Horrible Management!!! Don't answer calls, lie, and tell you what you want to hear! We rented an apartment for my daughter last year. The security gate didn't work for four months, always said we are working on it! Building seven and that whole area. The covered garage lights are all bad and filled with dead bugs, the same with the building hallway lights. the front and back building security light didn't work the whole year and still don't! How the hell is this safe and secure for you tenants!? The first apartment they moved my daughter into with three other girls was nasty as hell! Crap everywhere in the living area, and food, trash, all over the kitchen counters and floor! It looked like freaking Fred Sanfords junk lot!! When the lease was up I personally cleaned and and disinfected the apartment and room as it had not been prior to my daughter's arrival. It looked much better when she left than when she arrived. The back patio door had an opening where nats came in by the hundreds turning into a fly infestation where they made their way into the refrigerator and freezer spoiling all the food in the refrigerator. Overall the property is dirty and piss poor managed! Nobody should have to pay for this ridiculous service. on top of everything their Management charged us $95 Dollars for what they claim was lightbulb damage to the paint surrounding the window from LED bulbs as a decorative light arrangement. LED bulbs don't produce enough heat to do what they claim! I can hold a LED bulb in my hand while it's on and it doesn't burn your hand like a conventional bulb!!! I want a damn refund for this because I'm taking this to your corporate office since nobody answers the phone! Pathetic Management and quality care service! Photos attached were after I cleaned the bedroom and during the fly infestatio Mike Richardson

This is the clean & sanitized kitchen floor. Please!

If I could give 0 stars I would. This places does not care about the tenants. They prey on young people. Sell them something, get them to sign the lease and then don't deliver. Bait & switch! They claim to sanitize, clean or replace carpet. That doesn't happen. Apartment was disgusting. Security gate has been open for over a week. Please don't let your child move here.

    Broken lock

Disgusting apartments with lazy office staff. The apartment they gave me had dog poop and urine all over the balcony. The front door lock was broken, trash was left in the vents, and the ceiling light had a short that caused it to flicker repeatedly. These apartments need to be shut down! We also had no wifi for the last 4 months of our lease. Property manager also allows frats to throw parties at the pool, while being aware that underage drinking will take place and says "Just don't leave any broken glass".

Gateway at Denton offers residents an unparalleled location minutes from urban necessities and suburban comforts in Denton. Countless events, dining and retail offerings lie just outside of our front gate, and they have a great staff working here! I love Gateway at Denton!

Aforementioned cat urine stains under a black light

Moved in on August 18th. Apartment wasn't cleaned when I moved in and even worse the carpet in my room was stained with cat pee. It's been so potent that even now (November 4th) every time I walk into my room it REEKS horribly. I have been contacting the office about this since the day I moved in so almost 2 MONTHS now. And every time they have said "I spoke to my manager and the carpet people will be out to replace your carpet in x amount of days", then x amount of days passes with nothing done. Not to mention the other countless work orders I've put in that have gone unfulfilled. The people that work in the office are very nice, management is less than useless though. I've added photos of all the damaged stuff in my apartment all of which was like this before I moved in. Long story short, if you care about maintenance getting done on your apartment, go spend your $900 a month literally anywhere else.

They include wifi which is another blessing since Covid hit and I haven't been able to go to school or use free wifi at the university or coffee shops. Utilities come out to be less than $100 a month, even at the times when I feel like I leave every light on for more than an hour. Maintenance is incredibly fast and you don't have to pester them to fix your issue. From a leaky sink to broken AC they always come in at least a day or 2 to fix the problem you need. The AC was broken over the weekend so I wasn't able to get maintenance until Monday, but that's not an issue. We all need our weekends to relax! The unfortunate things: BUGS. I have had a bug problem since moving in, and they seem to be in my kitchen. Ever since moving in I've been plagued with these little brown and black beetles that like to harass my cabinets and stove top. Pest control is available through the complex, but at this point they've been in once a month and I'm thinking of just hiring an exterminator to find the source and get rid of it. That definitely has been the biggest and most annoying issue I've had since moving in. About a month into moving in, my boyfriend's car was raided and they took a couple of things. He left his car unlocked because he's used to living in a McKinney suburb, so just lock your cars!! The area surrounding the complex isn't the best. Right next to the highway and I've seen plenty of homeless people sleeping on the UNT bus bench right outside the apartment. All in all, this is my first apartment away from home and I've had a good experience! I would recommend this to anyone who's new to living on their own/a student since this complex is mostly college aged students.

The property is practically a ghost town with all the vacant apartments, and it's easy to see why. I'm already looking into breaking my lease just to escape. Avoid this place at all costs.

I submitted three maintenance requests, but the issue was never fixed. The floorboards and cabinets had an ingrained layer of dust that required extensive cleaning to remove. Water would frequently leak from the ceiling. My roommate's bathroom ceiling crumbled into their bathtub multiple times. There was a major German roach problem when I first moved in. It was resolved after the winter, but those first months were horrible. There were a few safety concerns throughout my time in the unit. The front doors don't have peepholes. This means you cannot see who is knocking and would have to fully open the door to see who was on the other side. Another concern was my roommates and I getting trapped within our apartment. The patio door latch got stuck which prevented us from exiting our apartment. We were on the second floor, so vaulting over the balcony fence was not an option. This is a potentially dangerous situation and we were lucky it occurred while the office was open, as they were able to unscrew the door knob. If a fire had occurred while the door was stuck, we would not have been able to evacuate our unit. I also never received a mail box key, so the mailbox was inaccessible during my whole stay.

Had issues with leaky faucet and stove burners going out on separate occasions. -Apartments and the grounds are clean. Red brick construction contributes to a upscale feel. -Application process was smooth. One call, a few text messages then sign a lease. This was a time where all the other complexes waffled with maybes and made our move more difficult even though we had enough money to pay the entire lease up front. This place took the opportunity to deal with us as people looking for a place to live and not some stack of employment and bank account verifications. -Small Washer/Dryer in unit. I despise going out for laundry day, and this amenity is worth 50/month to me at least. -External storage spaces on site help get the best use out of the 650sf apartment. -1.5 bathrooms in 650sf is a ridiculous amount, but it adds to a decadent feel. Con: -There is a train and it crosses the tracks at Frame St so it makes all the usual train sounds and no time of night is immune. -The triangle of space between Bell and Mingo is a bit slim on access. Between the speed trap near TWU on Bell and not a single pedestrian crosswalk to get to downtown Denton it adds a bit of oomph to not get out. If they plowed over those apartments one block west and put Bellmere there it would be perfect. Notes: -There is no longer an on-site manager (not sure if the website reflects this yet). But seriously, five stars. Every other place I've been has some surprise glaring flaw such as flooding, people breaking into your stuff, shootings, being condemned, etc. This one manages to be just an apartment that works as advertised. If they could make the train go away and shut down Bell street so all the traffic goes along Mingo it would get the proverbial sixth star.
