The worst apartment i have ever lived at. They charge you a whole month of rent in August even though move in date is August 18th, any other apartment will only charge you for the days you live there. They promised we would have an upgraded apartment with nice grey couches but everything was dated and dirty moving In. The paint job and trimming is very poorly done, and the quality of the kitchen, closet doors, laundry is horrible it will break the first day you move in. The wifi was cut out for almost a week one time and it always goes off, so does the water. The "valet" trash comes only when they feel like it and the garbage bins outside are constantly overflowing and dirty. The air filter was only changed once the whole year I lived there as well. My roommates toilet is not connected to the ground, and she can lift it up off the floor. There is a griminess of mystery stains that cannot be removed. Each light bulb is a different cFor the price I would definitely recommend living somewhere else! The service is good they will answer questions that you have however the overall quality of the apartment just doesn't match the price. After a month of gaslighting from the office and the staff refusing to believe we had mold even though the mold test was positive...my roommate and I had to move out a month early and pay FULL RENT . No discount no remorse from the office, no concern about our air quality and health. Then a week before the lease ends they want to apologize for the air quality and give us a hotel . a week before move out. Worst experience ever read more

My daughter lives in 3 bd 3 bath apartment. It is remodeled and clean. All is good so far. Bull run is right there to get to school. Rebecca at the front office was very nice and helpful in our search of the apartment, super patient in explaining everything. DO NOT MOVE HERE. The amount of problems I have had are insane. I was not paid any attention to and my complaints were not listened to until I left a negative review in the community website/portal. Now, I am going to leave one publicly as this community has not failed to disappoint me once. I have literally nothing positive to say. Starting from when I moved in, the rooms, the bathroom, everything was filthy and disgusting. My closet doors came already not functioning, my fan was broken and was making extremely loud and concerning noises from my first night sleeping there. I literally feared for my safety as I thought the fan was going to fall on me as I slept. Luckily, Hugo who is the maintenance man came and fixed it shortly after I complained. He is the only person working here who has ever been helpful in the slightest. Shortly after moving in, our electric door lock stopped functioning. They told us that it would be replaced within 2 weeks and they gave us a regular lock, one which I could literally pick myself if I tried. They did not replace our lock until January after winter break. Within the about 3-4 month time period in between we received no communication about the new lock and no updates. My roommates and I would call and we would be blown off and given indirect and unsure answers every time or not receive an answer at all. In February was the worst situation. We had one of our roommates move out when winter break started and she subleased her apartment to our friend. On the day my friend was coming to pick up her key and move in, she called to let the front office know she would be picking it up in the afternoon. The office and administration knew who she was and they knew that she was moving in and subleasing the room in our apartment. They were well aware of this. It is 11am and I am in my kitchen in my basically nonexistent pajamas washing my dishes, since it is my home after all. The kitchen is right next to the empty room that was being subleased later that day. All of a sudden, someone from the office walks into my apartment (without knocking whatsoever) with two completely random individuals. The person from the front office (I believe his name was Justin) did not even acknowledge me standing in my kitchen and brought this random woman and man to enter my home and the empty room. My roommate went to the office afterwards to confront him about this mistake, and he simply "forgot to check identification". This is my home and he literally made me feel unsafe in my own home by moving RANDOM people in. WHO DOESNT CHECK IDENTIFICATION WHEN MOVING SOMEONE INTO AN APARTMENT??? Now the current day, my apartment is near the dumpster area. I have uploaded a video below of what it looks like. There is trash EVERYWHERE! Not only is it completely disgusting and unacceptable but it is extremely harmful to the environment. This is not a one time thing it looks like this at the very least once a month and it takes days for them to get rid oI pay too much money to be living in a complete dump with the absolute worst management I have ever seen. Here is a review from a parent of a USF student who just moved in with three other roommates. So far so good. The moving experience was fine. Well organized not a big rush. We were lucky to get a grant for apartments so no need to climb stairs. There are elevators that I saw so keep that in mind. The apartments have been renovated so I did not find anything run down or dirty as noted in some of the older reviews. My daughter scoped out just about every place near campus and selected this one for good reason. The rent is competitive in the apartments are nicely appointed. Their four bedroom 4 bath unit was clean and comfortable. TV works, kitchen is fairly new. There is a washer dryer in the apartment which is great they are older but should hold up just fine. OK, so they saw a bug when moving in, but it happens. It's Florida. They called for Pest control visit and so far so good. The location is very convenient for students of course with Bull Run bus stops all over the place. We have heard good things about safety and security. Definitely worth a look if you are shopping around for off campus housing. Good luck and go Bulls! read more

BEWARE if you move into this apartment complex be ready to be hit with FALSE charges once you move out. The shadiness of this scheme is unreal. They also have other fees like leaving your trash can outside past a certain time so be careful with that one its about $100 fee. RIDICULOUS. I documented all the damages done to my apartment and room and this somehow disappeared from what was on the document. They were inconsiderate and unwilling to see past THEIR OWN MISTAKES. Funny how they don't say anything until you've moved out. This apartment complex also lets employees who haven't been to trained ride around in golf carts. One employee ran into my dad's car while he was visiting, his car was parked in the parking lot like normal, and the employee crashed into the side and bumper of his car. This cost my dad over $1,300 in damages and cost him about 2 weeks worth of work since his car is his main source of income. Save yourself the frustration and find a better place! read more

42 north is the WORST apartment to live in. It was INFESTED with bugs. We called the exterminator and he was in there for a total of TWO min and left without spraying anything. The trash piles up and OVERFLOWS outside. It smells so bad. The ducks and squirrels rip the trash bags open to eat the trash so it's even worse. We got charged so many ridiculous fees after moving out (after living there for 3 lease terms) When we came into the office to ask to set up a meeting with the property manager, Lance Freeman, he refused to meet with us. We expressed that we we confused on some charges and needed clarification. The staff was very rude and nasty, especially Ariana, who threatened to call the police on me for waiting to meet with Lance after his virtual meeting. THEN Lance exited his office screaming telling me that I needed to leave and he wouldn't answer any of my questions. This 6'+ 300 lb man is SCREAMING at two small 22 year old former residents. I was appalled with his pure unprofessional and AGGRESSIVE behavior. I truly think he should not be in able to have this position any longer. Do not live here. read more

They love to tow cars here. The visitor spots are very limited with the letter size extremely smaller than the tenants parking numbers. Ofcourse these visitor spots are under oak trees and the leaves often block the tiny letter sizes. MAKE THE VISITOR SIGNS BIGGER SO VISITORS CAN SEE THEM(unless you guys get a cut from your 'contracted' towing company or are just careless about your tenants visitors!). Not worth it at all. They want to increase the rent by $200 after a coat of paint, they charge luxury prices for bargain living. The same cost will get you a walking distance from USF apartment. The gym is 1/3 of the size of most apartments and half of the machines are unplugged. The study center/clubhouse had been closed for months and when it wasn't closed the perks of it were non existent like the coffee and popcorn. The pool has gotten a facelift but again compared to other apartments it is not worth it. They will try to take your money in whatever way possible, they partner with a rent paying app that can take them up to 5 days to charge but hit you with late fees the 2nd day. So many squirrels everywhere so you better keep your trash secure. The parking sucks if you work or have classes late good luck. There's reserved parking that you have to pay extra for on top of the parking fee that they are starting. The reserve parking is only good during hurricanes because they are right in front of the buildings so you get absolutely no shade, but you will still notice that every other parking space including visitors parking are full. And instead of reducing the reserved parking so everyone can park near their building they just make sure they are ready to tow any poor soul not parked where they are supposed to since there's no room, so be prepared to ask anyone visiting you to park at a different complex since there's barely parking for those who live here. Bathrooms are pretty small, and it seems that they added something to the faucets to make sure you only get a little drip of water. There seems to be barely any events or goodies like there used to. It was a great place for the price (650-680 ish) 3-4 years ago but now the rent keeps going up and perks keep going down. Definitely can do better read more

DO NOT MOVE HERE. The staff will give you the run around for your problems, be around the bush about it and their main concern isn't the people that live here. I currently have issues with one of the roommates & they did absolutely NOTHING about it. The door broke, the half way did their job and "fixed it". They don't ever do bug inspections and THEY CHARGE YOU A FEE, for every single tiny detail. The pet fee is extremely high, the pool is 80% of the time closed and once again, the staff members SUCK!!!!! read more

When I first decided to move here I was so excited because I expected a comfortable, nice and clean apartment for my last year of college, I didn't mind having to increase my rent budget for it and I was sadly mistaken. I had lived at campus lodge prior to this and wasn't a huge fan until I came here and I truly wish i would've valued my time there because it's a better experience and less $. Management at 42 North is unprofessional and doesn't offer any actual assistance. They leave you without air conditioning for two weeks without any compensation or sense of urgency. They charge you over $100 in "violation fees" for putting your own apartment chair on your own private patio? Doesn't make sense. This is definitely a scam student housing just looking to take money from students in anyway they can. They don't care about your concerns. They spend too much time planning and spending on little events they do for residents which should definitely not be their main focus when they have so many other issues at hand. Horrible apartment complex overall. Go to campus lodge instead this place is not it! read more

WORST PLACE!! Don't waste your money living in this old and disgusting apartment. Pay a little bit more to live a better life. They love to make extra money by charging you for whatever they can. They charged me for a trash that their employees left in front of my room. Seriously, they make money that way by leaving trash outside, taking a photo, and charging everyone in the unit, so they make $100 ($25 for each) each time they do this. It's that easy guys! Living here is fine, its ok, really nothing special. The rooms are big and the common areas are all updated/ renovated. The amenities at the club house are super nice- I love the gym and the hammock area. The staff at the front office can be sorta incompetent, but it just seems like a bunch of college kids who are learning what to do so I don't hold it against them too much. I overall had a good experience with move in and can't really complain about my room/bathroom. Ok those are the good things. I am giving this place 2 stars because of the disgusting and unstoappable roach infestation. I have called maintenance many times only to have them place out ineffective traps. Everyone on the floor of my building (6) had similar infestations. Its not just a few roaches either. It is hundreds all over the kitchen, living room, and occasionally my bathroom. The babies spawn constantly and it does not matter how much cleaning is done, the roaches will not go away (talk about a bad roommate!). It is disgusting and has forced me to stop using my kitchen in fear of disease and contamination. It has nothing to do with the cleanliness of me or my roommates, the building has a literal infestation that needs to be fixed before anyone else moves in. e read more

I recently moved to Tampa for USF as a sophomore transfer. I was given the opportunity to live with my childhood friend...it's going to be three weeks on saturday since move on. Honestly, I love this place anytime i have a problem or something is broken... I call the office they put in a service request and whatever my situation may be it was fixed within an hour. The rent is so comfortable compared to the other complexes. I rather live somewhere i feel is comparable to home and be treated with such appreciation compared to paying 7-900$ a month for trash service. I wouldn't change my decision for the world. read more

Honestly I have lived everywhere around USF in my 4 year college experience. 42 North is mediocre, but definitely not worth as much as they charge. Its one of the quieter complex's, which is nice, but its dirty. If you don't mind it a little dirty, then its not bad. But let me warn you, that if you like to cook, there is absolutely NO kitchen space. This gets irritating when you live with 3 other people. The couches in the living room feel like bricks on your body. The TV is nice. Overall, its alright. I would choose Lakeview Oaks if I could again. They're perfect read more

The complex is good for the $595/M rent. It's quite quiet and the staff is helpful.

It's quite and the rooms are spacious which is nice. However the infrastructure ( parking lots, side walks, etc) are in terrible condition everywhere, with the exception of the parking lot that surrounds the office. This is made worse by the fact that they have no intention of making any improvements and yet feel that it's appropriate to raise rates and charge fees that are excessive. I have given it a 2 star rating because I believe that the manager has instructed his staff not not let anyone speak with him. I have tried multiple times to get in contact with him but he doesn't seem to want to do his job. read more

I think this is a great complex as far as student apartments in the area go. The office staff are really nice and helpful and the amenities are great. I like that it's individually leased, so I'm not responsible for my roommates, and how close to campus it is. It's also right off the Bull Runner and Hart line bus routes. I've lived here for years and have enjoyed it! :) read more

My experience at 42 North has been mostly good. I enjoyed the pool parties and watch parties I've attended. Its a quiet neighborhood. The only complaints I have are the 2 power outages and one water outage I've experienced while living there. read more
