Buyer Beware! I've been in the business of buying and selling homes for several years. The closing with 1st Signature Lending was by far my worst experience. Originally slated to close on 11/22/22, we actually closed on 1/23/23. Days before our original closing, the lender realized the buyer didn't have the needed work history. I certainly don't fault the lender for the buyer's work history, but this should have been apparent weeks earlier. As our second closing date approached, the lending company failed to file the neccessary form with HUD causing yet another delay. At this point, I began guiding them every step of the way as if they'd never performed a closing with reminders like - have you schedule the appraiser? Even this wasn't enough. When they scheduled the "rush" appraisal, they still offered a full week turn around time. When I politely reached out to the appraisal company, they were able to turn things around much more quickly. The buyer's realtor had to send information they needed (all available in public records) as they didn't appear to know how or where to find it. Potentially the most frustrating part of the process was when I escalated my concerns to the VP of Lending, Matt Bridgeman. I hoped he would get involed to assist the team in the challenges. Instead he made false promises to "keep me in the loop" and "get back to me after talking to the team", but never actually returned a phone call. I would not recommend this company. read more

Wonderfully friendly folks, that truly care about you start to finish with your new construction loan. Cannot recommend them enough.

Federal Regulators passed major legislation focused on protecting consumers from deceptive practices. The "Loan Estimate" disclosure, providing the key financial terms and conditions of the loan and requiring delivery to the borrower within three days, was a key document resulting from this legislation. On March 15, 2021, the builder of our new home submitted our application via e-mail to 1st Signature Lending. This correspondence and the application included all of the information required to provide us with the "Loan Estimate" within three days. The disclosure was not provided within the required time frame. In fact, despite numerous requests in the interim, the document was not provided until April 24th, nearly six weeks after the application was submitted. The fact that the folks at 1st Signature Lending kept me in the dark for the length of time that they did was extremely frustrating and concerning. You may want to consider this as a possibility when evaluating them as your potential lender. read more

The Loan office Brad Wolf calls and says how they are a small business and how much they care about helping you. Well that was the first lie as he was checking on two loans for me. After I trusted him with all of my info he never called back to tell me anything. I then learned that my info was stolen and had many attempts to steal my identity. I called him but he wouldn't take my calls. Be careful of this agency. Not recommended. read more

I was turned away from this lady because my situation was a little more difficult to handle. She stated she would call me back the first night Thursday @ 8 PM. She never called. The next morning I received confirmation she ran my credit report. She also emailed me at 9AM saying she is working my file now. I hadn't heard anything back from her so I emailed her again at 1:42 PM to let me know if she needed anything. Never heard back so I called her @5 PM (Friday). After talking it over with her and her giving excuses about her lap top charger was missing and no apologizes she proceeded to tell me she was going to call Underwriting to see about my unique situation. (At 5 PM on Friday) When I questioned why she hasn't done this earlier today she became upset. So I reminded her she never called me back last night also. I wanted to know that she was working on this because I might lose this house if I don't give them an answer soon. She became upset and told me I should go with someone else because I was to demanding and I needed anger management. How unprofessional. If you want something in this fast pace housing market, don't use her. I honestly don't think she is qualified to handle all situations and she was sand bagging me because this wasn't a cut and dry case (Her words). You can copy your review from here: Our loan officer was Mr. Bobby Nichols. We began our home buying process with lots of prayers. We asked God to please let our file fall in the hands of someone who was patient, kind, knowledgeable and had a genuine care for people. Our initial application went out to 6 lenders. The first lender called and the conversation was over as quickly as it began. We waited for something better to come along and received a call from First Signature Lending. Although still a bit shaken by the harsh response of the previous lenders, I couldn't help but feel comfortable with Bobby. I was impressed that he even had the time to listen to our situation(Strong point #1). I thought, surely, he'll never call back. But he did! And he continued calling back every week. We were sure then that this person was an answer to the prayers we whispered a few weeks back. As we listened to his instructions as to how to deal with discrepancies and outdated information on our credit report, we started to see things come together. I was also impressed as to how patient (Strong point #2) Bobby was throughout the entire process. From calling Navient (probably 65 million times) to just silently and patiently remaining on hold while I found information that he was requesting, I always thought, "Wow, what a patient man." He could have easily hung up and had me email him the information but instead, he remained on hold, or said, "Yea!, Let's do it!" when it involved calling a third party for verification or information. I also appreciated Bobby's input when it came down to making difficult decisions. It was at those points he was more of a friend or family member than a loan officer. I still chuckle about his response when I wanted house number two...(sorry, inside joke). I was outvoted for house number two and we counted Bobby's vote! After our initial phone interview, Bobby must have sensed how stressed I was already. He promised that he will do all he can to help us achieve our dream of home ownership. He said, "If I can't do it, it's because it can't be done. I will not quit" he also promised that he will not drop out of sight and that if we were unable to qualify he would tell us directly. I appreciated that greatly. The council that we were receiving was proving to be beneficial and I knew I could depend on him. On August 31, 2018, we closed on our house!! Bobby did as he said, He did not quit or leave us stranded. He was the answer to the prayer we prayed ten months prior. Bobby, God sent you to help us, and thank you for listening. Worst company ever in Indiana! Lied to me about numbers from day 1. Pushed me to do things before i was ready. Pushed paperwork without explaining the fine details. Months of headache.
