Now he just closed a sale for me as a listing agent. James inspected the house and gave me a list of what he recommended to be done to get the best price. After that, he helped me to contact all reliable professionals to do the work. Within the 1st day on the market, we had 5 buyers come to see the house and got 3 offers at the end of the very same day - all above the asking price! The 2nd day on the market, we had 5 more buyers to come, and got a few new offers; and 2 return buyers from the 1st day of showings came and presented all new offers. From all the offers (from 2 days of showings) we chose 4 offers which were $100,000+ above the asking price for the house in its as-is conclusion - the chosen buyer came $120,000 above the asking price, full cash, all contingencies removed, escrow was closed in less than 2 weeks! BTW - we had 2 back-up offers, just in case if something will not work right with the first buyer; all the offers were $100,000+ above my asking price. I have never experienced anything like that before. Fantastic! When you have the best agent, you have the best outcome!
