I have worked with many real estate agents in San Diego in the past. Usually the service is sub-par at best, with the main issues being related to lack of prompt communication, poor client management and a sense that I was not that important to them. Honestly, I usually had to do all of the work to make things happen. When I first started working with James, I didn't have that high of expectations (due to my past experience), though he seemed to have great reviews on Yelp. My situation was fairly unique, with many specifics that needed to be addressed, and after an initial call, we decided to work together and see how things would go. To give a bit of background, I have been in business myself for 8+ years, and have worked with hundreds of vendors/service providers. I am extremely picky, hold very high standards/expectations and am never really impressed with anyone I work with, as they always tend to let me down in one way or another. Immediately James proved himself to be a Realtor (heck just a business person), that was leagues beyond anything I had ever experienced before. He has even proven to be a better business operator than myself, and I mean that completely. The list of amazing qualities and service that James showcased while helping us find our house is far too long for a Yelp review, but I will highlight some of them: 1. He works longer hours than anyone I have ever known. I was able to reach him 100% of the time, literally no matter what time of day or night it was. 2. He never dropped a single ball. There were hundreds of specifics and mandatory elements to our situation and constant audible changes that had to be navigated on a day by day, sometimes hour by hour basis. It was as if I was handling these situations myself because of how well he absorbed my desires/needs and acted on my behalf. There is no way I could have done a better job myself. 3. He went WAY beyond the call of duty on multiple occasions, again, as if it were his own property he was trying to purchase. From driving hundreds of miles on my behalf to preview properties, to purchasing cover-alls so that he could climb under the house to check for damage because the inspector/vendor was not doing their job properly. 4. James seems to know every single aspect, angle and law pertaining to real estate. Not only did he have a solid answer for every one of my questions, he worked endlessly to edge every situation into my favor within the standard/legal bounds. 5. I almost never lifted a finger during the entire process. James had our back so hard, that I never felt like I needed to take over or manage the project. He was in total control of the lender, escrow, sellers, sellers agents, inspectors and every other aspect that pertained to our situation. 6. We (me and my family) were a "small potatoes" type of client compared to what James probably typically deals with, and there is no way you would know it. I felt like I was his single and only client. Never once did I get put on the back-burner or wait more than an hour for a response from him (usually he would email, text or call me back within minutes). I genuinely don't know how he managed to do this. I could go on and on and on about how amazing my experience with James was. He is by far and away the best provider of any service I have ever experienced to date and I am forever grateful to him for his extreme dedication to the purchase of our new home. When my organization outgrew its original space about five years ago, we hired James Dye to help us find a new home. James worked with us for over a year, starting by helping us to clarify and prioritize our needs. This was an important process for us as we had to come to consensus on everything from location to square footage to amenities. Once the criteria were determined, James identified a number of properties for us to visit. After 12 months of not finding anything in our price range meeting our needs, we were discouraged. Fortunately, James remained optimistic and prodded us to consider the option of trying to identify a less expensive building that met our square footage needs and then renovating it to meet our particular needs. This was an option that we hadn't considered at first (and we certainly weren't excited about taking on a renovation project), but it was exactly the right advice. With our expanded criteria, James helped us locate a building that met our basic needs and he negotiated very effectively on our behalf to get a good price. After we closed escrow, we spent 6 months managing a renovation project. James was very helpful in connecting us to other resources (inspectors, contractors, abatement companies, plumbers, landscapers) who were all top quality professionals and who gave us competitive bids and did great work. His advice saved us a lot of headaches and helped us to come in on budget. James would have made a larger commission if we had purchased an existing building instead of a less expensive remodel, but he was very focused on meeting our needs and making sure we were happy.
