I rarely leave reviews, but I feel obligated to share my experience so future renters can make an informed decision. I moved into The Edison and encountered large cockroaches inside my apartment almost immediately (including in the bathroom and bedroom) despite the fact that: did not unpack, bring new furniture, cook, or leave food out. I ended up having to take the trash out daily. I'm including photos/videos of these encounters (as well as the recycle room to show what it looks like typically) to make clear that this was not a cleanliness issue on my part. I've lived in 10 apartments across 4 states over the years (college + multiple jobs) and have never once had a roach problem before this. While management arranged pest control, the issue continued even after treatment (see the video where Orkin left a card and another roach appeared next to it on the same day. The exterminator reportedly did not see an "infestation," which honestly made the situation more alarming because it suggested roaches were freely entering the unit from elsewhere. Seeing large roaches inside a top-floor apartment is not something most people can simply "wait out for a month" (quoted from the leasing manager, Edgar, in an email to me). He also left a voicemail where he stated, in part, that "keep in mind, the unit did not have roaches before you moved in." (If this is denied, I'll post the audio.) I no longer felt safe or comfortable living there and had still not been able to fully move in, so I made the difficult decision to leave and I was required to pay over $4,000 to break my lease. Because this happened in early fall, I had to scramble to find housing during one of the most expensive rental periods, resulting in higher rent at my new apartment Management & communication issues - The most frustrating part of this experience was management's lack of consistency and accountability. The apartment manager (Edgar) repeatedly: Made verbal assurances that were later walked back or "forgotten, " changed positions regarding notice dates and charges, failed to respond to emails while fees continued accruing, and required multiple follow-ups for incorrect charges (including parking fees for periods I did not use the garage). These shifting claims and communication gaps directly cost me additional money out of pocket, on top of the already steep lease-break fee. No apartment is perfect, and friends in the building did not seem to have the same experience (though almost all had complaints about the leasing office team). But persistent huge roaches inside the unit, combined with rigid enforcement of fees and unreliable communication, made this experience incredibly stressful and expensive. I truly wanted to make it work and gave the property multiple chances, but habitability and basic trust in management matter. If you are considering living here, I strongly recommend asking very specific questions about pest issues and remediation, getting everything in writing, being cautious about verbal assurances, and understanding exactly how lease termination is handled if something goes wrong that's out of your control. I wish I had known all of this before signing. If the property decided to follow up with a generic email or a more forceful denial of any of this, look at the pictures taken days or weeks apart. ZERO STARS -- LIVING HERE WAS A NIGHTMARE. This building is nothing more than an overpriced scam disguised as "luxury living." The only upside is being located above a Trader Joe's and next to Union Market -- but that convenience is not worth the hell you'll go through living here. Let's talk about what really goes on: Shortly after we moved in, our kitchen flooded due to burst pipes, damaging our furniture. Management's response? Drop off industrial-strength fans that blasted 24/7, making our apartment unlivable for over a week. No rent reduction. No accommodations. No reimbursement for our damaged property. Just silence. To make matters worse, the flooding led to a roach infestation, and management ignored our complaints until I threatened legal action. Even then, the exterminator barely made a difference -- the pests stayed until the day we moved out. We literally threw out all our belongings to avoid bringing them with us. And even after the so-called "repairs," our kitchen sink continued backing up with food waste from other units -- yes, other people's food sludge would bubble up into our sink. The rancid smell that filled our apartment was beyond disgusting. Again, management did nothing. They also charge a "community utility bill" that reached up to $300/month, on top of your personal utilities. That might be justifiable if there were amenities -- but there aren't. The "gym" has three treadmills (one broken for months) and a single cable machine. No pool, no lounge, no community events, nothing. The washer and dryer in-unit barely work -- I regularly had to run the dryer two or three times just to get clothes dry. Maintenance requests were completely ignored, even though the staff was always seen wandering around Union Market doing absolutely nothing. To top it all off, the building runs on shared "community WiFi," which constantly went down -- sometimes for days -- forcing us to leave just to get work done. For a building charging this much in rent, that is unacceptable. The management and leasing office -- particularly Edgar -- were completely checked out. Emails went ignored. Concerns went unresolved. They wouldn't even acknowledge you in the elevator, let alone help. The second your lease is signed, you stop existing. This place is a health hazard, a financial trap, and an emotional drain. They rely on the appeal of Trader Joe's and Union Market to lure people in -- and then leave you to suffer in filth, noise, pests, and complete neglect. Avoid this place at all costs. You'll regret ever signing the lease. read more

AVOID THE EDISON AT ALL COSTS. On the surface the building is fairly new, and boasts an array of amenities like washer and dryer in-unit, a gym, courtyard area, close proximity to Union Market etc. etc., but management, communications, and the overall location and pricing is a complete joke. You might think living over a Trader Joe's is ideal, but wait until you've been followed and cornered in what's supposed to be private resident parking (The Edison never followed up with new safety measures nor a solution after I reported this assault). Wait until you need to rush back home to hop on a Zoom call (or just leave to go out) and you find yourself stuck 5-10 minutes in the very tight Trader Joe's parking area. Wait until your friend's car is vandalized on the property or when residents let their dogs crap throughout the hallways and corridors. Not to mention it takes forever to dry a load in the dryer they provide and residents are LOUD. Not to mention the gym is always missing equipment and it can only fit so many people at a time. The Edison is all fluff as are most of the heavily gentrified areas of DC are. It's overpriced, poorly constructed and the people at the front desk are just as clueless as can be. They don't care about your packages and can't help you if they are ever lost. After leaving my unit, both property managers failed to communicate with me about any last order of business and NEVER returned my security deposit (they also completely withheld information as to what happened to it at all). As others have mentioned here and elsewhere, there are much better places to live in DC and much more affordable and WORTH IT apartments. Do not rent to landlords like these who only pretend to care on the surface, will scam you out of your money, and glorify poor communication. read more

I'll start with the one good thing. My roommate and I worked with Carnisa in the leasing office and she was great, very helpful within the limits of her power and very kind--so thanks to her. However, everything else about this complex and management were abysmal. I'll start first with the tour, now due to covid we couldn't go in an see the unit, ok fine I get that, but when we asked for pictures of the unit, all we got was a generic video of some other unit and were told its exactly the same but with a ground floor patio that opens to the courtyard (which was a deal-breaker for us). We could not even get someone to show us our actual unit virtually like the staff at other complexes did. But fine, they had a decent price and it had walk out outdoor space which was crucial. However, upon moving in we find that the patio is smaller than we were told, and does not walk out to the courtyard. We also weren't told that the unit was designed as a handicapped accessible unit, ok fine, but when you're 6'+ bending over to extra short countertops, sink, etc, that's not great. This came with a smaller than standard fridge and an adjusted shower, none of which was disclosed. Additionally, it reeks of weed all day everyday, its just one more thing, but not only that but the neighbors are disruptively loud day in and day out, to the point where it wakes people up at night and interrupts their work during the day. Eventually, after weeks/months, the noise got so bad we went to the leasing office with videos of the noise several times and they claimed the knocked on the door and sent them a letter--to no avail. We again went to the office seeking reprieve and and asked if anything could be done to ameliorate the issue. The office acknowledged that we were not the only other unit to complain and that they had guessed there might have even been a domestic issue. However, they noted, since the courts were closed, they could not evict them. Ok fine, that's one thing, but when we inquired as to whether there was anything they could do for us in the meantime they said no. We offered to work with them to negotiate a break of the lease other than those outlined in the lease (several months pay with two months notice) and they rejected it, we then appealed it to a supervisor who rejected it and then again up to the management company level who flat out rejected any compromise despite their acknowledgement of serious issues with the other unit. They offered us a move to another unit, but a unit that did not have outdoor space as we told them we had to have, and they were going to charge us an increased rent price for the new unit. Hard pass. Since both my roommate and I were going to be out of the office for the foreseeable future and with the leasing office and management company being entirely immovable despite their half-hearted apologies we broke the lease and sent that money down the drain. Not only this but their rooms are smaller than they appear online, the "cool" rooms they create with a glass sliding doors are just gimmicks to help them lease units that are really too small to be proper 2BRs, the appliances are cheap and don't work as well as you need them to, and they never answer their phones or are available for questions. I've called 3-4 times on multiple days only to get no answer or be told that everyone in the leasing office is busy, and then never get a call back from anyone despite leaving name and number on multiple instances. Overall, yea its got a trader joes right there and union market is great, but everything about the building and company itself is a 0 from me. I saw reviews like this when I was researching the place, and thought, nah that won't be my experience, but please, don't repeat my mistakes-- don't rent here, you can find a better option. (Also, if you look at the other reviews, all the good ones are from pre-2020, I don't know if anything changed, but seriously, this place is not worth it) UPDATE: the management company reached out to me as you can see below, said to contact them. So I emailed him, and as you might be able to guess, I got no response whatsoever. So again, find a different option. read more

The leasing office has very poor customer service. I am not sure what the issue was but the company states in each recording how they are professionally managed! However both times I arrived for an appointment the leasing agent was late. i reached out for questions I had for almost 4 days straight with no response! When my off day finally came i waited out front until 10am to simply drop off the application and my deposit! He literally decided at that moment he would tell me the unit is gone!! the until that wasn't initially available until May 6, 2024 !! read more

There are so many better apartments in the area for the same price. The only redeeming qualities to the Edison are the maintenance team (shout out to Tom and Edgar) and Nadia, the concierge, who is sadly away on maternity leave. Biggest reasons you should look somewhere else: 1) The construction site next door has a 24-hour city permit which allows them to legally do construction at 2am. 2) If you struggle with upper respiratory problems do not even waste your time touring the residences. Heavy smoke consistently creeps under my apartment door and even with all windows open it sometimes takes hours for my asthmatic symptoms to subside. I'm all for letting neighbors light up until I feel like I may need to be hospitalized over it (in all seriousness leave town on 4/20 if you have legitimate health concerns). 3) LCOR management cycles through employees at an alarming rate. There's been three people working management since Aug 2019 and more concierge than I can count. Claudia, Troi, Gavin, DeMarcus, and Peter are referenced in other reviews. There's now an entirely new management team and not one person mentioned on Yelp still works here. 4) Beside the aforementioned Nadia, the concierge lacks proper training and professionalism. I've caught concierge hiding in the break room watching movies on their phone, I've been lied to, and not all of them have the best bedside manner. Concierge will gossip about residents out in the open which creates a less than ideal living space. The ones that are sweet are difficult to understand over the phone. 5) There's an emergency staircase to leave the building in case of a fire, but the only way up to the residences is through the elevator. 6) The apartment appliances are deceiving. They appear nice but hardly function. The dryer constantly stops working mid-cycle, and I've had some loads take up to four hours to completely dry. Twice I've had problems with the dishwasher running for 12-hour increments. The sink and garbage disposal clog easily. And even though there may be bathtubs, don't count on being able to fill it up with hot water for a soak. Despite several maintenance requests, the only hot water that works is from the showerhead. The Butterfly FX system in the lobby rarely displays anything other than an error screen and the package cart needs to be replaced (or at least maintain the shoddy wheels). 7) You will know your neighbors sexy-time schedule. You can hear absolutely everything in this building. If you still insist on checking out the complex, don't go for any apartment that's not on the top floor unless you want to hear every. single. footstep. 8) Our apartment is $2,770/month. I found out from another resident that they pay around $1,600/month and have more amenities (floor-to-ceiling windows and a built-in kitchen island). Beware of the glowing reviews for closet space and bathroom counter space. They do exist, but not every apartment is designed this way. 9) The apartment partners with Speed of Light (SOL) as their internet provider. For months I paid for the second tier ($70) which would give me up to 500mbps. I was never able to get above 108mbps. I switched to Verizon Fios ($39) which gives me up to 200mbps. My weekly speed tests come in at 300mbps. Beside speed, the "he-said-she-said" send-you-in-circles mentality between the leasing office and Speed of Light is exhausting. They are not on the same page at all and it created a lot of problems when I wanted to update our network name and password (they control everything), create account permissions for other tenants on the lease, and later close down the account. Don't fall into the same trap I did and set yourself up with Fios to begin with. I can't believe I'm about to say this but Speed of Light is worse than Comcast. 10) If you want anything to be addressed, put it in writing and cc everyone that works at LCOR. Otherwise you'll start a conversation with one person only to hav UPDATE: The Edison switched to a new internet provider so my previous review complaining about SOL is no longer relevant. I can't vouch for their new internet provider though since I happily stayed with Verizon. But I did see several notifications in the apartment app addressing internet outages for residents building-wide on several occasions. Management dropped the ball during the move-out process. Similar to what other reviewers have said once your lease is up they DGAF. I kept calling to let them know I never received the move out letter in the mail. My calls were being screened by the concierge since the leasing office seemed to indefinitely be "tied up" and after a week of leaving messages and not hearing back I called from a new number and got through to the leasing office immediately. It's been five weeks since move out and I'm still receiving text alerts and emails for packages that have arrived. When I am able to get through to management they tell me it's for the new resident. Since my original review, my roommate has passed away. I'm still undergoing radiation therapy and my credit score is still unchanged from when they retorted us and it dropped. I've lived at this building since it opened. My car has been broken into twice and there are no cameras in the garages. The response from mgmt at the call for increased security has been cavalier at best. Save your money and invest it in a property with good customer service, sufficient security, and a rooftop and pool. I've already committed to getting just that in the hundreds of other properties in DC. The Edison isn't worth it. read more

Unfortunately, this building is not worth the price you pay. The reviewer below me hit on a lot of the issues but I will comment on a few others. BLUF: Do not move into the building, there are far better options in this area for the money you are paying. The amenities are lack luster, the units are cheaply finished and yes, the walls are paper-thin. You will hear everything both below and above you. EVERYTHING. We ended up breaking our lease and paying a hefty fee just to get out of the building. The property management company, LCOR, was unable to remedy major issues we had with neighbors in the building who made the unit un-livable. Their only response was to offer us a smaller unit, at a higher price per month. The parking garage is a disaster and the size of a shoe box. Plus, add in the traffic from the TJ's parking lot. The location above the Trader Joes and proximity to Union Market are two of the only positives here. Again, don't waste your time. You will, as many already mentioned, be disappointed. read more

I stayed here for 3 months. My main issue was that water went bad for several days, saying it would shut down for a day. Tap water tasted like paint for a while. There were notices by management, so at least they did a good job on communicating. I felt like only one elevator was working on the weekends, so it's really inconvenient if you did all your grocery shopping and have to take the stairs. There was a big smoking issue when I first moved in, it smelled like weed in the halls. It got better(ish). They do have lots of deals going on, like recommend a friend and get a free month of rent and what not. It's a nice location on top of a Trader Joe's. The location is great and the front desk staff and maintenance staff are amazing and deserve gigantic raises (LCOR make this happen). However we recently filed a maintenance service request for a fridge door handle that popped right off while we were using it. To be clear the hinge sheared right off from the screws and the handle came completely off, leaving a jagged edge that was a clear safety hazard to everyone in the apartment. There was no amount of regular wear and tear that could have caused this amount of damage and this was clearly the result of shoddy installation and usage of cheap appliances. We had already filed over 4 separate maintenance requests relating to the the fridge, including requests for the ice machine not working, and the fridge leaking a large amount of water into the hardwood floors and causing mold. Yet, the Edison still decided to charge us over $175 dollars to replace the door handle claiming that this is our fault. This is very upsetting because in all honesty we have liked our time at the Edison and were just about to renew our lease. But if this is how LCOR and the Edison chooses to treat their residents, then we will not be renewing our lease and we highly recommend you do not live here. There are plenty of other apartments in Noma with better appliances and much better customer service. read more

Love, love, love the location! Close to the metro, Union Market, hip warehouse area and restaurants. Trader Joe's, Pluma and Blue Bottle coffee downstairs! Well designed apartments: amazingly large walk in closet so no paying for extra storage and the bathroom access from the bedroom as well as the kitchen is fab for when you have guests crashing on the couch! Lastly, The Edison has an amazing team: they are professional and friendly and go above and beyond to ensure that everything is as it should be. I was relocated for work two months after signing the lease and The Edison made the whole process absolutely clear, painless and simple: a must community if you think you will ever have to move for work. After about a month after leaving The Edison, Gavin gave us a courtesy call to let us know that they were sending back all of the mail that had accumulated under our name and that one of them looked sensitive in nature/was a check of some kind. Claudia also followed up with us about two months later to ensure that we received our deposit. Since we were no longer residents, there was no need for them to go out of their way to ensure that our affairs were in order, but they did: just a couple examples of how thoughtful they are at The Edison. In all seriousness, we now live in Seattle and when my husband and I talk about what we miss the most about DC, we always say that we miss Pluma and our apartment at The Edison. read more

I've lived in a number of different apartments in different cities over the last few years, and the Edison really sets itself apart. The quality of construction, both outside and inside the unit, the amenities, and the location are top-notch. The look of the building itself stands out while still making itself part of the surrounding community, the cabinets and fixtures along with the flooring are gorgeous, and being so close to Union Market, H Street, and the Metro are incredible. The courtyard has a great setup with a beautiful mural and water fixture. Even the greenspace really helps me feel like I'm in an urban oasis. Put all this on top of a Trader Joe's and Pluma, and I just don't know what else you can find that would be better within DC! The thing that makes this the most solid 5-star review possible is the staff. Whether it is the folks at the front desk, the maintenance crew, or the leasing office (Claudia, Troi, and Gavin are great!), it really feels like you're being welcomed -- not filling up a building trying to hit a goal for certain occupancy rates. It is these fine people that made me feel compelled to leave a review. In such a transient city, it is nice to have a place not only to call home, but feel at home! read more

Just moved in to the Edison and absolutely love it. I spent a few months apartment hunting and feel like all of the effort was worth it to find this place. I've been a die-hard NWer, so kind of stumbled upon this place because of their move-in special. So glad I did! The leasing office is out of this world wonderful (Gavin, Troi, Alex & Maureen - y'all are KILLING IT on the customer service front). I accidentally became one of those high maintenance people with a million questions/special requests and the leasing office has only been super responsive and patient. The concierge team is equally lovely and I've yet to meet a tenant that isn't friendly. The "good vibes only" phrase definitely applies to this place. Also, the building and apartments are just gorgeous. Beautiful interior design and after having my house-warming party this weekend, my friends now understand why I moved to NE. With Union Market one block away, the metro super close, and a Trader Joe's in the first floor - this place is the dream. (The only thing re: amenities it's missing is a dog run and a pool but there's a dog park super close at a nearby building.) read more

We've lived at the Edison for about 9 months now and our experience has been great. We moved in after last summer after working with Troi, who has been caring and attentive from the very beginning. The building manager then, Claudia, and Demarcus who followed have also been so kind and helpful along with exceptional maintenance and front desk team members who give the apartment building a sense of community. After living in a nearby apartment complex with at best subpar management for the past several years, The Edison has been a breath of fresh air. The location right by Union market and Trader Joe's as well as the nice design & appliances are obviously great selling points, but the way the building is managed really sets it apart. It was difficult to adjust to the different washer/dryer and the dryer does seem to take a long time especially for sheets, towels, etc. but I will take that any day over huge management companies that don't care at all about their residents. The elevators do get backed up over the weekends if someone is moving in/out which can be an inconvenience if you are in a rush. I would definitely recommend this building to anyone looking to move into the area. read more

Gavin, Troi and Chasity are incredible! Gavin has been super patient with me and several times working PAST business hours to communicate about my application through email and phone calls. He genuinely cares about his residents and is amazing at his job! Then there's Troi! This woman has worked her magic to help me with a few documents that I had difficulty retrieving from my employer. I've never met and leasing agents this thorough and kind hearted! Gavin and Troi have gone above and beyond their duties for residents like myself and they are the reason why I moved to this building! I recently moved into the Edison after meeting with Troi, one of the leasing consultants at the property, in the months prior to my move. When I came to see the property, Troi was extremely inviting and informative. She took the time to answer all my questions and gave me a full tour of the property along with all the floor plans I was interested in seeing. We continued to communicate by email to finalize things, and she was very responsive and proactive about making sure I had everything squared away before my move. Since my move I've also met others that are managing the property, and everyone has been glowingly helpful. The property itself is quite stunning. Many large apartment buildings around DC look and feel very routine and lack unique qualities. The Edison looks and feels intentional and well-designed. I love the atmosphere throughout the entire building - it's very modern, industrial and elegant. The lobby, mail area, leasing offices, community space (indoor and outdoor), fitness area and even the hallways on each floor have been designed thoughtfully, and the finishes and hardware inside the apartments really elevate the space. My apartment has large windows that let in great sunlight, and I really love the entire layout and space of my floor plan. The entire staff is delightful. As I already mentioned, the leasing and management staff is proactive, friendly and very accessible. The concierge staff at the front desk are warm and welcoming. They greet me by name and are always helpful when I need support with packages, entry permissions, loading dock reservations - really anything and everything, they get it done. The maintenance staff is also excellent. They came to my apartment to resolve a request I submitted within the same day, and they genuinely wanted to make sure I was satisfied with the results. I've been living at The Edison since mid-November, 2017. I was originally attracted to the building because of its proximity to REI, Union Market, and the metro - not to mention the aesthetics (because whoever designed common spaces and furnishings really is a genius) and a future Trader Joe's literally below you (um yes please). Aside from location though, there is a truly good group of people running the place. I think I've interacted with just about everyone at this point - Troi took me on a tour and leased me my unit, and Gavin helped me with additional lease changes. They are both absolutely wonderful. I had an issue that required immediate maintenance support and Tom and Edgar were so kind and helpful and genuinely concerned. Claudia and Peter, property and regional managers I believe, are very accessible and seem to care deeply about resident welfare - this is the first place I have lived that does a *good* job of actively encouraging residents to interact and make use of the building's neat resources/exposing residents to local bars and restaurants through various events. In addition, each time I walk in the folks at the desk put a smile on my face. Every new building hits speed bumps, but the Edison staff and management are providing a pleasant and fun atmosphere in a new, beautiful building. I would highly recommend both the staff and the building itself to anyone looking to rent! read more

Stayed at Edison over a year, had a pretty good experience for the most part. Can't really beat the location with Trader Joe's in the basement, walk to metro, Union Market and H st for nightlife. A LOT of construction that area though. New restaurants popping up everywhere. DeMarcus who is the property manager is great, he goes above and beyond to provide good experience for the tenants. Only issue there is the price like rest of the apartments in DC and noise from the thin walls/construction but the rest is great! read more

I highly recommend the Edison! The apartments are beautiful and totally sound proof (I honestly never hear my neighbors), the maintenance team (Tom and Edgar) are utterly fantastic and very prompt at responding to requests and issues, and the regional manager (Peter) and leasing manager (Troi) have been wonderful to work with - they are quick at responding to messages and just all around kind people. Of important note: this is an honest building too (no silly/frustrating games) - I am moving this week and the regional manager (Peter) sent me multiple messages to request my forwarding address to ensure my security deposit is returned to me. In summary: The nice apartments, good upkeep, and responsive and kind regional manager (Peter) and leasing manager (Troi) are simply a golden trifecta that's made my year here wonderful! read more

Though I have only been living here a short time, I am really happy at The Edison. There are great amenities and the staff and very welcoming and helpful. They took pictures of apartments for me, were very responsive through the leasing process, and continue to support any questions that I have. I worked mostly with Troi during the leasing process who is very knowledgeable and wonderful but Gavin has also been a great help since moving in. The neighborhood is great and growing. I expect to be around for quite sometime. read more
