This place is the BEST STUDENT HOUSING property in Denton! My niece signed a lease here and has had zero issues the management team is great!! Kimeyon is so helpful and goes out of her way to make sure that her residents are taken care of. Maintenance is great - and the property is gorgeous! I had some concerns about letting my niece live on her own for the first time and Kimeyon went over and above and made sure she was all set and kept me posted on the entire move in process! I lived at 14 Fifty-One for 2 years. I was generally satisfied with my experience living there from 2021 to 2023. However, there were consistent issues with residents' cars being broken into, without much help from the leasing office or residential officer. There is no security camera surveillance of the parking lot or the entrances. But a plus is that this apartment is more affordable than other complexes in the area. It's fairly close to the local campuses, and residents are getting fully furnished units with their own personal bathrooms. read more

If I could give this place zero stars I would in a heartbeat. This complex sucks. My car got broken into last night and my bfs bag with his shoes and clothes got stolen. Break ins like this has been happening for almost 3 weeks now and the apartment complex has done NOTHING! The so called "on duty police" haven't done anything either, at this point they're just a joke and here for decoration. And the complex not being gated is absolutely RIDICULOUS and makes this complex and everyone who lives here at risk. As a college student girl I do not feel safe living in this complex as it makes me a easy target for when I'm coming home late since there's no gates to keep out people who don't live here and keep the people who pay to live here safe and their belongings safe as well. This complex does not care about student safety. Illegal drugs? No problem. Leaving doors unlocked? No problem! People that you don't know sleeping in your hallway and in your kitchen? No problem! Your roommates are writing your threatening text messages? Let them go ahead. Even though these things are not allowed and specifically against the rules, they do NOTHING about it! This is the worst place. Avoid at all cost. Internet never works, electricity rates have overage charges all the time. Move out charges are over rated. you will get charged for things you never did. Management sends to collections and you will not be notified. Video recorded all of the room and common area to include the ceiling or surprise you will be charged for damage that isn't there. PAY ATTENTION TO THEE BAD REVIEWS!!!!!!! On move-in day, the apartment was disgusting. Multiple floor tiles were lifted, loose or not even attached. The carpet had just been changed so there were carpet pieces everywhere. All the outlets were still covered by the recent painting. All the windows were covered in paint. These are just things seen when walking on the first day. The first problem I encountered was my dresser being broken. I requested a new dresser and it came broken as well. Soon after my roommates and I found out our ice maker does not make ice. There was always a large ball of ice that we would clean out daily. Air conditioner filters are supposed to be charged every one to three months. In the year of living at 1451, it was changed once upon request. If you currently live there, I would check your filters now. We quickly found out we had to schedule the times to use hot water for showers, laundry and dishes. The hot water lasts a maximum of 20 minutes at a time. Along with the water not being hot, it does not drain either. My roommates and I bought multiple tools thinking it was clogged but after the use of all the tools, it still would not drain. At the beginning of May, our dryer broke while there was wet clothes in it. We quickly put in a request for this to be fixed. The maintenance team showed up multiple times trying to find the problem and after telling us it was fixed, it was not. We did not have a dryer for 3 months. There is a very very strict parking policy. For guests, there are about 20-30 parking spots. If you are not parked in a designated spot and the car registered in the first 30 minutes of being there, you will be towed. A friend accidentally registered their car with one digit wrong on the license plate but was in the designated guest parking and still got towed. If you are towed, the towing place sucks and it is about $200 to get your car back. Do you know we are all college students and do not have $200 to spend freely? The pool is extremely pretty and it should be for all the time and work put into it. The pool is supposed to be closed every Monday for work and cleanings. This is false. The pool was closed randomly throughout the year. It really sucks when it is 100+ degrees and you paid for a pool but do not get to use it. The dog park was something that I was really excited about. I have two dogs and with no yard, they need somewhere to play. The dog park is 80% rocks and dirt. It is unsafe for dogs. Another concern is there are three cameras located on the property. One at the front office, one at the trash compactor, and one pointing downward in the pool area. These cameras do nothing to add safety to the residents. A good thing about 1451 is that a cop lives there! Doesn't that make you feel safe and want yourself or your child to live there? I thought having a cop was a positive. If there was a problem, the cop was right there. No, I was wrong. For the first three months, we received texts from 1451 reminding residents to lock their apartments and cars so there were no break-ins. At night the cop would drive around with all their lights on. I am assuming that was to "scare" intruders. My own car got broken into at the end of May. I woke up and looked out my window to see all four of my car doors open and everything in my car thrown everywhere. I called 911 and the front office. I was told there was nothing the office could do since I did not see or know when the incident happened. I assumed there would be a mass text from 1451 about the recent break-in so other residents are aware. We received a text 2+ weeks later. This was my final straw to move out early. 1451 is owned by a family business and on their website, they state "Our goal is to provide an environment where your student can study and achieve success in school and then unwind when the work is done.". How is someone supposed to unwind when their home or car could be broken in at any time? We were told we could paint anything and at the end of the lease, call the office and they will give you the paint code to paint it back. The final straw for me was when I called the office asking for the paint codes to do touch ups. The employee told me they could not give me the code because if I got the wrong color, they would charge me to repaint it. Reread that sentence. If I have the correct code, I would not get the wrong color. If I do not repaint it before moving out, 1451 would charge me... and they did. How does that make sense? After sitting down and looking at the list of inconveniences and unsafe situations I was going through, I decided to ask other residents if they had similar experiences. The answer was yes and I was shocked. One person said the day they moved into their apartment was invaded by ants. 1451 blamed the residents and told them to be more careful leaving out food. Pool was always getting broken into and I only got to go twice during my stay. One Sunday they left delivered packages outside the office on the ground. They had not previously done this. Called for maintenance to fix things in our common area plenty of times just for it to still not be fixed. Was told when I moved in maintenance would fix my broken bathroom door and toilet paper holder, never once did they come back for it. I also filed a maintenance request for it. Several people had their cars broken into on the property, but we were told no cameras are allowed because it's a violation of our lease. I don't think I would ever recommend this place. read more

Beware, if you don't know your roommates. You might get a psycho that has temper tantrums like a child. Threw an empty bottle at people outside from her second balcony window. Then both roommates were screaming at each other. Then in the morning roommate that threw bottle keyed the other ones car. And also took the keys of another roommate and never gave them back. Cop on site was called and nothing ever came of it. Same roommate on another occasion pounds on roommates door screaming and calling her the C word. Then goes downstairs and gets her roommates alcohol and pours it all over bedroom door while screaming and then throws a bottle at door. Again nothing has happened she still lives there. Pay attention to all the negative reviews. Most are very true. The property initially during the tour is beautiful, then again its a staged apartment and planned walk. However, If your a parent I assure you this is not the place you want your child. If you can get past the drug deals going down on the property, the roaches, un maintained grounds, the unclean carpet, dirty moldy kitchen, you then have another issue, communication, and lack of resident care. The first year we were sent a letter, myself co signer and the student to renew the lease and we did. The second year went to hell, we get a knock on the door at the end of the lease asking us if we can be out by 5 pm and our unit was leased. they said they contacted us but I have no documentation as the co signer in my email, messaging and my 1451 account that I signed up for. In addition, the rent was paid two months in advance well past the lease expiration date. I would think the pre-paid rent was a clue for them to their jobs and let us know the new leased needed to be signed. As a side note they did contact my son several times to have him pick up his packages in the office, now why not mention the lease??? The most irresponsible thing the Asst. Manager said to me was " We saw your son several times this year getting maintenance request, he never mentioned renewing his lease" Are you kidding????? Its your job to romance your renewals. This company as a whole is a hot mess! Avoid leasing here if you're looking for a reliable management team, customer service and the security of your child having a bed to sleep on. One more thing----- I am a Licensed Realtor, Retired from the Apartment business over 18 years, accredited ARM and CPM. I know the business well! This management lacks integrity! read more

The apartments are nice, but I would be very cautious about signing your children at this apartment. They will require your child to sign 2 different leases, one without a stated floor plan, bedroom, or unit and another with this information. But in order to be able to sign the lease with the updated information, you MUST sign the "pre-lease" that doesn't include crucial information such as the floor plan, bedrooom, and unit. They will NOT allow you to sign only the updated lease. They want your child to be locked into a lease without knowing all the details. I was also informed that the rent on the "pre-lease" could change as well once they give you the updated lease. Be very cautious, but your child could end up getting stuck with an apartment that did not sign up for or possibly unable to afford. read more

Be aware that if you are put on a waitlist for any semester or year they will charge a reletting fee if you cancel the move in before you actually are assigned an apartment. I would never recommend this apartment complex to anyone who has any friends. There are probably 15 visitor parking spots for the whole complex. Additionally, a towing company drives around and tows students cars if they park in one of the one hundred empty parking spots. It's a $200 charge to get your car out. Pros BRAND NEW The staff is okay The maintenance request are done instantly The huge pool The living spaces are well built with high quality finishes, and walls and doors are not paper thin like at other denton apartments. Fios TV and internet are awesome and HBO included is a plus. Now for the Cons No sand Vball court only a pool one. Staff is very strict on guest policy Was promised trash picking up weakly wish was never done so had to walk a mile to the one trash can every time. Paid us to write reviews for 1451. Dog shit literally everywhere sense maintenance does not pick it up. Changed out managers 2 times in one year. Original manager was much better. Will try to fine you every chance they get then are rude about it after. When going to move out had random people coming through our apartment nearly a week before we had to move out working. No one warned us of this and was surprised multiple times by random men in my house. Moved into a house now and is nice to not be hovered over with so many rules and regulations. Also end up paying allot less. Good luck. This place could be allot better with the original manager. read more
