Verbal price broken down to 2 options - cleaning only or full reset (replace broken tiles/elastic paint 2 coats of membrane) - I accepted full one verbally, he said Monday AM start and the written estimate was in my email that evening. By Thursday noon job completed which clearly was needed and more extensive than initially thought - as an example replacement of 70 broken tiles turned into 150, a plugged roof drain for who knows how long was cleared, bags and bags of debris were collected and disposed of - a totally mess that came off roof on 4 sides was cleaned. I worked that list out with a friend who is an experienced roofer in desert areas, but doesn't do work in Coachella Valley. A guy showed up, looked at my roof, ignored all of my questions and said all I needed was a foam roof sprayed over the top of the existing roof. At a pretty high price. I knew I needed the shingles removed and to find out what was underneath. Turns out, we removed almost two tons of material, a few weak spots needed repair, and we installed more vents. Oh, and removed a lot of tar, which was trapping heat inside the house. Can't tell you how irate I'd have been if I'd have trusted someone who said, "Oh, you don't need a new roof. Just add foam!" Sure, just add some MORE weight on top that seals in the multiple underlying issues. This is why you get a few perspectives on the work needed before you move forward. It saved me from spending nearly $20K for work that would have needed to be redone in just a few years. If these people give you advice, find second, third and fourth opinions.
