We are at the end of our second year at 2Beaches and have had a very different experience from the other reviews. The owners have been very accommodating to us. This is a small park compared to others nearby and it has a family atmosphere which is what has drawn us sign up for our third year. I saw some old comments about the road. It has been well maintained in our two years the only issue is some poles a property owner has placed in the first 1/4 mile. read more

And if you just need to rest and relax after a long week, that's totally doable as well! I was at this RV park this season. Around 11:00 at night on July 29th he drove up to our site. First he approached my grandson asking him who he was and what he was doing. He was sitting in his mom's SUV playing on his phone. During the conversation Lance called him 'boy'. (He is twenty four). He went on to say that our neighbor to our left had complained to him that my daughter's headlights were bothering him and he was kicking us out. My big Ram truck was parked directly in front of her car. It would have been impossible for her headlights to go through the bed of my truck and both the front and rear windows to make it to another site. Interesting enough my grandson went over to apologize to our neighbor the next morning. He said "what are you talking about we weren't even here last night". My daughter asked when do we have to leave? He replied tomorrow! He told us he had been to our campsite because we were causing trouble more than all the other campers there. Total lie. He came once to deliver and install a router. Once to deliver a load of firewood. Once to yell at us when we were switching out memory foam mattresses on my bed. He insisted it be removed immediately. My grandson who he later claimed not to know said it's ok Grandma I'll load it up and take it home. The only other time any of us had any interaction with him was when my daughter took two girlfriends down for a girl's weekend. One of her friends choked on a piece of steak and they spent the night in the ER. She had to leave my boat tied up on the side of the dock so she could rush her to the hospital. She tried to explain what happened. Lance put his finger in her face and said "shut up. I don't want to hear another word coming out of your mouth." His parting words to me were "I'm so sorry for you. I'm so glad I'm not a member of your family." He is dishonest to the core of his being, lacks any moral integrity and has been doing this same stuff to multiple other people since 2019. Look up his criminal history on Missiouri's case.net. It tells a story. I'm so relieved we left. I had already discovered that I had made a terrible mistake the first time he lost his temper and lied to me the first month we were there. We have spent twenty eight years at LOTO as seasonal campers without having any negative experiences with campground managers and several different owners. Of course no mention was made to refund any of my money for August, September and October. He is running a scam with kicking people out and putting other campers in the same spot coming thousands of dollars ahead. He needs to be stopped! read more

My husband and I were among the first residents of 2 Beaches and to put our trust in the owners. Our time there was not enjoyable. The owners of this park are rude and deceitful. Our contract was not renewed due to the "unwillingness to participate in park activities". But after we left our spots were listed for double the rate we paid. The park is very rocky and absolutely no shade. The"beaches" part is now cluttered up with huge docks making it hard and quite frankly dangerous to swim. Don't get the wool pulled over your eyes by wolves in sheep's clothing. Before doing business with these people ask yourself a few questions. Why can't anyone leave reviews on their Facebook or Google Business page? Any reputable businesses WANT people to leave reviews and if there are negative posts or reviews...they handle it with dignity. Not this business...they disable their Facebook reviews, ban people who have the potential of saying anything negative on their page, and delete their Google account. Not to mention the only review outlet available for this business, goes "unclaimed"? Why is the road into the park still in litigation after close to 2 years? What does CaseNet.com say about the owners and the park? The park has beautiful potential...but just beware. read more

This RV park is one to avoid. From the litigation the owners on in over the horrible road with huge unavoidable ruts to the owners fighting with neighbors and calling the kids names that include the F word and police always being called, to the owner not paying vendors and being all over court and Casenet and a F with the better business bureau. The rate themselves to drive their ratings, they talk horrible about people in the camp ground and play horrible passive aggressive games. They made so many promises to get many of us to lease then didn't make good on any of them and would get very nasty with us all for asking. Like the laundry/shower house that they claimed to have done by 4/1 and now is a garage for the owners tractor. Horrible flooding. No privacy. The owners are placed right at the docks, any time you want to enjoy the dock or float they come and insert themselves. They bait and switch often like telling people they can tie up at the dock then once you pay they tell you it's only for loading and unloading. They post a lot of photos but it's been the two times they hold events just for photos and 99% of reviews are from them, their family and close friends. They are currently begging people to reserve for next season because they need money, they owe a lot of money to lake locals who have done business with them, they are selling their business equipment (the one with the F rating in BBB). They decide to not renew certain leases only because they are planning to upsale those lots next season and couldn't easily do that with the current camper/s in there. Trash dumpster, they have hem now but didn't and told me to pay $2.50 a bag and take up to the gas station. Now I can't get to it due to the horrible grading and they told me I needed a truck. When I inquired about laundry they told me it wasn't meant to be a residence (I live and work FT at the lake during season) mind you I was told by 4/1/19 and that I should use the laundromat. Then I was supposed to get 1" clean gravel on my lot like everyone else. Due to my inquiries about the other they behaved in a passive aggressive manner toward me. My father is down a lot and has Muscular Dystrophy and has fallen countless times. They delivered gravel to others, even empty lots telling me the Corey was out. Then when they did give me SOME they placed it on the neighbors lot and I had to shovel and rake it myself. I'm a 44 year old denial, 4'10" and work insane shifts in the heat at the lake. They run down to include the campers in their legal drama to go take pictures of the people at the B&B or to lay on the horn every time we go in and out. It was the worst summer I have ever had. I chose to stay inside when I was "home" and not have guest or visitors. When I would the owners always had some reason to insert themselves in. My friends following GPS and coming down a road they don't want us using because it goes against their land lock lawsuit. We weren't able to go for walks for exercise or to walk the dog because they don't want neighbors taking photos proving the camp ground isn't land locked. If you hated high school then you really want to stay away from this place. I suggest going to Mermaid Marina and camp ground or to Millstone. The owners at 2 beaches have never owned a successful business let alone a campground, they hadn't even ever stayed in a camper, didn't do research to understand how one is ran at the lake. Just beware!!!! My wife called in April and booked 2 sites. My wife asked about a boat slip and Christina told her that if a slip was available we could use it, otherwise we could park at the end of the docks. They made us pay by sending them money as a "friend" via PayPal. PayPal does not offer buyer protection for "friend and family" money transfers so if there is any problem, you're just out your money. I didn't realize this before my wife paid them or I would have said absolutely not. We called back to modify our reservation, no refunds... No big deal, that's pretty common. Owner's wife, Christina, said that for the inconvenience we could check out as late as we wanted on Sunday, perfect! We arrived on Thursday. There is no wayfinding signage, no map of the facility on the website, no information provided about the facility when you arrive. There are barely any trees left because they pushed them all down so there is next to no shade. The site was nice and level with good rock compaction. The sites are very narrow and you're pretty much right on top of your neighbor. The cap for the sewer was very difficult to remove because it's not a screw-off and was stomped on tight. There was no thread to screw in our sewer pipe so we had to stack rocks on it to secure it. There is very weak cell service, sometimes we had 1-2 bars at best on ATT and Verizon, but mostly no service. We could only get 4 over-the-air TV channels and they didn't come in well. There is no wifi provided and no cable TV hookups. The owner, Lance, came by and answered a few questions and said Christina would call us... she never did and later said she lost our number. Thursday evening we put our boat in but couldn't figure out where we were supposed to park it. There are no dock or slip numbers. We found an end space on what seemed to be their dock and stayed there until Friday night when the owners told us we couldn't park there. The slips were first come first serve and free of charge, BUT we could only use slips on the "small" dock or a spot at the end of the dock....well there was only one end spot because of a swim dock and cables, so we had to pull our boat out. Their boat ramp is very narrow and has a big hole at the end of it where one side of your trailer falls off and it's hard to get the boat back on the trailer straight since one end is in a hole. If you have to take your boat out every night (which you will) there is very limited parking. In the process of pulling out our boat it was damaged due to this hole. Friday night the place filled up and there went all water pressure. The water completely cut out while my wife was showering; zero pressure, zero flow. It's a good thing we had two campsites and we could hook up to the other spigot. We asked how late we could stay Sunday and were told 11am because new renters were coming in, but they would contact them for a more specific arrival time and we could stay until they arrived. OK, not what you said when we called last week... Then Christina got snippy because my wife called Lance the wrong name. Saturday we launched our boat but that night couldn't find a place to park it. While pulling out, many "longterm guests" told us that a boat slip at then end of the big dock, which had been empty since Thursday, was for weekend guests so we parked there. Sunday my wife text Christina to see when the next renters were coming. Her response was that she didn't ask them but was sure it would be around 11 so we had to leave by then. Since we couldn't stay and enjoy Sunday like we had planned, we went to take the boat back out. The owners became belligerent over us using the boat slip, even though they said we could when we booked and their "rules" kept changing daily. Christina yelled at my wife in front of one of our kids and called her a "horrible spiteful woman", said that people pay $2400/year for those slips (mind you that's $6.66 a day and we paid $50 a day for our visit, plus Lance said that he doesn't charge for boat slips) and that if we didn't get our boat out in 5 min she would call the water patrol. She also yelled that we were never welcome back (as if we'd come back anyway). Then Lance yelled at my wife to "move your boat", all in front of multiple other guests. If we had been told there may not be an "acceptable" place for our boat, we never would have booked with them. They have serious anger issues and don't realize that they're the ones who caused all the trouble with their unkept promises and inconsistent messages. The entry road to the facility is at such a steep angle that as we were leaving both of our trucks lost traction and we had to engage 4-wheel drive to make the hill. We weren't the only ones with this problem as the top of the road was chewed up from others losing traction. If you don't have 4-wheel drive you might not get your boat or camper out. The owners are petty, name-calling, rude, unprofessional and inconsistent. read more

2beaches is a new seasonal RV campground that offers full hookup. Our site was extremely large and level. I found the park extremely relaxing. You are on the lakes edge in a tree surrounded spot yet no trees touch the RV. They have a boat ramp and dock slips are available. They have a designated swim area with walk in access to the lake. We were there for the week to visit freinds that have a seasonal spot. We found our stay very relaxing. read more

Best RV park I have ever stayed at. Me and my family have been welcomed like family by the owners. All of the other campers are very respectful and helpful when you need a helping hand. Glad me and my family chose this beautiful campground. read more
