Originally slated to close on 11/22/22, we actually closed on 1/23/23. Days before our original closing, the lender realized the buyer didn't have the needed work history. I certainly don't fault the lender for the buyer's work history, but this should have been apparent weeks earlier. As our second closing date approached, the lending company failed to file the neccessary form with HUD causing yet another delay. At this point, I began guiding them every step of the way as if they'd never performed a closing with reminders like - have you schedule the appraiser? Even this wasn't enough. When they scheduled the "rush" appraisal, they still offered a full week turn around time. When I politely reached out to the appraisal company, they were able to turn things around much more quickly. The buyer's realtor had to send information they needed (all available in public records) as they didn't appear to know how or where to find it. Potentially the most frustrating part of the process was when I escalated my concerns to the VP of Lending, Matt Bridgeman. I hoped he would get involed to assist the team in the challenges. Instead he made false promises to "keep me in the loop" and "get back to me after talking to the team", but never actually returned a phone call. I would not recommend this company.

Every time I call I get some other recommendation of how to get the issue resolved. I even spoke to a manager who told me to directly mail documents to Freedom Mortgage in Indiana to resolve this issue. After mailing the documents, I call back to ensure they've received after tracking verified they had arrived. They say they can't find them. The next representative I spoke to who couldn't find them said I could just upload the documents. After uploading, they just send me a generic, ambiguous message saying they are working on it. Unacceptable if you have a choice, avoid this company at all costs.

Don't plan on getting it resolved very quickly. We received a check sent to pay of loan and for some reason the check was stop pay by Royal Mortgage. So that company I sent it to now says I owe them money due to NO fault of me. I have tried to get ahold of Royal Mortgage at the text# they gave me before the loan to see what to do. I was told a check was sent out over 7 days ago to me to pay and it has not arrived. I want this taken care of and it seems to be lingering SINCE the 1st of the year. IT needs to be DONE. They said I provided the wrong information when I would call in- multiple times. They also ignore the fair debt collections practices act when you ask them questions. They would not talk to me because they could not verify me which has nothing to do with the law. They close dthe account and kept the entire $2000-- beware of USBANK . I know legally I have to use the word allegedly so they can't sue me - they allegedly committex fraud knowingly.BEWARE US BANK.
