I texted to let her know I was there, and she replied, she had a 'scheduling conflict' could we reschedule. Sure, we rescheduled, and I ended up seeing the unit along with another prospective renter. Was VERY INTERESTED in the unit and asked could we do another quick showing before i submitted the application. Long story short.....had to reach out to her numerous times to get a reply and was told I had to have an approved application before I could see the unit again, (which made no sense) and that she was very busy! SO UNPROFESSIONAL. I'm glad I dodged a bullet. if you see a unit with that's she's tied to, GOOD LUCK!!!...

    Okay, so I want to leave an honest, but constructive review for the select leasing and management…read moreteam: I've been a tenant with them for just about two years (same property each year), and for the most part, mine and my roommates experiences as tenants have been relatively average. We love our place, it's in a safe neighborhood and our rent and utilities are very reasonable. Street parking has also never been particularly difficult. However, we've had two, significant problems with Select Leasing over the past 48 months: incredibly spotty communication with their staff and abysmal timeliness concerned with maintenance requests and repair. I'm breaking it down by person: Joe Kelso: Getting this man on the phone is like seeing the pot of gold at the end of a rainbow, next to impossible. I get the glaring impression this man is busy/in over his head, and probably inundated with calls from tenants on a regular basis about one issue or another. However, I wouldn't consider any of these issues enough of an excuse to not respond to tenants on a timely basis. As the property manager for select leasing, I had better expectations of him to respond to my calls or voicemails about maintenance, but I was often left waiting for days and sometimes weeks to get a reply from him. I want to assume he always means well, but he clearly needs an additional assistant to field his calls to help tenants more regularly. Kristina Hodges: I've worked with Kristina several times over the past two years concerning several different maintenance repairs we've needed at our loft. I've never met a person who lives and breathes by the philosophy of "brutal honesty" as much as her. She's very straight, to-the-point, no-bedside manners type of professional individual. The cons of working with her is that if you consider yourself an emotionally vulnerable, non-confrontational, soft person......Kristina's attitude is not for you. Then again, if I was in Kristina's position, also dealing with tenants day in and day out about a plethora of problems, I might have an attitude problem just like her. She's not for the weak-hearted when it comes to handling anything with her, so guard your loins every time you prepare yourself for a phone conversation with her. Rosie Cortez and James the maintenance man: These two are godsends. James is so friendly, knowledgable and tentative when it comes to helping with any minor to moderate repairs around our loft. He is patient and willing to work with tenants to help them with whatever they need. Bless him. Rosie is also great, she picks up the phone more than anyone else who works at Select Leasing. Rosie, please never quit...

    UPDATE ..I received an email on March the 3rd and it said they haven't heard back about my issue…read morethey will keep me informed, it is now March 23 and I've heard nothing from this company, NO update, NOTHING. I would NEVER again live in a property managed by Smith Management, it is useless to contact them, you will get nothing..but please keep paying. ZERO STARS..A call in a reasonable amount of time would have been decent customer service, instead I have to post this and get a COPY AND PASTE RESPONSE. I've sent you 15 emails that I have every copy saved, how about you just respond to one ???????? I've been calling and emailing this company for weeks and they REFUSE to contact me. This is truly the WORST customer service I've even dealt with. First I spoke with a foreign call center that said someone from this "company" would definitely call me back within 48 hours.. surprise I received no call. Then I emailed and receive a response from a secretary that didn't read my email and she says that someone would definitely be getting back to me.. that was over 2 weeks ago. I got no response and all I'm trying to do is pay a stupid bill for my elderly hospitalized mom and do you think they have the decency to get back to me NOPE. Reading through their reviews .. makes more sense now. How do communities continue to use this awful company. I live in South Florida and though HOAs were bad down here, but this one is so much worse.. the fact that they blatantly lie to people.

    This association is misusing funds of the people who live here, failure to notify Tennants of…read morespecial assessment fees. By law they have to give 30-60 day notice for these fees. Only document they have given notification on with residents states they are broke. Then hit everyone with $1200 or more in these fees without any prior notice since May. All the while expecting them to be paid within 30 days. All with no notice. These notices are supposed to be delivered to all residents either certified mail or posted on the doors. None of that has happened. They have added charges onto residents accounts from dates unknown. Mind you this was during the time they sent their notice of having no money. Seems convenient right?? The property grounds have gone derelict due to this severe misuse and mistrust of this HOA. So now we sit with a green swamp of a pool which is breeding grounds for all sorts of bacteria, including bugs. Trees that are falling into buildings and pathways. Stairs that are falling apart due to to severe carpenter bee damage and infestation that has gone on for atleast years that they are refusing to fix. The saw dust from their damage can be seen on most all the stair cases. Stairs to peoples homes that are severely damaged by them. Puts the residents at risk for injury or death. They tore out the entire wash room, put a notice up it was being repaired then never repaired it. Tore out the children's play ground. So now its a rock pit. Not fixing potholes in the parking lots that have caused damage to cars. Multiple large tree branches had fallen onto a building blocking an entrance, their emergency line was called they sent nobody. This was late May after they sent their notice. Several residents of the building the tree had fallen on had to saw down the limbs of the tree branches and move it themselves because they did not send anyone out to remedy this. The tree branches just sat there blocking the side walks for at least 2 weeks. Eventually we had to relocate them ourselves and risk injury for something they should have been corrected by the HOA we pay these ungodly fees to. The same tree is falling apart and the large limbs keep breaking off. Again, failure to do the job you guys are designed to do. Stay away from this HOA and this condominium. If you are a resident or potential resident reading this, I encourage all of you to report this severe violation of HOA to the BBB to start. Submit any and all pictures, documents (or lack there of), and stories. I also encourage you to join in on taking this HOA to court for their severe misuse and mistrust of their power and our hard earned money. They are ruining families here by forcing them out and not even doing their job. What they are doing is illegal and they need to be audited and investigated immediately for their actions.

    To update my review: my realtor toured this property on April 18 and reported a natural gas smell…read more The owner claimed the fire department had checked and found no leak, but the fire department later stated they had no record of any such visit. We moved across the country on June 4, six weeks after reporting the issue, and the gas leak was still ongoing. A contractor later told us the levels were severe enough that we were fortunate a major incident had not occurred. The owner's contractor also improperly replaced the gas line with an undersized one, according to Spire, and I was the person contacting Spire throughout the process. They let me know that the pipe the contractor replaced was 1/4th inch too small and could lead to carbon monoxide or gas buildup in the lines. During the nine months we lived there, two additional gas leaks occurred in other areas of the system. After spending over $10,000 to move and paying rent for May while the house sat vacant, Stephanie Olsen told me over the phone that "this isn't working out" and that we would need to find another place if we continued being "ungrateful." We ultimately moved out early after 10 months, and paid April 2026 rent while the property was vacant and we were in a new rental. The house itself had numerous issues: filthy vents filled with years of dust and mold, insect infestations (basement had roaches, beetles and grasshoppers) requiring extermination, and a failing sump pump system with drain flies that contributed to a very strong basement odor. The home was at times uninhabitable due to the gas smell, causing headaches and dizziness for both me and my Mom, and we paid out of pocket for hotel stays. This experience was emotionally and financially exhausting. After being threatened with eviction, do you really think I felt comfortable reporting every issue with the house? Of course not. So we financially covered multiple issues due to fear of retaliation.

The contractor hired by the owner was incompetent and replaced the gas line with too small of a line per spire. And I'm the one who contacted spire every time . We went on to have 2 more gas leaks in the 9 months we lived in this home . At other areas of the gas system. Stephanie Olsen definitely threatened to let me out of my lease in June when we spoke on the phone after I had just spent $8,000 dollars and payed rent for May( while the house was vacant). And no one would be happy with this situation. We left early and payed for April of this year while the house was vacant. This company and the homes owner were awful. Stephanie literally screamed at me and threatened to evict me on the phone until I was in tears. The house was literally inhabitable due to the extremely strong smell of gas, which was causing headaches and dizziness for me and my son. We paid to stay in a hotel. The vents were filthy with dust and mold that had not been cleaned for years. We had to pay for an exterminator due to a hornet and grasshopper infestation, a plumber for a failing sump pit motor infested with drain flies / worms, which also contributed to the basement odor. The list goes on but my point is - this was a nightmare both emotionally and financially for us. Do you really think I'm going to report every issue wrong with the home after I was threatened with eviction? Obviously not.
