park on the street if you get the permits. Gym - there is a small gym... it's pretty crappy. But if you just want to jump on the treadmill, there's a tv. Knock yourself out. Phew okay I think that's it! read more

Lived here with my partner for two years. We had a cat for one year. Everyone is very friendly. Carlos Almonte is the building manager and was always very helpful with any questions we had. I've been living here for over a year now and love it. The other reviews highlighted most of the pros and cons but just to validate their posts i agree with most of them.... Pros: Cheap, these are some of the cheapest apartments around Location, to some this is a con but i love the location, the metro is on the same block, bus stops all around the building, a grocery store, cvs and subway all within 1 block and i like being a couple metro stops away from nightlife rather than living right next to bars and clubs Staff, everyone is super friendly and super helpful! definitely makes living there even better when the people in charge are great, also all the residents are friendly and courteous Cons: The biggest con for me is that you can't control the temperature but it hasn't been that bad for me. In the summer if the AC is to cold I open a window to let some warm air in, and in the winter if it gets to hot i open the window to let some colder air in and it's been fine. The gym is very small and hardly can be called a gym, but it's better than nothing. i go to Gold's Gym which is only 1/2 mile away and $35 a month it's just easier and meets my needs better but the in building equipment might work for some who mainly just wanna use a treadmill or elliptical. read more

I love living here. The location is awesome and the apartments are really nice and so much cheaper than other buildings. Pros: The location. The residents (who are nice and always polite). The management takes care of any problems you have quickly. Steve is the main person right now and he comes to my aid whenever I need him. The space is pretty nice for apartments this price. The floor to ceiling windows are amazing and many units can have nice views of the Washington Memorial. Cons: You can't control your AC/Heat. In my apartment I had to turn on a fan because the heat was so strong so nights. The same with the AC. I wear hoodies during the summer in my apartment. You can also sometimes hear other people through the vents which is weird. Still I would say if you're looking an affordable, nice building, you should live here. read more

All I have to say is that so far we have loved living here. The apartments although older are well maintained and clean, excellent views and the price per sq foot is unbeatable for its proximity to the city. There are a grocery store, cvs, burger shop and few good restaurants within a couple hundred yards. In addition to all this they have all the neighborhood amenities you might want like a library, post office and a rec center. To boot the waterfront metro stop is less than 5 minutes walk from the door. I lived there in an efficiency for a couple of years in the early 1960's before getting married and moving to Alexandria. This was way before the Metro. I could walk to downtown Washington or take a bus or taxi and I could take a bus to my job at the Naval Research Lab at the southern tip of D.C. It was convenient to the Safeway and other shopping. I made good friends there and really enjoyed my stay there. read more

Recent management turnover eliminated friendly staff. Rent and parking increase significantly each year without added benefits. Elevators and laundry machines are frequently broken. People smoke in the stairwell and security is not 24 hours on the weekend. Views are great if you can see out of your window. read more

I moved in 2014 because I needed a small place while in Law School. It has been quiet and enjoyable. We had a few managers switch out but our new one does us well. I like that the building and community is quiet. I know most of my neighbors and I will be finish with school soon so I'll either upgrade to a 2 bedroom or stay since its affordable. If your looking to get a fresh start in DC, I am from VA, this is a good fit, I can walk 2 minutes to metro and get to class in Georgetown in 15 minutes. Its great for my budget here! read more
