I moved in August 2025 my roommates and I had cockroaches from August until January. The exterminator came 3 times during that time period. Then from January to about May it was fine then they came back. I'll let y'all know I am deadly afraid of cockroaches. I did not feel safe in my apartment the whole time I was there because I was afraid they would come back, and of course they did. If you move into building two ,good luck. They need to fog the whole build, but I doubt they will ever do it. By the way my roommates and I are very clean. We did not leave a spec of food on the counter in the kitchen and after we ate we immediately hand washed our dishes. There was also a robot vacuum that cleaned every night. Furthermore, all our food was in sealed containers. The roaches got in if they were not sealed. If you move into this apartment I recommend closing all your drains after use. It helped keep the roaches out of my room. Other then the roaches the apartment was fine. It is definitely a dirty apartment. Like there is weird black spots everywhere. I think they painted over the grim too. But it is close to campus. Like a 13 minutes bike ride and has the bus. I would not live here again but there is worse apartments. Maintenance was quick. Our ac/heater broke every time we changed it from cold to hot. That was annoying. The in unit washer and dryers were helpful. Overall not worth the price. With rent and utilities it was almost a 1000 every month with my two roommates. read more

This place will repeatedly scam you and get as much money as possible out of you in any way they can. Don't bother asking people in the office for help, because they lie to your face about doing something about your problems and then do absolutely nothing. I was charged "heavy" cleaning fees for a bedroom/bathroom that I left spotless. These people are scumbags who need to be investigated for the kind of business that is run here. The actual apartments are fallings apart constantly. My A/C was out for 2 weeks straight during a summer there, and my internet was out for days/weeks at a time throughout my lease. Been moved out for awhile, the apartment inflation is awful. ALL student apartments pressure you to renew even when you're dead broke. So you either renew or struggle to find a new place, awful system. Still deserves 0 stars, that was an awful experience. If you're a female, they won't hesitate to place you in a house full of males if you put co-ed, im not sure if it's the same when you're a male, but definitely female. Any breaking of the rules they'll refer to the lease as if you're supposed to memorize 60 pages. Still extremely tow heavy for no reason, register EVERYONE. Awesome pool area right? PARENTS DO NOT LET YOUR KIDS LIVE HERE. This place is so nasty and the appliances are old and in our case did not work from the day they moved it. The AC went out and was not fixed for about a month. When the boys moved in the place had not been cleaned, but now they are moving out and they expect it to be cleaned WHAT A JOKE. I had an agreement, in writing, that I would not be charged early move out fees due to attending a education program that only lasted 3 months. The receptionist signed me up with 6 month and assured me it would not be a problem. Just to be extra sure, I followed up in writing, verifying that I would not be charged any fees. I was told that is correct. After I paid my final rent and was signed out, several hundred dollars of move out fees were added to my account. I called to correct the error. Instead of correcting it, they said I never had an agreement. I showed them the messages. They said thats not what they meant. I refused to pay the move out fees. Meanwhile, I was still being charged rent payments against my account even after I had moved out. Nikki, the manager, said that sometimes they do a 3 month lease, but its rare and has to be sent up to her. She said that whoever gave this agreement to me did not let her know and they were not allowed to, so therefore the agreement was void. It is wrong how this was handled. They sent the bill to collections, which has impacted my credit score. read more

Horrible Management!!! Don't answer calls, lie, and tell you what you want to hear! We rented an apartment for my daughter last year. The security gate didn't work for four months, always said we are working on it! Building seven and that whole area. The covered garage lights are all bad and filled with dead bugs, the same with the building hallway lights. the front and back building security light didn't work the whole year and still don't! How the hell is this safe and secure for you tenants!? The first apartment they moved my daughter into with three other girls was nasty as hell! Crap everywhere in the living area, and food, trash, all over the kitchen counters and floor! It looked like freaking Fred Sanfords junk lot!! When the lease was up I personally cleaned and and disinfected the apartment and room as it had not been prior to my daughter's arrival. It looked much better when she left than when she arrived. The back patio door had an opening where nats came in by the hundreds turning into a fly infestation where they made their way into the refrigerator and freezer spoiling all the food in the refrigerator. Overall the property is dirty and piss poor managed! Nobody should have to pay for this ridiculous service. on top of everything their Management charged us $95 Dollars for what they claim was lightbulb damage to the paint surrounding the window from LED bulbs as a decorative light arrangement. LED bulbs don't produce enough heat to do what they claim! I can hold a LED bulb in my hand while it's on and it doesn't burn your hand like a conventional bulb!!! The property manager Nicole has awful management skill and has been doing borderline illegal things since I have moved in. When I moved in the summer of 2023 the apartment had not been cleaned since at least pre-pandemic, as my roommate and I found old suitcases from people who have left or been evicted. The walls were torn apart and the 'upgraded' model apartment I was paying for was nowhere to be found as it was not renovate, and she only got it fixed after threatening legal action. Now it is January 2024 and after MONTHS of all of my roommates sending maintenance requests we are finally getting things fixed. But this is at the cost of personal threats to one of my roommates and constant entries from maintenance with extremely little reason and warning. If you are looking into this apartment, double check who the apartment manager is as Nicole is nothing but shady and seems to make it her life's duty to exploit college students. I will post another review when I move out to let future tenants now what, if anything, has changed with her. And if corporate is reading this, please look into this property, the management is awful and is downright illegal in many obvious ways read more

My roommate and I moved in August. We have been here a little over two months and we are already looking for new places to live after our rent ends. The first day we moved in, it was immediate bad vibes. The apartment was DISGUSTING. They clearly did not clean after the previous tenets. I being a clean freak tried my ultimate best to clean and I just recently got comfortable stepping around without shoes. The fabric couches have never seen soap or a vacuum a day in its life. There was human hair, stains, and dog hair in the cushions. I took the cushions off and washed them, which left the bottom of the laundry machine BLACK with dirt. The first day of move in, our air conditioning went out. It was over 110 degrees that day. I will say maintenance did come and fix that the same day. It seemed that EVERYTHING was broken in the apartment. Our oven was broken and would not fully cook. I made banana bread and after an hour of it sitting in the oven at 400 it was still liquid. Our ice maker was broken and pouring water out into the freezer. I put in a maintenance request and it took over two weeks for maintenance to come fix it. which I believe they only fixed it due to already being here for the oven issue. The man who helped fix the oven and ice maker was amazing. He was quick, kind, and went above and beyond to find other problems such as the water filter in the fridge being broken and another part of the fridge that keeps the fridge cool and protects it from catching on fire being broken, and deciding to fix them while already being at the unit. But the part of the fridge that keeps it from catching on fire being broken is terrifying! I would have never known until it was too late without his extra help. My toilet would not flush properly until recently and I still don't know how that issue was fixed. I never put in a work order because I didn't mind having to stand there and hold the handle down until it flushed, it wasn't a big deal, but one day it just magically fixed itself? The floor clearly has water damage, behind the fridge and oven was nasty, etc. My roommates smoke detector and the kitchen smoke detector had NO BATTERIES in it. What a danger! when they brought the batteries they gave us one each, when it needs two each. And one of the WORST issues is that it took maintenance to come fix our kitchen light, the only light in the kitchen, OVER 4 WEEKS. We were cooking in the dark, using our flashlights to walk around, and we had to buy a lamp to even see. The reason for never fixing our light is that the apartment was going through a maintenance change at very short notice. So they were not seeing maintenance requests on the old system. When I called for the maintenance request they said they would come fix it in the next few days, but took almost two more weeks to fix it. Overall a negative 10 experience and it's only been a couple months. It is livable but not enjoyable. I hope we are the only people experiencing this and not others, but from seeing the poor reviews from others, sadly we are not the only ones. Hopefully the new management makes it better, but so far it feels like nothing has changed. Pay the extra 50-100 dollars for a nicer apartment. read more

Disgusting apartments with lazy office staff. The apartment they gave me had dog poop and urine all over the balcony. The front door lock was broken, trash was left in the vents, and the ceiling light had a short that caused it to flicker repeatedly. These apartments need to be shut down! We also had no wifi for the last 4 months of our lease. The apartment complex is infested with ants. My friend woke up in with ant bites on her stomach and back as well as in her clothes. She notified management and they acknowledged the incident and stated they would come and spray. However, they never came to spray but sent out a notification saying they did. She tried to follow up on the situation and they didn't answer her calls. She then proceeds to go in person to speak with someone in the leasing office and they lock the doors as they see her coming. Moved in on August 18th. Apartment wasn't cleaned when I moved in and even worse the carpet in my room was stained with cat pee. It's been so potent that even now (November 4th) every time I walk into my room it REEKS horribly. I have been contacting the office about this since the day I moved in so almost 2 MONTHS now. And every time they have said "I spoke to my manager and the carpet people will be out to replace your carpet in x amount of days", then x amount of days passes with nothing done. Not to mention the other countless work orders I've put in that have gone unfulfilled. The people that work in the office are very nice, management is less than useless though. I've added photos of all the damaged stuff in my apartment all of which was like this before I moved in. Gateway is the epitome of a backwards business who tries to shake as much money out of college kids as they can. My girlfriend lived here last year as did several of my friends who were attending UNT and it was AND STILL IS a nightmare. First off they are WAY over priced! My girlfriend lived in an apartment with 3 of our friends and for her rent alone it was over $600. Somewhat reasonable but considering all the BS she and our friends had to deal with from staff, decaying buildings and poor security, it's highway robbery. I visited gateway often and was not impressed at all with the poor security they had. They claim to be a gated community but all of their gates with key fobs are broken so key fobs don't work often or the gate just hangs open so any sketchy character off the street can waltz right in! (Which by the way, happens often!) Residents would have issues with gates locking up and would frequently break them, just so they could be opened. At my girlfriend's apartment, there was a wasp problem on their balcony. They came through to treat the nest after them badgering the maitenance several times but they did not treat the wasps on the remaining floors so the wasps came back with a vengeance. Couldn't enjoy their patio for most of the year! But why would they even want to sit on the patio with the obnoxious cacophony of a highway that is directly underneath it. If you love the sound of honking horns, revving engines all night, and bass boosted speakers driving by your bedroom window, well you're in luck because that's what this place it to a T! And I don't even know where to begin on their office staff and their JOKE of a mailing system!! Upon move in, my girlfriend was given a broken mailbox key and experienced frequently lost packages (some of which were hundreds of dollars worth of textbooks!). My girlfriend's brother who was stationed in South Korea recieved a package from their parents before she got hers! That's laughable! The staff was all college kids who blatantly hated their jobs so they couldn't care less about running the shithole complex. The management has consistently been in complete denial that their mailing system is flawed and expressed frustration as to why all residents are frustrated by it. Obviously if several people express the same problem, your job is to fix it!! Nope! Not at good ol Gateway! My girlfriend moved out over 3 months ago and just received an email about new random charges that she has to pay! Even though she paid all her bills and fees upon moving out! I understand finding housing is crucial and often inconvenient as a college student (Believe me, I am one and know quite well) but please avoid Gateway like the plague! It is a laughing stock! Where do I start... The prices are just as high as any other non-student apartment and the quality does not excuse it. You get charged for any reason you can think of. Throughout the year, our living room was infested with flies on numerous occasions for no apparent reason. Nothing to do with garbage or anything, they were just getting in from either the window or porch door. The floors in between the apartments are extremely hallow and I had problems with my upstairs neighbors constantly regarding excessive noise. When I went to take care of it with management, they completely brushed it off and insisted that I was being dramatic or misunderstanding the situation. I can honestly say I was immensely disappointed with how unprofessional management "handles" things. Every single time I stepped into the front office, I was greeted, if ever, with an annoyed expression from an employee who would make unnecessary comments about my appearance in an attempt to be humorous. That is beyond disrespectful and I really think they need to hire individuals with actual customer service experience. And the biggest problem of all, I was away for vacation when I got a call that a random flooding had occurred in my bedroom. Obviously I wasn't there to use the toilet, so how could it just mysteriously overflow out of nowhere? All of my personal belongings, literally EVERYTHING, was sitting in the living room when I returned to a new roommate that I had never met. She told me maintenance was supposed to move everything back, but they were behind on that task for nearly a week. Some of my belongings were destroyed even. The next morning I went to demand someone to move my furniture back and management acted as if they had no idea this even happened. After moving everything, one of the leasing managers tried to joke about the situation and in an attempt of reassurance, I was told, "Hopefully this doesn't happen again." Out of all the things to say, THIS was what I was given! To anyone looking for apartments in Denton, I strongly advise you NOT to sign with Gateway. Living here was a horrible experience! read more

She harassed us and cussed at us then threatened to have us arrested because we were at the pool. She didn't believe that our friend lived there when she obviously does, then we walked away from the pool because she wouldn't stop yelling in public. Went to use the hot tub, complex had sent out ZERO notification that any amenities would be closed during colder weather. Went to use the hot after 20mins of sitting there waiting for it to heat up I went inside to ask a question about it. Just for the employee to look to a non worker an have him create reason as to why the hot wouldn't be on. Just for the employee to follow up his statements by saying the hot tub should come on at 5:00pm but that with the weather they weren't gonna turn it on. The person in the office truly didn't care if any use would come of it. Even though I'm paying to have this availably, complex in no way sent a notification to say anything would be closed or not useable during the weather. read more

I got an email nearly four months after I moved out saying that I had a past due fee, but I paid everything upon move out. The people who run the office have no idea what they were doing and the college kids that run it cover up for each other when they mess up to try and make the problem go away. After me and my roommates signed a contract for rent at 585$ a month. They come back with all these fees come move in and now my rent was more like 640$ a month plus electric. Staying at Gateway was a very disappointing introduction to living and going to school in Texas. The pool for residents is open to anyone, you don't need a key to get in like you do everything else. They will tow a car when it's in guest parking or uncovered parking and not when they're in your paid for, designated parking spot. The worst part of my time living there was the AC breaking twice from May to July. It was broken for over a month before I moved out and was never fixed. All three maintenance workers looked at it and none of them ever resolved the problem in full. I was told by the office that it would be fixed and it never was, and even when the property manager was finally involved in the situation, they never fixed the issue. There are plenty of other places near UNT and TWU for just as reasonable of a cost, so I strongly recommend taking a look at one of those locations before considering renting here. read more

I have lived in this apartment for two years. I have just recently moved out and they tried charging me for things that I had already said was wrong with the apartment when I moved in. They lost my paper that I filled out when I first moved in saying what was wrong with the apartment. Darrell told me my charges were for minor things, Cedrick the manager told me It was for more major things. When I asked why I was told something else Cedrick the manager told me "because you're annoying us because you keep calling". I've been living at Gateway for about 2 1/2 years and I must say, I like the new GM better than the old one. The office staff is very helpful and sweet and do a pretty good job. They always hand out food and do other little things to make residents feel important. Maintenence staff all work pretty hard and get things done pretty quickly. I don't really have any issues here. I like that its gated, and unless some idiot hits the gate and breaks it the gates are usually closed. I don't really have any issues with my neighbors, for the most part, everyone does their own thing and are pretty quiet. read more

I called the city of Denton and they told me that the amount they are charging us is ridiculous and should be illegal ($200) FOR A MONTH!!!! However if you like excitement I guess this is your place because that amount of times the cops have been called the show could have made a new season. Also they had guns at the pool and they failed to tell the residences and they acted like the littering was more important. So if you like living in a safe place I bet the gas station down by the corner will let you sleep outside. The wifi might be better and you also won't get towed out of the space you paid for!!! That brings me to another thing towing I have a conspiracy that they give the towing company a key to the apartments so they can tow whoever they feel like when they are bored. However if you want to complain lucky for them you can't!! The manager is never in and you have to take it up with the office and they are just as confused as you are. So if you want to live in a place that makes you question your sanity and spend a ridiculous amount of money this is your place to be welcome to the gateway !! Worst place I have ever lived at! Their prices are too high than the quality of the living space is worth. Our AC unit was broken for 3 months and when we put in multiple work order requests, each time someone came in to "fix" the unit, all they did was look at the thermostat and play with a dial that did nothing to solve the problem. We have also had wasps, ants, beetles, and roaches invade our living space. We have put in orders for the roaches because they are coming from the pipes and each time they came to once again "fix" the issue, they disregarded the work order note where we stated where the roaches were coming from and only sprayed the walls. Just this past week we even had a snake appear in our living room. Our dryer unit also does not work proper because we have to dry our clothes 3 times for them to dry. Gateway is not a very good place to live because aside from the apartment issues, their main office closes an hour before they are listed they are going to close. On top of that, they do not keep their information well organized. My roommates and I were told that we each would have a specific gate codes to give to our guests and for months they did not give us our code that we were promised. It wasn't until March where we overheard other residents saying the gate code that we realized that it was just a generic code that anyone could have figured out. They also do not know which keys belong to which apartment because a roommate was given the wrong key 10 times for getting into the apartment and into her own room. They also do not send emails when they are closed. For example, a group a friends and I wanted to soak in the hot tub after a long day and we found that all the gates were locked without notifying their residents about this closure. I set up auto-draft for rent payments and this is the SECOND month in a row that they have messed it up and charged $65, then $50 in late fees. After much time spent on it, they refunded it because they show that it is properly set up. I think they just take advantage of college kids, knowing they probably will just pay and won't argue. Imagine being a student where practically everything is driven on the internet, especially during quarantine, and not have the internet working! Also the temperature in the room never seems to go below high 70s even when AC is running! Like a sauna! Drains were clogged with hair upon move in making the shower turn into a bath at the same time! What a combination! Don't believe in "renovation" where they say they change or upgrade the rooms! The carpet was still from the last tenant and had stains all over them! The walls are POORLY painted, mine has a word written in the plaster. Furniture given in the rooms were gross. Desk and dresser looked as if it has been picked up on the side of the road. Mattress that was provided was as thin as cardboard and felt like cardboard when you laid on it. If you prefer eating take out everyday, this is the place to be! Cooking, even putting a waffle in the toaster, makes the fire alarm go off almost every time! Not to mention the workers here! They hardly have a clue of what they are doing and show that they do not care what so ever. Do you want black gunk coming out of your shower? Then Gateway is for you! Not only does this apartment complex not give a flying shit about you, they will try to screw you over in any way possible. Gateway is the epitome of highway robbery. The flat rate is far less than what you actually pay monthly with hidden fees everywhere. Maintenance is an absolute joke and will come unannounced without a work order even being requested. But surprise, surprise! When you do actually need help, they're nowhere to be seen. They will just send out a "completed" message without even coming. Not to mention the dog feces everywhere compliments the garbage that is just thrown around outside. Do you want random people who don't even live at Gateway to use the pool and gym? You're just in luck! You aren't even allowed to enjoy the amenities at your own apartment because it is overflowing with random people that don't live there. Gateway claims to be a "gated community" but don't advertise that the gate will be broken open for months straight. And even when they work, your fob doesn't work whatsoever. The workers at Gateway are as useless as a broken doorknob. They are absolutely careless with packages and will downplay any complaints you have. As a person that is fairly patient and laidback, this is the worst apartment I have ever lived in. I would rather ladle vomit in my eardrums than sign another lease. You have to harass them to even give you a key to your own apartment. Do you want to voice your concerns to the manager? Well you're out of luck because SHE IS NEVER THERE. Choose somewhere else. If I could give this place 0 stars I would. The review is very detailed and long sorry but Gateway was an EXPERIENCE. Christina and the other girl with brown hair and the shorter guy are the only nice people that work in the front. The head manager lady is rude and very combative. My A/C has broken about 4 times since I moved here in August and it was broken when we moved in and was hot. The parking is terrible. The front office swears they do not work with the towing company right across from Gateway but they do (the towers have to code to the gate and I do not even have it but I live here and I have asked for it several times and can not get it). It was dirty when I moved in. Gateway is nowhere near fully furnished and the little furniture they give you is terrible and ugly. It is way too expensive to live here. My electricity bill was always over $40 a month per person (so over $80 a month in this small apartment) for a 2x2. The 1st night I moved in we had a group of guys at our door because John (who works in the front with an attitude) had given one of the guys a key a few days before move in (which is not allowed) because the guy who moved in was from another country and would not be getting here late so our safety was put at risk because wrong keys were given to him. We thought someone was breaking in and had to call the cops the first night. I knew it was going to be some BS from then on. Also, Gateway has terrible lighting at night in the parking lots which is dangerous with the horrible parking. We get emails about every month about the car break-ins that happen. When I had my tour of this place here over summer 2018 I was told there was security here but that was a lie. One night my apartment flooded because of the washing machine and I live on the second floor. We called maintenance but he said he would handle it in the morning (it was around 11 pm) but we said he may need to come tonight because the apartment below us had an alarm going off so we thought their apartment had flooded too. My roommate and I spent over an hour sweeping water out of the apartment with the washing machine still being broken. Living here is a scam. I hear every footstep in the hallway and can hear all conversations even from my neighbors that live across from me. I can also hear the people above me all the time. It is very annoying. The place was not a great college experience and I can not wait till July 31st when my lease is up. The only good thing about living here is that my roommate is cool and the location from The University of North Texas. I wish The Forums (where I am moving to next semester) was this close to UNT. But even with the close location the bus stop still is a far walk. Good luck to students looking for off-campus housing but just know Gateway ain't it. read more

gateway is trash lol, i'm literally living with ants, they have a selection where you can request an exterminator and they don't even come until you've requested like 4 times. i keep my room as clean as a baby's but and there's still ants just walking around my room looking for food. it's so bad that if i put my phone on the table for 5 min an ant will walk across my screen, it has happened so many times and it's really annoying. also the water is hot for like 5 min and then it gets very cold, i got my during summer time and didn't have a problem but when it started to get cold the water was acting as if i didn't turn it to the hottest and yes i gave it some time but once you feel the heat it's there for a minute then it's gone read more

If I could give this place less than 1 star I would. This place is absolutely horrid. If you're a student do NOT stay here and if you're a parent DONT send your kids here. The staff are fine but the manager (Laura lee) is unbelievably crazy. They would charge extra money and add it onto the rent for every little thing. I had friends over for a few days and they sent emails to my roommate and our whole family saying that there was an "unauthorized male occupant" living in the room with us and charged an extra 100. They also towed my car when it was 100% parked legally. The room they show in the office looks NOTHING like the real apartment. The furniture gave me and my roommate rashes on the skin and the maintenance guys would let themselves when you don't answer the door. The apartment was so dusty when I first vacuumed it the carpet was a different color once cleaned. The cherry on top...... the noise. This place is near a railroad. There's a train that would always make noise EVERY SINGLE NIGHT and Day and keep me restless. I had little to no sleep at all when I lived in this terrible place.
