    How Lark SHOULD have handled the situation. They should take notes.

    Update on 1/10/2022 : After weeks of waiting for a phone call and following up several times, I finally recieved a phone call from corporate. Essentially, I was told that whether I had opened the email or not, that the situation at hand was a "sound tow". We agreed to disagree as the corporate manager only seemed to view everything from a corporate point of view, rather than even considering my thoughts as a resident. She mentioned she would talk to the manager about bettering future communications, clearly proving communication could have been way better on Lark's end to begin with. However, instead of coming to a resolution, my situation is being used as a leverage to help THEM do better business. Very disappointed to say the least and I no longer feel comfortable as a resident here, seeing how Lark has chosen to handle the situation. I let the corporate manager know at the end of the call that if she was satisfied knowing that I was an unhappy resident and if she could not provide any actual resolutions, that there was nothing else to discuss- and that is exactly how the phone call ended.

    LOOOOOVE LIVING HERE. This is the best place to live in the usf area because of the awesome staff and clean apartments.

Security (which was used as a selling point) is nonexistent. The parking spots that are being paid for aren't guaranteed to be available. Save yourself the headache and don't even bother.

Alas, students smoking marijuana & burning crack cocaine & other illegal drugs are rampant creating a health hazard for those of us non smokers, non drug user! You had one simple job: don't put her on the first floor. And what did you do? And let's not forget your $200 charge for so-called "damage" because she swapped out a shower head...kept the original one, left it there for you...and somehow that's a reason to accuse her of damaging a wall that was already marked when she moved in. Nice try. That's not damage; that's you manufacturing excuses to line your pockets. Your customer service? Nonexistent. You don't answer phones, you ignore emails, and when students bring concerns to you, you shrug them off like their safety, their money, and their voices mean nothing. This place is a joke...but not a funny one. This is exactly how you take advantage of students you nickel-and-diming them, hoping no one fights back. These comments are not directed at any singular person who works…read morehere and are not meant to be hateful- this is a summation of my BAD experience living here. Sharing photos of my unit, don't be fooled by the photos on the website. The one star is for the maintenance staff and front office resident staff. The maintenance staff is great, and they do the best that they can with minimal resources provided by management. I never experienced an issue getting ahold of someone when I had urgent maintenance issues. That said, there are serious issues with this complex that are blatantly overlooked by management and CTC that make this complex an unpleasant place to live. My move in process was horrible. My unit had not been cleaned from the previous resident(s). When I emailed to let them know that the unit was filthy, they offered to come clean it. I elected to clean it myself at that point because if it wasn't done the first time, I had no confidence that it would be "cleaned" a second time. I was not the only one to experience this on move in day. Of the four unit cove that I moved into, one person's unit was so bad that they completely got out of their lease and another unit was requested to be cleaned. So, 3/4 units in just one cove of one building being disgusting at move in speaks volumes of how much this place cares about making apartments livable, let alone presentable. I fully deep cleaned the unit when I moved out so hopefully the next renter doesn't experience what I did at move in. Even with this deep clean, I was charged $200 upon move-out for normal use on the couch. I can't help that the place is furnished with cheap furniture and that the cushion covering cannot hold up to 2 years of use. My AC unit was not working at the time of my move in. I had to report that it was out multiple times in the first week that I was there, and many more times following the first week. The unit was eventually replaced October 2023 and has not been an issue since then. But living with a barely working AC unit for over a year was incredibly stressful. MOLD. My unit was filled with mold. Any time I traveled, all of my clean laundry would smell like mold and mildew. There was mold growing on my new shoes on the floor of my closet within the first month. I wish that I had taken pictures of this, but my first reaction was to clean everything. I bought a dehumidifier that solved the issue of active mold growth, but not the mildew smell on my clothes. Granted- I never reported mold to the complex. After the poor handling of move in and AC issues, I had no confidence that it would be addressed any better than what I had already done with the dehumidifier. My laundry room was filled with mold and it was impossible to keep clean because it's literally outside. The complex is not located in a safe area. The gates are often left open which defeats the point. The ability of people from the surrounding area to just walk into the complex when gates are left open is very concerning. Pest control literally never happens. You will get emails about other general maintenance (change AC filter, etc) and never received an email about spraying for pest control, which leads me to believe that it just never happens. The exterior doors in my unit were not sealed properly, so I dealt with bugs and lizards crawling through the doors all the time. I understand that in FL bugs are just going to happen, but not doing anything to prevent them is not acceptable for the price that you pay to live here. I would live out of my car for the next 4 years that I'm in Tampa before I rented from this place again.

    STAY AWAY!! 2 apartments here in 13 months and both had FLOODING and MOLD. Maintenance impossible…read moreto get ahold of, management avoids returning calls and dealing with problem and ZERO compensation for the MOLD and flooding. 1st time- the night our son moved in he woke up to a flooded bathroom and water POURING from the ceiling and light fixtures. Night maintenance called, no answer. Fire department came and couldn't locate valve for shut off. Maintenance still hasn't responded. College boys found a bin to catch water and continued to dump it off the balcony For FOUR hours !! Management moved our son to hotel for 4 days then different apartment bc he had just moved in and we demanded a different one. His 2 roommates had to stay in the newly flooded space with obvious mold growing. They were not allowed to break lease. Fast forward 1 year- another leak coming from ceiling. Maintenance obviously knew there was an issue because there was a bin catching drips from the apartment above. That began to overflow and then began leaking into our son's apartment. Once again, maintenance could not be contacted And did not respond for several hours. Which meant my son stayed up all night dumping water again. He has tried to speak to Jessica, The manager five different occasions, has left several messages with no return call. Each time he has been told she is out or at lunch. He plans on moving out in two months and they will not release him from his lease, even though there is mold growing in his ceiling and is probably the reason for his sinus issues. Management knew of the leak and failed to solve the issue until it became someone else's issue. The fact there was a bin placed there to catch the water in an unoccupied room above him shows they had knowledge. My son once again was staying up all night dumping water. They won't let him out of his lease 2 months early and will manager will not even contact him. Stay away from this horribly managed apartment complex!!

They promised we would have an upgraded apartment with nice grey couches but everything was dated and dirty moving In. The paint job and trimming is very poorly done, and the quality of the kitchen, closet doors, laundry is horrible it will break the first day you move in. The wifi was cut out for almost a week one time and it always goes off, so does the water. The "valet" trash comes only when they feel like it and the garbage bins outside are constantly overflowing and dirty. The air filter was only changed once the whole year I lived there as well. My roommates toilet is not connected to the ground, and she can lift it up off the floor. There is a griminess of mystery stains that cannot be removed. Each light bulb is a different cFor the price I would definitely recommend living somewhere else! The service is good they will answer questions that you have however the overall quality of the apartment just doesn't match the price. After a month of gaslighting from the office and the staff refusing to believe we had mold even though the mold test was positive...my roommate and I had to move out a month early and pay FULL RENT . No discount no remorse from the office, no concern about our air quality and health.     This review is based solely on the tour. Not the school itself..... Everything was very well…read moreorganized when we arrived. I will say I'm glad they gave us an address to the exact building but parking was not clear. You have to park in a paid parking lot which I thought was a little bit odd. The student ambassadors are all very informative and are willing to answer any questions you have along the way. They show you the major highlights around campus including one of the dorms. Great tour.

I am a lifetime resident of this area and an alumni of this university, this is a violation of our 4th amendment rights. License plate readers do not belong in Universities. This security footage is not protected and is not only viewable to law enforcement and employees of this school, but also anyone with access to the internet. I fully support security surveillance for protective measures but I full heartedly believe that there should be consumer protections implemented to ensure the privacy and protection of students and staff. There are numerous alternative security systems that could be implemented by USF, yet they have chose to utilize a highly controversial technology with documented vulnerabilities and security breaches.

They…read morewere actually posting on social media after the murder while the forensics team was still cleaning up the bodies. I've lived here for years and have had nothing but problems. Cockroaches, constantly leaking roof and sketchy maintinance people. My roof leaked for over a year before they decided to fix it. My apartment got full of black mold from the issue and rendered me very sick/ I could've died from mold poisoning. I had to reach a settlement with them outside of court. They just wanted to move me and paint over the mold to give it to the next tenant. My apartment and my friends apartment got robbed by a team of flooring people they hired. They showed up at 3am drinking smoking and partying while redoing the floors. When I went to report it the next day the front office staff had no idea they hired flooring people. Turns out the maintinance team hired flooring people and never told anyone. We had cash, alcohol and food stolen by strangers in my apartment at 3am. Somthing is always broken and safety is awful. Every other student living apartment complex has a ton of security like gates and cameras etc. Avalon heights hasn't updated anything since the 90s in terms of security. Anyone can come in at anytime and make their way to your front door. I'd think twice about letting my daughter or son live here while in school. It is not safe whatsoever. I'd highly reccomend paying slightly more and living somewhere else. Yes this place is cheap but it's because it's outdated, and literally dangerous! I'd rather pay more per month than worry about my safety. If you're in college last thing you want to worry about is being stabbed everyday in your own home.

When I moved into my unit, there were crumbs everywhere, stains all over the carpet and couches, literal wood chips all over the floors from maintenance trying to trim a door to fit into a doorway, AKA it was not cleaned with more than a Kleenex wipe prior to move in. There was mold all over the floor of the shower and in the shower vent. You could see ants crawling out of the carpet on move-in. Our heater was not fixed from our August move-in until the last week of February. This place is a mess, tour any other competitor and Avalon will always be last place. DONT MOVE IN HERE!!!!
