Buyer beware - OHDC of Raleigh willingly sends defective parts, and the home owner has to catch the…read morequality issues. We built in Wexford Reserve. We had several significant quality challenges with OHDC of Raleigh: 1. Wrong garage door ordered, and installed anyway - despite writing exactly what we wanted and included a pic in email.  2.  Defective doors: Both doors had multiple concave areas. We were told by OHDC it was a manufacturer issue and a lot of customers "don't mind it". We're including pictures because it wasn't just one panel. We are at a loss to know how a professional installer can look at those garage doors and think they were acceptable. Additionally, these defective panels were a different color on the interior garage side.  When we asked why they were a different color - response was - "oh that's just dirt, they were probably sitting in the warehouse for a while". 3. Glass: Some of the glass was installed backwards, so the tinting was different. Again, not identified on installation or on later visits. We had to point it out. 4.  Seal: A broken seal, or some type of oil (what we were told) - could be seen between several panes of glass.  Again, it was explained to be a manufacture defect, but they were installed anyway. Again, no one checking for quality issues. 5. Door frame: The garage door opening was built too large, and installers had to use four seal trim pieces on one side, and two on the other side of both doors. However when these four pieces were cut, every single one of them was a different length, and none of them sealed with the concrete. One seal was more than an inch high off the concrete. As a result, large amounts of water flowed into our garage causing staining of the baseboard and sheet rock, damp odor, and possibly mold exposure within the wall. We have a video of water flowing into the garage. They never told us the initial deployment was a temporary fix that was supposed to be corrected later. This was never done until we caught it after heavy rains. Conclusion: We are extremely disappointed none of these problems were identified at time of installation. We had to find the problems, which meant multiple trips to our property to coordinate, as well as potential for damage long term. OHDC has employees that are incompetent, don't care, and think customers are too stupid to catch defects. Pictures we've included tell the nightmare story. Buyer beware.

I simply wanted one cabinet that was higher than the other leveled and two shelves added between the two to display items. The designer suggested a cleat or large mould up to the ceiling but my request was just to level the new, wood cabinets that were installed in February and add shelves. The estimate was over two thousand. I have money to fund any projects that I'm interested in, but I value stewardship over my money and that means that I am not frivolous with it just because I have the means.

James will likely reply to this with a he said she said sort of shaming, but this next problem is indefensible: now our flooring is breaking and they won't respond to me when I've tried to contact them. I think it's a manufacturer error, but it could be installation. I know my daughter's motorized wheelchair is part of the wear, but they knew we needed something that could handle that. The LVP boards are lifting and the corners breaking. It's troubling that they won't stand by their work or help facilitate communication with the manufacturer. We found Preferring Flooring on the Shaw Website. Preferred Flooring did a great job. First, Shaw is a little weird because they don't offer the same products to the consumer market that they offer to new home builders. Preferred Flooring found us the equivalent Shaw engineered hardwood that matched perfectly. Second, they did a great job installing the floors including removing the carpeting from the stairs and installing and staining the stair treads to match the Shaw engineered hardwood. Third, they gave us a reasonable price and came in on budget. We also had them do a little tile work in the master bath, which turned out great. Their salesman Jeff Parker is great to work with as are their installation crews. We highly recommend Preferring Flooring and would absolutely use them again.

New deck install by Structurally Speaking - Many years ago (2012), however, still living with his…read moreteam's poor workmanship - Fascia boards warped on deck! - the install should have laid the deck boards to cover the fascia gaps - and not allow debris to build up behind fascia (shown in pics) - allowing it to warp! Instead, Jim and his team allowed exposure of the fascia to debris and elements causing fascia board to warp - less than one year after install! He came and replaced fascia once - without making any change to his original method - of course, fascia warped again less than one year later! Sloppy workmanship! Not once but twice!! He walked away from the install problem and placed the blame on everyone else...all this after paying over $12K .

As with any project, unexpected things arose, and they all got dealt with. The finished costs were within ten percent of the estimate, which having had several other large projects done on our house, is within what I expect as reasonable, especially in context of providing estimates during times of rising building costs and supply chain delays. He was accurate in timeline of how long project would take and was honest. In terms of the quality of the work... Months later we are still AMAZED at how well it came out. We, at Jim's suggestion to consider, elected EZE breeze windows to make it a 3 season Carolina room that will be usable during pollen season. We spend time out there everyday and eat a lot of meals out there and will for decades to come. Years ago, we got good advice from a contractor who is going to remodel our bathroom. He told us there would be times during the project where we would all be angry with each other, which is normal when you are spending a lot of money to do something to your most important financial investment, which is also where you live. That advice helped us through bathroom renovations. It also helped at the couple of times when I was upset with Jim about things that are pretty typical during a project. We communicated with Jim rather than let things fester and things got handled very smoothly. I would advise anybody was asking to strongly consider using Structurally Speaking to do a deck or porch project and, whether you hire them or someone else, communicate clearly when you have concerns.
